8 HOME DECOR AND RENOVATIONS SEPTEMBER 2015

WHILE I LOVE SUMMER, AND I ENJOY IT RIGHT UNTIL I AM FORCED TO ADMIT I NEED A

SWEATER, I’m getting excited about autumn. I’m not ready to move my days indoors just yet,

but it’s the right time to start thinking about the transition.

It doesn’t have to happen all at once, but with fabulous fall pieces cropping up in all of my

favourite stores, it’s not hard to get into it. Rich colours, heavy textures and thick fabrics, you

can add layers to your rooms with throws, fresh bed linens; even change up the colour in

your accessories. You don’t have to spend a fortune to make some seasonal changes that will

have an impact. If you take a look at A ordable Luxury on page 29, Catherine-Lucie Horber

has some great advice on where to splurge and when to save.

You can also ease into the transition, bringing the outdoors inside with you, as Jo Alcorn

suggests on page 36. In a stunning small-space renovation she used numerous wood

elements to create a rustic chic look, including some favourite pieces that are reminiscent of

our outdoor spaces, from the live-edge stools and slab table, to the deer-themed wall decor.

Or, if you just can’t move on into the fall with grace, you can fi ght it. There are a lot of great

products that bring on the heat so that you can refuse to face the fact that we’re at the brink

of autumn. We’ve sourced some great items in The Scoop on page 15 that will keep you warm

and extend your summer.

If you’re looking for designer advice and inspiration, you’ll want check out our cover story on

page 16. We spoke to several of our favourite Canadian designers, and they dished on their

secrets to great design – from where they shop to their golden rules.

Whether it’s design or reno, we’ve got inspiration for your next project. Let us help you

transition and create that perfect place to get cozy this fall!

Good design looks e ortless and enticing. It

makes a statement as soon as you see it. It's

It o ers the perfect place to sit, to work, to put your

Don't you wish you could do that in every room in

Great design is a talent, a skill and a challenge.

Designers have to educate themselves on an extensive

list of techniques and styles. While some of us imagine

it would be a lot of fun to shop and decorate, it's

actually a lot of work and e ort. As fashions change and

trends evolve, it's a designer's job to know what trends

are coming, what styles will work and where to fi nd

1. CARROCEL ANTIQUES – TORONTO CARROCEL.COM

They have everything from fi ne art to vintage

accessories, including lighting and mirrors to large

scale upholstery like sofas and armchairs, and

their showroom is 20,000 square feet!

2. CB2 – CB2.COM I am a little obsessed with cb2,

I have to say! They are so easy to work with, they

have multiple locations, they have a ordable price

points (which I love because anyone can shop

there) and they are very on trend.

3. JALAN JALAN – MIAMI JALANMIAMI.COM

One of my favourite places to shop when I’m

in my other hometown of Miami, Florida, their

items are so unique and exotic. They carry lively

materials from bone inlay to teak and petrifi ed

wood. Many of their infl uences come from

Morocco and Africa.

Decor tip: 1.You can’t go wrong with a white

backdrop – it is the perfect blank canvas.

2.Anchor any scheme with black. 3.Never

compromise on quality.

Their knowledge is vast and their resources are seemingly

When you hire a designer, you don't just pay them to put pretty

things in all the right places. You hire them for this vast knowledge

- for their ability to coordinate the hardwood fl ooring installer who

needs a week, the supplier who needs six weeks to order your

sofa, the relationship with the stone company who is going to cut,

deliver and install a fi ve-fi gure slab of marble in your kitchen - all

while knowing where to go for the right linens, toss cushions and

table lamps. Never mind the hours of consideration, the drafts and

drawings – and the good ones, they still make it look easy!

But there are a few things to be learned from a designer, so

favourite Canadian talent and they've graciously shared some of

their secrets – from managing projects to favourite places to shop.

many shops scattered throughout the United

States, my two favorites are in Palm Beach and

Southampton, New York. Their general look is

much like mine – understated elegance with a

relaxed vibe with a hint of whimsy.

Decor tip: My best to decor tips are: Have

confi dence, don't ask everyone what they think,

hire a designer, do your research and start with

something you love as the inspiration for a great

space.

Golden rule: Never, ever, under any

circumstances live in the house while you're

renovating it! I will not work with clients who lives

inside the renovation. I just don’t. It’s a recipe for

disaster, a nightmare and should never happen.

People think they can handle it but they can’t.

it’s believable and always feels comfortable. I often fi nd

that a bit of unexpected whimsy is all that’s needed to

Without exception, my response is always - lighting. It’s

the single most important design element in a space.

1. Choosing the right size: when searching for a family room rug, always make sure it is large enough to sit the front legs of your sofa. The width should be the same as the sofa or a little bit wider. In a dining room, always center the table on the rug ensuring the rug is at least one foot around the table so the chairs fit comfortably as well. Always avoid a medallion pattern otherwise the table may hide the pattern.

2. Pattern and color: In a plain room (either by color or style) you are free to select a colourful rug, something to stand out and compliment the room. Don’t be afraid to play with color, texture and pattern. Choose freely and create your masterpiece!

How do you decide what style, pattern or size is right for you?Follow these two simple steps to choose the best rugs to suit your room.

3. IRONGATE – NIAGARA IRONGATEGE.CA In the

Decor tip: A successful outdoor room has a

purpose is great for a small space, the outdoor

rooms that makes us “oooh and aaah” are the

ones that require no explanation. Treat each

outdoor room with the same care and attention

you would an indoor space.

Golden rule: For every outdoor room, include all

of the exact same elements as an indoor space.

Outdoor rugs and outdoor lighting are the key

components that most homeowners overlook.

They really fi nish o every space, and yet most

homeowners rush out to buy them at the last

3. IKEA – IKEA.CA For my day to day needs I love IKEA!

No other company has the breadth of products, and that

range truly allows creativity in design and budget.

Decor tip: Before buying anything, decide on an overall

design direction and palette. Put together a selection of

colours and materials and then keep referring back to

that as you go, room by room. If you maintain continuity

on the overall items, you can add individual personality

and design for each room and it will still tie together.

Golden rule: I’m an advocate for choosing an overall

timeless design to make sure the fi nancial investment in

design has lasting power. But make sure you keep fi ve to

10 per cent of the budget for splurges and those special

touches that really make the deign noteworthy.

Tribute

By Olivia Bowden

THE TRAGIC PASSING OF CANADIAN DESIGNER AND TV personality

Christopher Hyndman on August 3 has been met with an outpour

of grief from the Toronto community and beyond.

Canadians have expressed their love and appreciation for

Hyndman’s charisma, warmth and magnetic personality, drawing

millions of viewer to CBC’s daily afternoon series Steven and Chris.

Celebrities, designers, friends and fans of Hyndman

expressed condolences on social media and at the CBC

memorial.

Hyndman, at age 49, was one half of the dynamic TV duo

Steven and Chris, a show he co-hosted with his long time

partner and spouse Steven Sabados.

In its eighth season, rating agency Numeris reported 8.52

million Canadians watched Steven and Chris, a lifestyle show

centred around Sabados and Hyndman, and their passion for all

things design and lifestyle.

A CBC darling, Hyndman’s career as a designer and dynamic

public figure has spanned over 23 years, hosting programs with

Sabados prior to their work at CBC-TV.

Sabados and Hyndman began their careers together with the

launch of the design company The Sabados Group, specializing

in event planning and set design in 1992.

They first hosted together with their show Designer Guys

on HGTV. Their chemistry, keen eye for design and Hyndman’s

contagious laugh pushed them towards the spotlight.

Oprah Winfrey even featured them on her show after being

impressed with Designer Guys.

Following a three-season stint on Designer Guys, Hyndman

and Sabados moved on to create their own show Design Rivals,

which focused more on the lives of homeowners and their

needs for their space.

In 2005, Sabados and Hyndman launched a makeover show

called So Chic with Steven and Chris. By 2007, it was clear that

Sabados and Hyndman deserved a more high-profile show

to connect with viewers who wanted to see more of them,

bringing them to their daytime talk show, Steven and Chris.

From a successful furniture line to philanthropy, these two

truly made an impact together.

Chris Hyndman will truly be missed.

TORONTO’S EAST END IS A VIBRANT COMMUNITY with an eclectic mix of

neighborhoods. The fresh foods of St. Lawrence Market blend with the

cobblestone of the Distillery District and contemporary, international style

of the King East Design District, weaving a tapestry of unique communities.

They criss-cross and overlap, blurring the lines of easy categorization. It’s no

surprise that this area is getting the attention it deserves – and if you’re looking

for decor, it’s a great place to shop.

It’s the perfect location for East United, a new, mixed-used development

near King and Berkeley. Every last detail is inspired by the east end. When it

came time for the fi rm Design Agency to design a model suite for East United’s

sales o ce, they made sure to source every last item from an east end store.

“Shopping in the east-end is phenomenally easy,” says Matt Davis, principal

and founding partner of the fi rm. “The King East Design District is mowing

Toronto over as one of the best places to shop for interior design.”

Davis sites the range of modern, traditional, and reclaimed stores available

to shop from in the east end, which allowed Design Agency to stage a funky,

high-low mix for East United’s model suite.

It’s a standout feature of this east end design district – it’s not just

highbrow and it’s not just budget-conscious. Elements of each can be found

– often in the same shop. It’s shopping local. It’s a way to create a synergy

with its surrounding community. It’s curating a room with fantastic fi nds. It’s

designing a space that is original and authentic.

Expert Advice

Craig Richardson is a vice president at TD Insurance

By Craig Richardson

HOME RENOVATIONS CAN BE EXCITING, as you watch your

house transform before your eyes. However, the road to a new

and improved property can quickly become stressful if you don’t

have an organized plan before work begins.

It’s often the financial aspects of a renovation that keep

homeowners up at night – a recent TD Canada Trust survey

found that 61 per cent of homeowners worry about cost

overruns on their renovations. One cost implication many

homeowners often don’t consider is the impact that a

renovation can have on their home insurance if they don’t call

before they renovate.

The result? If you don’t inform your insurer about an

upcoming renovation, and property damage or an accident

occurs, you could inadvertently invalidate your policy and

increase the chances of a major cost overrun.

When you tell your insurer about pending renovations,

they can ensure you’re adequately covered for any damage or

liabilities that could arise from work being done, reducing the

chance of an unexpected cost overrun.

ARE YOU INSURED?call before you renovate

Some homeowners still unwisely choose to keep

their insurer in the dark about renovations in an

attempt to avoid increased premiums. But, increased

premiums are a small price to pay when you consider

the alternative.

If an insurance company is not made aware of

renovation plans, big or small, a property’s original

insurance policy could be voided retroactively.

By not informing the insurer of the reno work, a

homeowner may be pouring money down the

drain by paying premiums for coverage they no

longer have.

Your insurance company can also help you

prioritize what renovation work you want to

complete. For instance, if a basement is being

finished, your insurer may advise reviewing sewer

backup limits and ensuring current coverage is

adequate. Additionally, your insurer can identify how

some renovations like replacing a roof or electrical

wiring may lower premiums. Your insurer can also

identify whether certain aspects of your renovation

will trigger exclusions under your policy in the event

of a loss or damage.

Bottom line, renovations require patience

and careful planning to ensure you’re setting

yourself up for success on all fronts – budget,

worry-free renovation process and, most

importantly, an end-result that reflects all of

your planning and investment.

a glamourous look and feel. Metallics

and crystal do not have to be used in

large quantity, but a repetitive amount

nailhead studs around the headboard,

the benches at foot of the bed and in

accessories. A few extra touches of crystal

in the chandelier and the side lamps also

helped further achieve the glam feel.

The ‘sum of its parts’ concept holds true

when looking to create an a ordably

designed space that looks luxurious and

elegant. It is not about the price of each

item, but the combination of the items

combined that makes all the di erence.

We like to assure people that they don’t

have to spend a fortune on every item

as long as the budget is spent wisely on

items that matter the most – that will

have the right impact. That is what smart

design is all about!

CONTRARY TO POPULAR BELIEF, a hefty budget is not mandatory in order to create an

elegant and glamourous room. The secret lies within the art of skillfully creating the

perfect balance. The overall feeling when you walk into a space is comprised of many

di erent elements working together. By carefully selecting the right pieces, the end

impression will be very similar whether you spent a high end budget or a moderate

one. I fi rmly believe in this, and have founded my design fi rm’s philosophy around it.

In this beautiful bedroom, we wanted to designed a space that felt glamourous; rich

in textures; bold; elegant – but also timeless – without breaking the bank. It is essentially

a monochromatic design scheme using blues and whites. Using bold contrasts of light

and dark is a great way to o er a strong, easy and cost-e ective drama.

Creating the look without breaking the bank:

1/ Creating a impactful focal point is key. In this case we used a traditional, bold fl oral

pattern in many shades of blues as the focal point. We had it custom made with our

artisans at a much more a ordable price then you could fi nd retail. We installed it very

high up on the wall, which really helps anchor the space.

2/ Using refl ective surfaces. Mirror is a super-easy and a ordable way to give the

room a glamourous feel. We used mirrored night stands complemented by elongated

decorative mirrors.

3/ Layer many di erent patterns together. In this room, the interest was created by

using a multitude of di erent, very complementary patterns together. The lighting

fi xture, the textured area rug, the beautiful quilt at the end of the bed, the pillows and

the headboard are all very bold and busy patterns. They are softened by the cream

MAKE RENOVATING EASY WITH

Modular Home Additions

“NO MESS, NO STRESS”

The company lives by their “no mess, no stress” motto. Anyone who has ever experienced the trials and tribulations of new home additions or renovations knows that this is a pretty ambitious statement for a renovations company. So, how exactly does Modular Home Additions do this? The answer lies in the fact that the majority of the renovation process is completed off-site in their warehouse. Meaning that any kind of renovation can be completed, even during our harsh winter months.

WHO THEY ARE

Modular Home Additions is your one-stop-shop for all your renovation needs. Whether you’re looking for interior or exterior renovations, they can get the job done quickly and easily. To kick-off your renovation process, Modular Home Additions will provide a free consultation, outlining the tasks and costs. After you choose Modular, their designers will create a 3D-rendering of your home, so you can fully visualize the project. They will also handle all the not-so-fun tasks such as city permits for your new and improved home. The service is impeccable and not limited to the warmer seasons. And best of all – they can install your new home addition in three days.

16 YEARS

After 16 years in the business, Modular Home Additions proudly announced a few months ago that they completed their 1,000th renovation project. This was a huge feat for a renovation company, especially one that has been around for only 16 years. And this is not the only ‘modular milestone.’ They were awarded “Best of Toronto 2013” in the home additions category from homestars.com, based solely on customer reviews.

HABITAT FOR HUMANITY:

After all the success Modular has experienced over the years, they decided there was no better way to express their

gratitude than to give back to the Toronto community. In 2014, Modular

Homes Additions partnered with Habitat for Humanity GTA to construct the

largest Habitat Home to date. The eight-bedroom, two-bathroom house

was built for the Costa’s, a 14-person family consisting of 12 children, ranging from pre-

RENOVATING YOUR HOME IS A BIG UNDERTAKING. IT TAKES TIME,

e ort and it’s a big investment. We did a homeowner survey in

January that showed environmental consciousness and energy

savings as top motivators for home renovations this year. The

survey asked how homeowners would spend $100,000 during a

renovation, and 80 per cent reported an interest in saving on utility

costs while 68 per cent claimed to be interested in environmentally

friendly improvements. In the renovation sector, that can mean

upgrading windows and doors; replacing insulation; and even

retrofi tting your home’s plumbing and electrical systems.

Measures to improve a home can quickly go beyond what you

can do on your own. When you work with a professional renovator,

you can renovate with confi dence knowing that you’re working

with someone who understands the rules and regulations that

like the RenoMark renovator and trade contractor

members of our Association have a strong

knowledge of municipal by-laws as well as the

Ontario Building Code – two very detailed sets of

rules that guide projects large and small.

They also abide by the Association’s Code of

Ethics and a renovator-specifi c Code of Conduct,

which you can view at www.renomark.ca. As part

of their work to advocate for their clients and

consumers in general, some of our renovator

members meet with municipal sta and local

councillors to educate them and provide real-time

examples of project demands and how process

delays can a ect timelines.

It’s important to understand that most home

renovations will require municipal building permits.

A professional renovator can assist in acquiring

them. They will also co-ordinate and schedule a

team of trades that work on di erent aspects of

your home at di erent times. A delay in permit

approvals can cost time and money. Our members

work with the city to improve the communication

fl ow and keep projects on schedule and on budget.

With increasing property values in the GTA,

many people are choosing to stay and renovate

their current home instead of moving. Renovation

spending increases on average seven per cent each

year across Canada, according to a TD Economic

report. Renovation is also a signifi cant driver of the

local economy, since products are sourced locally

and the businesses are housed locally.

There are many reasons homeowners decide

that it’s time to renovate. Working with a

table. It was a great spot to use a natural wood

inspired table. For this space I chose a gorgeous

six-foot-long, wood-topped table from Artemano

with sturdy metal legs to anchor the room. No piece

at Artemano is the same so you really get your own

signature piece with each item you choose.

Seating was carefully chosen. Two wooden stools

with raw unfinished edges — also from Artemano —

add a farmhouse twist. For small space dining areas,

choose chairs or stools that tuck under the table

when not in use. This leaves more room surrounding

the space when seating is not in use.

Another trick is to choose Captain’s chairs that

are thinner in design. The ones I chose tuck easily

into the table, which makes it easier to move around

the room.

Table settings are a great way to make a style

statement in a small space. I used a mix of bright and

bold patterns from HomeSense to create a colourful

brunch setting.

Lighting is also essential in a small space. For this

space I chose a funky modern light that casts great

shadows at night, and by day is beautiful enough to

be considered art. The understated finish doesn’t

steal attention from the rest of the room.

By carefully piecing elements together, this small

space has become both more functional and more

beautiful, and adding just that perfect amount of

elements from the outdoors makes it easier to move

back indoors as the weather cools.

a bit sad to be losing all the

wonderful outdoor space and fresh

bring some outside elements inside

to help maintain that outside feel –

Recently I was tasked with

creating a dining space in a cozy but

space-starved room, and I thought it

was the perfect space to infuse a bit

of the outdoors.

It was a challenge, but the

awkward five-by-eight-foot nook

now works beautifully. It is a great

space that brings in outdoor elements so you can cozy up for

a cup of coffee or a family brunch on a cool crisp fall morning.

It’s important to exploit every square inch of wall, floor and

surrounding space in tiny rooms. I use visual tricks to create

the illusion of roominess. Instead of using one large piece of

art, I prefer to use multiple smaller pieces which makes a space

seem more expansive. Here I used a variety of art from an

online printing website called Posterjack. (You go online, pick

the art you want to use – or you can use your own photos –

pick the frames, colour and they ship it all to your door.)

To enhance the outdoor feel on the feature wall I included

stag heads (faux, of course) found at HomeSense, mixed with

art photos. The great thing here is that you can just keep

adding to the feature wall as you find things that match.

AS HOMEOWNERS, WE PAY ATTENTION TO THE VALUE OF OUR HOUSES.

We all know that for years kitchen and bathroom renovations have been at

the top when it comes to return on investment (ROI) but did you realize that

your garage is also at the top of the list? With an expected ROI of almost 65

per cent, according to Remodeling Magazine’s 2015 Cost vs. Value report,

having a garage is worth a lot of money. So why do almost 70 per cent of

homeowners admit that their garage is too full of clutter to even hold their

car? It’s time to take back all that great usable space.

Here are my five steps to helping you create a space that is more than

just a spot to put the garden tools.

1» GET EVERYTHING OFF THE GROUND The size of your garage is very important

when realizing its true value. If your garage looks big, it’s worth more! Being

able to see the entire floor makes a room more spacious. Utilize racks and

wall storage systems like the Gladiator GearTrack to get awkward items like

bicycles, rakes and shovels up and out of the way.

2» PAINT THE FLOOR OR ADD TILES Seeing as much of the floor as possible is

key to visually maximizing your garage, but no one wants to see a floor

covered in stains from the car or the lawnmower. Choose paint or a tile

designed specifically for floors so that it will last. When picking a colour, go

with something that will hide any future stains and marks. I personally like a

charcoal grey because it not only hides the scuffs from everyday use, it also

hides dust and dirt that blows in when the garage door is left open.

3» HIDE THE SPORTS GEAR Too often the garage becomes the home of bulky

sports gear like hockey bags or golf clubs. These awkward bags are always

getting in the way or falling over. Look for storage unit on wheels to hide

all of the uncooperative items behind closed doors. Now everything has a

place and is contained.

4» ADD LIGHT The biggest downfall of most garages is the lack of light.

While saving wall space for storage instead of windows is a great idea, it’s

very important to add light fixtures to ensure that your garage is bright. A

well-lit garage is important for safety as well. Being

able to see any possible hazards is very important to

ensuring everyone’s safety.

5» CUSTOMIZE TO MEET YOUR FAMILY’S NEEDS Like a

backyard, every homeowner uses their garage

differently. Having the ability to customize your

storage solutions is key to making any space meet

your needs. Choose a garage storage system that

allows you to build and customize based on your

available areas just like you would a kitchen; adding

shelves, racks and storage exactly where you need

it. Also consider choosing a system that allows you

to grow. Being able to add-on or make changes will

give you flexibility in the long term.
