This is an adaptive reuse project of a historic “auto row” showroom building in the vibrant neighbor-hood of Capitol Hill. The building currently sits vacant in a thriving urban village known as the Pike/Pine Triangle. It will be adapted into a mixed-use program consisting of restaurant, retail, office and apartment space, which considers and is inspired by the eclectic demographic that thrives in the area. The program will

bring a new life to the area creat-ing a synergy with the entire neighborhood to create economic and cultural vitality. The Pike/Pine Triangle is home to nearly 50 restaurants and bars, more than 30 shops, 15 coffee houses and a dozen galleries and theaters. Public transit is conve-niently located and small block sizes create a very accessible and walkable environment.

Located in the heart of the Pike/Pine urban village, 1520 acts as a community within a community. Inspired by intersections and the rhythm of the street, the design allows for all program spaces to connect and support one another, promoting social and visual interaction, chance encounters, and overall bringing the energy, movement and linear sight lines of the street inside the building.

Studio Inc. is an Architecture and Interior Design firm of 38 people located in an office and retail high rise complex located in Minneapolis, Minnesota.

The firm is in need of an office design that provides a progressive image, areas of collaboration and a creative environment that works within the parameters of a rect-angular floor plate. Furthermore, each studio, or “commu-nity”, will have a distinctive presence through the use of color and visual texture, which also provides intuitive way finding. Open Cscape Steelcase systems furniture and technology allows for collaboration within each community.

[ ]The office space breaks away from the repetitious grid and interjects the monotony of work by provid-ing spaces that stimulate, inspire and revitalize through a variegated internal landscape of projecting forms, visual texture, abundant lighting and areas of collaboration. All of which improves the efficiency of work flow and the happiness of the team members.

Urban Healthcare Clinic The Health Hub uses calming textures inspired by nature and an uncon-ventional yet comfortable palette in order to redefine the clinic environment and alleviate apprehension associated with doctor visits. The curving lines and use of wood add to the relaxed atmosphere is this new healing environ-ment. Moreover, the design of the layout also enhances the patient and staff experience. The exam rooms surround a central hub area which was designed to support the clinic staff allowing them to efficiently deliver services and create open communication lines with other staff members. The exam rooms use warm wooden cabinetry, which also hide the medical instruments, and are equipped with flat screen monitors to optimize the exchange of medical information between doctor and patient in a private setting.

The current building sits vacant and will be transformed into a space that will unite the surrounding communities and ultimately help combat urban sprawl. The building is adjacent to the University District and Downtown. It will be a place where local residences, business people and college students can gather and interact. The coffee shop will display local art and the flexible seating area can be used for gallery events. The live/work unit is connect by a sliding door on the interior and has separate entrances for business purposes. The exterior spaces provide areas for vegetation to grow and for people to enjoy the outdoors. The extensive green roof consists of mainly succulent plants and provides insulation to the spaces below.

][By creating mixed-use spaces and higher den-sity areas, access to everyday resources can be in walking distance or easily accessed by public transportation. Our communities can come together to form a complete whole, mutually supporting eachother.

It Combines a curving shape that represents the rhythm of jazz and a box repre-senting the structure of time.Grandma ChairHugs you, cradles you and rocks you. The curved plywood and cushions create a sense of protection and comfort. The recycled legs, hinges and fabric create a hodgepodge.

El Centro De La Raza is a community center that provides services to all people seek-ing a better life and are advocates of human rights. The remodeled conference room will allow community members to hold meetings in a func-tional and enjoyable space. It will also bring in more revenue in order to fund programs for the community. A flexible seating area allows for multiple table layouts. The design highlights historic pictures through a picture rail moulding that surrounds the entire space. The new ceiling slant creates a focal point for the large historic windows and allows more light to enter. Historic pendant lights, recessed cans and recessed spot lights are used for maxi-mum user control with multiple switch settings.
