An inviting and substantial entrance hall is accessed via the front door, with a bespoke staircase leading to the first floor accommodation, a single door through to the cosy and equally impressive living room. This area has triple aspect views to the front, side and rear of the property, double doors lead outside on to a pleasant courtyard/patio area, a real sun trap during those summer months. The centre piece of the room being the brick built freestanding chimneybreast with open fire.

Leading through to the hub of the home is a country style handmade kitchen dining area, a combination of fitted and freestanding work units are neatly arranged to provide excellent storage and work space options. In-keeping with this tradition is a stylish gas fired ‘AGA’, ample space for a large kitchen/dining table and splendid views prevailing over the rear garden and beyond. A door from the kitchen leads in to the large larder/pantry. Moving through to the inner hallway there are doors leading to the spacious utility area, a bright and airy family room and boot room with a further door to the outside. This space would be ideal as a playroom or reading area, a tranquil space to relax and enjoy the views over the garden. A further opening from the hallway leads to a utility area, with space for a washing machine, fridge freezer or tumble drier. To complete this area of the home is a useful boot room, with doors leading to the rear of the home.

Moving to the first floor, a large L-shaped partly galleried landing area has doors leading to all five bedrooms and family bathroom. The master suite is of generous proportions and has a stylishly fitted en suite with wet-room, a more recent addition added to this impressive home. There is a good sized separate dressing area to the side and dual aspect views to both the front and rear. Bedroom two sits alongside the master suite with built-in storage area and views to the front of the property.

There are a further three double bedrooms with the benefit of the guest room with further en suite facilities and the family bathroom with shower cubicle, services the remaining bedrooms. step inside

“I would say that the large kitchen and dining area is the real hub of our home,” says Angela, “and is where we tend

to spend an awful lot of our time. It’s a lovely

space in which we can come together as a

family and it’s also wonderful for entertaining.”

“The house is already very spacious,” adds Michael, “but we have managed to obtain planning permission to join the garage to the house, which has the potential to

almost double the size of the property.”

Outbuildings/OutsideThe double garage is immediately positioned to the side of the property with access via the boot room and gated picket fence from the front driveway. The eaves space above has been used in the past as a home office and is fully equipped to accommodate most businesses with fibre optic communications imminent. The area currently occupies a full size snooker table and space for a large desk and various storage options, there are also W/C facilities in this separate building. Positioned to the side of the private landscaped garden lies a substantial workshop which has versatility in abundance, the current owners use this area for mainly storage however, subject to the usual planning consents, this could be converted as additional guest areas to include, bedroom, lounge and bathroom facilities which would be completely separate from the main house. To the rear and side of the workshop is a tractor shed, garage, hay barn, two stables and store shed ideal for storing tack and feed. The lawned area of the gardens are scattered with a mix of fruit trees with mature shrub and tree lined borders which surround the outdoor pool and pool house, with a delightful adjoining lake. Adjacent to the pool is the gated tennis court, these areas sit side by side and work perfectly for any family who enjoy an active outdoor lifestyle.

Beyond and to the far of the property boundaries are several paddocks and grazing areas which are securely fenced and gated and have amazing views over agricultural and privately owned land.

PlanningOutline planning has been approved to adjoin the current house to the double garage and office/games room above, thus increasing the footprint of the property by an additional 50%. Further and more detailed plans can be obtained by one of the ‘Fine & Country’ associates in our branch.

TheSmallholding“The paddocks and outbuildings mean that it would

be possible to keep a wide variety of animals on a hobby basis,” adds Angela, “but also they have the added benefit of offering excellent small business potential.”
