CREATING THE BEST PLACESIN ASIA

GLOBAL LANDMARK PROJECTS

“Companies must start justifying their worth to society, with greater emphasis placed on environmental and social impact rather than straight economics.”

– Dick Dusseldorp, Founder of Lend Lease, 1973.

This founding philosophy can be evidenced in nearly everything that we do. For almost 50 years it has helped guide us to become a global company with growth in Asia, Europe and the Americas.

At Lend Lease, we work with communities, clients and our partners to create positive legacies – from funding and managing projects and properties, right through to designing, developing, constructing and managing places that people live, work and play. We create vibrant communities, productive workspaces, retail destinations, and exemplary commercial and industrial environments.

WHY LEND LEASE?

For over 40 years, Lend Lease has helped to shape the skylines of major cities in Asia. We have had the privilege of working on some of the most iconic and high-profile projects in the region.

Lend Lease provides a comprehensive array of expertise across various sectors including retail, education, healthcare, life science, telecommunications, hospitality, commercial and industrial. Our end-to-end property capabilities, combined with an intimate knowledge of Asia’s markets, including local codes, strong relations with supply chains, as well as government and regulatory relationships and processes, means we can be flexible and confidently deliver quality and complete solutions to our clients.

Employing over 13,200 employees globally, our clients benefit from our wealth of global knowledge and experience, combined with local expertise. Our clients are ensured of consistent commitment to quality, safety and sustainability in all that we do. Our vision is to create the best places. This vision guides every single project we are a part of, big and small. Although every project we undertake is unique, we approach each one with a common commitment to provide optimum value and positive results at any one phase of the property lifecycle. We do this with a respect of diversity and the varying needs of diverse cultures. We pride ourselves on providing predictable outcomes, responsiveness, safe standards, sustainability, and long term return on investment for our clients, investors and the communities we serve.

EVERY DAY, MILLIONS OF PEOPLE AROUND THE WORLD LIVE, WORK OR SHOP IN ASSETS CREATED BY LEND LEASE

UNCOMPROMISING LEADERSHIP

We behave and operate in a manner which ensures we never compromise on safety.

We rely on having strong safety operating disciplines and on the positive behaviours of our people to achieve our commitment of Incident and Injury Free.

Uncompromising leadership is about setting an example and taking a strong stand when faced with any situation that compromises the safety of employees and contractors. We believe that there is no compromise between safety and business success, and that the behaviours of our people are critical to achieving an Incident and Injury Free environment.

We are committed to our belief that every worker should have the right to go home safely each day to their loved ones. This has required us to continually challenge business as usual and pioneer new means and methods that mitigate the risks faced by our projects.

OPERATING DISCIPLINE

Our operating discipline is to implement and embed world class processes to support our safety commitment.

Our Environment, Health & Safety (EH&S) Management System outlines the framework for managing EH&S at all levels of the organisation and identifies the Lend Lease Group and Regional governance procedures and responsibilities for EH&S. The Global Minimum Requirements are a component of the management system; they set out the minimum EH&S standards for controlling the risks associated with all of our operations.

PUTTING OUR PEOPLE FIRST

ON SAFETY

Our clients benefit from our commitment to safety. Safe projects have higher quality and less disruption than unsafe projects. We believe that every incident is preventable and that all employees share an obligation to actively integrate Incident and Injury Free into every aspect of their work. The belief is applied across our business and wherever we have a presence.

IT IS THE FUNDAMENTAL RIGHT OF EVERY INDIVIDUAL TO WORK WITHOUT FEAR OF INJURY AND RETURN HOME SAFELY EVERY DAY

ON SUSTAINABILITY

We recognise that our projects have a lasting impact on the people and places around them. Wherever we work in the world, we strive to leave a positive legacy.

Sustainability requires holistic thinking. We consider the environmental, social, ethical and financial impacts of every decision we make. Lend Lease took a leadership approach to sustainability by being the first global property company to be a signatory to the UN Principles of Responsible Investment. We are guided by a set of sustainability aspirations, ranging from constructing carbon zero, independently green-rated buildings to creating long-term job opportunities for local communities and setting international benchmarks in performance. These are not just ideals, but goals we consistently strive to achieve.

80% OF THE BUILDINGS THAT WILL EXIST IN 2030 ARE ALREADY STANDING TODAY, HIGHLIGHTING THE CRITICAL IMPORTANCE OF ‘GREENING’ THESE OLD BUILDINGS TO REDUCE THEIR ENVIRONMENTAL IMPACT FOR THE FUTURE.

We build sustainable and green initiatives into each and every one of our projects, whether we are creating new buildings, or refurbishing existing buildings.

Cross Laminated Timber (CLT) is an innovative sustainable building material manufactured by binding layers of timber staked at right angle to produce a solid timber panel which can support heavy loads like the structural and non-structural components in buildings.

The material has been used in Europe since 1990 and after three years of research and development, Lend Lease has introduced the world’s tallest timber apartment building in Melbourne, Australia, called Forté. In Asia, Lend Lease is working towards introducing CLT as an innovation that would improve construction productivity significantly as well as bring a much needed paradigm shift to our building industry.

INFRASTRUCTURE

What does it mean to be a leading, fully integrated international property and infrastructure group?

Our clients and investors can choose to leverage our strengths and local expertise at any stage of the property and infrastructure spectrum – from Development, Investment Management, Construction, and Asset & Property Management, or partner with us through the complete journey. We also own and co-invest in both property and infrastructure.

TRUSTEDINVESTMENT MANAGEMENTLend Lease has over 50 years’ experience in investment management, having launched Australia’s first unlisted property trust in 1959 and one of the nation’s leading unlisted wholesale property funds in 1989.

Lend Lease’s global investment management platform spans Australia, Asia and the UK. Our focus has always been on building long-term sustainable relationships with investors. A history of strong relative performance and quality corporate governance practices are two of the main reasons wholesale investors choose to partner with us.

Our competitive advantage is that we do not outsource. In Asia, Lend Lease can source the best property opportunities, structure the right deal to acquire these opportunities, and work with our investment partners to fund these acquisitions.

We invest and manage on behalf of institutional investors, including pension funds, sovereign wealth funds, investment managers and insurance companies, giving our investment partners access to quality property assets across the risk/return spectrum. We also use our own in-house development and property management, research, project management and construction skills, allowing Lend Lease to achieve above benchmark outcomes on behalf of our investment partners. Expertise in all these functional areas means the creation as well as the active management and assessment of an asset is focused on delivering superior asset performance to maximise investment returns.

Lend Lease’s investment management capability in Asia complements the world class product creation capability of the broader Lend Lease Group. Lend Lease is committed to tailoring investment solutions to our clients’ needs to build sustainable partnerships for long-term success. We adopt a consultative approach, aligning with investor interests to build sustainable partnerships for long term success. This enables the delivery of a range of global real estate products and solutions tailored to the needs of institutional investment partners.

We believe that environmental and social outcomes deliver long term value for investors. In 2014, Lend Lease’s Asian Funds have taken top positions in the Global Real Estate Sustainability Benchmark (GRESB) survey.

We operate with strong relative performance and corporate governance, transparency and accountability. As one of the few investment-grade-related development entities in the business, we are listed on the Australian Securities Exchange.

DELIVERING THE NEXT GENERATION

Through design and investment in new technologies, we are committed to delivering the next generation of sustainable property solutions, from environmentally accredited buildings to large scale, low-carbon communities. Lend Lease is a specialist in managing the entire development process, from acquiring land parcels, to consulting with local authorities, to project management and leasing, in sectors such as retail and senior living.

In Asia, Lend Lease has undertaken fully integrated retail and mixed-use development projects such as 313@somerset and Jem in Singapore, as well as Setia City Mall in Malaysia.

313@somerset is Lend Lease’s first major retail development in Asia delivered through our integrated property capabilities. The multiple award-winning retail centre houses the latest flagship concept stores in fashion and lifestyle, right in the heart of Orchard Road. The Jem mixed-use development, comprising both retail and office spaces, is the first site developed for the Singapore Government’s Jurong Gateway 15 year masterplan. It is the first mixed use development in the country to achieve a Singapore Building and Construction Authority Green Mark Platinum award based on the version 4 rating. The development also received the Gold award in the ‘Best Innovative Green Building’ category at the Marché International des Professionnels d’Immobilier (MIPIM) Asia Awards 2012, in recognition of its exemplary and innovative green design features. Jem is Singapore’s third largest suburban mall.

Lend Lease also redeveloped Parkway Parade, one of Singapore’s most renowned suburban shopping centres. Executing a redevelopment of a shopping centre whilst the centre continues to trade is a challenging undertaking. Since its acquisition in 2000 by Lend Lease managed fund APIC 2 (now Parkway Parade Partnership) and subsequent redevelopment by Lend Lease, we have generated a return of 18% for the fund, outperforming the market. It also saw a 30% increase in foot traffic since acquisition, with an annual visitation of over 21 million.

Lend Lease has been creating innovative property solutions for more than 50 years, and has delivered some of the world’s most iconic developments, such as the Athletes’ Village for London’s 2012 Olympic Games.

SERVICESPROVIDING OPTIMUM VALUE IN EVERYTHING WE DO

At Lend Lease, we have a deep understanding of asset and property management. This combination of insights and results has allowed us to continue to secure and successfully manage numerous projects around the world over the long term. Through its 40 years of experience in Asia, Lend Lease has developed specialist capabilities in the retail sector, ensuring sustainable efficiencies while optimising income and investment performance. Around the world, we also offer extensive experience in property management for public institutions such as schools and hospitals in the UK, military housing communities in the US, as well as residential and retirement living communities in Australia.

PROPERTY MANAGEMENT

Our property management services ensure the accountability for the day to day operation of the assets, and include services such as managing partner, authority and stakeholder relations, preparing and managing various aspects of the centre’s operations, leasing, as well as marketing of the centre.

Lend Lease currently manages a portfolio that includes flagship Singapore shopping malls such as 313@somerset, Parkway Parade and Jem.

At 313@somerset, we provide full property management services for this retail development on Singapore’s premier shopping strip of Orchard Road. 313@somerset is Singapore’s leading retail destination, providing mid level fashion and food in an environment where a unique sensitivity to customer service creates a refreshingly different

experience. It was voted one of Singapore’s top three shopping centres in a public poll, and was the first shopping mall in Singapore to roll out the concept of a green lease to its tenants.

We are also managing Setia City Mall in Shah Alam, Malaysia. Setia City Mall was delivered through Lend Lease’s integrated capabilities, and is a fun, mid-market family shopping centre with expansive green spaces that spans approximately 65,000 square metres. The mall features 22 major retailers and 230 specialty stores across four levels. Four days into its opening, it saw 260,000 visitors through its doors.

ASSET MANAGEMENT

Lend Lease is one of the pioneers of asset enhancement to existing assets, and it remains one of our core competencies of the Group, with an accountability to improve the long-term performance of the asset. This includes strategic and competitive research, preparing a long term forecast plan identifying risks and opportunities, stakeholder relationship management, and strategic recommendations for the asset. In Singapore, we manage Parkway Parade, one of the country’s oldest and most popular strata-titled suburban malls. Parkway Parade was one of the first shopping malls in Singapore to achieve the BCA Green Mark Platinum award (existing buildings). Following its refurbishment, it has been 100% leased through Lend Lease’s managed services and has seen 21 million visitors to the mall annually.

APPROACH TO OPERATIONAL EXCELLENCE

DELIVERY THAT IS COMPLETELY SUITED TO OUR CLIENTS’ NEEDS

Lend Lease delivers our projects through a system of integrated solutions, delivering the highest quality services across the whole property spectrum including project management, construction and investment management that optimises the project objectives.

Lend Lease is a pioneer in the deployment of Integrated Project Delivery (IPD) principles and processes. It is the collaborative process in which key stakeholders are brought together at project inception to collaboratively develop a design that maximizes the project value drivers established by the owner.

Key to this is the adoption of the robust state-of-the-art Building Information Modeling and Management systems (BIM) at the design stage. BIM is as much about process as the advanced tools that allow everyone involved to have up to the minute information on the way a project evolves and how it is going to be built. Using our design experts and BIM system, plans contain a complete set of co-ordinated project information. This ensures constructability of a design is possible, conflicts and clashes are resolved, efficiencies of costs achieved and that programme, budget and timelines are managed. Any change of plan is quickly factored in and unintended consequences analysed and mitigated.

THE MAXIMIZED END VALUE IS WHAT REALLY MATTERS

The benefits of BIM are directly related to the collaboration of a project team comprising the owner, designer, construction managers, subcontractors and consultants. The earlier this team is formed in the design process, the greater the benefits. This collaboration drives innovation and ensures safer, faster, higher quality outcomes and enhances overall end value with a lower overall project costs.
