NUWAVE WINDSOR VACUUM TIPS

Be sure to check the bag often

After every use always the brush to look for potential clogs

Always be aware of how much cord you have left from the outlet to where you’re located

Be on the lookout if the suction of the vacuum is operating differently. There could be a

potential clog in the vacuum.

REGULAR STAND UP

WINDSOR VACUUM

Check vacuum bag often to see if it needs a new

bag

If the vacuum bag is about half full replace it

Always check the filters of the vacuum every other

5th bag

Always properly wrap up the cord on the vacuum

when done

Avoid vacuuming paper clips or huge amounts of

leafs. Low quantity of small leaves is ok as long as it

is not a huge pile of them. This increases the

chances of clog suction throughout the vacuum if

vacuuming huge amounts of leave piles.

NO-TOUCH CLEANING SYSTEM KAIVAC 1250

The Kaivac 1250 is a lightweight pressure washer/wet

vacuum system that is designed to help you clean your

restrooms more efficiently and effectively. The purpose of

the “No-Touch Cleaning System Kaivac 1250” is to spray all

of tile walls, inside and outside of toilets, urinals, stalls,

with the chemical and then spray high pressure water on

all of those areas to get the chemical to the floor and

vacuum all of the liquids. The 1250 series can hold up to 12

gallons liquids. In addition, every 3 to 6 months, the HEPA

filter will need to be changed failure to do so could damage

the vacuum motor to the Kaivac. Lastly, it is important

that the recovery tank does not get over full; otherwise, liquids will overflow

through the HEPA filter, damaging it and will result into machine turning off at

random. If any liquid gets into the HEPA filter, it will need to be replaced.

To spray the chemical and using the vacuum refer to the picture below:

Page 28: Custodial Handbook 7.23.2014

METRO REGIONAL CENTER 600 NE GRAND AVE PORTLAND OREGON Page 28

CUSTODIAN HANDBOOK 2014

When you want to spray the chemical you will need to ensure the pump and the

chemical is turned on. When you want to use the vacuum feature, ensure that is

on as well. You do not need to have both vac and pump on at the same time

unless you are cleaning carpets.

Mini Extractor

This mini extractor is great for doing

spot cleaning on carpets that have

been affected from all sorts of spills.

These spills could be from, coffee,

food, sodas, or any liquids, this mini

extractor will do the job. The

chemicals to use along with the

machine are chemical 67 and

chemical 62.

Clipper Duo Windsor Carpet Extractor

This extractor is great for meeting rooms and main carpet pathways. Deep

Restorative and iCapsol Encapsulating Interim cleaning process is all part of this

machine. The Deep Restorative mode is activated by the simple change of a dial

regulating the required detergent and water for deep down, fully restorative

cleaning. Please refer to the bottom picture for more information on the control

panel. The button on the left indicates 2

switches: bottom switch is for the main

brushes on the machine, top switch, for

specific areas on carpets but using the

wand extractor. The far right switch has

two switches. The top switch

automatically sprays water while the

bottom switch is on manual trigger

mode. BECAREFUL always keep moving

when using the machine on auto spray,

too much water will be

concentrated on a particular

spot if you do not continue

to move the machine. This

will result soaking the

carpet in too much water. It

is recommended for wide

carpet areas use the auto

spray while in tight carpet

spaces use manual mode. To

spray water use the triggers

behind the black grip of the

extractor machine. These

TIPS AND TRICKS FOR COMPLETING DUTIES

SUCCESSFULLY

Recommendation on how to clean stainless steel

elevators/stainless steel fixtures

o It is strongly suggested to limit how much you spray either on the

microfiber or the surface. If too much of the chemical is applied it

could leave a streak whoever touches the surface. Sometimes less of

the chemical is better.

o It is best to do this after the restroom worker is done completing the

restrooms. This is so you do not bump into the restroom worker

who is doing restrooms since you will have to polish the fixtures in

the bathrooms. This could result one of you into a halt until one or

the other will finish.

Recommendation on how to clean wood surfaces with furniture

polish

Page 32: Custodial Handbook 7.23.2014

METRO REGIONAL CENTER 600 NE GRAND AVE PORTLAND OREGON Page 32

CUSTODIAN HANDBOOK 2014

o When polishing wood surfaces be sure to start with less

chemical first to see if the surface needs much at all.

Sometimes less chemical is better than using too much of it.

Tips on disinfecting surfaces like restrooms/prevent cross

contamination and other restroom related duties

o Wait for about 10 minutes to let chemical 66 kill the bacteria before

wiping surfaces. Even though chemical 66 is designed as a spray and

leave, due to the dust in our building, we have to spray, wait ( 10

minutes) and wipe. For the last process the wiping, for reassurance I

spray more chemical 66 on the RED microfiber before wiping toilets

to make sure germs are removed.

Rags used for toilet and urinal cleaning MUST BE KEPT SEPARATE from

other rags and NEVER used on other surfaces including toilet seats

o Separate all microfibers in your cart when reusing your rags to

prevent cross contamination.

NEVER USE the toilet brush on the outside of the toilet only in the inside of

the toilet bowl. If you need to clean the lid of toilet bowl on top, bottom,

sides please use the RED Microfiber cloth

Checking on Multi folds Towels

Please ensure that the multi-folds

towels are at least ¾ + full

Please be sure that the multi fold

towels are positioned against the left

shield guard. This is to ensure the multi

folds do not fall when the next

custodian checks the multi folds.

CARPET EXTRACTION TIPS

When using the carpet extractor for main aisle carpets areas make sure the

buttons on the control panel of the carpet extractor is as follows:

Far left side button is pointed towards down to turn on main carpet

extractor

Middle button is pointed towards down to turn on main brushes to be

vacuumed

Far right side button is pointed towards down to turn on manual water

spray for the carpet

o Depending on how much coverage area you need to extract, if there

is a long a wide areas to extract I would recommend to have the far

right button be pointed towards upward. This button turns on the

automatic water sprays so you do not have to have the manual spray

buttons always be pressed when extracting. Otherwise if you are

extracting a small area, use the manual spray mode.

Page 38: Custodial Handbook 7.23.2014

METRO REGIONAL CENTER 600 NE GRAND AVE PORTLAND OREGON Page 38

CUSTODIAN HANDBOOK 2014

o When using the carpet extraction machine, if you need to turn the

machine while extracting do not have water spray onto the carpet

while turning. If turning, this results into streaks of the water spray

leaving you to go back and extract that spot where you turned.

EMPTING EXTRACTOR TANK AND REFILLING

WATER TANK

When extracting carpets, please check the left transparent tube if water is

coming through. If there is no water coming through most likely you need

to refill water tank and emptying the dirty extracted water tank. Refer to

the two pictures below for more information.

The picture on the left indicates that since there is no water coming

through the left black tube, the extractor is most likely out of water and

needs to be refilled.

The picture on the right indicates that since there is water coming through

the right black tube, the extractor still has water left in the tank and does

not need to be refilled yet.

CLEANING LOCKER ROOMS

It is strongly recommended to spray chemical 66 – Disinfectant

Cleaner, inside and outside of the lockers and let it sit for 10 minutes

before spraying chemical 78 – General Purpose Cleaner and wiping

down all locker surfaces.

If there are black marks on lockers, try using chemical 78 to remove

the marks. If that does not work, try out a chemical called Citrus

Express Gel from Diversey

Care and scrub or take a clean

white cloth and either wipe or

scrub spot to remove.

Dust all tops, inside and

outside of all lockers. In

addition, clean light fixtures in

restroom when possible to

limit the accumulation of dust.

Storage Room/ Restroom Closets/Meeting

Room Reminders

Make sure all lights that you remember that you turned on make sure they

are off to save energy

Equipment that you have used throughout the night make sure it is put

back exactly where it was found.

o This is vital so we don’t have to search for equipment and know

exactly where the equipment is located for reuse as soon as possible.

o If something needs to be reported, the sooner it is reported the

better. Report to the lead regarding the situation.

o Remember to often check the vacuum bags. The vacuum performs

better when there is a new vacuum bag. Recommended to change

when it is about half full

It is never a bad idea to double check your finished work before proceeding

to other projects to verify everything was done

If you spot anything that needs attention that regards to maintenance

make note of it and let your lead know about it

Microfiber Color Cloths

Yellow Microfiber

This yellow microfiber cloth is a multipurpose that can be used

on variety of surfaces but SHOULD NEVER be used on

toilet/urinal surfaces or restroom floors. If you need to use a

microfiber to clean on those types of surfaces please refer to

using the red microfiber cloth to reduce cross contamination.

Otherwise, the yellow microfiber cloth can be used on surfaces

such as:

Meeting room tables

Chairs

Restroom countertops

Kitchen countertops

Kitchen sinks

Microwaves

Red Microfiber

This red microfiber cloth is specifically for wiping surfaces like

toilets and urinals after getting disinfectant application on the

surface. Remember to NEVER use this microfiber on ANY

OTHER surface after cleaning toilets and urinals. This is to

prevent cross contamination. It is recommended to change

and grab a new red microfiber after going through 2 to 4

restrooms. This is because dust is accumulated over time on

the towel making you have to wipe several times if not

changed. The different surface this towel is

used on is the following:

Restroom toilets

Restroom urinals

Restroom urinal and toilet fixtures

Blue Microfiber

This blue microfiber cloth is specifically for mirrors

and glass surfaces. This microfiber cloth is excellent

on glass and

does not leave

any streaks on

the windows

when applied

with chemical

61.

White Cloths ( Not Microfiber)

These white cloths are mainly for special projects or a back up pile just in case we

run out of microfiber towels. Examples of these white cloths coming to great use

would be doing projects such as the following:

Cleaning lockers

Polishing stainless steel

Polishing wood surfaces

Removing black marks or debris on walls or floors with the use of

Diversey Citrus Express Gel

Removing marks from kitchen cabinets

o ***IMPORTANT NOTE***

microfiber

Page 44: Custodial Handbook 7.23.2014

CUSTODIAN HANDBOOK 2014

Specifically only yellow microfiber cloths could work on those surfaces

that I just stated above, but if yellow microfiber cloths are used long term

on surfaces like these it depreciates the microfiber much faster. A great

example would be the Citrus Express Gel chemical makes the yellow

microfibers fibers feel more worn and effects how much liquid the

RESTROOM DUTIES WITH RESTROOM CART

Number of restrooms on each following floor:

Level 1: 2 restrooms (locker room) near Parks Environmental Services Department

Page 51: Custodial Handbook 7.23.2014

METRO REGIONAL CENTER 600 NE GRAND AVE PORTLAND OREGON Page 51

CUSTODIAN HANDBOOK 2014

Level 2: 2 restrooms near the break room

Level 3: 2 restrooms near meeting room 375, 1 restroom next to the Council Chamber

kitchen.

Spray all touched surfaces including toilets and urinals with chemical 66 Disinfectant.

Let the chemical sit for about 10 minutes for the chemical to kill the germs before wiping

surfaces down with Yellow Microfiber cloth.

On the toilets and urinals make sure you wipe the surfaces with the Red Microfiber

cloths.

While you are waiting for the chemicals to kill the germs stock up on multifolds papers,

toilet papers in the partitions, replacing garbage bag and clean table in restroom,

If the paper products are less than half on toilet paper and multifolds refill them.

If needed, spray chemical 70 to remove rust, stubborn soap spots, hard water etc.

Clean counters, sinks, steel door handles, toliets, urinals with chemical 66 Disinfectant

Scrub toilet bowls and urinals with chemical 71 urinal and toliet bowl cleaner until all

deposits are removed.

Dust on ledges of stalls, walls, near the blow dryer and near paper dispensers from tissue

debris

Sweep all trash and dirt off floors and carpets

Mop floors starting from the end of the room working your way towards the entrance.

This is so that you do not leave tracks of your dirt from your shoes.

Before leaving the restrooms make sure you do not leave chunks of dust where the carpet

meets the hard tile floor after mopping

o Often when mopping the floor chunks of dust gather up to the mop and

sometimes come off the mop on the hard tile floor or on the carpet when you

finish. Ensure you sweep those up before moving on to the next restroom.

When spraying the showers ensure you spray the shower walls, fixtures with the Earth

Friendly Product Cleaner Shower Cleaner. If needed, use the shower hose to wash down

the dirt on the walls and floor into the drain.

After you have finished all 7 restrooms contact lead to see what other duties/projects need

to be accomplished.

CLEANING RESTROOMS WITH KAIVAC

When using the Kaivac it is recommended to disinfect sinks/clean windows and restock paper

products such as the toilet paper and restock partitions bags as well as the multifolds prior to

using the Kaivac in the restroom

Page 52: Custodial Handbook 7.23.2014

METRO REGIONAL CENTER 600 NE GRAND AVE PORTLAND OREGON Page 52

CUSTODIAN HANDBOOK 2014

When using the Kaivac you will be using the KaiBlooey Restroom Cleaner for spraying the

black tile walls, floors, toilets, urinals, and stall door. The goal is to use the low spray mode

which is the chemical mode and spray all of the toilets, urinals, black tile walls and floors

starting from the beginning of the room towards to the back. After this process is done, you are to

spray all of what you just sprayed with the chemical with high pressure water ( cold water ) all to

the floor starting from the beginning of the room to the back. Before doing this you are to ensure

the chemical lever is turned off. Doing it this specific way is extremely important because of

having the chemical on the specific fixtures and toilets for a period of time is enough to disinfect

and kill the germs on these areas. By the time you wrap up spraying the chemical on these areas

and start to spray the chemical off these areas, enough time has been passed that the areas have

been disinfected.

Lastly, after spraying all of the areas mentioned, you are to use the vacuum feature of the Kaivac

and vacuum all of the water starting from the front of the room. Starting from the front of the

room is important because you are ensuring that whenever you step on the restroom floor with

the vacuum hose, the hose is dragging on a clean restroom floor preventing cross contamination.

these cabinets. The only chemical that will work for sure is, Lemon Oil Polish from MISTY.

FOR STAINLESS STEEL SURFACES:

Take a clean cloth and slightly dampened the cloth with water. Pour little bit on cloth and wipe

the surface. After letting it sit for about 10 – 20 seconds take a clean cloth to wipe the surface.

Repeat if necessary.

FOR WOOD FURNITURE & PANELING:

Refer to stainless steel surface directions

After you have finished your project cleaning, get in touch with lead and let him know it is
