Prospective tenants have lost thousands of Rands paying deposits for fraudulently advertised properties. The internet boom has made it easier and easier for criminals to prey on prospective tenants. They produce an offer which often includes photos of a property and almost all of the information one one acquire from a legitimate landlord. However, there are a few ways to tell whether you are dealing with the actual owner / agent of the property of whether is is an elaborate attempt to rob you of your hard-earned cash.

Usually in a rental scam, the fraudster will place a bogus advertisement, either online or in the local classifieds, which will then bait prospective tenants. Before placing the advertisement her will do his research and obtain as much information as possible about the property. These advertisements often include photographs of the property and the fraudster will often include ‘ready-to-sign’ lease agreements which he has drawn up using a false name and contact details.

You, the prospective tenant, will come across the advertisement, and contact the “landlord / agent” offering the property. At this point the fraudster begins to spin you a well thought out tale, for example, he is out of the country on business, or he does not want to disturb the current tenants but he has photographs which he can e-mail you instead. Any excuse to avoid showing you the property in person. The fraudster will them make arrangements for the deposit, (and maybe even the first months rent), to be deposited onto an account, promising that on receiving the deposits he will contact you to make arrangements to deliver the keys to you.

However, in reality, after receiving the deposit, he will make a swift disappearance and become un-reachable on any of the contact details which he had given to you.

Avoid becoming a victim….

Trust your gut! If you do not feel that the offer is legitimate or sounds “too good to be true”, chances are that you are correct and could be dealing with a scam. It is not a good idea to continue pursuing a situation which makes you uncomfortable.

You should also;

• Investigate and try to find out as much information as possible about the property. Chat to people living in the neighboring properties to try confirm who owns the property, also try chat to the existing tenant to see whether all the information you have ties up.• If you still have your doubts, ask to see the Municipal account for the property, this will confirm for you who the registered owner of the property is.• If the property is being offered by an agent, make sure he works for a reputable estate agency and confirm with them that he in fact does work for them.

All said and done, investigate as much as possible, it is better to be safe than sorry. Ask many questions and make sure you are 100% happy with the answers you receive. Remember that a fraudster would also have done his home-work, enabling him to sound as genuine as he possibly can.

To move or not to move. This is a question many companies will face at some point. Moving your business can be a beneficial but at the same time daunting and costly challenge.
