Success Story 1

Star of the Show: Mr. P. was visiting DFW to help his terminally-ill ex-wife settle her affairs. They had remained very good friends through out the years.

The Setting: Ex-wife passed away. Now he needed to sell her home which had been neglected over the years due to her health; pack/donate/toss a life-time of furniture and collectibles; and most important to his ex-wife was to get her dogs to a good home; and wanted to get back to his family in Nevada.

Options We Had: What to do? 1. Quick Sale = Short time frame, minimal expense2. Maximum $ Sale = Update/renovate expense, staging, longer stay in DFW

The Solution I presented: Presented Mr. P with the financial analysis for two options. Mr. P chose option 1. I introduced Mr. P to an investor client that made a quick sale a Win/Win for both. Good news, contract accepted by both parties in record time - 0 days. Now Mr. P's time is freed up to handle other things important to him. In the end - closed in 9 days.

Star: Mr. & Mrs. J are first time homebuyers and their dream was to own their own home in a nice neighborhood and raise their two lovely girls.

Setting: Their credit scores did not meet the minimum required to qualify for a mortgage loan.

Options:What to do?1. Give up their dream of owning their own home.2. Do whatever it takes to improve their credit score.

Solution: We referred Mr. & Mrs. J to a credit counselor we work with. We stayed in touch with the credit counselor and mentored Mr. & Mrs. J along the way. It took close to a year but it was well worth it. I will never forget their faces when we found the one. It was like taking a child to Disneyland for the very first time.

Gratitude: I am so grateful I was able to get Mr. & Mrs. J and their beautiful girls into their perfect home. I am even more grateful that I was able to get them into a home for less than $1,000 out of their own pocket. We utilized first time home owner programs available coupled with seller contributions. This freed up their funds to create a home maintenance and emergency fund. I am working with many of their friends and family wanting to buy in this neighborhood.

Star: Mr. & Mrs. B had lost their home to a foreclosure. They wanted to buy another home and start fresh but they did not want to wait 2-7 years before they could qualify with a mortgage lender. Mr. B had a small investment that he could use for a down payment.

Setting: They needd an owner financed deal; they wanted their monthly payments - principal, interest, taxes and insurance (PITI) to be no more than $700 per month.

Options: 1. Find an owner-finance deal2. Finda a property for less than $85,000.

Solution: This one was truly a challenge. But I am so so happy to report that we made this happen. Another creative soution with a Win/Win for both seller and buyer.

Gratitude:I was so moved at the closing table when both Mr. & Mrs. B hugged me with tears in their eyes. We stay in touch and I am working with Mr. B to refinance with a mortgage lender in order to take advantage of the low interest rates. I am also very grateful to the other listing realtor, the seller and the title company. I must say that collectively we made it happen. Everyone was rooting for Mr. & Mrs. B.

Star: Mrs. M was required to sell his home per the divorce decree.

Setting: The house had been on the market for more than two years; nice neighborhood; master bedroom up stairs, needed updating and repairs, little or no money for repairs, a little over priced and a seller who was not trusting of real estate agents.

Options: 1. Sell quick = no repairs/updates and list below market value2. Sell at market value = update/repairs, staging, professional photography

Solutions: There is a stigma associated with homes that have been on the market for a while. The public speculates that there is something wrong for it not to sell, especially when it is in a nice neighborhood and looks great from the outside. Sometimes there is no choice but to find the funds to update it, make the necessary repairs, then showcase with exceptional photography and marketing. Once the seller was able to focus on the true goal - moving on with her life and emotionally detaching herself from this house, then we were able to put things in motion and get the home sold.

Gratitude: I am grateful that this seller put her trust in me and that I was able to help her recognize the ultimate goal was to sell her home for her own peace of mind. We are good friends. When she was ready to buy in San Antonio, she asked me to represent her.

Star: Mr. I is a recent divorcee with joint custody of his daughter; he took a new job some 45 miles to be closer to his daughter resulting in a pay cut so he needed to reduce his expenses by selling his home.

Setting: Most of the homes in Mr. I's subdivision were selling for less than what he owed on his home and some were a result of foreclosures or homes that had not been maintained through out the years. So Mr. I put his house on the market FOR SALE BY OWNER (FSBO). In his mind, he could save on realtor fees and get more money for his house. After a month or two on the market with few prospects, he received a post card from me telling him how I sold a house in his neighborhood in 2 days. He wasn't convinced but he thought it was worth a shot to talk to me.

Options:1. Short Sale - Mortgage lender lets you sell your house for short of what you owe on it;2. Deed in Lieu - transferring ownership title back to the lender;

Solution:Presented Mr. I with a guaranteed Win/Win plan that would net him some monies after the sale but initially he would need to invest in some minor repairs and staging. Mr. I did not understand the intrinsic value of what I was asking of him. We had a contract in 10 days for more than the list price and almost $20,000 more than the earlier market values Mr. I was aware of when he listed as a FSBO.

Star:Mrs. P was a 22-year old wife and mother of two boys. She made under $20,000 per year but she was determined that she was going to buy her first home. She had been approved for $70k at 6.5% interest over 30 years.

Setting: We found a home for Mrs. P but the roof needed to be replaced and the seller's had no money to make the repairs until settlement on the closing of this property.

Options:1. Keep looking for another suitable home;2. Make This Happen!

Solution:I called upon one of my Rockin Vendor Roofers and he agreed to replace the roof and get paid at closing.

Star:Mr. & Mrs K had retired and moved to their dream home in Florida. Their home had been on the market for over six months and since they were now living their retired dream they needed this home to sell.

Setting:This was a referral from a very dear friend and I offered to look at this property for a possible buyer. I explained to her what the situation was. It is a lovely home that is empty, no updates; a little over-priced for the areal; and the back yard was mostly taken up by the pool.

Options:1. Continue to keep it on the market with existing agent;2. Find a real estate agent that would sell this place quickly.

Solution:I received a call for a listing appointment in September. Kids were back in school; there were only about 30-45 more days of "pool-like" weaher and as a result there were fewer buyers. I provided my straight talk as to what it was going to take to sell this home. The sellers were amenable to my recommendations - they wanted this house sold. Some upgrades, staging, minor list price reduction and a lot of marketing, we were able to sell this home in three months. Unfortunately when a house sits on the market for a while, people start speculating that there may be problems with the house.

Star: Mr. A needed to sell his father's home. This is the home he grew up in. This was a 1964, 2 story home with all bedrooms up stairs. Mr. A and his brothers knew that they would need to update the home before it would sell.

Setting: The upgrade and remodeling job was a long slow process. Everyone had full time jobs and families and this was very emotional to sell one's childhood home. The remodeling and upgrades were wonderful. Unfortunately, they over improved for their expected sales price.

Options:1. Maximize the sales price and sell quickly;2. Let emotions dictate the sales price and hope it sells.

Solution:I had a buyer who was looking in that very same neighborhood albeit a little lower in price. But everything we had seen required some repair and/or upgrades. Even before the house was listed on the market I showed this property to my buyer. I explained that while this house was just a little over her budget she would not need to make any repairs and perhaps we could work out something with the seller to help with closing cost. She loved the house and the seller contributed to her closing costs. Another Win/Win solution. This house was sold in 0 days.

Star: Mrs. B is an investor and Real Estate agent. She bought a 1969 distressed home and she put invested a significant amount of money to renovate it.

Setting: Purchased distressed home and renovated it with - maple cabinetry throughout; scraped hard wood floors; travertine floor in bathrooms, kitchen, laundry room, enlarged patio - absolutely gorgeous. She interviewed three agents. This home was in a great location but neighbored custom homes and historically this small subdivision did not command high dollar since it completed with custom homes.

Options:Really I made my solution the only solution. I made her an offer she could not refuse. I guaranteed her net $ objective in less than 30 days. I was pretty sure no other agent was willing to do that.

Solution:I used my proven all-inclusive plan and did further extensive research to solidify my recommended sales price. There are certain rules that must be met for homes that have been flipped especially if it goes FHA financing. I will tell you that it can be difficult having another realtor for your client. We all have our own ways and expertise that we like to exercise. But I stood my ground and followed my proven plan and reminded her that in 30 days if it did not sell, she could fire me. The house sold in 14 days!!

Gratitude:I am grateful that I was able to convince yet another should that my inclusive plan works. But more importantly I am grateful that I was able to help my friend recover and profit from this sale.

Star: Mr. M was recently widowed and he wanted to sell his home of some 25+ years and move back to Houston near his family.

Setting: This was a very emotional and depressing time for Mr. M. The home needed a lot of cosmetic updating and was situated in a modest income level neighborhood. Mr. M was still emotionally attached to things like the wallpaper his wife had chosen more than 20 years prior.

Options:1. Leave everything as is and hope for as much as possible;2. Work with Mr. M and help him to see the benefit of some updating and staging.

Solution:We needed to first update the home as much as possible and with as little disturbance as possible to Mr. M. We needed to be compassionate about things that were sentimental to him and work at his pace. The home had been updated as much as it could be - paint, carpet, minor repairs, etc. When Mr. M moved to Houston, the stager made the house warm and charming. No showings until the first open house and the home was priced competitively. We had three offers by the end of the day and accepted one of those offers which was for more than the list price.

Gratitude:I am so grateful for situations like this that present themselves to me. It helps me be a better person. No I never want people to be in pain but I want to make sure that I am always coming from a position of contribution - always.
