The first half of 2014 was a very buoyant time in the Buckinghamshire property market with low supply and high demand. This resulted in a frenetic market with house price increases and many properties selling for in excess of the guide price. There was a huge amount of buyer confidence with many leaving rented accommodation to become owner occupiers again.

The second half of the year has proved to be a little more of a challenging market with a cooling off London market, general concerns over interest rate rises, upcoming general election and tougher mortgage eligibility criteria. The general consensus is that the house prices will have risen by approximately 9% over 2014.

Whilst the housing market has always been difficult to predict, we believe that 2015 will continue to be a challenging time and there could be an adjustment in house prices from the sharp increases of 2013/2014. However, we believe over the next two years there will be a gradual continuation of increasing house prices and there is no cause for alarm concerning a housing market ‘bubble’.

Despite all of the most recent reports on the housing market we have noticed an increase in the amount of ‘fully motivated and qualified’ buyers for quality properties in Buckinghamshire.

This has resulted in the ratio of ‘viewings to offer’ reducing and a continued strong demand for the upper quartile of the Buckinghamshire housing market.

As always, with a potentially challenging market we are confident that with highly experienced staff in the upper end of the property market, we can continue to find suitable buyers who are prepared to pay premium figures.

Buckinghamshire has some of the most stunning countryside in the UK, providing excellent commuter routes to the capital, which are continually being upgraded. In many places of the county the direct rail times to London, Marylebone are around 30 minutes on average. The county also provides some of the best grammar and independent schooling in the UK with many property buyers choosing this locality over and above some of the other parts of the country. Therefore, it is believed, the county will only continue to grow to become one of the most prized of the Home Counties.
