This is where classic beach house design meets cutting-edge eco simplicity, redefining luxury beachfront living. Venture beyond the front gate and appreciate this eco-designed beachside home.

The latest energy efficient design principles have been used to minimise energy consumption and water usage. Environmentally sustainable materials of the highest quality have been incorporated into the design.

With its point-blank beachfront position, splendid ocean views, light and luxury, the emphasis is on tranquil living. This gives this beach home that year round holiday feeling. Its style is fresh, uncluttered and simple, with the quality of finish and attention to detail, exceptionally high.

Inside, the appealing rawness of the exterior is tempered by the warmth of recycled timbers - the colour of driftwood on the floors complementing the honey hues of the recycled handrails.

A detached hideaway, presently used as a home office, is situated on the street front, facing into the pool courtyard. This pavilion is versatile, equally effective as an office, a guest suite or a teenager’s retreat.

At the other end of the pool, the wide doors of one of the “twin beachhouses” stack back to a lower level media room, with stairs between the two structures leading up to the main living areas and a sprawling balcony on the second floor.

On the ground floor is the master bedroom, two children’s bedrooms, the media room, laundry and an outdoor shower.

From the timber decking, to the paint, windows, ceiling and garden, this home is a shining example that “environmentally sensitive” design need not compromise style.

LOCATION

Catch a sea plane from the Fijian city of Nadi and land in the private Matana lagoon.

Matana Plantation includes over 800 acres of freehold land on the island of Koro, in the Lomaiviti Group of the Fiji Islands. With over 4 miles of white-sand beach, it is one of Fiji’s natural treasures.

Koro is in the most restigious part of Fiji, right in the middle of the ocean between the main island of Vitia Levu and the north main island Vanua Levu.

FIJI: MATANA PLANTATION, KORO ISLAND $27.5 m USD

WHAT MAKES IT SPECIAL…

One of the few freehold property’s available in the Fijian Islands, the Matana Plantation is one of life’s rare opportunities to escape and feel the freedom that nature’s best kept secrets allow.

The unspoiled, property boasts thousands of coconut trees and beautiful tropical rainforest land and is in the most beautiful, lush and fertile area of Fiji. Fresh bananas, papaya, wild pineapple, mangoes, custard apple trees, and many other fruits and medicines grow wild,

including over 100,000 coconut trees.

Waterfalls and fresh water springs abound and are full of Crayfish (perfect to catch and then grill for breakfast!), and there are plenty of stone

ruins all connected by a maze of trails.

In the surrounding water is a perfect deep water anchorage and passage fit for small or large vessels. The snorkeling and scuba diving are among Fiji’s best - as attested by the renowned mariner and explorer, Jacques-Yves Cousteau - as are the opportunities for spear fishing. The views of the sea, distant islands, and sunsets are breathtaking.

Matana plantation has over 4 miles of sandy beaches. They are divided into 3 separate beaches: North Beach, Nola Point, and South

Beach:

North Beach

North Beach is a long, sandy beach facing out to the Koro Sea. Perfect for long walks or a horseback ride. A deep water channel leads to a

nice anchorage out front. Beautiful pristine snorkeling reefs emerge from just outside the shore.

Nola Point

The beach on Nola Point is one of the best swimming spots in Fiji. A deep sandy bottom allows great swims at all tides. Perfect spot for beach volleyball, picnic or watching the colorful sunset. In the view are the islands of Makogai, Ovalau and Namena.

South Beach

The best beach of the property, the long white

sand beach of South Beach runs along the Western edge of Koro. Swimming is possible at all tides. Beautiful black rock and coral snorkeling exist. There is a nice trail connecting South Beach and

North Beach.

HISTORY

Koro Island was originally charted by Captain Bligh on his way back to Australia, after being put off HMAS

Bounty. The private beach adjacent to the stunning Nola Point is called “Bligh Cove”.

INTERESTING FACTS

- The Fijian Coral Reefs are an extension of Australia’s Great Barrier Reef.

- The coral reefs surrounding the Fijian Islands ensure that they are protected from any Tsunami concerns.

- Only 8% of the land in Fiji is available in fee. All other (92%) is held in trust for the Fijian People.

...with planning for an eco-villageThere are 3 large dams hidden away in the trees and the 30,000 gallons of underground tank water adjacent to the residence means water is plentiful all year round.

Platypus Bay and Woodgate Beach (also known as Hervey Bay) are protected by Fraser Island in the distance and the gentle sea breezes in the warmer months are a constant reminder of your paradisical surroundings.

The beaches are known to be some of the cleanest on the east coast of Australia. There is shopping, bars and restaurants, an easy to use boat ramp and lots more.

This is a place to take off your suit, pop on your favourite tee-shirt and shorts and walk, fish or, simply, kick back and relax.

This property is either your new "home" as it has been to someone else for the past decade or so, or it is perfect for development as an eco-style village or sub-division. There is room for 256 large housing lots or an Eco Village

Development with park residential lots, creek front lots, village green villas, river view villas and eco housing lots (suitable for backpackers)

for a total of 328 dwellings.

The vision of the Eco Village development includes a range of housing styles, open space areas and business uses, which is of a scale suitable for the area and promotes its unique location. The development has been

designed with an efficient use of land, sustainable outcomes to avoid risks, hazards and environmental impacts while protecting the

coastal resources and scenic values.

Plans are available on request from the agent for the initial concept that has been discussed with the Bundaberg Shire Council.

This is the ultimate lifestyle ..... a lifestyle of luxury,

peace and privacy in your own world - surrounded by natural beauty. An adventure!

Why Buy?

Not only will Halcyon Hills offer one of the most memorable holiday destinations worldwide but it currently also offers an incredible investment opportunity. The development company is working in partnership with the Greek government to create the resort and ensure it is as appealing to the shrewd investor as it is to the lifestyle purchaser.

Therefore, Halcyon Hills is currently being marketed at prices drastically below our nearest competitors and well below the final anticipated valuation of the properties. All properties also come with a guaranteed two year rental return of 8% per year!

Rentals

All properties within the Halcyon Hills Resort can enter into the rental scheme which guarantees an 8% rental return in the first two years of operation, whilst allowing the owner 14 days free usage. All holiday resorts around the world experience a quiet first year whilst their customer base and reputation is being established. Usually the property investor has to accept that for the first year they will achieve little or no rental whilst this reputation is being created. In some resorts, this can obviously cause a problem if the property is purchased with finance.

Halcyon Hills offers it’s rental guarantee from the first day that the resort opens to ensure that clients are not left with a cash-flow problem whilst the resort is establishing itself. Some rental

guarantees are created simply by inflating the prices of the property, but this is not so with Halcyon Hills. This is a true rental guarantee based on a subsidy provided by the Greek Government as an incentive to establish 5 star tourism on the island.
