Henrikson Owen and Associates provided the mechanical, plumbing and electrical engineering services for the tenant improvements for two areas on the second floor. HVAC design under this project will include re-configuration of duct work and diffusers in the area. Design of toilet room exhaust ventilation is also included. Plumbing design will be provided for two rest rooms. Fire sprinkler piping will be done by others on a design/build basis. However, we will provide a performance specification as a basis for this design/build work by others. Electrical design will include electrical power and lighting for the area. It will also include conduits for data, telephone, and sound systems.

City of Carson, Congresswoman Juanita Millender - McDonald Community Center Solar Photovoltaic System, HVAC Replacements, & Re-Roofing Carson, CA

Henrikson Owen and Associates provided design and construction assistance services for the City of Carson to implement 175-kW of rooftop solar photovoltaic panels that provides solar-generated renewable electricity to the community center and to other City buildings. This substantially reduces the City’s utility bills and preserves City funds for other needed projects.

City of Alhambra Park Facilities Energy Audits and Energy Conservation MeasuresAlhambra, CA

The City of Alhambra is implementing a program to reduce energy consumption and energy bills in four park buildings using funds that became available through the EECBG program as part of the American Recovery & Reinvestment Act.Henrikson Owen and Associates provided energy auditing services, and then design and construction assistance services for the City of Alhambra to identify, recommend, and then implement energy conservation and renewable energy projects to enhance the buildings’ energy efficiency.

Compton Senior Activity CenterCity of Compton, CA

Henrikson Owen & Associates is providing MEP and civil engineering services to Lowe Enterprises for the City of Compton’s new Senior Activity Center. The Compton Senior Activity Center is the focal point within a park-like environment among new residential housing developments. It is located nearby the City’s main transportation hub, Martin Luther King Jr. Transit Center, and a new parking structure. The transit center and parking structure encourages walking and provide residents a green alternative versus driving. The 28,000 square foot senior activity center includes assembly rooms, a family room, kitchen, activity rooms, and computer and entertainment rooms.

TransportationLong Beach Airport Parking StructureLong Beach, CA

Henrikson Owen and Associates provided design oversight for this 4,200 car garage at the Long Beach Airport. Owen won this 1.2 million sf parking garage as part of the ARB team on a nationwide design/build competition for what became one of the largest parking structures in California. The structure includes office/retail space, and public restrooms on the ground floor for parking operations and retail car offices. The structure is designed with speed ramps, hence giving a good security system to the users.

Long Beach Airport Parking Structure

Santa Fe Depot Transportation CenterSan Bernardino, CA

Henrikson Owen and Associates performed mechanical engineering design and oversight for HVAC and utility infrastructure improvements to renovate the historic train depot to accommodate passenger facilities and offices for a multimodal transportation center serving Metrolink, Amtrak, and Greyhound. This $25 million project is led by City of San Bernardino Redevelopment Department in association with SANBAG and Metrolink. The terminal provides service for one Amtrak and three Metrolink lines. Henrikson Owen and Associates provided full service Project Management, Architectural and Engineering Design, and Construction Management Services for this project. The project consisted of two portions: Remodel of existing Santa Fe Station and a new parking structure.

World Trade Center Quality Control, Peer ReviewNew York, NY

Henrikson Owen and Associates teamed with David Evans & Associates, provided quality control and peer review of mechanical and electrical systems, and construction management support services for the World Trade Center (WTC) Transportation Hub in New York City. This $4 billion project is located on the 16 acre lower Manhattan “Ground Zero.” The Port Authority of New York and New Jersey (PANYNJ), in association with the Federal Transit Administration (FTA), developed the plans for the new WTC Transportation Hub that will serve as a central transit hub with trains running under the Hudson River from New Jersey, North-South Manhattan subways, bus stations, and many other transportation and retail services.

Owen, as part of Vanir Construction Management, is providing construction and engineering management services to MTA’s Union Station Gateway (USG) building, a 628,000 square foot, 27-story high rise office tower and four-level subterranean parking structure and the entire Union Station site and train station in Los Angeles, CA.Scope of services include energy lighting study, cooling tower replacement and retrofit, design build project, site study for drainage, paver and pavement repair, Emergency Operations Center (EOC) study, facility condition assessment and facility repair, modernization, etc.

South Gate Senior VillasSouth Gate, CA

Henrikson Owen and Associates provided mechanical, electrical, and plumbing design for the new South Gate Senior Villas Project at 3500 Tweedy Boulevard in South Gate, California. This is a mixed-use residential/commercial project. The project consists of the construction of a new building for 75 residential units (approximately 53,000 square feet), corridors, two multipurpose rooms/lobby, and approximately 18,000 square feet of commercial space. Two small offices and some public restrooms are also included.All senior residential units are heated and cooled. They include special safety features that are typical in senior and disabled housing.

Second Street Ventures Creative Office Campus, 9919 Jefferson BoulevardCulver City, CA

Henrikson Owen & Associates provided MEP engineering services for the new design of two 60,000 square ft, low-rise office buildings with two levels of subterranean parking. Total building area is 113,463 square feet. Total subterranean parking area is 122,295 sf. The buildings will be “shell-and-core” at this time. The project is located in creative office area submarket of Culver City just minutes from the newly renovated downtown area.

Carson Terraces Senior HousingCarson, CA

Henrikson Owen and Associates provided mechanical and plumbing design for the new Carson Terraces Senior Housing Project at 632 East 219th Street in Carson, California. The project consisted of new construction of a 3-story building with a subterranean parking garage. The building includes 61 senior housing residential units, a manager’s office/residence, a community room, and an underground parking garage. Henrikson Owen performed these services, as a consultant to the architect, Randall/Baylon Architects. Overall construction cost was $3,500,000. Construction was completed in early 2001.All senior residential units are heated and cooled. They include special safety features that are typical in senior and disabled housing. The commercial space is divided into ten retail establishments, including space for retail stores and restaurants. Extensive site lighting and photometric survey were also provided by Henrikson Owen and Associates as part of this project.Henrikson Owen performed these services, as a consultant to the architect, Villanueva/Arnoni (V/A) Architects. The project owner/developer is California Housing Finance Agency (CHAFA). Overall construction cost was $5,000,000. Construction was completed in 2001.

Embassy Suites Hotel and Subterranean ParkingGlendale, CA

Henrikson Owen and Associates provided the mechanical, plumbing and electrical engineering services for the Embassy Suites Hotel in Glendale, CA.This 273,000 square foot, 14 story, 372 suite, full -service high-rise hotel includes an atrium, meeting and conference space, lounge and restaurant facility, gift shop, deli, and back-of house functions and spaces. Supporting the hotel is a three-level, 350 space, subterranean parking structure. The project is located in an area with a variety of office, retail, and service-oriented businesses. Buildings in the area range from low-rise office and commercial uses to mid to high rise office buildings and hotels.

Montage Hotel EnclaveLaguna Beach, CA

AWARD-WINNING PROJECT

Henrikson Owen and Associates provided the mechanical, plumbing and electrical engineering services for the Montage Hotel Enclave in Laguna Beach, CAThis project consists of a new ocean-front luxury resort development, which includes a 14-unit hotel and condominium. The design of the resort is a modern adaptation of craftsman-style architecture. The residential square footage per unit ranges from 2,800 to 3,000 square feet.

Mariott Renaissance Club Sport and Subterranean ParkingEl Segundo, CA

Henrikson Owen and Associates was selected to provide MEP engineering services for the new Marriott Renaissance ClubSport hotel in El Segundo, CA and is teaming up with Cooper Carry, Architect.The project consists of a single subterranean parking garage, a sport club, and a 184-key room hotel. Total building area, including the parking garage, is approximately 255,000 square feet. A central chiller and boiler plant will be included as part of this project as the source of cooling and heating.

Henrikson Owen & Associates is providing MEP and civil engineering services to Lowe Enterprises for the Portola Condominium complex in Oceanside, CA.Portola is an eight-level, 80,000 square foot mixed-use development project, comprised of 15 luxury condominium units with two and three bedrooms with two and three bathrooms, four street-level live/work loft units, four office/professional suites/retail and a two-level subterranean parking structure of more than 25,000 square feet.

Education - K-12 and Higher EducationLos Angeles Unified School District South Region Elementary School #3 and #4 Cudahy, CA and South Gate, CA

Henrikson Owen and Associates provided the mechanical, plumbing and electrical engineering services for two new K-6 elementary schools. The new Elementary School and Early Education Center (EEC) will have 951 new seats and is estimated to cost $82 million. The school facilities will include classrooms, a library, multi-purpose room,, food service and lunch shelter, administration, playfields, and underground parking.

California State University Channel Islands Central Plant & Campus Infrastructure ImprovementCamarillo, CA

Henrikson Owen provided mechanical, electrical and plumbing engineering services including studies, design and construction administration for the California State University, Fullerton Cogeneration and Central Plant Retrofit Project. The design-build project included evaluation of the entire chilled water (CHW) and heating hot water (HHW) distribution and pumping systems, as well as other miscellaneous studies, for compatibility with the new Tri-Gen plant.

Owen provided full-service design for the Campus Infrastructure Improvements Project, at California State University, Channel Islands (CSUCI). CSUCI is the 23rd CSU campus, and is established at the site of the former Camarillo State Hospital and Development Center. The existing campus building inventory, turned over from hospital usage, is comprised of approximately 1.6 million gsf of buildings, built from the 1930s to the 1950s. CSUCI is renovating or demolishing these buildings, and constructing new buildings, for classrooms, offices, library, and other University facilities. Student enrollment is expected to reach 15,000 FTEs by the year 2025. As a result, an extensive campus infrastructure is required to support this ambitious building program.

Henrikson Owen and Associates provided electrical engineering services for relocatable buildings at Southeast High School in the Los Angeles Unified School District (LAUSD).Scope also included the placement of 7 classrooms and one toilet facility in portable buildings on the campus of Southeast High School to house students of the International Student Learning Center.

Henrikson Owen and Associates is teamed with Kluger Architects to provide mechanical, electrical, plumbing, structural, and civil programming, design engineering, and construction support services for the new In-Patient Tower 2 Project at Tulare Regional Medical Center (TRMC). Tower 2 at TRMC is an 111,100 square foot addition to the current hospital campus. Its estimated project cost is $25,000,000 for Phase 1. It is planned as an architectural and functional extension of the existing tower. The Tower 2 addition consists of a four-story above-grade structure, plus a basement. It is intended to house up to 105 patient rooms and medical and technical support functions on the four floors. The basement houses administration and related medical and technical support functions. It also includes access ramps and loading docks. An atrium will provide the main entrance to the tower and will connect it to an adjacent existing tower.

Kaiser Foundation Health Plan Construction Management AllianceVarious Locations, CA

Henrikson Owen and Associates was part of the Kaiser Construction Management Alliance and provided complete programming, construction management and engineering services for their new mega center medical centers. Full preconstruction services were provided for the new facilities, including constructability and plan review. The projects are located in Anaheim, Ontario and Hayward.

County of Los Angeles Olive View / UCLA Medical CenterSylmar, CA

Henrikson Owen and Associates was selected by the County of Los Angeles to expand the Olive View/UCLA Medical Center in Sylmar, California. The project includes replacing the existing Emergency Department that was inadequate to service the needs of the County. Also, a new acute care ward was constructed to provide the services needed for drug-resistant tuberculosis patients and those under detention orders, and will include the proposed bioterrorism response unit that would serve the County in the event of an outbreak of a deadly biological substance.

Cedars Sinai Medical Center, Main Hospital Project Coordination ArchitectLos Angeles, CA

Cedars Sinai Medical Center (CSMC) has a number of concurrent projects located on the 3rd, 5th, 6th, 7th, and 8th floors of the main hospital’s Professional Tower. These projects are in different stages of design, OSHPD review, and construction.Henrikson Owen & Associates (HOA) is providing architectural review of each on-going project to determine if there are any clashes or problems between projects and is suggesting solutions with each project’s architect and OSHPD for the resolution of any problems. The services require detailed and on-going comparative plan review, through OSHPD permit of each project.

California State University, Los Angeles New Student Union Los Angeles, CA Owen engineers were part of the design-build team for this new $31 million project at California State University, Los Angeles (CSULA). The new 100 587 square foot

building replaced an existing aging facility that did not meet current seismic standards. The new CSULA Student Union is a four-story steel building above one subterranean level. The structure is designed in compliance with the California Building Code, 2001 edition. A Special Moment Resisting Frame system with side plate connections was used for seismic and wind load resistance.

Richard has 30 years engineering experience in the educational, healthcare, commercial, municipal, and industrial sectors. His expertise on mechanical infrastructure and building systems encompasses HVAC, plumbing, fire protection, complex central plants, thermal energy storage, chillers, boilers, cooling towers, heat exchangers, and energy management systems. Richard brings extensive experience in the conceptual design and detailed design of new buildings and modernization of existing facilities. This extends to detailed commissioning of those facilities as well. Richard has been awarded several honors for innovative, energy-efficient design solutions, including a national first-place ASHRAE Energy Award for a unique, integrated disposal and energy system for a San Diego medical center. He is a LEED Accredited Professional in energy-efficient and environmentally-sustainable building design.

is our master planning and design solutions for Cal State Fullerton’s mechanical infrastructure. Early on, Henrikson Owen + Yang researched and developed a unique plan to overhaul and expand the campus’ central plant, distribution, and building HVAC systems. Computerized building energy simulation modelling was used to evaluate several alternatives. In the end, our extensive life cycle costing feasibility analysis pointed us toward recommending a new breed of central plant: a zero-emissions, all-electric, energy efficient, central plant employing innovative technologies of chilled water thermal energy storage (TES), heating hot water TES, heat recovery chillers, variable flow pumping, and advanced DDC controls.
