Last September at the first ever Glamping Show, wehad an idea to produce a magazine for the trade. Weput a few issues out in the pages of our sistermagazine Holiday Parks Management, but thismagazine in your hands is what we planned andhoped for, as we toasted the success of theexhibition.

We sketched out a few of the ideas we thought wemight like to cover in the first few publications ofGlamping Business; planning, online booking,insurance, crowdfunding to name but a few.Somehow, we managed to get all of these subjectsinto this one issue and so much more besides.

To say this was a learning curve for me, would be acomplete understatement. I made contact with somany companies and consultants putting thismagazine together, that I nearly lost the plotaltogether, as Tony from Cedartree would attest, as Iasked him for a second time for copy he had justsent over!

Well, here it is, we hope you enjoy reading it asmuch as we did putting it together and we wouldlove to hear your feedback.

The UK is a nation of dog loverswith an estimated 8.5million livingin the country. For many dog-owners glamping is particularlyattractive because it offers the opportunity for the whole family to go awaytogether without the need for pet passports or other complications.

While there are some sites that are not dog-friendly, there are an increasingnumber that recognize the opportunities. If your site is happy to have dogsthen it may be a good idea to look at getting a listing on one of the manywebsites designed to help dog owners find suitable accommodation.

Your Dog Holidays (www.yourdogholidays.co.uk) is an excellent site withadvice on taking a dog away and Dog People (www.dogpeople.co.uk) has adirectory of dog-friendly accommodation, with a rating system. Dog Friendly (www.dogfriendly.co.uk) states it has the largest database of

dog friendly sites across the UK, listing 27,000 venues, from glamping toB&B listings. National glamping network Wigwam Holidaysis one operator that accepts dogs on some of its sites thatare located near fabulous dog walks.

“Holidays are for the whole family - no one shouldbe left out. Well-behaved dogs make perfectglamping companions. Some of our sites even havespecial facilities for pets, such as dog accessories topurchase on site,” says a Wigwam company spokesman.

Mark Burton of Tiny House hasredesigned some of his favouritetimber cabins into self-build kits –that even a novice can build. Thiswill save a fair deal of money intravel and build costs.

Ivor Williams has created a horse trailer that's been converted intoa mobile bathroom complete with a shower, a two-person hot tuband plenty of privacy.

Mattressman to the rescue!

According to The Japan Times,glamping is growing massively in thecountry.

Hoshino Resort Co., a leading operatorof resorts and hotels, opened Japan’s firstglamping facility, Hoshinoya Fuji, inFujikawaguchiko, a town in YamanashiPrefecture, in October.

The facility consists of 40 cabins in thewoods overlooking Lake Kawaguchi.When weather permits, guests have abeautiful view of Mount Fuji. Outdoors,

they enjoy drinks and meals by a bonfireand can stargaze from trees.

Accommodation doesn’t come cheap,starting from ¥45,000 for an overnightstay in a cabin, not including meals. Butat weekends, all the cabins are fullybooked.

“We welcome people who normallyavoid camping or outdoor activitiesbecause now they can enjoyextraordinary experiences withoutworrying about the bothersomepreparations,” said Hirokazu Sawada,general manager at Hoshinoya Fuji.

Neat RV Co. in the city of Chiba nearTokyo contributes to the growingpopularity of glamping by selling U.S.-built motor homes. These spacioushomes on wheels offer livingaccommodation, air conditioning,television, a bathroom and kitchenfacilities.

Airstream Site Set forLeicestershire

An Irish funeral director andembalmer from Sligo haspurchased a Boeing 767 aircraftfrom Shannon Airport which heplans to turn into unusualglamping accommodation in hisfield.

David McGowan (pictured left)wants to start a “QuirkyGlamping Village” in his field inEnniscrone, West Sligo — and hopes to host guests in convertedvehicles of various types.

The plane in Shannon was an engineless 159-foot long, 70tonne, Boeing 767 with a 140-metre wingspan left behind by aRussian company that went into liquidation and was firmlysealed with frozen bolts. Having bought it for 20,000, MrMcGowan then tried to figure a way of moving it by road. “Weput the whole process into place and engineered the whole thingand after eight months we found that there were two bridges inClare that we just couldn’t get under,” he said. Using a bargefrom Liverpool, Mr McGowan now plans to bring the plane upthe west coast to Enniscrone between March 21 and 26, duringhigh tide.

It’s a Plane Sailing for Irish Glamping Operator

A hay field in Leicestershire is set to become a luxuryglamping site with yurts and American Airstreamcaravans.

Hinckley and Bosworth Borough Council PlanningCommittee gave permission for change of use to theproject, which will be based near Ratcliffe Culey.Applicant Dom Such, an Airstream fan, can now forgeahead with the scheme which will offer 29 pitches forholidaymakers at Westlands Farm, off Sibson Road.

The proposal was passed despite objections fromWitherley Parish Council and neighbours who raisedconcerns over increased traffic, impact on wildlife, lackof privacy and the use of the facilities for permanentresidence.

In support of the application, Ian Ritchie, from RandArchitects, said: “Planning approval has previouslybeen obtained for relocation of a commercial business,however, the applicants who are the owners of the siteand also live there have become involved in theAirstream caravan community.

“They now feel from their attendance at a number ofcaravan rallies that there is a demand for a quality sitein this location. As you will be aware there are anumber of local attractions as well as notablerestaurants in Sheepy Parva and Twycross as well aspopular tourists attractions like Market Bosworth andTwycross Zoo.

“If successful the applicant intends to recruit and trainlocal young people to operate the site. The locationand natural boundary enclosure will ensure littleintrusion into the open countryside in visual termsand the site is remote from neighbouring propertiesand well set back from Wellsborough Road.”

As well as plots for Airstreams and yurts the parkwould also feature a traditional horse-drawn Romanystyle caravan. To offer a more comfortable stay all ofthe 29 pitches will be serviced by a Camp Plusbathroom unit, providing a toilet, shower and sink,which will be connected to the foul drainage system.The proposal also includes a change of use from anoutbuilding to a communal area with laundry andwash facilities and a reception/shop.

To start with, just like any business, youwill need to carry out your marketresearch and see what demographic youroffering can attract. You need to decidewhat type of accommodation you wantto provide and how much you cancharge. There is a dizzying array ofcompanies who offer a vast range ofproducts, from the basic tent that costs afew hundred pounds, to the downrightopulent cabins or pods costing tens ofthousands of pounds. Then you have todecide how many units you can serviceand fit on your land and what type ofinfrastructure will you need to develop tomake and keep them operational. Thenafter all of this, you still need to find outif you require (and can get) planningapproval.

These are just some of the manyquestions that normally need to beaddressed before you even begin todevelop your business plan, andcontemplate what your glampingbusiness will be. However, in ourexperience this is where many peoplehave stalled in the past, not because theland was not suitable, or they were notcapable of executing on their vision, butbecause of the significant capital

investment normally required to purchasethe glamping accommodation and gothrough all the steps required to openand successfully operate a profitableglamping business.

For me, success in business is achieved inpart through removing the barriers thatstand in the way, be they financial,operational, or logistical. My goal whenfounding Glampotel, was to create aunique glamping opportunity thatallowed people to execute on their vision,expand their existing business, andmaximize their current investment,without the need for a large upfront cashoutlay.

I also recognized that it was essential thatproperty owners to not be required to doanything that was significantly differentto the way they already did business. It was also important to develop aproduct that was eco-friendly, off-the-grid, and minimalized the impact on theenvironment and surroundings, so ifplanning permission was required, thenthe authorities would look on thatapplication favourably.

Furthermore, we wanted to be additionalto the property owner’s current business,and so the units needed to be able to beconstructed and positioned in locationsthat didn’t reduce the amount of tentpitches and caravan standings, orencroach on other areas that alreadygenerated income.

We aimed to deliver a turnkey productthat was not limited to just the supply,construction, and maintenance of theglamping accommodation, but alsoprovided support in the providing ofmarketing, promotion, bookingmanagement, payment collection, andprovide everything associated withcustomer service.

Finally, I wanted to offer a turnkeyproduct with features and luxuries thatmade it stand out from the crowdedmarket place, offered an incredibleunder-the-canvas experience, and most

importantly would generate significantrevenue for the property or land ownerfrom the very first booking.

Firstly, “What are the best tents to usefor my glamping business?” Then,“How much do they cost and what’sthe return on investment?” Finally,“How long will they last and are theysafe for my customers?”

Actually, there are more questions to ask,including: Do I need planningpermission to put one up? Do I have totake it down and store it over thewinter? Do I need to waterproof it atany point against the elements? Howdo I fit a wood burning stove in it?

How do I keep it clean and get it readyfor the new camping season; and finallyand most importantly; How much am Ilikely to earn per year from my tent?

In this piece I will answer all of thosequestions using the example of a safaritent. The reasons for this are simple. Asafari tent is large enough to comfortablyfit beds for a family of up to 6 people,and still include space for luxury seating,a kitchen area, wood burner and opendoors to an outer area. It is also thecheapest option, has the best longevity /cost ratio, earns the most for a newbusiness and therefore has the best returnon investment, but I cover that in moredetail with figures below.

Although in our experience Airstreams ingeneral have the highest occupancy rates,the safari tent model has the bestfinancial returns and makes the mostsense to new businesses wanting to set upand start earning as quickly as possible.

When looking for your new tent you willneed to do your homework. There aresome very poor quality tents on themarket. Premium tents from a topsupplier will come with canvas that hasthe longevity of around 20 years and thechoice of steel or wooden frames that willlast for at least 10 years.

Look for tents with premium canvas thatis tough and fire retardant to stringentBritish Standards (essential if you aregoing to fit a wood burner) so they willkeep your guests safe, weather proof andwarm.

If you’re serious aboutsetting up a glampingbusiness you need to startthinking about the type ofservice you are going tooffer. If it’s one that willuse tents as a source ofincome then there aresome very importantquestions you should beasking your tent supplieror you could make somevery costly mistakes.

Do I need planning permission for thistype of tent?

This is an interesting question. The tentsare classified as temporary structures, so itis arguable that you do not need planningpermission, especially if you decide totake them down over the winter period.However, every planning department isdifferent and you may need consent for achange of use for the land or the baseflooring the tent is placed on, so youmust check this with your local planningoffice or ask a planning consultant to dothis on your behalf.

Do I need to take it down and store itover the winter?

While this is possible,and may help with

planningrestrictions,

there are some considerations for packingaway the tent over the winter. Firstly, youwill need a dry space to store theequipment. This has to be rodent-freeand the tent has to be packed downproperly to avoid any rips or tears.However, if you feel this is too muchwork or don’t have a storage area, somesuppliers offer a winter kit – an outer tentthat sits as a protective layer over the topof the safari tent when it’s not in use.

How do I fit a wood burning stove in it?There are a number of wood burningstoves and fitting kits available. Youcan do this yourself, if you are happyyou won’t wreck your new tent,however, there are fitting servicesavailable too.

How to I keep it clean and get itready for the new camping season?At the beginning of each season allyou need to do is hose down thetent and rub any marks clean with acloth. No chemicals are needed sothis is perfect for environmentallysensitive areas or organic farmland.

How much do they cost, what will I earnand what will the return on investmentbe?

Based on one example of a Superior 6m x7m Safari Tent at £3,696+vat* andallowing £2,000 for the base and internaldecorations, you can recoup the costs inas little as 3 months. Magzhan Omarkulov is still fairly new tothe industry but he has created 10traditional yurts so far, each one takingone to three years to construct, as everydetail is handmade. Key skills and cover to consider if you’re seriousabout glamping.Although the charm of Glamping lies in its quirkiness, it is still part ofthe hospitality industry and the same rules apply. It may be just you andyour family who work on the site, or you might employ a number ofstaff to help to run your business - either way you need to make surethat everyone is protected, those who work as well as stay with you.Your guests will see their interactions with you and your staff as animportant part of their stay - in the same way as they view theiraccommodation. With that in mind here are a few elements you maywant to consider:

! Public liability is there to make sure your business is protected whenit comes to claims from the public and guests. Slips, trips and falls areone of the key areas where claims are most frequent.! Employee liability is a legal requirement and is there to help protectyour staff. The key elements of running a successful business revolvesaround these people, so you’ll want to make sure they are well lookedafter.! There is more demand than ever fromcampers for sites that allow fires, in factthere is even now a website specificallylisting campsites that allow fires and thislist is growing fast -www.ukcampsite.co.uk. Yet, inevitablysome site owners still see campfires as a riskthey could do without. The question ishow big a risk is it really?

Most campers are pretty sensible peopleand just want to be outdoors and whatbetter way to extend those summerevenings than sitting around a campfireand what better way to educate childrenabout the do's and don'ts of fires? Thebigger question is probably, how manypeople actually know how to light a fireproperly? Not many - in our experience!

While these days log fires are more of anaesthetic pleasure, to provide warmth andheat to our homes, for many centuries theywere rather more fundamental to life. Afterall, it was fire that allowed us to boil waterand cook food - pretty important really forour survival, so one must not forget theimportance and relevance of woodburning.

A campfire provides the combination ofthe enjoyable ambience of the fire itself andthat forgotten joy of cooking over wood.There is nothing more pleasurable thanwood-smoked food, or exciting for kidsthan toasting marshmallows on sticks.

Now the campfire and the woodburningstove are even more popular thanksto the advent of glamping, theglamorous campingexperience which offersthe authenticity of thegreat outdoors withthe creature comfortsof a luxury break.

However, it's all verywell extolling thevirtues of campfires andcosy yurts, but there canoften be some annoying

problems associated withwood burning.

Site owners cansometimes decide toproduce their ownfirewood, only to findout it’s a huge amountof work. It can takeages to dry the woodproperly and is normallynever dry enough. Thenthere's the hassle of barrowingloads of logs to the yurts and wonderinghow to charge for the logs. Should it bepart of the package, charged extra, howmuch have they used, how do I measure itetc? There are so many questions and lotsof issues, not to mention how to keepeverything safe, where to have the fires andhow many?

For campers it’s a case of “how do I lightthe fire?” It can be difficult to get going,and if the wood's not dry enough,when it finally gets going, there issmoke everywhere…

Few people realise not only theimportance of really dry woodwhich makes fire lightingreally easy, but also the factthat dry wood provides amassive amount of heat whichmeans you use less wood and alsothat you will get very little smoke.

You can dry wood through a process ofnatural drying called 'seasoning' but it cantake up to 2-3 years to get wood down tothe ideal moisture content of below 20%and even this can only be achieved if the

wood has been cut and split intosmall logs. It's certainly a lot of

work and for all theprocessing equipment

required, quite a capitalinvestment too. Forready-to-burnfirewood – kiln-driedlogs provide theanswer. This creates

super-dry wood, whichperforms every time and

an absolute pleasure to use.

Few campsites have perhaps yetgrasped the idea that campfires

not only pull in the punters,but can also provide asignificant contribution tocampsite income. What’smore it really does notneed to be a massive

amount of work.

Why not make it really easy bybuying in bags of kiln-dried logs

with little packs of kindling andFlamers natural firelighters? You knowwhat you are buying, you know it’s theright quality, it's easy for campers to use,there's little smoke and because it producessuch a great fire you will find campersregularly come back for more! Increasingly a hot tub orspa have become popularas luxury accessories to theglamping experience, givingguests an experience theywill never forget, as theysoak beneath the stars.However, these types offeatures need carefulupkeep so that glampers donot leave with unpleasantor even life-threateningconditions to remember theirholiday by.

Legionnaires’ disease, for example is a typeof pneumonia caused by inhaling tinydroplets of water containing the bacteriaLegionella pneumophila. It is potentiallyfatal disease though most people whocontract it do survive but it can leave eventhem with life-changing conditions such aslung or even brain damage.

If you have any type of water containingsystem for use by guests, you are requiredby law to have Legionella risk assessmentscarried out on them all. Following theassessment you will need to put into placethe controls recommended; and to keeprecords of all these actions.

The first thing to do is to find a competentrisk assessor and The Legionella ControlAssociation keeps a register of reputablecompanies. The assessor should be able togive the customer copies of the findings ofthese checks and the customer would beadvised to ask to see, read and take a copyof such records.

If the owner of the system has the

competence to carry out thework himself, or employs a

person with the ability to do so,it is acceptable for him to

complete the work himself or in-house.

The types of systems described as risksystems by the Health and Safety Executivein their Approved Code of Practice andGuidance L8 and HSG274 Parts 2 & 3include spa pools (hot tubs), hot and coldwater systems, and any system containingwater that can create an aerosol and hasthe temperature to allow the growth ofLegionella bacteria anywhere in thesystem.

Later this year, HSG274 Part 4 will beissued – this will deal comprehensivelywith the control of Spa Pools. The watertemperature range that allows Legionellabacteria to grow is 20oC - 45oC and thegrowth rate is fastest at 37oC . Aerosol isproduced simply by breaking the surfacetension of the water, so a tap running intoa sink, a shower, water cascading or airblowing through water will all produceaerosols.

Systems such as spas or hot tubs presentsignificant risk and stringent controls mustbe put in place to minimise the risk ofpeople contracting the disease. Othersystems which need to be risk-assessed willinclude amenity blocks (hot and coldwater systems, ice making equipment etc),showers, en-suite systems, irrigationsystems, and indeed any other system thatcontains water.

The risk assessment will indicate thedegree of risk presented by the systems andthe assessor will issue a report that includesthe actions required to bring that riskdown to as low as is reasonably practicable,to minimise the risk of anybodycontracting the disease. It is also necessaryfor unusual operating practices to be takeninto consideration by the assessor andcontrols need to be put into place in theevent of maintenance, low use periods,actions to be taken after a prolonged shutdown or period of no use.

It is important that the owner of thesystem instigates the control regimerecommended by the assessor in order tominimise the risk as failure to do so haspotential legal consequences and the ownerof the system may have to defend theactions he has taken in a court of law.Heavy fines have resulted from premiseshaving inadequate risk assessments and forfailing to protect people.

All people involved in risk assessing andoperation of systems must be trained andcompetent in the tasks they undertake.The Water Management Society (a not forprofit organisation with no commercialbias) offers training for people in thisindustry at all levels. One day trainingmodules for Operators and Technicians inTemperature Monitoring and Sampling;Responsible Persons Legionella Awarenesscourses; and Legionella Risk Assessmenttraining (both basic and practical coursesin risk assessment) are all available. Weave in items from the locality; localcrafts, rugs, pottery, throws, prints, cards! Use inexpensive items that can readilybe replaced when it becomes passé ! Think big, sometimes a well-placedoversized piece in an interior adds interestand a sense of extravagance! Get inspired! Check out Pinterest, Flickr,Instagram, Google images, related lifestylemagazines, blogs! If you're on a tight budget, get creative!Scour charity shops, boot sales and auctions,get painting, upcycling and re purposing -create something totally unique! Our final fling in the United States was a6,000-mile cross-country adventure withour four children and two dogs. It wasgreat preparation for our future venture.We moved back to Britain towards theend of 2014 and our first guests stayed inyurt Bronwyn in June 2015. Since then,we have received more than sixty 5-starreviews and anticipate a very busysummer 2016. Cautiously, we would sayBarnutopia Luxury Glamping is asuccess, and we believe this is why.

1. We know what we wantIt makes it easier to focus on what youneed to do if you know exactly what is ityou want from a glamping business. Wewant to make money. Of course. Weneed to make money. Doesn’t everyone?That’s not really knowing what you want.Specifically, we want Barnutopia tobecome our sole source of income. Weknow exactly how much income willsustain our family of six and all ouranimals comfortably. That’s our target.We don’t expect to get rich but,importantly, we want to enjoy thebusiness. We don’t want it to become sobig that we are don’t have time to sit andchat with guests over the campfire.

Think hard about what you want andneed from your glamping business andplan accordingly. Have concrete goals.

2. We are practicallyinclinedA practical skill set is essential. Just likehotels, glamping sites come with a longlist of regular chores. Add animals andyou need the services of a Chief AnimalWaste Technician (that would be me).Stay open all year and the British weatherbrings a new set of challenges. We havedealt with complete water failure, yurtsthat went green from algae, Storm Barney(THAT was scary) and so much rain we

thought the dome tent might float away.We’ve lashed down yurts in the drivingrain, resurfaced a driveway overnight soguests could park safely and replaced aseptic tank in a few days. All with a smileand barely any inconvenience to guests.Oh yes, the pigs made a bid for freedomon one memorable afternoon and wemobilised the village to help find them.

Be ready to get your hands dirty at anyhour of the day or night. You need tobe ready for WHEN somethingunexpected happens and not IF.

3. We invest in promotingthe businessGuest have lots of glamping sites tochoose from. Yours may be the best value,most comfortable and unique glampingsite in the British Isles. No-one willactively seek you out. You need to beeverywhere online, and offline if thechance arises. We spend hours each dayon social media. We pay for advertisingand we don’t resent commission due tocompanies, directories and websites thatbring us customers. We have earned andpaid for offline publicity in the form ofeditorials and articles. We try to bewherever our customers are.

Don’t begrudge paying for marketingand promotion. Either you have tospend time doing it yourself or youhave to pay someone else to do it.Preferably both.

4. We iterate, adapt andchange Your original plan may not prove to bethe best for your particularcircumstances. We started with three

yurts and planned to add up to sevenmore. Having survived our first winter,we are not so sure. We want to keep ouryurts, and will improve their weather-proofing, but we have also added a stable,which stays fabulously dry all winter. Wehave a room over the old coach-housethat would make a nice bunk room andour long barn would be perfect forweddings. We secured an alcohol licenseand planning permission has beensubmitted to expand accommodation,add a toilet/shower block and convert thebarn into an event venue. We areconstantly dreaming up new ways ofexpanding that don’t simply involveproviding more of the same.

Be ready to rethink and deviatefrom your original plan. Takeadvantage of your unique set-up,location, other local attractionsand activities to improve theexperience for your guests.

5. We like our guestsIt seems to us that glamping selects fornice people. We genuinely enjoy the

company of our guests. We try toanticipate and accommodate guests’needs before they ask and we welcomefeedback. We treat our guests like familyfriends. This is not so much a calculatedapproach as a way of being. If you don’tlike people, glamping may not be thebusiness for you. We have guests who arecoming back for their second, third andfourth stays, already. Guest reviews arefull of positive comments about howgreat and friendly we are [blush]. Youcan’t fake that.

Treat your guests as you would like tobe treated yourselves. A cliché, perhaps,but that’s because it’s true.

One final note; we often ask guests whatit is that defines and makes glamping anattractive alternative to traditionalcamping. Three themes have arisenconsistently:

! No stuff to carry! Real beds! Warmth

And just last weekend, a lovely couplefrom south Wales were overjoyed withtheir experience. She’d booked sixmonths ago and I’d “seen” her on socialmedia frequently. When she arrived, I feltlike I was greeting an old friend. Wechatted a lot during their stay. Herhusband summed up the perfectglamping experience when he said,

“I can’t believe I’ve just spent theweekend in a tent in someone’s garden,and LOVED it.”

THAT’s what I’m talking about.

– the first in a series of articles about onecouple’s dream to set up a glamping business.

Part One – Planning

Back in 1983 I was standing in an estateagents office in Cambridgeshire with mywife Avril. We had recently had our flatburgled and decided it was time to leaveLondon and we had driven up the A1 toseek a better life. “What type of propertyare you looking for?” said the estateagent. “Isolated,” came my wife’s resoluteresponse. In fact it took us almost 30 years to findthat isolation in the hamlet of Mardu inShropshire eighteen months ago. Almostthe whole county is designated an Area ofOutstanding Natural Beauty. We found acottage nestling in the lee of a hill withit’s own little brook running through thegarden and overlooked by pasture andwoodlands. We found a place where itreally is a joy to step outside.From here, Avril runs the administrationof a national organisation and I run ourrestoration business. With a decent ruralinternet it is now easier to set up andwork full timefrom

an office at home. Ourparticular dream,though, was always tobreak into thehospitality business. Notlong after having settledin, we began to canvass thenew friends we’d made withthe idea of having glamping podsin the pasture across the lane oppositeour home where we had a kitchengarden. We were both surprised and delighted tofind that our neighbours were and remainincredibly supportive of the idea,something that we knew if we went aheadto a planning application we couldn’t takefor granted. Ours had to be a proposal and design ofthe very highest quality if we were goingto succeed and at the same time keepthese lovely new friends of ours. Weemployed the services of local architectNick Dummer from Spacescape to assistus with the planning process and provide

the necessary detailed drawings andfound that our county’s adopted

planning policies wereavailable online and for the

most part werereasonably accessible.

Over the next fewmonths wegrappled with thevarious planningdocuments, andsoon realisedthat living in anAONB with anadjacentwatercoursewhich flows intoa river that is

itself a Site ofSpecial Scientific

Interest (SSSI); wehad to deal with a

number ofenvironmental and

ecological constraints andfind ways to meet them.

It’s important to say that as far as

planning is concerned, we can only speakof our own experience and as such itbecame apparent that for us to succeedthe key elements were:

Understanding Strategic Core Policies -Every county council has adoptedplanning policies, find out what they areand how they affect what you want to do.The more understanding you have themore intelligently you’ll be able to argueyour submissions.

Pre Application Advice - Gone are thedays when you could pick up the phoneand speak to a planning officer and withthe government and LA’s all looking tocut costs a planning officers caseload isalways full. So now you’ll have to submita pre-planning advice application to askthe questions and get the responses.During this period, you can ask an officerand if you wish a local parish councillorto visit the site and discuss the matterwith you. You’ll also be able to respondto their responses, what you’re aiming foris that ‘Holy Grail” ‘clarity” and if you’rereally lucky you might even succeed. Buttake heed, no matter what they may say ifyou don’t seek Pre-Planning Advice andgo straight to a Full Planning Applicationyou’ll almost certainly find yourself at theback of the planning queue and gettingpushed further back as those that havesought PPA submit their applications.

Design Plan - This is always going to besubjective but if it’s clearly a rubbishdesign you can’t really expect the plannersto allow you to succeed with it can you?

Particularly if like us you live in anAONB planners are bound to onlyconsider a design of the highest quality.Also, design is not just about what yourthe pod, yurt, lodge, treehouse orwhatever looks like itself but also aboutthe accompanying facilities andlandscaping, trees, footpaths, driveways,parking areas etc. that go with it andtheir impact upon the site. Also, whilstthis isn’t necessarily about money we allknow that you tend to get what you payfor. Whatever Design you decide upon itwill have to meet certain criteria, wefound ourselves asking the followingquestions and a great many more besides:

Sustainable Design - are the buildmaterials from sustainable sources?Wherever possible they should be. Canwe use renewable energy or energy savingtechnology for heating or hot water? Bydesign, can we make it blend in well withthe local environment?

Scale - Does it sit well at the location or,is it overpowering? Does the localtopography lend itself to our design?Can it be seen from a distance?

Environmental and Ecological Impact -Compost or flush toilets? How does themethod of waste removal affect the site?What is the likely impact on the localwildlife of the new structure itself and ofhaving people staying there? Whatabout the increase in traffic? Where willpeople park? What are the possible risksto people who want to stay there?

Sustainability - What does this mean?Why should the planners allow us tobuild there? How is it sustainable? Whatis there for your visitors to do? Wherewill they eat? What are the local

resources thatvisitors can usethatdemonstrablyshows thatyour plan hasa degree ofsustainability?How far dothey have totravel and bywhat meansto availthemselves ofany amenities,will they be ableto walk to them,cycle, is the publictransport good or,will they have to use acar? In terms ofsustainability, the answers tothese questions matters.

Tourism - It is hoped that like oursyour county council have a number ofpolicies designed to encourage tourism.Find out what they are and how they canhelp you and how pertinent yourproposal is to them.

Those that have gone through this willknow I’ve only touched on it above andthat the planning process is guaranteed tocost you a few sleepless nights. However,take heart because it’s your baby andyou’ll want the best for your proposal so,providing your hair doesn’t start to fallout or something it’s always worth at leastthe effort of trying.

After many weeks of meetings with Nick,writing and re-writing statements wesubmitted our application for change ofuse of the land and to site two pods forholiday use. The pods were a decent sizefor two people, they had a bedroom,shower room and toilet, small kitchenand a seating area. A month later I hadmy first and only meeting with theplanning officer, a young person whoimmediately informed me that they couldnot discuss the merits of the applicationand it was a matter of simply showingthem the site and answering anyquestions put to me. Towards the end ofthe end of the meeting I did venture tomention that we were “very excited aboutthe possibility of getting into theglamping business” to which the officer

told me “You know Mr Wright thecouncil is not in the business of realisingyour dreams” at which point I think Ialmost bit my tongue off!

It is stated that a full planningapplication should be considered andresolved within eight weeks.Unfortunately, that doesn’t often happenand your patience is likely to be tested.Our planning application consisted oftwenty documents and was resolved after26 weeks. However, the wait was wellworth it as we were successful! In August2015 we were granted permission for thechange of use of the field and to site twopods as holiday lets. At this point we’dbeen negotiating with the supplier of thepods for about a year, visiting them twiceat their premises and now we could goahead. We were so excited, this was whatwe’d always wanted. It was then wehappened to hear about the very first everUK Glamping Show at Stoneleigh Parkso we looked online at the speakers andthe exhibitors listed and just knew wesimply had to go to it. We registeredand looked forward to the opening day,what we didn’t know was the impact thatvisit would have on us and how it wasabout to change everything!

find attractive.The Renewable HeatIncentive is aGovernment fundedscheme, which rewards theowners of renewable heatingsystems for the green energyproduce through a 20-yearincome stream. The Governmenthas recently announced a further 5 yearextension to the scheme, meaning siteowners can invest in confidence, knowingthat the scheme is open to newapplications until at least 2021.

“A typical holiday lodge with availability torent all year round might expect togenerate over £13,000 in RHI income overthe 20 year lifetime” explains KensaCommercial Director, Chris Davis. “Whileactually the cost to run the heat pumpitself is less than half the cost of theassociated RHI income (per kilowatthour), meaning site owners can costeffectively keep lodges warm even whenunoccupied, helping to mitigate problemswith damp and providing a warm welcomefor the next set of guests.”

Ideal for groups of either existing or newlodges, ground source heat pumps extractrenewable energy from either the groundor local water sources (such as ponds, lakesand rivers). They are powered byelectricity so are particularly well-suitedwhere there is no access to mains gas; andas a cleaner, safer, more affordablealternative to LPG they are able to produce3-4 times more heat than the energy theyconsume, effectively making them 300%-400% efficient.

“We have seen a marked increase inenquiries from the leisure sector in the

past six months,” adds Davis, “withsite owners looking to reducereliance on LPG, oil and electric toheat their accommodation in orderto reduce energy costs and improvethe environmental credentials oftheir businesses.”

Heat Incentive scheme now makesground source heat pumps an especiallycompelling option, especially whenmatched with Kensa’s small, quiet, Britishmade “Shoebox” models, which aredesigned specifically for use in smallproperties.”

As a result of their efficiency compared toconventional heating options, groundsource heat pumps are capable ofreducing heating and hot water costs byover 50% compared to electric heatingand around 35% compared to LPG,while also more than halving CO2emissions compared to LPG.

Mr Davis continues: “The ground andsources of water absorb solar energy, likebatteries, which are constantly, naturallyreplenished. Ground source heat pumpscan absorb this heat using a variety ofdiscreet methods, most commonly eithera vertical borehole drilled adjacent toeach lodge, or alternatively pipeworksubmerged in a pond or lake. And witheach installation taking no more than 1or 2 days per lodge, disruption levels willbe surprisingly low impact and with farless visible impact once complete thanyou might imagine.”

With energy costs and environmentalsustainability remaining important issuesfor any business, especially those in theleisure sector, glampsite owners operatingtheir businesses over the autumn, winterand early spring would do well toconsider the profitable opportunities ofrenewable, ground source heating fortheir holiday lodge portfolio.
