Hello, my name is Michael Gilbert, I'm a licensed realestate agent and I'm here in behalf oftenantmanagement.com.au. I'm here today to talk to youabout how long you should expect to find tenants for yourproperty. First of all, it can range from two days to even afew months. It can vary from property to property, fromlocation to location, so it's very hard to give you adefinitive answer on this, however based on myexperience, I'm going to give you the best run down I can.

First of all, if your property is over priced and under-presented, forget it. It's going to take you months. So let's assumethat the price is right that's comparable to other properties that are similar to yours in the market, it's presented correctly,it's ready to go for tenants to move in and it's advertised correctly. From day one and up to the two-week mark this iswhen you receive your best inquiries and the most inquiries that you will get on your property.

At the three-week mark, you should expect to have at least one application to process. When I say process, I mean check

through the references. At the four-week mark, you should have one tenant approved for the property and you should be

drawing the lease and organizing a move-in date. This move-in date could be up to approximately four weeks depending

on how much notice these tenants need to give at their old property.

But in my experience, I've duly negotiated this down to

around about two weeks. So without you guys having

to do the math, it's six weeks from the day that you

advertise your property to when tenants will actually

move in. That's based on my experience and as I said,

that can range from two days to even a couple of
