Introduction• A lot of points raised from the lessons learnt

deal with issues related to sub contractors, main contractors, end users, consultants and/or end users

• For most of these points, we probably need to review our terms and conditions so as to mitigate these points in future

• Payment Terms of Sub contractorsPayment terms of Sub contractors were not done back to

back as our main contractAny Sub contracts should be back to back with ESIs main

contract

• Acceleration costs for Commissioning We had to work overtime and more hours to honour the 1st

October (panel on site deadline) and 15th November 2015 (AHU basic temperature control deadline)

Make client aware of what will be claimed for acceleration and meeting the dates given- include in Gereral Terms. Overtime %age acceleration rates

• Low level of installation of cables (outside ESI scope but getting into ESI panels)

The cable and canalisation installation must be to ESI standard of labelling, laying and overall general quality

We must put in clauses in our offer that unless cables are laid and installed to an acceptable level, ESI will not terminate

• Selection of Humidity/Temperature sensorSensors positioned in a place where there is a large amount of

turbulence due to lack of space on the AHUSensor positioning had to be co ordinated with AHU order... We

need to make clarifications with offers that all mechanical installation of Sensors and co ordination with main equipment is to be done by others

• Installation done by others not properly supervisedOn SCM PH2 When cable finished Panta used what ever came

was found. They used 3 x two cores instead of six core screened - result is intruder panel which is a mess . Elv rooms are a mess...we cannot hold demos in there

ESI need better supervision onto people carrying out cabling for us. We need to make the high level of cabling installation expected clear in our offer conditions

• Remote internet accessWe must have internet access on all sites to support these

properlyOur requirements for Internet access should be put in our

general terms (Give technical details)

• Sub contractors termsAll sub contractors must have a back to back agreement with

ESI's main contractThis must be made clear from onset (same terms for

technical and commercial)

• Ventilation fansNoise levels of fansIf Silencers are not included make this clear in our offer- you

cannot predict final noise levels

• Door accessories, door locks and door lock power supplies

Contractors are making it harder to get this selection rightESI to include in our offer a clause stating that ESI have to approve

and bench test the door lock and accessories before they are purchased. ESI to also include a clause that all setting and commissioning of door locks/accessories are not within ESI scope

• Commissioning of VAV boxesWhen commissioning these, our scope should be giving a 0-10Vdc

signal and receiving one from VAV. We were involved in the VAV commissioning - which was not our scope of works

Make this clear at bid stage- Anything which is not ESIs scope of work should be commissioned by others and not by ESI

• Field cable labellingsub contractor did not label the cable according to the

scheduleThe cable puller is to be made aware to label the cables with

the proper ESI cable description at both ends, and labels need to be protected against abrasion

• Cable testingCable Safety tests not doneCables should be tested before equipment is installed.

• Magnetic door Closers should be 100% alignedMagnetic door closers are very sensitive and need to be 100%

aligned to close door properly.

• 3rd Party informationIt is becoming very often that we start working on site

without having the proper information by 3rd parties. A lot of work is being done in vain as without the proper

information we try to guess. We need to stress out the importance to get the right information and if anything is changed we need to be informed immediately.

• 3rd Party informationMeeting before 3rd fix of devices done by Sub contractors or

other partiesWhen subcontractors are given 3rd fix of field devices. A

small meeting must be held between the involved parts as to try to reduce snags as possible.

• LicensingQuotations of DAC door licencesWhen quoting for a new DAC project we need to remind that

a license is needed per door limit. In my opinion the 32 reader license price must be taken in consideration, divided by 32 and add it to a door quote.

• Door ContactThe correct DC type need to be installed on the door, window

or any aperture. If not we should not accept it

• Cabling Type of Cabling usedOnly the right cables should be accepted without compromise

• Clean earthA Clean earth connection should be ensured.

• CCTV cable lenghtNetwork cable should not exceed 100m. Although everyone know this theory. Some might just ignore it.

• Cable testing by othersWhen contractors and or sub-contractors are contracted to

pass cables. Cable testing should be done by them and a test sheet sent

to us

• Cable marking by third partiesCable markings should be agreed before hand and ensure

that it is done.

• Installation of Field devices by third partiesWhen a field device is installed by a 3rd party we should

prepare the test sheets so that they can fill them up when testing. If these are not done we have to re-disconnect everything to do them.
