DESIGN

Page 8: ITC SectionB

• The L-shaped architecture – Allows glare-free natural light in the heart of the building– Always keeps one part of the façade in the shade

• High ceilings– Affects the inside temperature and air quality, reducing

use of air conditioners

• Cooling effect by water bodies placed in front of the building

Page 9: ITC SectionB

WATER

Page 10: ITC SectionB

• 100% of the rainwater that falls on the building harvested – interlocking tiles designed

• 100% of all the water recycled including waste water through its sewage treatment plant

• Hosting of indigenous plants which require very little water.

• Waterless urinals

• Sewage treatment facility uses Fluidised Aerobic Bioreactors reduce the space necessary for the facility, power and operating costs

Page 11: ITC SectionB

ENERGY

Page 12: ITC SectionB

• Natural light during daytime -business concluded by sundown -very little energy to light the building at night

• The high albedo roof coating reflects visible and infra red radiations- reduces the roof surface temperature by 30 degrees and air conditioning usage in the top floor by 10-15%

• 250mm thick walls, double glazed windows and high performance glass reduce entry of solar heat by more than 65%.

• Sun used efficiently for all hot water needs- saved approximately 30,000 kilowatts per hour in 2008-09.

• Air conditioning is ChloroFluoro Carbon (CFC) free.

Page 13: ITC SectionB

AIR QUALITY

Page 14: ITC SectionB

• designated smoking zones in convenient locations with their own exhaust fans

• Open-able windows in 90% of all regularly occupied areas • an external air-economizer draws in 100% fresh air into the

building. • the CO2 monitoring system maintains carbon dioxide levels

based on the number of occupants and the conditions outdoors.

Page 15: ITC SectionB

RESOURCE AND MATERIAL

Page 16: ITC SectionB

• “reduce, reuse and recycle”

• over 40% of the materials used in construction available within 800 kilometers of the building site- cost effective and easy renewal

• Carpets made from 100% recycled yarn

• Storage bins on every floor for recyclable materials like paper, cardboard, glass, plastic and metals.

• WoW – Wealth out of waste initiative.
