While some may tell you the Southwest Florida real estate market in July is non-existent, we would tell you just the opposite! While a few communities have slowed down slightly, the overall market continues to remain active and consistent. The number of new listings in the Bonita Springs-Estero Market has decreased yet again by 13% over May 2012. Sales in many communities (such as Bonita Bay, Spanish Wells, and Gateway just to name a few) have increased or remained consistent, while inventory continues to decrease. Additionally, the average sold price in the market has increased by over 5% since this time last year. We soon will see fall buyers hit the market. If you want to sell your home, why not list now while the competition is less aggressive? This coming winter, inventory and price reductions will increase; put your property on the market now while those fall buyers are watching the market and planning to buy soon. Bonita Springs Market Trends Bonita Bay inventory continues to drop with just 160 homes available versus 175 just last month. That is 8 homes down from prior year and a whopping 55 homes down from January 2012! Bonita Bay has had more pending and active with contract listings in the last two months than any other two consecutive months all year. 19 homes closed in June 2012 and there are 20 pending and 15 active listings with contracts in Bonita Bay right now. Bonita Bay is proving to no longer be a seasonal community.
