Conceptual images of the proposed facade improvements were presented to Council as part of the staff recommendation report. In both situations, a modern facade design was initially proposed. Due to cost considerations both applicants are seeking to revise their concepts and are seeking a more "heritage" facade design. The revisions are supportable in principle. Staff will work with the applicants to achieve satisfactory final detailed drawings. The owner for the 14 George Street project has requested an extension to the deadline for the completion of their project, as they have had difficulties in obtaining final quotes for some of the proposed works and unanticipated complexities with their other project at 6 George Street, which incurred more time-consuming complications than initially anticipated. Staff supports an extension to June 31, 2015. Overview

3) THAT Council approve an extension for the completion of the works under applications P75CE FA13-004 and P75CE BU13-004 (14 George Street North) to June 31 2015 and that the applicant shall be required to sign an amendment to the fagade and building improvement program agreements to reflect the extension

Background

Council approved the 40 Queen Street West fagade improvement project and the 14 George Street North fagadebuilding improvement project in June of 2013 The 49 Queen Street West fagadebuilding improvement project was approved in June of 2014

Current Situation

Changes to Fagade Design Concepts

Two projects are seeking changes to their fagade design concepts from those presented to Council These are 40 Queen Street West (Mortgage Architects north side of Queen Street just east of George Street North) and 49 Queen Street West (Brampton Dental Centre southeast comer of Queen Street West and George Street North)

The staff recommendation reports for the approval of the 40 Queen Street West and 49 Queen Street West projects show fagade improvements that would implement a modern building design in terms of architectural style

The owners of 40 Queen Street West have contacted a number of contractors to obtain a quote for the proposed modern design and have received higher than anticipated quotations They continue to pursue better pricing however are seeking approval to revert to a more historic look to the fagade (wood panel cladding) as it may be more economical Attached as Appendix 1o this report is a conceptual historic fagade (as well as the original modern fagade design for reference) Staff would find a historic look acceptable for this property and are satisfied with providing the 40 Queen Street West project with the flexibility to proceed with either design

Staff had developed concepts for both a historic style and a modern style during the initial design discussions for the fagade improvement for this building (the owners preference at the time was for the modern style) Staff does not have a concern if the owner seeks a historic look for 49 Queen Street West It would work well with the proposed design for the adjacent 47 Queen Street West (Mr David Nava) fagadebuilding improvement Appendix 2 shows the proposed historic fagade design for 49 Queen Street West (as well as the initially contemplated design)

Given the circumstances staff is in support of extending the project completion deadline for 14 George Street North to June 31 2014

I have a request to make Iwould like to obtain an extension for the Facade program I understand Iwas to complete it by the end of this year however due to my Contractor being occupied with 6 George Street South they may not be able to complete the work before winter arrives on 14 George St

Therefore Iwould appreciate if an extension can be granted for another year so that we can complete the project next springsummer

Bernie as you know Idefinetly plan to proceed with the Fagade improvement at 14 George Str and your cooperation will be greatly appreciated and I hope that the Council will approve my request as you are aware I am very keen on having downtown Brampton look nice
