“I was born in Pembrokeshire and have lived here nearly all my life and my husband has lived here for almost 25 years. We have always loved the Pembrokeshire way of life and spent many years looking for a perfect family home and fortunately we found it in West Furzton Farm. We were looking for the ideal place to run our business from, raise a family and accommodate the ever expanding collection of animals with the addition of numerous ponies, horses, goats and other pets.”

The main building was completely gutted but we were fortunate that we could retain the original external stone walls, but everything else was replaced. We are just a short drive from numerous beautiful beaches such as Freshwater East, Freshwater West, Broadhaven South, Angle & Barafundle, in fact you can hack to the beaches almost as fast as you can drive there. We are two miles from Pembroke town and a 15 minute drive from Tenby and Haverfordwest, so the amenities are all on our doorstep.”

“We will miss the location the most,” says the current owners, “it is rare to find a home with land that is within easy reach of the town, the beaches, bridlepaths and walks. Before we bought this property, we were house hunting for many years! There was something wrong with nearly every house we saw but then we found West Furzton Farm. We didn’t have to compromise. It is perfect.”

“I think our favourite room would have to be the sitting room. When the oak bi-folding doors are closed and the open log fire is lit, it has a wonderful cosy feel, but when they are open, the sitting room, lounge, dining room and kitchen all become one open space – brilliant when we are entertaining,” says the current owners, “we have had countless get togethers including, birthdays, graduations, Christmas and New Year’s Parties and no matter how many guests, the house was big enough for all.”

“The garden comprises a decking and patio area which is great for summer barbeques and has four connecting ponds at different levels that are filled with lilies and pond flowers in the summertime,” says the current owners, “the garden, patio and balcony are all very private and are great for sitting out in the evening watching the sunsets with a glass of wine and the soothing sound of cascading water is very relaxing.”

“We are very sad to leave but the house is unfortunately just too big for us now. We think West Furzton Farm would suit an active young family interested in animals with the advantage of the closeness to the town and schools; the school bus actually picks the children up at the bottom of the lane,” explains the current owners, “we would love to see a family who will enjoy the house and the land as much as our children and grandchildren do now. We have enjoyed every moment of living here but now that our grown up family has flown the nest, it’s time to explore new adventures.”

West Furzton Farm has been the perfect family home for three generations. The current owners are regrettably selling to move to a more manageable property and will miss the house, the location and the land, but luckily they will be taking many happy family memories with them.

West Furzton is a traditional five bedroom Pembrokeshire farmhouse, which has been completely renovated and extended while retaining its character feel. Over the last ten years it has been improved and enhanced to create a wonderful family home. There is a ground floor annexe, which is useful for an extended family. The stables and paddocks will appeal to anyone with horses or ponies. While the highly insulated timber frame separate office block is ideal for anyone wanting to run a business from home. West Furzton Farm is situated on the edge of the popular village of Maidenwells. Accessed by a shared private lane, it is within 5 minutes’ drive of Pembroke Town with its shops, restaurants, and schools. Five of Pembrokeshire’s most beautiful beaches, (Angle, Freshwater East, Freshwater West, Barafundle and Broadhaven South), are less than 15 minutes away by car and the local towns of Tenby, Saundersfoot, Begelly and Haverfordwest are approximately 15 miles away.

ENTRANCEThe hardwood front door leading to a spacious porch. Perfect for dumping muddy boots and wet coats. The natural slate flooring creates a welcoming feel.

INNER HALLThis is dominated by the beautifully designed feature hardwood and steel staircase. There are some lovely features, such as the oak plank flooring and the glass fronted display cupboard, which has been created from one of the original external windows. Double doors lead into a useful storage and utility cupboard. There is plumbing for a washing machine, and several shelves. The cupboard is linked to the main bathroom on the first floor via a laundry chute.

KITCHEN/BREAKFAST/DINING ROOM This is the heart of the home. Designed and installed by top local firm James of Ratford Bridge, it is a bespoke Maple Stoneham fitted kitchen, with beautiful granite worktops, breakfast bar and splash backs. The base and eye level units provide excellent storage, while every cook will be delighted with the double electric ovens, and a NEFF five ring gas hob including wok-burner with glass and stainless steel extractor over. Additionally there is a built-in glass fronted Neff dishwasher, a built-in Zanussi stainless steel coffee machine, a built-in NEFF microwave, and twin sinks. There is space for an American-style fridge/freezer. The large angled breakfast bar creates the perfect division between the kitchen and the dining area. There is lots of natural light with double Velux roof lights in the vaulted ceiling over the main part of the kitchen, and a window to the side. A wonderfully warm and special feeling is created by the limestone tiled floor and feature stone wall. This is enhanced by under floor heating.

DINING AREAThe open-plan dining area leads off the kitchen, and is the perfect space for entertaining family and friends. There is enough room for a dining table to comfortably seat twelve. One lovely aspect is the feature fireplace which is shared with the sitting room. It is light and bright with south facing windows.

The limestone tiled floors with under floor heating follows through from the kitchen. The dining area wraps around into the sun lounge.

SUN LOUNGEThe south facing hardwood French doors onto the decked terrace. Additionally there is a west facing window. The floor is covered with limestone tiles and benefits from under floor heating. The double oak bi-fold doors lead into the sitting room.

VESTIBULEThe hardwood stable door gives access to the parking area at the side.

UTILITY ROOMThe base units provide useful storage, a stainless steel sink, and there is space for a tumble dryer under the worktop. The bi-fold inner door leads into a cloakroom with a WC complete with a Belfast style sink.

SITTING ROOMThe vendors have created a wonderful living room. Catching the afternoon light with two large west facing windows, it can be the perfect place to sit back and relax at the end of the day. It is a very flexible room, which can be converted from a cosy and private space, into a fantastic entertaining space by opening the bespoke oak bi-fold doors through to the sun lounge. Opening these bi-fold doors turns this part of the ground floor into one large open-plan space incorporating the kitchen, dining room, sun lounge and the sitting room. For when the weather turns cooler there is a fantastic be-spoke designer fireplace incorporating a brick double aspect open fire with Brazilian mahogany mantle above and raised slate hearth with log store. Again the floor is covered with beautiful limestone tiles, and there is under floor heating. The oak planked door leads back into the porch and then back into the inner hallway.

STAIRSThe beautiful bespoke stairs are made of solid hardwood Sapele threads, newel posts and handrails supported by an engineered cylindrical structure.

FIRST FLOOR

LANDINGThe stairs lead up to a bright and airy landing naturally lit by a large roof lantern and divided by glass balustrading. The lantern is framed by the large structural wooden beams and benefits from natural light from dawn until sundown. There is a useful large heated storage cupboard.

MASTER BEDROOMThis large double bedroom reflects the quality and airy feel of this lovely house. The east/south dual aspect of the windows ensure there is plenty of light, and the double French doors give access to the full width south facing balcony, the perfect place to enjoy a cup of coffee in the morning or a glass of wine in the evening watching the spectacular Pembrokeshire Sunsets. The special feeling of the master bedroom is further enhanced with exposed wooden beams and recessed ceiling lighting. The useful walk-in wardrobe has lots of hanging space and shelving. Additionally there is a built-in airing cupboard with double doors that houses the pressurised hot water tank, and central heating controls.

EN SUITEThis is well equipped with a large shower unit, WC with concealed cistern, vanity unit, and designer heated towel rail. There is an east facing frosted window. The walls are part tiled, and the floor is fully tiled.

BEDROOM TWOThis double bedroom has a large window to the side overlooking the paddock. The built-in wardrobe has double doors to the hanging space, and two single doors for the shelving. The shaped oak door, partially sloping ceiling and exposed beam combine to create a special room.

BATHROOMThe focal point is the jet spa bath with rain shower over. Additionally there is a WC with a concealed cistern, a bidet, two bowl style wash hand basins, and a heated towel rail. The floor is tiled and the walls are part tiled. In the ceiling are recessed lights, and there is a large south facing Velux roof light.

BEDROOM THREEA good sized double bedroom with a large window to the rear offering extensive rural views. Useful storage is provided by built-in wardrobes and cupboards.

BEDROOM FOURAnother double bedroom with a built-in wardrobe, recess with shelves and exposed beam. This is ideal as a guest room or a private space for teenagers.

GROUND FLOOR ANNEXEThe annexe is designed so that it can be used as a separate unit but can be easily integrated into the main house. It could be used as separate accommodation for an older relative, or rented out as a one bedroom flat. It is connected to the main house via the inner hallway, or has its own external access via what was the original farmhouse front door. The annex consists of a sitting room, a bathroom and a bedroom/playroom.

KITCHEN/SITTING ROOMThis room is currently used as a second lounge, but it could be used as a kitchen/sitting room. The ceramic tiled floor has under floor heating. In addition to the door from the inner hallway, there are two other doors – one leading to the bathroom and the other to an inner porch.

BATHROOMThis is well equipped with a walk-in shower, built-in units incorporating the WC and wash hand basin and heated mirror wall. The floor is covered with ceramic floor tiles, and has under floor heating and a radiator. There is a south facing window.

INNER PORCHThis is the porch inside the farmhouse original front door now furnished with a hardwood stable door. The floor is tiled and there is a radiator.

BEDROOM/OFFICEThis room is currently used as a playroom, but is equipped to be used as a bedroom, including a built-in wardrobe. The electrical and telephone trunking means that it can easily be used as an office. There is a large window to the front, and ceramic tiled floor with under floor heating.

ADDITIONAL INFORMATIONThe vendors decided to add four inches above the average to the ceiling height in all of the rooms. This helps to create a spacious open feel. There is under floor heating in most of the ground floor rooms (all of which have individual room thermostats), and radiators in the first floor rooms. All of the external windows and doors are double glazed and made of Idigbo hardwood. The attractive internal doors are made to measure oak planked doors.

To help offset energy costs, and run an eco-friendly home, there is a 5kW wind turbine in the top corner of the paddock, and 4kW photo-voltaic panels on the stable roof. The wind turbine produces up to 8,000 units of electricity per year. The PV panels produce over 4,000 units of electricity per year. In addition to the saving in the electricity bills, the wind turbine and PV panels have earned over £2,500 per year from the Government in Feed In Tariffs. There is planning permission for a further 50kW of PV panels and an 11kW Wind Turbine in the upper paddock.

EXTERNALThe land and garden extends to approximately two and a half acres. Around half an acre is set to garden, a parking area, and the house plot. The side garden is laid mainly to lawn and is separated from the lower paddock by a post and rail fence. The rear garden is landscaped and has a large decked terrace, four interconnected ponds and raised patio finished with sandstone paving. The driveway runs to both sides and to the front of the house with parking for more than 10 vehicles. There is plenty of room for storing a boat, caravan, or motor home.

To the rear of the house is a large office building. The building is divided into two main rooms, (one currently used as a gym and the other set up as an office with room for five work stations). Additionally there is a filing/storage room, and a kitchen. Above is plenty of storage in the attic space. The office has been constructed of engineered timber frame and is insulated to a very high standard. It has been fully kitted out with professional office trunking incorporating numerous electrical and telecommunications points. Adjoining the office building is a bicycle shed used for storage and a workshop.

The two acres of land are divided into two paddocks. To the side is a recently constructed stable block. It is twin skin cavity blockwork finished in render and stone with a trussed roof finished in Welsh slate. The stable block is approximately 750 square feet over two floors with three loose boxes - the largest of which measures approximately 13ft X 10ft, and two feed/tack sheds. The hayloft is approximately 270 square feet with double access doors and is lit by two large Velux roof lights. The stable block has been designed and constructed to be easily converted into a residential property subject to the necessary planning consent.

Bridle paths, Hacking and Walking – West Furzton Farm makes an ideal equestrian property with a bridle path along the private lane. From the farm gate, a rider can ride westwards towards Orielton Woods and onwards to Freshwater West Beach. Turning left from the end of the private lane it is easy to head towards the Stackpole Estate, Bosheston Woods, the lakes and Lilly ponds and down onto Broadhaven South Beach or on to Barafundle Beach. Heading east from the farm leads towards Stackpole or through Trewent Woods down onto Freshwater East Beach. There are miles and miles of bridle paths and peaceful minor farm roads all accessible without having to ride through towns or on busy roads. It is also an ideal base for exploring South Pembrokeshire on foot or by bicycle. Pembrokeshire Coast National Park is less than a mile away and has a multitude of walks and cycle routes exploring woodland, farmland, lakes, beaches and of course the famous Pembrokshire Coast Path. All of these are readily accessible on foot or bicycle from the house and if you need an easy way home, the Coastal Bus will drop you off 500m from the front door.
