In the coming EU financial perspective of 2014-2020, the city authorities are planning to continue very dynamic investment policy. Now it is time to modernize and integrate the regional communication network. The project involves rearrangement of the current train station (PKP) area and construction of a bus station (PKS) in the direct neighborhood. At present, the two stations are located at a considerable distance from one another which makes travelling via Lublin more difficult. In the same time, it also causes organizational dilemmas for the municipal transportation since it requires the two centers of transportation to be connected with the city in an equally intensive way. Integrating the entire passenger traffic in one place would not only facilitate interconnec- ting and commuting to the suburbs and neighboring towns but also improve the internal municipal community transportation system. The goal of the new investment project, which is referred to as the Construction of Metropolitan Intermodal Station, is to provide modern and convenient infrastructure for the new bus station next to the existing Railway Station. The related opportunities for financial investors are ample: the building will be located next to a major transportation hub and the Local Spatial Management Plan for the area allows a great variety of activities to be located there. Therefore, it will be possible to consruct a medium-size shopping mall, office spaces and accom- modation facilities. The investment project presented here for your consideration involves financial contribution for the construction of a new Lublin Bus Station together with a modern shopping mall, office space as well as some hotel premises. The investor together with the municipality and a developer will create a special-purpose entity. As a result, the profit will be earned chiefly out of lease agreements signed with tenants.
