There are a variety of rea-sons why a homeownerchooses to demolish an

existing residence and build anew one of the same size onthe same property rather thanremodel. If the integrity of theexisting house has been com-promised by termites, rot orsettling, it usually makes moresense to build a new home,which, in most cases, will be amore valuable asset than an oldhome that has been extensivelyremodeled or expanded withadd-ons. In some cases build-ing new can actually be lesscostly than major remodeling.

A Palolo homeowner choseto demolish an existing 85-year-old home that had devel-oped major structuralproblems beyond what couldbe corrected in a cost-effectiveway. However, the owner wassatisfied with the size and basiclayout of the old home on the6,789-square-foot lot. It couldhave been a simple matter ofdemolition and construction ofa new house on the site, but notin this part of Palolo, where thesoil is unstable.

After Homeworks CEO Jim

Byxbee demolished the oldhouse and cleared the site,boulders were removed andstructural fill added to ensurethe new home would not shift.Byxbee noted that the move-ment of the previous structurehad been sufficient to preventdoors and windows from clos-ing properly.

The owner worked out a de-sign and floor plan with theHomeworks design/build team,and the result was a 1,552-square-foot Island-style homewith two bedrooms and onebath — that perfectly suitedthe lifestyle of the occupants.

The kitchen in the previoushome had been small andclosed up. The new kitchenopens to the main living areasand includes a walk-in pantryas well as abundant cabinetspace. Various convenienceswere specified, such as an en-trance to the kitchen from thegarage where the washer anddryer are located. Naturalcross-ventilation was createdby window placement and en-hanced by ceiling fans in theliving room, kitchen, and bothbedrooms.

Flooring in main living areas isAmerican Oak hardwood laminate. Finish selections were made from samples at the HomeworksConstruction Showroom.

right roofing materials foryour home or business canbe a challenging endeavor,especially when you’re un-sure of what is available onthe market. Many times thechoice is to replace existingmaterials with similar ma-terials. In some cases a ma-terial is chosen because itlooks good on a friend’s orneighbor’s home.

Here’s some informationabout various roofing ma-terials available in Hawaiithat may help you in your

selection of a roofing solu-tion or replacement.

Asphalt roof shingles area very common choice ofmaterials because of theirlow cost and proven per-formance. If you have asloped roof, asphalt roofshingles will provide atleast a 20-year perform-ance and at a reasonableprice. There are variousgrades of asphalt shingles,each with a longer termwarranty and are moreheavily constructed. Theone downside of asphaltshingles is that they trans-fer heat into the home

through the roof deck.There are new asphaltshingles available that pro-vide a cooler alternative,but they are more expen-sive.

Metal roofing materialshave become a popularchoice mainly because ofperformance and the vari-ety of appearances that areavailable. Many metal roof-ing materials are made tosimulate other materialssuch as wood shake, tile, orslate materials. These ma-terials are attractive, costmore than asphalt shingles,last for many years, and

have very good wind upliftratings.

Standing seam metalroofing also is another pop-ular choice in metal roof-ing. Metal roofing canbecome fairly hot, reachingtemperatures of up to 150degrees. New advances inmetal paints allow evendark color materials to getno hotter than 110 degrees,thus making these newroofing materials an excel-lent choice.
