Proposed Developments

Under the BMC development plan the proposed developments are market, school, and Hospital.

Under the MMRDA development plan the proposed developments are at Malvani.

In addition, infrastructure projects (flyovers, ROB, road widening, sewer and water supply) being taken up/to be taken up in the ward include sewer connection project at Malvani, Jankalyan Nagar.

The major private development projects (industrial / housing complex, recreational complex) in the ward are Asmita Construction, Bafihira Nagar and Raheja Township.

Mindspace, a posh office cum residential locality has become a hub of call centres and the service industry as more business is moving towards the suburbian Mumbai. Some major call centers in the Mindspace area are Convergys, Intelenet, 3G (3 Global Services), Sutherland, Epi Centre, JP Morgan, EDS, E-serve, E-funds, ICICI one source, OTIS etc. Investment banks like Morgan Stanley & Merrill Lynch too have their offices in Mindspace.

Excellent infrastructure, green surroundings, good connectivity, and a wide range of properties make the Andheri-Malad belt a popular option

He continues, “Secondary business districts such as Malad are being preferred by corporates in the IT and ITES sector, who demand quality construction, larger floor plates and lower rentals.” Properties in secondary business districts, he adds, meet all these requirements and have the advantage of proximity to residential areas. Premium properties are greatly in demand, with buyers looking for spacious interiors, and amenities that offer luxurious lifestyles. Also, the quality being offered in these locations plays a major role in attracting high net worth individuals.

New malls and residential projects in surrounding areas are fuelling this growth” .

Keystone Group (Rustomjee) have launched their Rustomjee Adarsh Excellency and Rustomjee Riveria and Rustomjee’s O-zone project. The O-zone project at Goregaon (W) offers 2 BHK (1,045 sq. ft), 2 ½ BHK (1,260 sq. ft), 3 BHK (1,480 sq. ft) with amenities like a clubhouse, jogging track, amphitheatre, gazebo, and a children’s safe play zone. Rustomjee Adarsh Excellency at Malad (W) offers 2 BHK (1,130 sq. ft), 3 BHK (1,485 sq. ft) with amenities like a health club with party area.

Eric Fernandes is a resident of Evershine Nagar at Malad West. After having lived in Andheri for several years, the family moved to Malad. He says, “When we shifted here, Malad was a marshy area, but now, it is synonymous with swanky malls and as a hub for call centres. What once was a quiet suburbun area to stay with in reasonable prices has become most crowded guess what it is all thanks to the malls and the theatre and at least 25.00Lacs sq.ft of commercial space rented out to MNCs like JP Morgan, Morgan Stanley, IBM, E Serve, Toyota, Orange, BPL etc. Most of the young 20+ out of the colleges

Real Estate Scenario of Malad

Location Jogeshwari – Borivali Western Belt

Remarks: 35% of Mumbai’s construction of New Projects is on in this belt and owing to cheaper housing loans and full cheque transaction and new buildings, this area has transformed amazingly over the past few years. Hopefully with a wider pot ridden Highway, the commute will be smoother in your NEW Swift…

Past prices 2003-2004 :Rs.1800/- to Rs.3000/- It is difficult to take a decision some times where to buy in an ever changing situation in these areas. But favourites are Malad Link Road, Kandivali East, Gokul Dham Goregaon, Borivali IC Colony and areas nearing to Station.

Present prices 2005 :Rs.2200/- to Rs.4500/- in different areas and locations. A majority of buildings started construction in 2002-3 are getting ready now and hence the true picture is emerging. A lot of New Projects are launched with top of the line modern amenities.

Future projections :

Affordable housing in all areas has given the surge, rates in select areas will rise owing to the MUTP plans of road widening, bridges etc, in the future as well, but there has been a slow and steady growth in

all the areas put together. A lot of top builders are making good quality apartments with clear title properties which is the back bone.

Landmarks of Malad

Sunder nagarSunder Nagar is a locality in Malad, the oldest township in Bombay. It lies along the west side of Swami Vivekananda Road. The area was built up in the 1970s and is primarily composed of many housing complexes, typically 2 bedroom apartments. There are 2 schools, (Umedbhai Patel English School and S. Radhakrishnan Vidyalaya), 1 college (Prahldrai Dalmia's Lions College) and a large garden in the limited area. The housing blocks are typically named alphabetically starting from A upto V. It borders Mandlik Nagar on the North and some defunct factories on the south.
