VIEWS ON SUSTAINABILITY: India is probably the onlycountry that has sustainability in housing but we havenot delivered it to the customer. In most places, eitherthe money or technology is not available or thewherewithal is unavailable. The irony of India is thatwe have everything except delivery of goods. Everyproject of ours is sustainable.

VIEW ON HIGH-RISE BUILDINGS: They are inevitable. Anyplace with high population density has no option but totake this route. Only the US has the luxury to go tosuburban and built infrastructure, which is veryexpensive. India has to go high rise.

Thus, more and more projects are growingvertically, while many other cities in India have theluxury to expand radially. It is important that high-risesare safe, not just structurally but from the point of view ofsecurity. They should have clearly designated communityand service areas, professional property managers toensure high standards in upkeep and maintenance, alternate power supply and emergency power backupand proper parking facilities. It is also essential to havethe infrastructure to support occupants in terms ofvertical transportation, electrical/ mechanical risers, etc.

SIZE OF LAND BANK: 452 acre as on March 31 2009

COMPLETED PROJECTS: 70, in Bengaluru and Mysore

PROJECTS COMPLETED IN 2008-09: Brigade Harmony, BrigadeParamount, Brigade Lakeview, Brigade Odyssey and Mercure Homestead Residences inBengaluru; Brigade Tiara, Brigade Elite1 & 2, BrigadeElegance, Brigade Habitat, Brigade Citadel and BrigadePoint in Mysore.

VIEWS ON SUSTAINABILITY: Integrated enclaves are the onlyroute to sustainable urban development. They combineresidential, business, social and commercial spaces andcreate new pockets of urban activity, helping to ‘decongest’the city. Further, enclave campuses give residents theluxury of excellent amenities, complete security and ahigh-quality environment. It’s not surprising, then, thatenclaves are now the preferred choice of city dwellerseverywhere, including Bengaluru. Brigade Group is apioneer of integrated enclaves in Bengaluru, with trend-setting projects like Brigade Millennium, BrigadeMetropolis and Brigade Gateway.

VIEWS ON HIGH-RISES: In urban cities where availability andacquisition of land is a problem, high-rise buildings are theanswer to future development as you can develop thesame amount of built-up area in 1/6th or 1/10th of theland area. They offer better open spaces, better light andventilation and put less pressure on civic authorities toprovide civic amenities like water and sanitation. High-riseconstruction is akin to an intensive development comparedto a layout, which is an extensive development.

VISION FOR THE FUTURE: To be the most admired realtygroup in India, continuously upgrading its capabilities inevery sphere of its activity, to the delight of customers and stakeholders.
