Adding a Fireplace to Your Home By: Lindsay Listanski The dream of spending time with family and friends gathered by an open fireplace is a selling point in many homes for sale, but not all properties come equipped with a built-in fireplace. However, installing a fireplace unit is a popular renovation and buyers or current owners have several options when it comes to finding one that works for them. The costs of installing a fireplace will vary from a few hundred to a few thousand dollars, depending on the type of unit individuals want. Shopping around for different units, and comparing how they will accommodate the layout of a home, can be helpful when deciding which type to choose.

Wood-burning fireplace Many homeowners may first turn to traditional wood-burning fireplaces when they begin searching for a unit. These fireplaces are common among older homes, and are often constructed in brick or stone, depending on a homeowner’s visual tastes. While the familiar wood-burning scent, cackle and image of these fireplaces and hearths provide a homey feel, these are the most expensive type of unit to build, costing as much as $10,000 or more. This is largely because individuals will need to hire a mason to complete the project and ensure that it is built to code, according to National Association of Realtors’ website HouseLogic. These types of fireplaces also require more foundation to be laid down to carry the weight of the fireplace and chimney, as well as the cost of the chimney itself. Gas-burning fireplace A gas fireplace is another popular option, namely because it does not require individuals to purchase wood and is relatively less expensive than wood-burning units. While the costs of these types of units typically range in the thousands, installation is easier and less time-consuming. However, individuals who choose this option should also consider the costs of propane when making their decision, as gas costs can fluctuate frequently. Electric fireplace A fireplace unit that runs off electricity is the most affordable and simple option for individuals. These units may cost upwards of $400 and is portable. In addition, these units can be preferable for individuals who lack a great deal of space in their homes, but still want the warmth and aesthetic of a fireplace. In addition, the easy installation of this type of unit ensures that homeowners will not have to rearrange electronics located near the unit. Improve Your Chances of Winning in a Bidding War

By: Lindsay Listanski When it comes to buying a home, most individuals hope to stake out their dream property and close on it quickly and without problems. However, when there is a high amount of interest for a single house, a bidding war might ensue. Entering into a bidding war can be stressful for buyers, but there are steps they can take to both lower their anxiety and increase their chances of coming out on top. Work with the right people Teaming up with the right real estate agent can be in a buyer’s favor when a bidding war situation occurs. Working with a local agent can be beneficial as they often have insight about the area so they are able to explain whether the prices being offered are realistic for the location. In addition, local agents who have a strong reputation in the area can be more attractive to sellers, because they might feel more confident that a sale will actually go through, according to Fox Business. In addition to working with a reputable agent, getting prequalified for a loan can also make buyers more attractive to sellers. This can ease sellers’ fears about a buyer’s ability to obtain financing, and make the closing process go more smoothly. Buyers should be prepared to provide written confirmation that they have been preapproved. Provide an incentive Buyers who are prepared to provide a large down payment are also more likely to come out ahead during a bidding war. Making a sizable down payment demonstrates to sellers that individuals are serious about the property. In addition, buyers who offer to pay cash may also boost their chances of securing the home.

In some cases, buyers may also speed up the process by agreeing to purchase the home without requiring the seller to make certain repairs. However, it’s important that buyers are careful when agreeing to these terms. While small repairs, such as fixing broken fences or replacing fixtures, can be done easily by buyers, more costly problems, such as structural issues or electrical problems can be more expensive. Know when to call it quits Few buyers want to give up during a bidding war, but it’s important to have a spending limit in mind to avoid going over their budget. A real estate agent can be helpful in determining the worth of a home, and if the asking price has significantly exceeded that figure, buyers may consider continuing their home search elsewhere. This common home could be found on nearly any street in Geneva - perhaps you even live in one? With In. Site: Architecture, the GNRC is developing a series of case studies on how these homes from the past can remain a vital part of Geneva today and into the future.

If you do live in one of these homes, you know that unless a lot of work has been done recently, there’s little insulation and although the wood windows are beautiful, they leak cold air in the winter and hot air in the summer.

But you also know that these houses are the ones with the character, the stories and that something extra that makes people want to turn them into homes.

just as in today’s developments, a pattern book was available to Geneva’s builders, so we see these beautiful houses scattered all throughout the city

These typical Geneva Houses have a lot going for them: They have fi rst fl oors of about 825 square feet and second fl oors of roughly 810 square feet. Often, the attic and basement have the same footprint and plenty of head room; more often the basement is not as useful or as exciting as the attic – because of moisture – but you can go from 1,635 sq. ft. to 3,270 sq. ft. of living space if you’re interested in investing in the top & bottom! The attic and basement are also great places to consider ‘fi nishing,’ because in these older homes they can be the greatest source of heat loss in the winter and heat gain in the summer.

These houses, and the other groupings of a single ‘pattern’ you see around the city, were built between 1880 and 1930. They were usually built in groups by large local employers, such as the plants, factories and nurseries. Many Geneva homes from this era were the popular ‘kit houses.’

They tend to be assessed at a value of between $75,000 and $85,000, depending on what improvements and alterations have been made. These homes also tend to sell for – or slightly above – their assessed values.

A typical homeowner will pay approximately $4,000 in taxes and about $4,000 for utilities each year.
