NOTE: This is being written for "Baton Rouge Real Estate", not real estate in other areas of the U.S., and inBaton Rouge, Real Estate Professionals physically measure homes to verify correct living area size.

Between 2009-2010, Agent listed home at1540sf and included storage area as living area.Why was this error even made? Now I'mappraising this same home and find it only has1,456sf living area, 82sf less. At $100/sf, thiswas a potential $8,200 "error". Now I'm havingto report a lower value than paid to this family forthe Estate Settlement. Your Agent shouldknow how to measure and professionallyrepresent your home's corrent living areasize based on the national ANSI standards!

YOUR BATON ROUGE REAL ESTATE AGENT SHOULD SHOW UP WITH GEAR LIKE THIS BELOW TOPROPERLY MEASURE YOUR HOME

Think About It! When is the correct time to havethe living area size 100% accurate? At thebeginning of the listing when the home is beingpriced or after the home is under contract andthen find out home is 100sf smaller than"professionally represented"!

AND, DON'T ALLOW YOUR BATON ROUGEREAL ESTATE AGENT TO COPY THEPREVIOUS MLS LISTINGS WITHIN GBRMLS, IF THERE IS ONE BACK TO 1997!

I have witnessed listings not measured correctly that are inputed into GBRMLS and then that incorrectlisting is copied for the next listing and I've witnessed this happening up to five (5) times just on 1 listing. When having your home listed, make sure the Agent physically measures your home for accuracy and that anyprevious old MLS Listing of the home isn't copied and a new date added.
