SIGNS OF SPRING

Spring fever often hits as a sudden desire to give your home a new coat of paint, spruce up the landscaping or add a pool. It’s also the season for moving as houses go on the market in anticipation of relocating between school semesters. These activities generate their own signs so it seems like a good time to revisit the Davenport Ranch Community Policies regarding signs.

Signs. “For sale” or “for rent” signs and all other signs are prohibited except for one 2” X 2” sign per Lot. Board members, courtesy patrol and management company representatives may enter, without prior notice, and remove and throw away prohibited signs. The policy regarding signs is subject to exceptions for the Declarant (developer) under the Declaration.

Contractors may not advertise in your front yard, and real estate agents may not place any sign that is oversized or any direction signs. Signs honoring children’s activities are a courtesy exception allowed by most home owner associations as long as they are kept close to the house.

DAVENPORT RANCH’S OPEN DOOR POLICY

In light of the recent rash of garage burglaries in Davenport Ranch, it seems appropriate to run this reminder again.

The Davenport Ranch Master Neighborhood Association contracts with off-duty Sheriff’s Deputies to patrol the neighborhood. In their first report after starting patrol, they said they had found 23 open doors. That number includes garage doors, car doors and trunks. It does not include closed but unlocked doors. When the Deputies see an open door, they will alert the owner.

Davenport Ranch’s owners are very concerned about personal and property safety. Yet, this open door policy simply invites the opportunistic criminal into your neighborhood. Please pay attention to doors of all kinds and make Davenport Ranch a neighborhood with a closed door policy. This will make the effort to protect you much more effective.

If you’re going to add a pool, an addition, fence or any other change to the exterior of your house, you must submit your plans to the Architectural Review Board for approval.

The ARB is working hard on streamlining the process to make communicat ion eas ier between homeowners and the board.

Our Davenport Neighborhood Association architect, Pierre Bulhon, met with the ARB on Tuesday, March 20th, to discuss ways to accomplish this. If you are ready to submit your plans to the ARB, please contact Earlene Wakefield at [email protected] before you begin any construction.  

Txdot resolution adopted by Davenport Neighborhood Board

At the meeting of the Board of Directors of Davenport Ranch Neighborhood

Association, Inc., held on April 17th, 2012, the following resolution was adopted by vote of the Board at a meeting in which a quorum of the Directors was present and for which proper and timely notice was given to all Directors:

RESOLVED, that the Davenport Ranch Neighborhood Association officially opposes the current implementation of Section 3 of Loop 360 changes at the TXDot Proposal Meeting that took place April 16, 2012.  Specifically, the DRNA Board objects to the lack of a left turn lane at Cedar Street.  Since Bridgepoint Elementary is at that location, this will result in all school traffic, including school buses, attempting u-turns across Loop 360 during morning and afternoon rush hours. 

This will endanger all vehicles, but especially those carrying school children.  The only alternative would appear to be diverting all school traffic onto Bunny Run, a narrow residential street.  In addition, the overall thrust of the plan appears to favor through traffic at the considerable expense of the neighborhoods.  Thank you for your consideration of these comments.

The Board urges all residents to send their comments to TXDOT as well as to Senator Kirk Watson and Representative Donna Howard.

• 1 lb. lean ground beef • 1 medium onion, chopped • 2 cans(15 ozs ea.) pinto beans, undrained• 1 can(28 ozs) diced tomatoes, undrained• 1 can(15 ozs) tomato sauce• 1 can(4 ozs) chopped green chilis, undrained• 2 tablespoons chili powder• 1 teaspoon ground cumin• ½ teaspoon salt• ½ teaspoon black pepper

(5-6 servings)

1.In a large soup pot, brown the ground beef and onion over medium-high heat for 5 to 7 minutes.

2.Add the remaining ingredients, reduce the heat to medium-low, and cook for 1 hour, or until the chili has thickened, stirring occasionally.

Note: Add a little hot pepper sauce or cayenne pepper if you like a spicier chili. Serve in bowls topped with all the classic chili fixin’s like shredded cheese, sour cream, chopped onion, or sliced jalapeno peppers.
