Homeowners totally buy into design direction

The M-Concept great design can never be

contained, a fact that’s reflected in the direction that M-Concept has been taking since opening their Portage Avenue showroom at 1763 Portage Avenue in 2011. “The key thing for us is that we’ve undertaken a design/build approach in what we offer and we’re attracting clients who appreciate our minimalist style,” says co-owner Artur.

The design elements that make an M-Concept kitchen so unique are equally

stunning in other rooms of the house as evidenced by the recent renovation that the company took on for the owners of a 1980’s era Tuxedo home.

The 4000 square foot home was re-designed according to M-Concept design principles within the envelope of the original structure. Some structural work like moving walls was done to increase specific areas within the floor plan. One such move was made to give the couple a private deck off the master bedroom and a larger walk-in closet. Otherwise, the layout remained intact and existing features like skylights and windows were re-worked to greater advantage.

“The first impression upon entering the house has been designed to be a very powerful one,” says Artur. The 20-foot high skylight that housed the original chandelier was reincarnated with the addition of a cascade of 16 Bocci light fixtures that border on the sculptural with individually crafted glass globes that deliver both light and style to equal effect.

“This couple very much liked what we had to offer in our showroom particularly our plywood staircase,” says Artur, “so we created a similar style that’s fabricated from laminated sheets of plywood and accompanied it with a wall beam and glass railings for a suspended weightless look.”

To ground the elements, Artur surprised the homeowners by having concrete steps poured at the base of the staircase to create an impressive staggered platform and repeated the same style of concrete steps down to the sunken living and family rooms.

Homeowners totally buy into design direction

The M-Concept great design can never be

contained, a fact that’s reflected in the direction that M-Concept has been taking since opening their Portage Avenue showroom at 1763 Portage Avenue in 2011. “The key thing for us is that we’ve undertaken a design/build approach in what we offer and we’re attracting clients who appreciate our minimalist style,” says co-owner Artur.

The design elements that make an M-Concept kitchen so unique are equally

stunning in other rooms of the house as evidenced by the recent renovation that the company took on for the owners of a 1980’s era Tuxedo home.

The 4000 square foot home was re-designed according to M-Concept design principles within the envelope of the original structure. Some structural work like moving walls was done to increase specific areas within the floor plan. One such move was made to give the couple a private deck off the master bedroom and a larger walk-in closet. Otherwise, the layout remained intact and existing features like skylights and windows were re-worked to greater advantage.

“The first impression upon entering the house has been designed to be a very powerful one,” says Artur. The 20-foot high skylight that housed the original chandelier was reincarnated with the addition of a cascade of 16 Bocci light fixtures that border on the sculptural with individually crafted glass globes that deliver both light and style to equal effect.

“This couple very much liked what we had to offer in our showroom particularly our plywood staircase,” says Artur, “so we created a similar style that’s fabricated from laminated sheets of plywood and accompanied it with a wall beam and glass railings for a suspended weightless look.”

To ground the elements, Artur surprised the homeowners by having concrete steps poured at the base of the staircase to create an impressive staggered platform and repeated the same style of concrete steps down to the sunken living and family rooms.

To integrate the kitchen more closely with the dining room, a hallway wall was dismantled to create more of an open-concept style. A large pillar housing the sundry HVAC ducts stayed put, but in the context of the space worked well to provide some necessary definition.

The dining room is sleek, svelte and serviceable featuring a floating Aster Cuccine buffet in dark tones, topped with contrasting frosted illuminated uppers providing an ambient glow. Totally functional for entertaining, the server provides extra space for food and the uppers are tailor-made for stowing away fine china.

A floor-to-ceiling pair of sliding doors when opened reveal a six-foot wide wet bar that facilitates instant entertaining. The space was re-purposed from the original china cabinet niche so that when the evening celebrations are over, the doors slide shut to re-establish the clean, uncluttered lines in the room.

The same theme is evident in the ensuite bathroom complete with free-standing tub strategically positioned under the existing skylight. The Aster Cuccine floating vanity and wall-hung toilet work in tandem to free up floor space and visually maximize the space.

A steam shower extraordinaire in the ensuite comes with “tons of toys”, says Artur, including six body sprays, a waterfall shower head experience, a rain shower head plus a third shower head. “All of them work at the same time. We have found a unique way not to deprive the homeowners of hot water nor water pressure when using all three.”

Both the homeowners and Artur enjoyed the experience of creating the first M-Concept dream home in the city. “The fact that the client was willing to entrust us with this home that they

had just purchased and let us strip it down to the studs was a good feeling. They were confident that they were going to get what they were looking for and they were totally willing to be the first client to have us handle the entire M-Concept design direction.”

Quality versus QuanityIn today’s housing market, more so than ever, the building process has become motivated by value.

As developments move outward from city centres, lot sizes decrease. The incentive for those building and buying new is to live smarter, ‘larger’ and more comfortably in tighter quarters. The challenge for designers is to create that ‘smarter’ plan - using less square footage, while improving quality, comfort, functionality and versatility of space.

In short, we must do more with less square footage.

Less is more… just do it really, really wellFocus on comfort. Smaller spaces rely on adequate room dimensions to accommodate both furniture and circulation to work well and feel good. To get the best bang for our buck at 47 Bellflower, one of A&S Homes new models, located in Bridgewater Lakes, we placed priority on programming the kitchen and it’s great room relationship, the bathroom spaces and the master bedroom to be just that – ‘smart’ rooms. These spaces are where buyers tend to be most critical when purchasing or building new. We made the spaces flexible; ie: a third bedroom can become an office or playroom. The master bedroom showcases a custom TV/display centre which couples as a dressing table complete with storage. The kitchen design was comprehensive, displaying ample cabinetry and counter space (1), a long sleek desk ‘office zone.’ And, finally, we designed a sculptural, centrally located island (2) that behaved as a focal point, and creatively encouraged the dining table to be placed right up to it (3) - minimizing the need for circulation square footage! This is the perfect spot to prepare meals, serve the table, engage with friends

Call it a renovation with a mission

statement. The Italian script situated over one of the kitchen windows sums it up; ‘buon cibo, buon vino, buon amici’ translating to ‘good food, good wine, good friends.’ By all accounts from homeowners Joe and Karen, their newly configured Fort Richmond home is more than living up to those well-chosen words.

With four grown children and three grandchildren, Joe and Karen marked their empty nest with a full scale renovation designed to welcome family back on weekends to a new and improved version of the house they once occupied.

“The house was built in 1978,” says Joe, “and we moved into it in 1999. Our kids were in their

teenage years back then and we figured it wasn’t a particularly good time to invest in a full renovation.”

Once the kids left, the couple attempted a few minor renovations on their own, but realized that it was time to call in the professionals to fully realize their dreams. Once their ideas were fully articulated in a detailed floor plan, Joe and Karen called on Oswald Construction to make it happen.

The plan included a 400 square foot addition on the main floor and 100 additional square feet on the second floor. “The original front living room and dining room was one big room, so we built a wall to make that front living room more private. Then we took the existing kitchen and opened it up to the previous dining room to where the island is situated now,” says Joe.

The elliptically-shaped island is the culinary and social lynchpin within the space offering seating for eight. The couple chose to differentiate the island from the rest of the cabinetry selecting a walnut finish with prominent woodgrain that works well with the Spanish Marfil marble flooring. The countertop forms a swath of Cambrian quartz while the overhead thin-profile fan and light defines the smooth cooktop area. The majority of the kitchen cabinetry is espresso-stained maple.

Wanting to keep the kitchen profile sleek and uncluttered, the couple chose to dispense with traditional hardware, opting instead for recessed channels above cupboards and drawers to accommodate manual access.

Joe is the long-time Sunday chef in this household often spending three or four hours preparing food for his family. “With the previous layout, I was stuck in the kitchen while everyone else was in different rooms and there was little interaction. Now everyone can participate within the space.”

The second floor addition was utilized in re-vamping two bathrooms that include free-standing tubs complete with plumbing posts that appear to emerge organically from the marble floors.

Besides the unifying Emperador dark ribbons on floors and walls, a solid carved marble sink represents a functional art piece within the space. Joe points out that the shower door access is slightly sunken and curb-less, a nod to the fact that the couple plans to stay in their renovated home as long as they can by incorporating accessible design features.

A successful renovation that pleases the client is always the objective for Ralph and his crew, but it’s the underlying structural issues that determine what the final result will be.

“We have to be able to build it on paper before we can actually bring it into reality,” says Ralph.

In this case, it was the second floor addition that presented the most challenge. “Within that area, there were some very significant point loads and roof trusses coming down into the space. Moving walls and taking out closets to create the bathrooms resulted in taking away significant support from the existing roof. We compensated by installing a large 18’ ridge beam of LVL engineered lumber across the master bedroom and stairwell to help pick up the increased load. It’s just one of many factors that have to be addressed before the fun stuff like installing cabinets and granite tops can begin.”

Joe and Karen appreciated the expert service and knowledge that Oswald and crew provided. “Ralph himself is very meticulous in what he does,” says Joe, “and the level of communication he provided was simply outstanding.”

tHere are many time-consuming activities we do, despite the fact that we don’t enjoy doing them. Could our time possibly be better spent? You need to decide if it is possible to unburden yourself and liberate your time by improving your methods or delegating some tasks. If it’s a choice between kids and cleaning or sleep versus cooking, why not call in a cleaner or the caterers if it fits into your budget. If you can’t find ways to delegate or hire to get the job done then at least give yourself some ‘me’ time between tasks. As the holidays approach, your time will become more pressed, try it and see if you enjoy the approaching season just a little more with a little less on the agenda.

Make room for fun If you aren’t particularly excited about that organizing project you have to work on, consider ways you can make it more enjoyable. Perhaps you can listen to your favorite music, have the TV on in the background, or invite a friend over to socialize with (especially one that makes you laugh). Although I’m always thrilled to work on organizing tasks in my home, I really dread ironing. So I iron while watching mindless TV shows (my ‘guilty pleasure’ is X-Factor). The job gets done and it doesn’t feel like drudgery.

Time is money Do you wish you had more time yet find yourself spending time to save money? If you spend hours doing unpleasant tasks that you could hire someone to do, or drive across the city to save a few dollars on a grocery store special, you are squandering a precious commodity. Average people spend time to save money; successful people spend money to save time. Look at it this way: You can always make more money but you can never have more than 24 hours in a day. Before doing any task, get into the habit of asking yourself what it’s costing you in terms of your time and weigh the return on that investment.

Avoid mall madness Do you get stressed when shopping for gifts at the mall this time of year? Do those long line-ups and limited parking spots dampen your holiday spirit? If you hurry, there’s still time to shop online and have your items delivered in time. Many retailers offer free shipping or other incentives (i.e. free gifts) this time of year. Another option is to hire a personal shopper. Some major department stores actually offer this service at no cost, so ask. Remember to stick to your budget to avoid starting the new year with more debt!

Help for the host Hosting a holiday soiree this year? Don’t be a superhero – accept help from others. Make it a potluck. People feel better when they can contribute and it makes the meal more interesting. While you’re at it, consider putting your kids to work during the event or hiring students to help out. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and perhaps making some extra money and you’ll be a more relaxed and joyful host!

Ask and you shall receive As the popular Rolling Stones song goes, “You can’t always get what you want, but if you try sometimes you might find you get what you need”. The part they left out of the lyrics is “...if you just ask”. Few people ask for what they need. We expect that those around us will just know what we need, and that if they really care about us, we shouldn’t have to ask. However, most people aren’t mind readers, and even if they were, they’re probably too busy wrapped up in their own day-to-day challenges to notice when others around them are silently suffering or seeking their support. As an experiment, just for this week, find the courage to speak up and make a direct request; and don’t be surprised if you get both what you need and what you want.

Free Yourself Challenge yourself to spend one weekend a month without running any errands or doing chores. If you plan in advance, and use the time during the week effectively, it can be done. In fact, it may even motivate you to boost your productivity level during the week substantially. Use the time to just relax, unwind and putter around the house. If you find you’re feeling bored, let the initial discomfort pass – on the other side of boredom you’ll find peace and tranquility. Remember, we are human beings not human doings, so we need and deserve to spend some time just being - guilt-free.

The 2012 ManiToba hoMe builders

Association RenoMark Renovators Council Renovation of the Year Awards dinner took place on November 2 at the Norwood Hotel. It was a tremendous evening that celebrated the most outstanding renovation projects from the past year. The entire evening was spectacular, whether it was the display of the various renovation projects, the comedy of Dean Jenkinson or the sheer joy of each award recipient when they realized that their expertise was being recognized. Special thanks must go again to Renovation Magazine, who sponsored the event along with Accurate Technology, All Weather Windows, Red River Siding and Eavestroughs and Rempel Builders.

This year featured 27 entries. There are 6 separate categories for entries, those being Additions, Kitchens,

Bathrooms, Basements, Exteriors and Whole Houses. Within each major category, there were a variety of sub-categories grouped according to dollar value in order to keep the competition equitable. Each entry consisted of before and after photos, blueprints and drawings, a detailed description of the work done, design details and any additional information that might contribute to this comprehensive package.

Judging was done by a panel of professionally qualified judges who reviewed every entry in every category. This was a detailed and exhaustive process that took a number of days to complete. Scoring was extremely close with many recipients being separated by only a few points. In essence, the evening was really an occasion to celebrate the best of the best. To even qualify for entry, one had to be a Manitoba Home Builders Association RenoMark renovator. Only the most professional renovators adhere to the RenoMark standards and Code of Ethics, the highest in the industry. They must provide a detailed written contract including the scope of work for all jobs, offer a minimum two year warranty, carry at least $2 million liability insurance, have coverage for workplace safety and employer’s liability plus only work with subcontractors who carry similar coverage, take out all applicable licenses and permits, maintain a professional level of knowledge of current building codes, permit procedures and technical skills through continuing education and maintain a safe and organized worksite. When you hire a RenoMark renovator, you ensure that you have hired someone who adheres to the highest level of standards. The Manitoba Home Builders Association prides itself on being the first provincial association in Canada to adopt the RenoMark standards for all of its members. Association RenoMark Renovators Council Renovation of the Year Awards dinner took place on November 2 at the Norwood Hotel. It was a tremendous evening that celebrated the most outstanding renovation projects from the past year. The entire evening was spectacular, whether it was the display of the various renovation projects, the comedy of Dean Jenkinson or the sheer joy of each award recipient when they realized that their expertise was being recognized. Special thanks must go again to Renovation Magazine, who sponsored the event along with Accurate Technology, All Weather Windows, Red River Siding and Eavestroughs and Rempel Builders.

This year featured 27 entries. There are 6 separate categories for entries, those being Additions, Kitchens,

Renovation Awards 2012

Bathrooms, Basements, Exteriors and Whole Houses. Within each major category, there were a variety of sub-categories grouped according to dollar value in order to keep the competition equitable. Each entry consisted of before and after photos, blueprints and drawings, a detailed description of the work done, design details and any additional information that might contribute to this comprehensive package.

Judging was done by a panel of professionally qualified judges who reviewed every entry in every category. This was a detailed and exhaustive process that took a number of days to complete. Scoring was extremely close with many recipients being separated by only a few points. In essence, the evening was really an occasion to celebrate the best of the best. To even qualify for entry, one had to be a Manitoba Home Builders Association RenoMark renovator. Only the most professional renovators adhere to the RenoMark standards and Code of Ethics, the highest in the industry. They must provide a detailed written contract including the scope of work for all jobs, offer a minimum two year warranty, carry at least $2 million liability insurance, have coverage for workplace safety and employer’s liability plus only work with subcontractors who carry similar coverage, take out all applicable licenses and permits, maintain a professional level of knowledge of current building codes, permit procedures and technical skills through continuing education and maintain a safe and organized worksite. When you hire a RenoMark renovator, you ensure that you have hired someone who adheres to the highest level of standards. The Manitoba Home Builders Association prides itself on being the first provincial association in Canada to adopt the RenoMark standards for all of its members. this 1940’s house exterior was dated and needed

someone to see the potential. the customer loved

their neighborhood and property and wanted to

invest. our client’s number one concern was to

have a renovator who would work directly with

them from start to finish. this architecturally

country inspired front porch is a simple idea but it

had very challenging details that included

relocation of a gas meter, removal of solid concrete

steps, piles, a cedar deck, a stick framed roof,

cultured stone accents, electrical, a hidden

motorized lift with a concrete pad, dentil blocks

and expanded cellular PVc tapered maintenance

free columns.

this home had been a rental property for 20 years

and it showed. our clients not only wanted the

home's style to be updated they also wanted to

address the lack of energy efficiency. We

completely removed all the stucco, windows and

doors. the entire exterior was insulated with 1.5"

extruded polystyrene insulation and all new triple

pane windows and energy star doors were

installed. We then finished the exterior with a

combination of stucco and stone for a beautiful

and energy efficient home.

the client loved their 100 year old heritage home.

However, the kitchen was plain and outdated. to

ensure a seamless transition, we needed to utilize

and incorporate in our design existing heritage

materials. We reshaped a giant plaster custom

curved stair bulkhead and increased storage

space along with incorporating a new craft area

without changing the size of the kitchen. We used

the following products to ensure quality and to

retain the home’s heritage: custom maple

cabinets with pullouts, valance lighting,

under-cabinet, subway tile backsplash, a solid

surface countertop, vinyl flooring, reinstalled and

custom fabricated existing casings and bases.

this home was located in the heart of an

established neighborhood that many people look

to live in. unfortunately, at only 780 sq.ft., the

home was just too small by today's standards to

accommodate a modern family. so, our client asked

us to do a very large addition, more than doubling

the square footage of the home. the addition of

almost 1200 sq.ft. (200 sq.ft. in the back and almost

1000sq.ft. on the second floor) gave them the room

they needed to make this house their home in the

perfect neighborhood.

the objective of this renovation was to create more

year round livable space. by building a 300 sq.ft.

great room addition directly off of the kitchen, we

were able to create the additional open concept

living space that the family was looking for. espresso

cabinets, quartz counter tops, and stainless steel

appliances made the functional space eye catching

as well. additional custom touches such as a

Hansgrohe kitchen faucet, daltile Metal effects

kitchen floor tile, and a red 40 linear fireplace

complete with a custom universal slate surround

ensured the “Wow!” factor that the clients were

the objective of this renovation was to expand

existing indoor/outdoor living space. a spacious new

great room was built, complete with Hickory flooring,

and floating reclaimed wood shelves. a large double

sided fireplace between the living room and 4 season

sun room was the jewel in the crown. in keeping with

the contemporary feel, a state of the art home

automation system was installed. a roomy back

entrance and exercise room replaced the old existing

deck. the new master bedroom was complemented

by a spacious walk in closet, and ensuite. Heated

floors, floating vanity and custom tile shower were all

selected with relaxation in mind.

advantage of an amazing river lot and create a

dream home in a dream location. the home was

gutted down to the studs, re-levelled by almost 6"

and then rebuilt using the highest environmental

standards while creating an incredible modern

home. absolutely nothing was compromised with

this home.

CharaCTer hoMesEast St. Paul

the desire for a mudroom with storage and

large bedrooms for all the kids, along with space

for the parents and entertaining led to the plan

that was created. the addition is dropped one

step but 9’ 10” ceilings were achieved over the

main living portion by raising the master bedroom

on the second fl oor. the master suite has a

gargantuan walk in closet, an ensuite with a free

standing glass shower, soaker tub, double vanity

and enclosed toilet room and a separate walk in,

with a separate entry to the main hall. the entire

exterior of the home was stripped, insulation

added to the existing structure and stucco, stone

and cement board siding installed, along with

aluminum soffi t, fascia and eavestrough for a truly

no maintenance exterior.

tired house, providing a more functional layout and

modern design. Gut the house and start over. Walls

were removed and the new kitchen layout

designed with functionality and entertaining in

mind. White cabinets, black granite counters, and

modern contrast, and really make the space pop.

Walls were spray foamed and triple pane windows

installed. luxurious 24" x 24" tile in the front foyer

set the perfect tone for this breathtaking design.

awesome - that’s what i thought when i

saw these plans. the client and designer

had worked for months to achieve their style

without sacrifi cing function. starting with

a 1,200 sq. ft. bungalow, the goal was to

signifi cantly increase the style, space and

comfort of the home. natural woods, stone

and earth tone colours were to be the primary

fi nishes. through plenty of coordination with

the designers the project moved steadily to a

spectacular fi nished product.

fridges was installed. the new second fl oor

contains three bedrooms and a full bathroom

for the kids, and a large master suite. a covered

front porch for park viewing was built on the

front of the home and the entire exterior is

maintenance free.

this 1976 home featured dated aesthetics and

small, cramped rooms that didn’t fi t with the

family’s active lifestyle. the decision was made to

open up the living room, dining room and kitchen

to facilitate a smooth fl ow and better functionality.

the focal point is the kitchen. the dark wood

island was designed to be like a piece of furniture

to create a warm gathering place. the custom

cabinetry features glass fronts and provides a

perfect separation between the kitchen and dining

room, but still lets enough light shine through for

an airy, open feel.

Maria points out HRM’s care in working out existing details that were important to preserving the character features of the house like the existing mouldings. “They took them off, made them pretty and put them back up again.”

it MaY SeeM OVerStated, But a SucceSSFuL hOMe renOVatiOn can

quite literally change the course of your life. That’s what happened when Maria and Michael purchased their first home back in 2005 as a foothold into the Winnipeg real estate market that was going gangbusters at the time. The River Heights home was built in 1913 and comfortable enough for the couple though they knew that renovations, especially to the kitchen, would be necessary down the road. Maria says, “We were quite relieved that it didn’t need any major work, nothing we couldn’t live with, compared to some others we saw that were real fixer-uppers.”

“When we moved in here, we thought that it was going to be our first house. It’s a nice sized house but on a fairly small 25’ by 100’ lot, so we weren’t sure how long we were going to be here and we debated about putting the money into the kitchen. As good as it is for resale, you still have to make the investment and also be willing to put up with the disruption of doing a kitchen renovation.”

But life took over and the wonderful neighbourhood won the couple over along with the ‘awesome’ K-6 school at the top of the street that sealed the deal.

After interviewing a few renovators, the couple decided the Home & Renovation Masters (HRM) offered the best course of action for what theyhad in mind.

The result was a double bank of shaker-style cabinets in natural finish maple that contrasted with the walnut accents on the bulkhead and lower cabinet moldings’ to provide the necessary hits of visual interest. Accent stainless steel puck lights were incorporated into the bulkhead and undercounter lighting reflecting off the white subway tile backsplash ensures illuminated task lighting as well as instant atmosphere come evening.

The Solid Surface countertop in grayish hues grounds the colour palette and open shelving uppers provide access to frequently used books and kitchen miscellany.

“There are furnace and plumbing pipes around a window area and Peter made the suggestion to wrap the counter around one of the stacks which proved to be very helpful for storage and also to preserve the natural light.”

Besides the kitchen, a back door entrance/storage space was reconfigured into a two-piece bathroom. The bathroom was equipped with a pocket door to maximize the space and when opened, an over-sized bathroom window allows extra light into the kitchen proper.

“HRM also identified some knob and tube wiring that needed attention. It was good to have that taken care of within the kitchen renovation. It was like having two renovations done at the same time,” says Maria.

quite literally change the course of your life. That’s what happened when Maria and Michael purchased their first home back in 2005 as a foothold into the Winnipeg real estate market that was going gangbusters at the time. The River Heights home was built in 1913 and comfortable enough for the couple though they knew that renovations, especially to the kitchen, would be necessary down the road. Maria says, “We were quite relieved that it didn’t need any major work, nothing we couldn’t live with, compared to some others we saw that were real fixer-uppers.”

“When we moved in here, we thought that it was going to be our first house. It’s a nice sized house but on a fairly small 25’ by 100’ lot, so we weren’t sure how long we were going to be here and we debated about putting the money into the kitchen. As good as it is for resale, you still have to make the investment and also be willing to put up with the disruption of doing a kitchen renovation.”

But life took over and the wonderful neighbourhood won the couple over along with the ‘awesome’ K-6 school at the top of the street that sealed the deal.

After interviewing a few renovators, the couple decided the Home & Renovation Masters (HRM) offered the best course of action for what theyhad in mind.

The result was a double bank of shaker-style cabinets in natural finish maple that contrasted with the walnut accents on the bulkhead and lower cabinet moldings’ to provide the necessary hits of visual interest. Accent stainless steel puck lights were incorporated into the bulkhead and undercounter lighting reflecting off the white subway tile backsplash ensures illuminated task lighting as well as instant atmosphere come evening.

The Solid Surface countertop in grayish hues grounds the colour palette and open shelving uppers provide access to frequently used books and kitchen miscellany.

“There are furnace and plumbing pipes around a window area and Peter made the suggestion to wrap the counter around one of the stacks which proved to be very helpful for storage and also to preserve the natural light.”

Besides the kitchen, a back door entrance/storage space was reconfigured into a two-piece bathroom. The bathroom was equipped with a pocket door to maximize the space and when opened, an over-sized bathroom window allows extra light into the kitchen proper.

“HRM also identified some knob and tube wiring that needed attention. It was good to have that taken care of within the kitchen renovation. It was like having two renovations done at the same time,” says Maria.

We worked it out so the cupboards could go right up to it for more storage and also for a more pleasing look. We also worked with the customers’ cabinet supplier to bring the cabinets into the renovation for a seamless transition to make sure the cabinets would be on time and oversee the customer’s specifications.”

As for the newly constructed bathroom, HRM underpinned the old foundation, gutted the space and added special insulation to increase the R-value while putting in the new drywall.

But rather than seeing high volume as the goal, from the onset the company has focused on slow, steady growth ensuring that every project taken on reflects the highest level of quality and professionalism that can be delivered to their clients. “It’s a measured approach that’s served us well,” says Wayne Sage, Harwood Design Builders President. “We don’t take on more than we can handle.”

“It’s all about quality with us, from the individuals who work here to the quality of our job sites and the referrals that result from our many satisfied customers. It’s especially gratifying to see that our clients are willing to book us up to six to eight months in advance because they know that ultimately the job will be done right. For us, that’s high praise.”

To keep up with the growing demand, the Harwood Design Builders employee roster has increased to a dozen full-time trained and qualified construction staff members ensuring that project timelines remain unaffected since subbing out to outside contractors is not how the company does business. “The result is that we maintain total quality control over all our projects,” says Wayne.

New to the Harwood Design Builders family, in-house interior designer Genevieve Joyal has come on board to provide the all-important design services that clients need to navigate on their way to their finished renovation.

“Genevieve is an extremely talented young designer who we felt we could train from a builder’s point of view. After all, there’s way more to do than simply making a space look pretty. It’s all the logistical and structural considerations that you need to think about upfront that go into creating an outstanding space and a designer that has that ability will design and deliver superior projects.”

Industry awards continue to fill up Harwood’s trophy shelves as the company garners recognition from both local and national builders’ associations. Harwood snapped up four RenoMark Gold medals from the Manitoba Home Builders Association (MBHA) in 2011 for exceptional work and has been included in Canada’s top five for the last three years in a row.

Harwood won the prestigious national SAM award from the CHBA for renovations in 2010. Looks like 2012 is shaping up in similar fashion with MBHA gold in the kitchen category for the fourth year in a row.

The Harwood Builders commitment to keeping up with industry standards is ensured with the company’s long-standing accreditation as a Master Renovator and a member of the RenoMark and Manitoba Home Builders Associations.

Dawn when she speaks of her ambition to one day live in a house from the early 1900’s reminiscent of the Victorian style era.

“It never seemed to come about,” says Dawn, but when she and husband Randy purchased a rural property situated on a beautiful acreage south of Winnipeg, the opportunity to create a character home from that era was not to be denied.

Dawn chuckles when she describes how she came to meet Roger Brodeur of Renovations Plus who went on to handle their renovation. “I was driving through St. Adolphe and this half-ton truck pulled out in front of me and on the side it read Renovations Plus and the phone number. Usually, I can’t remember numbers to save my soul, but this one was easy to recall, so I contacted him and one thing led to another. As it turned out, he knew the plumber I wanted to use and he knew other people that were just good people.”

So with that encounter, work began in earnest on their house, a bungalow built in the 1970s along with a major addition done in 1995. What followed was a major gutting of the space says Dawn as the

floor plan included moving the kitchen from one side of the house to the other for better access to the existing addition.

The new kitchen was designed with a country motif combined with Victorian style period enhancements such as a tongue and groove ceiling, a feature that was common in turn of the 20th century farm houses.

Dawn’s love of antiques factored into the material choices. “We were trying to pick a colour that would go with a very large antique icebox and a Hoosier cabinet and decided to go with an obvious wood choice of cherry wood and a multi-blend granite countertop.” The spacious island is derivative in style to what a 1910 kitchen of the era might have resembled and houses the sink, dishwasher and pull-outs for re-cycling containers along with built-in shelves for easy reference to cookbooks. Not wanting to overwhelm the space with too much wood tone, the couple chose a wall of beige-painted maple cabinets to balance the effect.

Authentic Victorian fixtures were incorporated into the house decor using 25 doors that were reclaimed from a church circa 1920 that was being

“Our sliding doors in the kitchen used to be the outer storm doors for the church,” says Dawn. “We also have another similar set between the front hall and the living room and another set is in our front hall closet. All of them are mahogany and still have the original glass crystal door knobs.”

A feature that even a Victorian lady would have coveted and that clearly delighted Dawn was a closet to hang tablecloths that was devised by Roger to solve the problem of wrinkled table coverings stuffed in drawers.

The great room received a major design overhaul. Its spacious 25’ by 30’ dimensions were retained and the room was entirely refitted with large modern style windows that not only let in an abundance of natural light but also allow Dawn and Randy a spectacular view of their yard.

black border that continues into the clear glass shower in the ensuite while flooring in the main bath is done in marble tile.

Dawn and Randy are still getting to know their newly renovated home, having just moved back in six weeks ago. While there is much to love about it, so far the master bedroom complete with new windows and east-facing French doors that overlook the yard are a special favorite for the couple.

While the beautiful results of this renovation are self-evident, as a construction professional Roger focuses on the structural components. “We built out the exterior walls from 2”x 4” to 2”x 6”, installed new windows in new locations, re-did all the brickwork in the front, insulated the attic and re-stuccoed the exterior of the house. A lot of the interior walls were changed to convert the three bedrooms into two and we re-wired the entire house to replace the aluminum wiring. It was like building an entirely new house.”

Dawn and Randy are so pleased with the quality of work and service that Renovations Plus brought to the nine-month full-scale renovation. “Roger and his crew were excellent and things went very smoothly.”

As such, MPD is proud to present the next generation of glass products – thermoformed glass. Chris says this thick gauge glass product is a unique design alternative that offers an entirely different level when it comes to creating the “WOW-factor” in home and office decor.

The product has many versatile applications for kitchen and bathroom countertops and can be illuminated using an LED system which is a very impressive way of showing it off. Colours can be incorporated within the glass itself for an astounding effect.

Scores of residential applications include table tops, raised bar tops, backsplashes and kitchen island countertops in either smooth surface or textured styles while commercial projects include applications for bar tops, restaurants and transaction desks.

Thermoformed glass comes in literally dozens of textures including organic to geometric in thickness ranges from very thin to 6 inches in depth. Thicknesses in the 24 to 144 millimeter range are most commonly used in murals,

Listing its many benefits, thermoformed glass can be curved, shaped and sculpted to produce unique configurations. “We can create templates and all sorts of custom shapes” says Chris. “The glass is beautifully textured and scatters the light in a continuous flow adding drama and interest and even contributes to visually expanding the space that it’s in.”

On the practical side, thermoformed glass is strong, pure and non-porous so it remains unaffected by chemicals. “You can spill things and clean them up easily. Any window cleaning solution

works well, so it’s very easy to maintain. It’s relatively heat resistant, though not recommended for hot-off-the stove cookware.”

Chris cautions that installing glass of this caliber is not a DIY project. “You want trained professionals like us to do the job right. We make the templates and do everything from start to finish. We work with cabinet makers, architects and designers to make the perfect piece for our customers.”

Besides the introduction of new products, the MPD Glass and Vinyl Graphics’ core competencies remain unchanged as a company that specializes in decorative glass, film and glass etching. when a house is built to last for generations, the nature of the materials

that go into it is paramount in creating and maintaining a sense of permanence and enduring beauty. That was the design direction that Cindy and her husband followed for their newly constructed home in Winnipeg.

“It’s a very classic design based on a European influence that would have looked good 100 years ago and will still look good 100 years from now,“ says Cindy.

Articulating the design meant that solid materials including granite and marble were used liberally throughout the house and the couple entrusted their project to Western Marble and Tile (WMT) to realize their vision.

Granite was the star material in the kitchen appearing on top of the island and the kitchen countertops. “I decided on mid-tones for the granite,” says Cindy. “The beige-white tone is enhanced with orange, brown and black accent colours within the granite pattern and works well against the glazed

Brian Bollman, WMT President adds. “There was a significant amount of countertop requirement for the island itself, using two granite slabs to accomplish. The kitchen countertops accounted for another four slabs all articulated in Juperana Golden Beach.”

Painstaking attention to detail guided the process. “There was an ogee edge profile with the corbel corners throughout which we processed on our CNC profiling machine. There was considerable labour involvement to finish up the detailing work on the whole project. It required the expertise of our staff in the shop as well as on-site installers to accomplish the incredibly beautiful end result.”

Marble was used in other rooms in the house from the desktop in the sunroom that was fashioned of travertine Navona marble to the built-in cabinets that flank the main arch leading from the gallery to the living room.

“Marble makes a grand statement on the foyer floor,” says Cindy, “with 12” x 12” tiles of tan brown, Crema Marfil Marble as a focal point and flanked by tan brown strips on either side.”

“Every room was quite different,” says Brian, “so each space was given its own specific look from the ensuite material to the individual showers for the couple’s children.”

Western Marble and Tile partnered with Koss Cabinets, a local company with over 30 years of experience in high-end design cabinetry. “We’ve had

Where do you draw your design inspiration from? If you are like me, I get really excited to see the new magazines such as Canadian House and Home, Style at Home, Dwell and of course Home Décor and Renovations on the newsstands. Then there are the fresh new HGTV episodes, my favorite design blogs and the many Trade and Consumer home shows throughout North America.

It’s fantastic that the design and renovation industry have given us an abundance of choice, but it can also be the curse that inhibits us from making a clear definitive decision.

So, how do you make the right choices for your renovation? And where do you begin?

a renovation takes time and careful planning. to simplify the

process I always look at the four steps…

StEp onE What’s your style? Do you like the Modern look or perhaps the French Country look? There are so many trends and styles to choose from. If you keep a message board full of your favorite design elements that you want to incorporate in to your

space, your own look will come together to showcase a personal style that suits your lifestyle. A successfully designed renovation will make you smile for years to come.

StEp tWo As you begin to investigate your pending renovation, your most important step is to know your budget. Even the best laid budgets and plans can sometimes fall off the track! Always plan for surprises, especially if you live in an older home. Translation… make sure the budget has a cushion for these unexpected moments!

StEp thREE I know from personal experience that it also takes a healthy dose of patience and making sure you have hired the right contractor for your needs. Communication is the most important factor. As you interview for a renovator that will best suit your needs, make sure they are a fit. If not, move on! Your renovator will become a part of your family once the renovation is underway. I know renovators who have made the kids lunches for school and let the dog out! They are the house guest that will be with you during this process. You are allowing them in to your personal sanctuary… so you better like one another!

StEp fouR with a written contract in hand… let the fun begin! Remember… patience is a virtue and a written contract is a must! The transformation is always worth the wait.

Communication is the most important factor. As you interview for a renovator that will best suit your needs, make sure they are a fit. If not, move on! Your renovator will become a part of your family once the renovation is underway. I know renovators who have made the kids lunches for school and let the dog out! They are the house guest that will be with you during this process. You are allowing them in to your personal sanctuary… so you better like one another!

It is most recognized in men’s suits and is very striking in home décor. chevron A repetitive pattern comprised of sharp edges that look like the letter “V” (sometimes called herringbone or zigzag). This is on trend right now.

1 Choose soft furnishings that will work in any room of your home, so that when you’re ready to change up your décor you can swap pillows, throws, drapery, etc. from room to room.

2 If you’re just starting to re-decorate a room, a textile that you love is a great way to draw inspiration for the entire scheme. Pull the colours, lines, shapes and feel from the pattern on the fabric.

3 When selecting a fabric, keep its application in mind and consider these two important details:

›› Durability Look at the rub count – if the textile you’re considering is for upholstery and a piece that will be used often, the higher rub count the better. If it’s for drapery, a lesser rub count is suitable. Also, fabric with a higher thread count means a tighter weave, which is key to having fabric maintain its shape over time.

›› Clean-ability Fabrics made of natural fibres will absorb stains much quicker than man-made fabrics, and they will clean up better. Fabrics made with man-made fibres are typically soil-resistant but don’t clean up as well.

SiLvaNa LoNgo What are the latest features inhigh-end kitchens? For example, are appliancesbigger or more compact? MaTTeo TReviSaN For Boffi, Islands have been the real feature with the introduction of the K14 and K20. The K20 is the newest addition. They are designed by Norbert Wangen.

The K14 uses a countertop with a unique 35 degree angle profile. Boffi does this detail in Corian, Stainless Steel and Marble or Stone. The K20 has a very unique countertop and door detail.

The door has a return detail on the top which covers the edge of the countertop. Another beautiful detail are the corners of the cabinetry. Doors and gables are mitered to create a sharp edge.

For the appliances, more of our clients would like to hide the appliances and Boffi has some cabinetry which allowsfor this. The tall cabinets of “Duemilaotto” has this feature. The oven can be placed behind a set of pocket doors.It’s an old system with a new trick.

SL What does the new luxury kitchen look like? Is quartz still the preferred countertop for custom kitchens? Glass backsplash? MT I find that many architects and clients don’t want the kitchen to feel like a traditional kitchen. In the sense of lower and upper cabinetry together. Where possible, a set up with2 islands or an L-Shape island has been very well received.

Especially when the kitchen is in the middle of an open concept layout. Dining and Living Room on either side. For these applications, a unique island truly becomes the feature of the space. I think this is a reason for the success we and Boffi are having with the K14 islands.

A relatively new material to the countertops are what Boffi calls “Stone Look”, which is a Zodiaq Quartz material made by DuPont. The Zodiaq is available in Polished, Matte or this newer “Stone Look” which is textured.We have not used Glass Backsplash for some time. More of our clients are either using the same material as the countertop or dressing the entire wall in a stone or marble or unique material.

SL What country or trends are influencing theluxury kitchen?MT Italy, of course!!! Especially when it comes to design and manufacturing of a luxury product.

A company like Boffi knows that engineering high end product is very costly, for this reason Boffi teams up with companies who are already the best in what they do.

This collaboration allows both parties to push the limits of design, function and creativity. Boffi does this with companies like KWC, DuPont, Foster, Scholtes, Fantini, Signorini, Miele, Gaggenau, etc.

Several of these companies will manufacture specific products for Boffi use only. This partnership also allows Boffi to offer many unique, one of a kind products manufactured by high end, well known and trusted suppliers.

SL What can we expect to see in 2013? Forexample, bright-coloured, light or dark kitchens? What is prevalent?MT From what I’ve seen, I don’t think bright colours will be the trend. During this year’s Milan Fair, I noticed more shades of grey, black or white.

Microwaves can now be concealed in drawers to improve the overall aesthetics. (Microwaves have always been a sore point from a design perspective because they aren’t visually appealing!).

Consumers are also requesting two dishwashers for their space. Overall, we have seen an increase of integrated appliances, which means choosing a kitchen company with tight tolerances between cabinet doors is even more important to the look.

SL What does the new luxury kitchen look like? PN New luxury kitchens are more prevalent in walnut and oak veneers.

Specifically used in rift cuts to give a more consistent grain appearance, which we love working with. We have also seen an increase of interest in distressed and natural wood finishes.

Warm colours and textures dominate the kitchen and other areas. Designers and architects are specifying a lot of grey or limed wood tones too. Even the whites are becoming more antiqued.

Lighting is an important component in luxury kitchens and has become more sophisticated and integrated. Backsplash electrical receptacles will also become a thing of the past, making way for hidden, integrated systems.

SL What can we expect to see in 2013? PN Wine cellars have been making headlines these days… it’s replacing the sauna room which was essential in every home in the 1970s and 1980s.

Horizontal lines will stay strong. Grain matching veneers is critical when considering the aesthetic of a strong wood like walnut and American apple.

I think the warm wood tones are here to stay. Crotch mahogany is my new favourite. It looks like it’s on fire!!

Look for a dramatic reduction in toxic emissions, especially urea formaldehyde, since it has now been categorized as a known carcinogen. We have been responding to this issue for more than a decade and will continue to monitor the consumers’ health needs.

We have been using alternate metal finishes that have capabilities beyond stainless steel. We are creating cabinet doors, hoods and even three dimensional application in bronze, gun metal finish and even pewter. When we apply a patina finish, it gives the appearance of real cast pieces. This is a must-see for 2013!

In regard to ovens and ranges, clients typically are moving towards two to three ovens in a kitchen; a four foot range in combination with a microwave and oven built-in unit. Adding metal accents in the kitchen, such as in the hood is a strong feature that is prominent in most kitchens.

SL What does the new luxury kitchen look like? Is quartz still the preferred countertop for custom kitchens? Glass backsplash? RD The new luxury kitchens are leaning towards a combination of woods in neutral colours, and tend to use more powerful colours in accessories; which creates a transitional kitchen. Quartz is still a preferred countertop for most

custom as well as glass countertops and backsplashes. Some clients are opting for a sandblasted stainless steel countertop, which creates quite a statement.

SL What country or trends are influencing the luxury kitchen? RD The countries that are influencing the trends in luxury kitchens are Italy, Germany and England. Italy for its high gloss cabinets and contemporary look, with clean lines and accents. Germany for its natural woods and veneers, with stainless steel combinations, and England for its transitional and traditional looks.

SL What can we expect to see in 2013? For example, bright-colored, light or dark kitchens? What is prevalent?RD In 2013, we can expect to see light kitchens with natural light woods in combination with metal accents.

1- six oz pkg. (170 g) fresh raspberries

2 bananas, chopped

2 cups (500mL), Greek-style vanilla yogurt

›› Heat an 8 inch (20 cm) nonstick skillet over medium heat until water droplets sizzle when sprinkled in pan. Spray pan lightly with cooking spray. Stir batter. Pour about ¼ cup (50 mL) batter into pan all at once. Quickly tilt and rotate pan to coat bottom with batter. Cook until bottom is slightly browned, about 45 seconds. Turn crêpe over with spatula. Cook 15 seconds longer. Transfer to plate. Repeat with remaining batter. Add more cook-ing spray to skillet if crêpes stick.
