An entrepreneurial service provider groupishelpingpotentialentrepreneurs connectwiththeinformation,resources,andmentorstheyneedtosucceed. JacksonRecoveryCentersisexpandingitsaddictiontreatmentandpreventionprogramswitha$9millionChildandAdolescentRecoveryHospitalthatwillopenbySpring2014. “Thiswillallowustomovefromourcurrentagingbuildingintoanenvironmentdesignedjustforkids,”saysKermitDahlen,JacksonRecoveryCEO.“SiouxCitydoesn’thaveacenterforyouthincrisis;they’reoftenreferredbeyondourcommunity.” Alongwithkeepingchildrenclosertohome,the48,000-squarefootfacilitywillbring25+jobsandadd$1.5millioninsalariesandbenefitstotheagency’spayroll. Thecityprovidedlandforthehospital,whichwillbelocatedonWarEagleDrive.“Wewerepleasedtosupportthisnewcommunityasset,”saysCouncilmemberRhondaCapron.

SUNNYbROOK SeeS gROWTh SpURT UnityPoint-St.Luke’sSunnybrookMedicalPlaza—an86,000-squarefootfacilityintheheartoftheSunnybrookPlazaShoppingarea—isnowseeingpatients. SunnybrookMedicalPlazaisaninvestmentinthefutureofSiouxCityhealthcare,saysChadMarkham,vicepresidentofclinicsandnetworkdevelopmentforUnityPointHealth-St.Luke’s.Demandforoutpatientservicesisexpectedtogrowby30%inthenext10years. Asthathappens,theSunnybrookMedicalPlazaispreparedtorespond.ThefacilityhousesavarietyofUnityPointHealthservices:outpatientsurgery,cardiologyservices,familyandinternalmedicine,urgentcare,imagingservices,podiatry,occupationalmedicine,labservices,andmore. “MuchoftherapidgrowthweareexperiencingintheSunnybrookdevelopmenthasbeenmadepossiblebythecity’ssignificantinvestmentinstreetsandutilitiesinthatarea,”saysCouncilmemberTomPadgett.“ItalsoreflectsSiouxCity’scontinuedleadershipasaregionalhealthcareprovider.” AnotherkeytogrowinghealthcareinSiouxCityhasbeenIowa’sTargetedJobsWithholdingTaxCreditProgram,Padgettnotes,whichcontributed$3.2millionintaxcreditstothisproject. CheeRS FOR ChaTTeRKiCK Chatterkick,asocialmediaandonlinemarketingagency,recentlyearneda“GrowingSiouxCityAward”foritsgrowthandinvestmentinSiouxCity. MayorBobScottpresentedthehonortoBethTrejo,Chatterkickco-founderandCEO.“BethisagreatexampleofSiouxCity’syoungentrepreneurialspirit,”Scottsays.“Chatterkick’sgrowthreflectsthetalentedworkforceinSiouxCitythat’sneededtosupportinnovativetechstartups.” Locateddowntownat306VirginiaStreet,Chatterkickbeganin2012asTrejolaunchedthecompanyfromherlovefortechnologyandsocialmedia. “SiouxCityisawonderfulplacetodobusiness;thesupportIhavehadfromthecommunityhasbeenoverwhelming,”sharesTrejo,whoisoriginallyfromHinton.“Chatterkickisproofthatyoucandobusinesswithpeopleallovertheworldwithoutleavingyourfriendsandfamilyathome.” AlongwithTrejo,thecompanyemploystwofull-timeandtwopart-timeemployees(allcollegegradsunderage35),hastrainednumerousinterns,andiscurrentlyhiringforitsteam.

BomgaarsSupply,Inc.,agrowingMidwesternleaderinretailfarmandranchsupply,isexpandingitsZenithDrivewarehouseanddistributioncenterinSiouxCity(picturedabove).It’saprojectthatcomeswitha$17millioncapitalinvestment,retentionof177jobs,andcreationof15newjobs.Intime,thecompanywillalsorenovateitscorporateoffices. FoundedinSiouxCityin1952,Bomgaarsremainsafamily-ownedcompany.Thisnewwarehousewillallowthebusinesstoserveits66storesefficientlyandprepareforfurtherexpansion. “Bomgaars’decisiontoexpanditslocaldistributionfacilityisasuresignofitsgrowthandcommitmenttoservingthecommunity,”saysMayorBobScott.“WealsoappreciatetheStateofIowa’scommitmenttothisproject.” Warehouseconstructionisplannedtobegininearly2014withcompletionanticipatedinearly2015.AspartoftheI-29expansionproject,thecityisalsoworkingcloselywiththeIowaDOTandBomgaarstoreconstructandimproveZenithDriveoverthenexttwoyears. BomgaarshasgrownitsretailpresenceinSiouxCity,aswell.InOctoberitmovedoneofitsstorestoaconsiderablylargerlocationonGordonDriveintheformerWalmartbuilding.

ZONiNg & SigN CODeS geT NeeDeD UpDaTeS TheCityofSiouxCityisupdatingitszoningandsignordinancesafternearlyfourdecades. “Ourcurrentcodesareprettydated,”saysCityPlannerChrisMadsen.“Digitalbillboards,forexample,aren’tevenmentioned.Therearesomethingswenevercouldhaveforeseen.” Newzoningandsigncodesarethefirststeptowardprotectingandenhancingthevisualappearanceandcharacterofourcommunity.Moreimportantly,improvedregulationswillfosterfutureinvestmentanddevelopmentinSiouxCity. Zoningandsignagewillbeupdatedforallfacetsofthecity—industrial,commercial,andresidential.Thecityhasheldsomepublicmeetingstosolicitopinions,withmoreplannedinJanuary.“Wevaluecommentsfromcitizensaboutwhatthey’verunintowithzoningsituations,”notesMadsen.“Thisisaboutstreamliningprocessesandinformation.” WhencompletedinSpring2015,thenewcodewillfeaturethelatesttechnology—makingiteasiertoaccessandreview.“Theideaisthatanyonewillbeabletoclickonacertainpieceofpropertyonline,readthrougheverythingclearly,andseethezoningregulationsandsetbacks,”Madsensays.“Theinformationshouldbemuchmoreuser-friendly.”

“WiththeadditionoftheTysonEventsCenterandrenovationoftheOrpheumTheatre,we’veseenthenumberofentertainmentofferingsexplode,”saysBruceMiller,whochairsthecity’sEventsFacilitiesAdvisoryBoardandistheentertainmenteditorattheSiouxCityJournal.“Wedon’tjustgetoccasionalconcertsanymore,wegetthemregularlyandhavecometoexpectthem.” InthefirstdecadeoftheTyson,someofthebiggestnamesinthebusiness—EltonJohn,TaylorSwift,CarrieUnderwood—havestoppedby.“Thatwouldn’thavehappenedyearsago,”notesMiller.“TheTysonhasputusontheentertainmentmap.” Indeed,theadditionoftheTysonhasmadeSiouxCity’sdowntownmoreviableandvibrant,triggeringopportunitieswithrestaurants,hotels,andotherentertainmentvenues.Theimpacthasbeenexponential.

Statefunding:Meanttobe Ascityofficialsconsideredbuildinganeventscenterin2002,thestateofIowawasofferingassistancetocitiesthatcouldshowhowfundingwouldenhancetheircommunities.Ultimately,thestateagreedtheTysonEventsCenterwouldhelprevitalizeSiouxCity’sdowntown—committingabout40%ofthefacility’s$52millionpricetag. “Itwastherightdecision,”saysMayorBobScott.“There’snoquestionthattheTysonhasbeenamongthemostimportantadditionstoSiouxCityinthelast10years.It’sdefinitelyhelpedusattractusthingswecouldn’thavewiththeoldauditorium.”

Builditandthey’llcome TheTysonhasbroughtdiverseentertainmentincludingtheHarlemGlobetrotters,WWESmackdown,DisneyonIce,CirqueduSoleil’sQuidam,MonsterTrucks,theShrineCircus,andmore.It’sprovidedaplatformfortopartists,too:LukeBryan.Journey.RascalFlatts.BradPaisley.EricChurch.LadyAntebellum.NeilDiamond.JohnMayer.Thelistgoesonandon. “Routinely,entertainershavetoldmehowexcitedtheyaretobeinSiouxCitybecausetheygetgreataudiencereactionandthey’retreatedwellwhilethey’rehere,”Millershares.

ThefacilityalsobenefitsfromstrongrelationshipswithreturningclientssuchastheSiouxCityMusketeersandSiouxCityBandits,NAIAwomen’sDivisionIIbasketballandvolleyballtournaments,theUSHLFallClassic,andCNOSBasketballClassic. “EventsliketheNAIAchampionshipsareimportanttousandtocountlessbusinesseswhorelyonvisitorincome,”explainsErikaNewton,eventsfacilitiesdepartmentdirector.“They’reabigboostforSiouxCity,astheyallowustoshowcaseourcommunity.”

Atyourservice Sinceitsseatsarecity-owned,theTysonisanidealpublicforum.ThefacilitywelcomedPresidentGeorgeW.Bushtwiceinhis2004campaign. Tysonhasalsohostedcommunityserviceefforts,includingMissionofMercy’stwo-dayfreedentalclinicin2011andConvoyofHope,whichrecentlyprovided1,500residentswithgroceries,medicalcare,andmore. AndwhenSiouxlandfloodreliefeffortswereorganizedatthenearbyLongLinesFamilyRecCenterafewyearsago,theTysonstaffworkedcountlesshourstohelp.

Thenvs.now OpeninginDecember2003,theTyson’sfirstshowwasSmucker’sStarsonIceinFebruary2004.Initsinauguralyear,thefacilitysawAlanJackson,MartinaMcBride,BarenakedLadies,Aerosmith,Cher,KennyChesney,FleetwoodMac,andmore. Just10yearslater,Tyson’sFacebookpagehasreached50,000+likesandearnedaNo.5spotontheSocialMediaPower100ChartinthetrademagazineVenuesToday. “Todayit’sallaboutallowingpeopletointeractwiththeevents,theartistscomingtoSiouxCity,andtheTyson,”notesNewton.Asfanswanttopostphotosandcomments,herteamconnectswiththemonTwitter,Instagram,Pinterest,andYouTube. “Westrivetogiveallourclientsthebestpossibleservicesothey’llwanttocomebackagainandagain,”Newtonadds. ThatapproachwillbenefitTysoninfutureyears.“Entertainerslikevenueswheretheycansellthemosttickets—andbecausewe’vehadoneofthearea’slargestarenas,we’vegottengreatacts,”saysMiller.Butevenwithcompetitiononthehorizon,hepredictscontinuedsuccessfortheTyson.“We’llholdourplacebyprovidinggreatservice,sold-outhouses,andenthusiasticcrowds.That’swhatwedobest.”

ThelastdecadehasbroughtgreatchangesforSiouxCity: We’ve seen industrial growth,asthecreationofSouthbridgeBusinessParkhasfosteredexpansionatSabreIndustries.DemolitionofKDStation&JohnMorrellistransformingtheformerstockyardsandimprovingodorcontrol.We’vealsorebuiltourwastewaterplantandaddedamodernizedwatersystemtoservefuturegrowth. In parks & recreation,we’veaddedthePerryCreekTrail,BoundlessPlayground,DaleStreetSplashpad,SertomaPark,andmanytrailimprovements. In education, SiouxCityCommunitySchoolshavebuiltsixnewpublicschoolssince2003,withthreemoreopeningby2016.NewfacilitiesareunderconstructionatBishopHeelanCatholicSchools,andthecity’scollegecampusesaregrowing. Retail growthhasledtofournewmajorshoppingareas:LakeportCommons,SunnybrookShoppingPlaza,SingingHills,andHamiltonBoulevardcorridor.Theresult?A24%growthinsalestaxrevenuein10yearsthat’sbeenputbackintocity-runprograms. In roadway improvements, theIrvingF.JensenbridgeconnectingOuterDrivetotheI-29Bypasshasfosteredconvenienceandboosteddevelopment.We’vecompletedthePerryCreekproject,openedWesleyParkway,redevelopedPearlStreet,andopenedup4thStreetdowntown. We’ve welcomed new attractions,includingtheSiouxCityPublicMuseum,MidAmericaMuseumofAviationandTransportation,andRailroadMuseum. There’s been impressive housing growthwithrecord-breakingconstructionin2012!Therearemorediversehousingchoices,too,withnewseniorlivingoptionsanddowntownloft-styleapartmentsandcondos. “SiouxCityhashelditsownandcontinuedtogrowoverthepastdecade,”saysMayorBobScott.“Ilookforwardtoseeingwhatthenext10yearswillbring.”We’resuretoseemoredevelopment—withtheHardRockCasino,anewChildren’sMuseum,addedparksandtrails,thedramaticsix-lanereconstructionofInterstate29,andcontinuedeconomicgrowth.

Onthewestlawn,afamiliarsculpturehasreturneddowntown.Createdbywell-knownsculptorJohnHenry,the54-ft.piececalled“SiouxCity”wasoriginallyplacedat4th&Jacksonin1978butremovedin2008amidstthere-designof4thStreet.Sometimesknownas“TheFrenchFries,”thesculpturewasrepaintedandrepairedbeforeitsrecentmove. “TheDunbarsculpturegrabspeople’sattentionbecauseit’squitedifferentfromotheroutdoorart,”notesHarris-Fernandez.“Theotherpiecereallysoarslikeabeacon;IthinkitmakesastrongstatementaboutSiouxCity’sforward-thinkingdowntown.”

ApartnershipbetweentheNationalAeronauticsandSpaceAdministration(NASA)andtheSiouxCityPublicMuseumhaspromptedout-of-this-worldprogrammingthatexploresanewfrontier:space!ANASArepvisitedSiouxCityearlierthisyeartohelpthemuseum’steamteachstudentsabouthumanspaceexploration. “WewereexcitedtohavesomeonefromNASAhereforourtraining,”saysMaryGreen-Warnstadt,developmentcoordinator.“Wereceivedsomewonderfulinformationandresources.” StaffarenowsharingtheirNASAknowledge.“We’vehadsometeachersandclassescomein,butwe’rejustgettingstarted,”saysGreen-Warnstadt.“We’llofferplentyofprogramminginthemonthsaheadtoreachthatnextgenerationofspaceexplorers.” TheSiouxCityPublicMuseum’sinnovativeprogrammingandfirst-ratefacilityattracts55,000+visitorseachyear.Celebratingthissuccess,theSiouxlandChamberofCommercerecentlypresentedtheSiouxCityPublicMuseumwithitsStarofSiouxlandAward,whichrecognizesthemuseum’seffortstoenhancethelocalcommunity. “Themuseumrepurposedanexistingbuildingandhelpedrevitalizeourdowntown,”saysCouncilmemberJohnFitch.“It’sreallyabrightspotforourcity.”

What was this experience like for you? It was eye opening! They showed so much respect and really valued the fact that we were there.

Why was the trip beneficial? It was helpful to have a cultural exchange…to see what they’re willing to do and to realize how we can further that relationship.

How does Sioux City benefit from the sister city partnership? One of the greatest ways we benefit is through exchanges of students and teachers; it’s such a positive experience for everyone involved. For example, students visiting from Japan speak highly of our city.

There are vacancies on the city’s Yamanashi Sister City Committee. What does that group do? Essentially, it looks at ways to further improve our cultural exchange with the city. I would hope that committee could be part of a visit to Yamanashi City in the future.

Why is it important for citizens to serve in civic organizations? As elected officials, we can do a better job if people get involved. Sometimes we may think we have all the answers…but we may not even know the right questions.
