The owners of a stunning privately owned property known as the The Gailey Ranch propose to sell to a private party interested in acquiring a world-class ranching, hunting, fishing, helicopter skiing and/or golf property in a class of its own.

The Gailey Ranch, a unique 12,920 acre property, includes more than 5,000 acres on gentle topography in addition to 8,000 acres of recreational mountain terrain. The 5,000 acre base is substantially flat and ideal for equestrian use. The twenty square miles of “the most spectacular privately owned alpine terrain provides the setting for extraordinary hiking, biking and riding trails in North America.” For hunting enthusiasts there is an unusual opportunity for excellent upland game birds and an abundant population of elk, mule deer, moose and wild turkey. Sno-cat and heli-skiing lovers have access to immense open areas of privately owned high bowls, all oriented to the North East, supplying some of the deepest, ‘off piste’ powder skiing in North American six months out of the year.

Just 35 minutes from Salt Lake International Airport, 12 minutes from Ogden’s major jetport, a half hour ride to Salt Lake City’s premier dining, retail, entertainment, cultural (symphony, ballet, modern dance, opera) and sports amenities (Utah Jazz, Real Salt Lake Soccer team, Triple A baseball and hockey franchises) and a mere forty five minutes to Park City’s three world-class ski resorts and additional amenities, The Gailey Ranch is a one-of-a-kind opportunity for a discerning buyer seeking endless possibilities.

UNIQUENESS | COMPARABLE ATTRIBUTES

ACCESS

• 35 minutes to downtown Salt Lake City and its international airport.

• 12 minutes to Ogden’s major jetport.

• Immediate access to Interstate Highway I-84.

TOPOGRAPHY AND LANDSCAPE CHARACTER

Dramatic scale and unspoiled diverse vegetation create a wilderness ambiance and varied recreational opportunity equaled to none.

• The majestic scale of this unique property is stunning. To assess its qualities accurately given the huge expanse of its eleven mile length, it is imperative to get onto the site.

• The majority of the land area - within the high bowls and the lower terrain - cannot be seen from the surrounding valley, and the sense of retreat into a wilderness is acute when moving from the north entrance into the property’s interior.

• Eleven separate water courses (drainages or creeks) traverse the landscape, flowing west to east, and create entirely separate domains with no visual connection between each bowl, ravine or valley.

URBAN AMENITIES

• Fifteen minutes away from Snowbasin Ski Resort.

• Only thirty five minutes from universities, hospitals and cultural amenities (symphony, ballet, modern dance, opera and acting companies) in Salt Lake City.

• Access to professional sports (Utah Jazz, Real Salt Lake Soccer, AAA level baseball (Salt Lake Bees) and hockey (Utah Grizzlies) in Salt Lake City and Rookie League Baseball in Ogden and Orem (Ogden Raptors and Orem Owls).

• Easy access to Salt Lake City’s premier dinning, retail and entertainment.

• Only fifteen minutes from Ogden’s major hospital and university, services, restaurants and substantial retail sector.

• Forty five minutes to Park City’s three world-class ski resorts and fine shopping and dining.

WATER RECREATION

Far more water resources nearby than any other four season property. Four major man-made lakes and Great Salt Lake (including its 10,000 acre fresh water Willard Bay) all within 25 minutes drive from the site.

The native fish in Weber River include Bonneville, cutthroat trout, German brown trout, rainbow trout, tiger trout and Rocky Mountain whitefish. The property’s 1.5 mile stretch of the Weber has been relatively untouched as a fishery and is considered an excellent locale.

BEST FRONTIER HISTORY

The rural and ranching character of the pastoral Morgan Valley continues to evoke pioneer traditions. No other western site enjoys such a remarkable mountain frontier history. The Pony Express Trail, Donner Party Trail, Mormon Pioneer Trail, Golden Spike Railroad, and the first intercontinental Automobile Trail pass through the area. A mountain man Rendezvous occurred nearby and Native Americans (Ute, Goshute) once lived on the site.

ENVIABLE OVERLAP OF WARM AND COLD WATER WEATHER RECREATION

• The significant differences in on-site elevation (4,830 feet to 9,500+ feet), combined with numerous variations of sun exposures, produce large simultaneous climatic differences.

• This allows for enviable overlaps of warm and cold weather activities at the same time: an exceptional recreational diversity with longer than average seasons for both winter and summer activities.

BEST WEATHER AND FOLIAGE

• The combination of consistently sunny Utah weather and the ability to change elevations and exposures to find comfortable temperatures allows a visitor to the The Gaily Ranch to enjoy the greatest range of desirable weather.

• Consequently, temperate winters, long summers and dry autumns yield a benign outdoor setting with singular qualities and spectacular fall foliage.

EQUESTRIAN ASSETS

• The plenitude and variety of alpine terrain provide an outstanding environment for both horses and riders and can accommodate a great diversity of programs and amenities on rural, completely untouched property just outside of a major metropolitan area.

• A mix of favorable climate, orientation and topography yields four season recreation on abundant land with both flat and rolling landscape to complement the huge, eleven mile backdrop of peaks rising above the higher elevation on the west flank of the property.

• Service infrastructure, water rights, surface drainages, and soil conditions are available to immediately supply the ranch with necessary support for access, power, water, communications and waste facilities.

SNO-CAT AND HELI-SKIING

There are sixteen high alpine bowls on the property, all oriented east, north-east, or north. Several of these bowls can be accessed by sno-cats along trails constructed by the owners. Fabulous helicopter skiing in the upper bowls!

HUNTING SEASON

• A prominent guide service has been contracted for the hunting concession on the property for several years.

• In addition to managing the number of elk, moose and mule deer on the property, local experts act in a stewardship capacity for the owners by patrolling borders, improving trail condition, and providing information on seasonal changes in the flora and fauna.

• The species of upland game birds identified on the property include: Hungarian partridge, Chukar partridge, Gambel’s quail, ringing necked pheasants, ruffed grouse, blue grouse, Franklin’s grouse, mountain grouse, mourning dove and turtle dove.

HIKING AND BIKING

• Trails for numerous uses have been designed and added into the site over many summers to provide an exceptional scope of riding and hiking throughout the site - and currently run through all kinds of environments and watersheds, from the riverside valley floor at a 5,000 foot elevation up to the ridge routes above 9,500 elevation.

• A summit foot trail extends along the eleven mile peak line of the property and connects with the entire skyline circuit of the Wasatch Mountains. The popular ‘Wasatch 100’ mile ultra-marathon is run yearly along this ridge route.

• Biking trails have been cut on the property by the owners during the past fifteen years in order to complement older ranching trails that likely exceed forty miles in length.
