Role of a real estate agent

A real estate agent is the one who will help you buy a property or sell your property. When talking about property this usually means a home but could be a commercial building, empty land, or another type of structure. Being a real estate agent, they are required to know many different things associated with the real estate they are selling or purchasing. Some of these things include: •Market value of the properties•How to advertise what they have for sale•How to negotiate a sale•Being able to evaluate negative and positive aspects of the properties you are considering purchasing or selling

Real estate agent for the buyers

When working for the person who wants to buy a home the real estate agent must find out what type of house the buyer is looking for. They also need to know what price range the buyer has in mind along with the location of where they want to live. The agent will then use a networking system to look at houses for sale that fit what the buyer wants. Once the agent finds several homes, they will set up times for the buyer to look at each one. The agent takes the buyer on a tour of the homes for sale that are on the list and tells them about the negative and positive aspects of the home, features, and answer any questions.

Real estate agent for the seller

If the seller wants to sell their house or property the real estate agent will look the property over and help the seller set a reasonable price based on the recent sales of homes that are similar to the one being sold. The agent will also advise the seller on how to prepare the home for prospective buyers to see. An agent may also have an open house to show the home. Once an offer is made on the house for sale the agent will advise the seller if they should accept the offer and then process the sale when an offer is accepted.

Distressed Properties

When referring to distressed properties these is a real estate property that is being sold due to foreclosure or repossession. A distressed property could be offered of houses for sale by a homeowner because they have recently defaulted on the mortgage and they want to sell before they get farther behind on their mortgage payments. You can also purchase distressed properties that are scheduled for public auction by the local court or lenders in the last states of the foreclosure process. When looking at homes for sale you will see that distressed real estate can sell from thirty percent to as much as sixty percent off what the home is worth based on the current market value.

In addition, homes and property being listed as distressed property could also happen because there was a death in the family and the one who inherited it does not want the property. The house could have been vacant for a long while for various reasons such as property not claimed by family members or no family members to leave the home too after the person died or divorce.
