Earlier this year, existing inventory in the Naples, Bonita Springs, Estero market was being absorbed and fewer new properties for sale were coming onto the market. That trend continued during the third quarter, bringing more Southwest Florida neighborhoods closer to a 12-month supply of product, which is generally considered a “balanced market.”Closed sales units for the third quarter remained strong despite a slight downturn from third quarter 2009. Properties priced below $250,000 comprised 65% of all units closed in the third quarter, and continued to be the most active segment.

Closed sales above $1 million continued to strengthen posting an 8.5% increase over third quarter 2009.
