Recommendation I would suggest a strategic “Auction” campaign to maximize exposure and to encourage competition within the market place in order to achieve a premium price. It is the market that will determine “current market worth” for your property, through the level of interest and the level in which the purchaser is willing to invest. An auction works through creating competition between buyers; by giving an end date to a campaign and by marketing to a wider range of buyers through a conservative price. March was 202 days. For the same period we at Whitford sold our vendors’

properties in an average of 59 days.

• The average difference between the Last Advertised Price and the Actual Sale

Price for properties sold in Torquay for the last 6 months is -1.41%. For example:

if a property was advertised with an asking price of $500,000 it then sold for

$492,950.

At Whitford we aim to always exceed our vendors’ expectations and are pleased

to report that for our last 27 sales we have an average Last Advertised Price to

Actual Sale Price of +2.5%. For example, that same $500,000 house if marketed

I decided to sell my house with Michael based on his attitude when I tried to first buy a house from him! He was professional, strong and always supported the vendor (not often the case).
