Let the Journey begin (Initial consultation)

Our sales consultants are arguably the very best in their field. Their role begins with listening and understanding the needs and wants of our clients and showing them all the best available design and housing options. They will advise and guide you through the research phase and help uncover any challenges with practical solutions and suggestions. They will set out time frames and help plan each step so you can make informed decisions before you get started. No obligation, practical advice from a well trained and resourced building consultant.

Site Inspection

Every building block has it’s own challenges. Sloping, narrow, big or small, it is important that we know what we are dealing with before we start the design process. We photograph each site for a detailed assessment of any potential issues that may impact the building outcome and discuss each option in detail with the client. For particularly difficult sites, we recommend a contour and feature survey be completed by a qualified surveyor as part of the consultation process. Your sales consultant can organize this on your behalf.

Design process Each design is created precisely to suit each block and specific client requirements. Our talented designers evaluate and consider all aspects of home design including budget, orientation, specification, lot restrictions, council and building codes. All of this in close consultation with the client to maximize the blocks full potential and achieve the best result based on the clients brief.

Design process Where appropriate, the client may wish to consider a range of pre designed models that may be suitable for the site. Starting with a pre designed home design gives the client a clear understanding and control of costs from the beginning while still allowing for flexibility within the design. Our sales consultants will guide you through the entire design process with the aim of providing the very best housing solution possible and only move to the next stage once the client is happy with the design outcome. Loom Crafts designs homes as per the site measurements, and the clients requirements and choice.

pricing & quotation Once the design has been completed and client approved, it is accurately assessed and a fixed price written quotation is presented with the final design sketch. The quotation is a summary of all the items as requested by the client with a list of inclusions and allowances for any site related issues that may need to be budgeted for. We provide as much up front information as possible on all associated costs that go with building a new home. It’s a good idea at this stage to consider any other items you may want included in the home although there will be other opportunities further into the process to have these priced. A thorough review of the project is undertaken and time lines are set out for the next stages.

preliminary works contract With the design and pricing completed, authorization from the client by way of the Preliminary Works. The Preliminary Works Contract confirms the pricing and design stage are now completed. More detailed plans will now be prepared along with all supporting documentation to facilitate a smooth passage through for building the home. All specifications of the materials and the building will be provided in the Preliminary Works contract. The construction of the home takes approx 30 to 60 days in our factory and approx 30 days at site, this depends upon the design selected and the area of the installation of the home. The delivery depends upon the work load with the company and change from time to time.
