Why go green?

You can save energy - and money Given the astronomical rise in fuel prices in the past few years, it's no surprise that energy efficiency is the top reason consumers choose green building these days.

Indian Green Building Council

IGBC((Indian Green Building Council) set out its journey to make India a global leader in green buildings in 2001.

The green building footprint achieved today is 224 million sq.ft and 347 buildings. The green building market in India is still only a trickle of the burgeoning Indian construction industry. To improve the quality of lives of every Indian, a billion green buildings are required - to live, learn, work, and entertain in a green environment. The economic downturn has made us all think hard about the value proposition of our investments. Green buildings are adopting integrated design rather than after-thought value engineering to optimize the life-cycle performance and return on investments.

IGBC`s mission is to reach out the green building concepts, services and products to every nook and corner of the country. IGBC`s engagement with all levels of the Indian industry helped spread the movement through local chapters. With 9 local chapters, today IGBC is represented in all regions of

India. 530 organisations have so far committed to the green building movement through the IGBC membership programme.

IGBC Green Homes Rating System

Indian Green Building Council (IGBC) Green Homes is the first rating programme developed in India, exclusively for the residential sector. It is based on accepted energy and environmental principles and strikes a balance between known established practices and emerging concepts. The system is designed to be comprehensive in scope, yet simple in operation.

Eligibility

IGBC Green Homes Rating System is a measurement system designed for rating new residential buildings which include construction categories such as ..--

Individual homes

High rise residential apartments,

Gated communities

Row houses

Existing residential buildings which retrofit and redesigned in accordance with theIGBC Green Homes criteria. The project team can evaluate all the possible points to apply under the rating system using a suitable checklist. The project can apply for IGBC Green Homes certification if it can meet all mandatory requirements and achieve the minimum required points.

ENVIRONMENTAL ISSUES IN REAL ESTATE DEVELOPMENT :

Why are sites with environmental issues a risk?

1.Even if the property is leased, building on contaminated property or being a tenant can involve complications. Issues include worker exposure during construction and business interruption if site work is required later.

2. The cost of the problem can often be unrelated to the value of the property or the size of the transaction. Because the cleanup of soil and groundwater is so expensive, a small parcel can have a big price ticket. In addition there can be cases where a relatively small source affects a big area, such as when gasoline leaks reach an underground utility line and spread over a large area.

3. Many environmental issues are hidden and require special technical investigations to detect. As we will discuss below, a site doesn't have to be a factory or even an old gasoline station to have issues.

4. Environmental laws cover a broad range of commonly used materials, including fairly common fuels, cleaners, alcohols, acids and solvents, just to name a few.

5. Use of many regulated materials involves some degree of release to the surroundings or exposure to people, e.g., use of solvents in cleaning engine parts or use of acids in etching, therefore use resulted in contamination.

6. Generally, known environmental risks are difficult to insure against, however, coverage for unknown risks is now becoming available where there has been an adequate assessment of the site.

7. The environmental issues may interfere with the occupant or tenant's ability to continue normal business operations during a cleanup. An example would be the disruption of business resulting from the removal of soil from a parking area or driveway.

8. In the case of successive tenants or owners using the same or similar regulated materials, it may be difficult or impossible to separate the effects of one tenant or owner from the other.

9. In the case of nearby owners or tenants using the same or similar regulated materials, it may be difficult or impossible to separate the effects of the nearby owners or tenants.

10. In some cases, there are state sponsored programs which limit the risk of certain types of contamination.

11. Despite the risks, there are ways to manage the issues and sites with contamination are increasingly involved in transactions.

How can we protect ourselves?

Environmental Site Assessments ( ESA )

It the Transactional Screening indicates that there may be issues, the investigation becomes more intense. At that point, environmental consultants would need to become involved in the process and to address specific concerns. The company might develop guidance for when the consultants should become involved based on the outcome of the Transactional Screen. Consultants should be pre-qualified and under specific contract, including all required terms. They should be obligated to provide site work in keeping with industry standards. The company should attempt to avail itself of the possible protections in using another ASTM standard "Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process," to the extent possible. This form sets the fundamentals for review of sites in a "Phase I" environmental review, now more frequently referred to as an Environmental Site Assessment or "ESA". It is however, not intended to be exhaustive and should be fine-tuned for particular sites and risks. Using the standard outline form from the standard helps in reviewing reports on many sites for completeness.

"If houses go green, they can save at least 30% of their electricity consumption and 50% on water. The cost of construction of a green house would cost 5% to 20 % more than a regular building depending on the facilities the customer wants, but there is a long-term benefit as you save up to 60% on power and water," says Deepa Sathiaram, who heads En3 green building consultants.

So what are the features that differentiate a normal house from a green' construction? A green building suitable for the city should have external shading, double wall (considering the heat penetration pattern of Chennai, only the west and south-west walls need to be constructed in this manner), and reflective tiles on the terrace to reduce heat and thereby save on air-conditioning. It should also have big windows so that sunlight is enough to light up the house during day. A green house puts rainwater to use in bathrooms and landscaping.

Given the fact that the property sector can play such a major role in the reduction of energy use and carbon emissions, it is worthwhile to map the current state of environmental management practices among the largest and most professional property owners: listed property companies and private property funds , This survey, which is the first of its kind, is intended to create an overview of the current level of integration of environmental management in all listed property companies and private property fundsacross the globe. The initiative focuses on two dimensions: the definition of an environmental management policy, and the actual implementation and measurement of that policy.The real estate sector plays a major role in energy consumption and carbon emissions. Buildings and their associated construction activity account for at least a third of world greenhouse gas emissions (RICS, 2005), while the U.S. property sector accounts for 70% of U.S. electricity consumption (U.S. Department of Energy, 2003). Building construction accounts for approximately 40% of the consumption of raw materials, including 55% of global wood consumption Some of the main issues that play a role inanswering this question include:· Real estate investors do not yet engage in large-scale energy efficiency investments because they are not aware of the profitable investment opportunities that are hidden in their buildings.· The market has not created the mechanisms and products to finance investments in energy efficiency.· The market does not provide the right incentives for building owners and managers to make investments in improving the energy performance of their buildings.· Recent market turmoil has diverted the attention of property investors and managers to resolving short-term, but immediate and important, other issues.

Sane .We have visited the site and asked the same set of Questions to the Mr. Sane, which were asked to other builders also .He answered all the Questions in a very Better manner . We are directly showing the answers which he has given to us . For Question set refer to Refrence Section at the end .Starting with Q3

3.He Is using French type windows in his projects , with Aniglare Glass Panes ( W Aluminium Frames ) .

4.He propose to use PV cells to convert Natural energy resources in to electric energy .but Till now he didn’t use it .

5.The selected alternatives do give a reasonably good performance in return , provided periodical check ups and maintenance is taken care of .

For e.g . The use of Pipe natural gas for either Heating or Cooling system . Comparing 2 energies ( gas and electrical ) from consumption and effective performance against building expenses , convenience , safety .

Also for e.g use of Recycled wood, wasted of local wood for doors of different types. ( use of Pine wood , FRP , HDF , RED MERANTI , SAL WOOD , etc .

6.The unexpected results may occure from alternatives materials are namely ,

Economical may workout expences . May recovered to handle carefully or by trained staff . May find hazardous to health .

We have visited one of the current going project ( MayFair Meridian ) of Mayfair Housing Group. We have also asked some questions to the Engineer and Project In Charge . They have also answered most of the questions which we have asked. We have made a list of points which we have collected from them after visiting the site and consulting the Heads.

1. MAYFAIR SHOWCASE HOUSING is a very famous building group in the Mumbai area .The main office is located at above mentioned address.

2. Till now they have done 10 successful projects , and also designed 11 future projects in various parts of Mumbai region .Their projects includes not only Buildings but also Bungalows , penthouses , showrooms , shops , offices etc .

3. This builder always prefer to use French type windows in his projects .He also using these type of windows in his current project of Township at Virar ( west ).

4. He didn’t think of using photovaltaic cells in his project because of financial budget .but he proposes to use a solar cells in one of his project at virar.

5. He said ,” Alternatives materials are used in virar projectSand—instead of using sand , a special material called “ Ceal Foot “ , which is similar to sand is Eco –friendly .

Rock—Rock is crushed and used. This rock is taken from bare land .

6. He don’t think that there will b any waste material remaining , if it remains , it will be use in another projects .

7. Most of the remain materials is used in the next projects .8. Noise control----

Use of French window which has double gearing ( also used in JVPD Project) . There is a gap between window glass for reflection of noise . Outer glass is of max. 8mm and min 6 mm.Water control---

Rain water harvesting plant is being used, which is in progress. Toilet water is recycled in recycled tank and the tank is located

at the basement.

11. They are using some of the G.G.I , He said ,” Eco-friendly and green interiors designs are should be incorporate . LEDs , light motions sensors , automation and sealed windows help conserve energy , while dual flush cisterns and low flow faucets help to conserve water .Natural fabrics with natural dyes should come to the forefront .

12.According to them their some projects are Eco –friendly .

13. They have special committee to handle the issues to handle natural disasters ,there building can withstand earthquakes.

14. They use wood just for doors less than 3%.No comments on future.

15. Advanced Technologies---

LED lights ( saves electricity ) Force Ventilation , which is done without electricity. Green certified paints which do not contain toxic Formaldehyde etc. Automation—under BMC control, sensors gates , sensors turning on

and off of lights done by automation .

1.At Andheri ( east ), near station, the group is doing project on full Town ship . Most of the buildings of society are completed, now they are making a 6 basement parking slots out of which 4 basements are fully Robotic to reduce the traffics .

2.Till now he has made 3 buildings at above mentioned address only and many more at various places . 3.He has also used a French type windows in his project for fresh air .4.He didn’t has the knowledge about the PV cells but he used a solar cells in one of his project to generate electricity .5.When we asked that if at some particular plans fails, then what about the alternatives then he told that he always have alternatives like if plan A fails then go for plan B and so on.6.About the waste material he told that, when we complete our project there is always possibility of waste remaining so the reusable waste he will use in the next project and the non-recyclable waste are Dumped into Debris .

According to him there is less possibility of unexpected results from the materials because he always use standard material like..the material has been brought from RMC(READY MIX CONCRETE ) Supply and he also uses FLYASH material for concrete which is a byproduct( waste from other big companies ) which is used after recycling .8. They also have consultant with the BMC regarding the pollution handling . They always take care of the types of pollution till the projects get completed . After that it is in the hand of the society members .9.They don’t have enough space to create the Gardens near project but they always do the plantation of tress all around the building .10 .As the BMC has committed that all the constructing sites should have the Rain Water Harvesting plants, so they also have one Rain water harvesting plant in the current going 6 basement for parking project .11.They are not fully know ledged about the Go Green Techniques but they used some like Rain water Harvesting plant and French type window . And if the budget allows then he will use some of the Go Green Techniques like of using sensor tabs or making of Gardens .12.According to him his all projects not fully but up to certain extends is Eco – Friendly . 13.Their projects can withstand the Earthquakes because they have one special committee regarding these types of Disasters to handle .

14. He also has concerned about the consumption of Raw material and woods that’s why he uses byproduct like Flyash for concrete . He don’t want to comment about future . 15 .The Advanced Technologies he used is big Cranes , powder coatings , Green certified paints , Robotic parking slots etc.16.In his views Real Estate with Go Green Initiatives means Real Estate using the advanced technologies so that is can leads to saving energy , electricity , water etc. And human can live safely .

4. CHINMAY CONSTRUCTIONS 1 .Regd. Office : ‘RAIGAD’ , Rambaug Lane No . 1 , Kalyan (w) ISO - CERTIFIED We also visited to this building group. This is small construction group , not very popular one . We visited this site to know the facts that how the low budget builders are using G.G.I..or using it or NOT .We asked the same set of questions to one of Partner of this group, he answered all questions as---2.Till now we have 1 building at kalyan (w) , and this is our 2nd project. And we also plan for next 2-3 projects also.3.They don’t know about French type windows .They are using windows which is made of glass .4.No comments on use of PV cells or solar cells .for using these types of initiatives they need big budget also .5.They always have alternatives for any plan they decide , they try their best to achieve this plan .If some plan fails , at time , they go for the other plan reserved for this .6.if some unexpected results come from the alternatives then they will consult to their all staff and also to other building group friends .

Usage of LEDs and CFL Lamps

LEDs and CFL lamps are an excellent way of conserving energy; their intuitive, inherent technology allows significantly reduced electricity consumption for their usage. This not only results in more efficient usage of electrical resources, it also paves the way for major energy savings. Therefore, make sure you consider the option of using light emitting devices like the aforementioned, for your construction.

Usage of Solar Panels

Solar energy is one major energy source that is not going away anywhere, anytime soon (or so it seems!). Thus maximizing the usage of solar energy in real estate constructions makes ample sense. The relatively high initial costs of solar panels is what keeps a majority of realtors away from considering the usage of solar panels as indeed the overall implementation of solar energy in buildings. Yet, one should look at the long term implications that such an initiative would have, particularly the huge cost savings.

Thus, as we can clearly see, the green initiatives that can be taken in real estate are numerous. Ultimately, common sense coupled with a drive from within to implement such initiatives and make a difference to the environment would be the key factors in ensuring that these steps see the light of day. The only deterrent for going green, apparently, is the myth that project costs are prohibitive and unaffordable!
