Heather Lake Homeowners Association Trustee Meeting Nutini Residence, 8595 Heather Lake Dr February 13,2014 6:30 p.m. Attendance: Trustees Present- Eric Jone, Tara Jones, Pat Martino ,Susan Nutini, Tom Nutini, Mike Smith Handoub: Financial Reports (Profit & Loss Budget vs. Actualthrough Dec. 2014, Open lnvoices - Exhibits 1A-1D, Revised Park Budget, Exhibit 2A, Evergreen Lawn and Landscaping Bid, Exhibit 3A Approval of Minutes Pending FinancialReport: - Mike Smith Mike presented the abov+mentioned reporF. Nine (9) properties have delinquent fees, The board discussed newly found information regarding the easements at the Glenhurst entrance, Mike made a motion to void the remaining balance of $67.50 on lot 2. Tara seconded the motion, The motion unanimously passed. The boad agreed to go forward with allowing the homeowners to maintain the easements with defined terms outlined and put in witing. Tom will make a follow-up phone call and Susan willdnafi a letter of agreement. An installment plan agreement was e-mail approved by the board and sent on 2.6.14 to the owners of lot '13 in response to their payment proposal (mail date of 1.22.14). No response received from the lot ownen at the time of this meeting. Mike informed the board via e-mail (2.2.14) of receipt of the new tax bill. The total bill is 41% more than the 2012bill. Mike completed, and will file the necessary papenrvork with the Fairfield County Auditor to appeal the increase. He will update the proposed annual budget to reflect the new amount. He submitted a bid from Evergreen Lawn and Landscape LLC and made a rnotion to accept tlre bid. Pat seconded the motion, Motion unanimously passed. CIher Susan made a motion to accept the 2d bylaua draft received from K&C (1.6.14) with the only change being from President to Govemor. Pat seconded the motion. Motion unanimously passed. The board discussed the recent proposal received from the realtor representing lot 1. Susan made a motion to table the proposal pending approvalfrom the Fairfield County Regional Planning Commission and its committees, Eric seconded the motion. Motion unanirnously passed.
