Last year we launched a multi-media platform to give businesses located at Century City additional mediums to market their services and products to our 50 000 strong Century City community. The 2014 Century City Sports Festival held recently has been the most successful to date attracting record crowds of both participants and spectators.

This is the sixth consecutive year the Sports Festival has been held and it has become firmly established on the sports calendar for not only Century City but the region as a whole. We have no doubt it will continue to grow from strength to strength along with our city.

A measure of how it has grown in stature is the increased media interest now being shown with local print coverage and at least one of the sporting codes – the Kermesse Road Circuit Cycling –being covered on TV. This followed the recent flighting on Supersport of the Fives Futbol festival which was held at Century City in December last year.

On another note, there has been a seamless and smooth transition from the Century City shuttle to the MyCiTi bus service, which was extended to Century City late last year. MyCiTi is planning to add further connecting routes to the service during the course of this year.

A show apartment is now available for viewing in Palm Royale, the latest block in the Oasis Luxury Retirement Resort at Century City, where sales of more than R185m have been concluded four months ahead of completion.

Colin Green, a director of the developers, the Oasis Joint Venture, which comprises the Rabie Property Group and a Harries Projects consortium, said construction of the R260 million Palm Royale block was on track for completion in May this year with 18 of the 58 apartments still available for “discerning buyers looking for a superior retirement home with world class facilities”.

The spacious two and three bedroom apartments range in size from around 100 to 237m2 and vary from garden apartments to penthouses. Being sold on a sectional title basis and priced

from R2,5million to just over R8million, many of the apartments boast spacious balconies suitable for entertaining, with wonderful mountain and sea views.

The first two phases of the Oasis development consist of Palm Springs and Palm Grove apartment blocks and a Club House, the facilities of which would not be out of place in a five star hotel and to which all residents automatically enjoy membership. These facilities include a 25m indoor heated pool, a massage room, sauna, steam room, fully equipped gym, a library, indoor and outdoor lounge areas, a restaurant, bar, bridge room and billiard room.

Palm Royale will be linked undercover to the Oasis Club House, the facilities of which are to be extended to include a new 200-seater multi-purpose

recreational/entertainment venue with a covered patio looking out over ponds and beautiful landscaped gardens.

Also completed in phase one is the Oasis Care Centre, which offers hotel-style assisted living apartments, frail care and a specialised Alzheimer’s/ Dementia unit.

Green said a primary health care package is included in the monthly levy, which entitles residents to, inter alia, three free bed nights per annum at the on-site 110 bed care facility, which is licensed by the Department of Health.

“There is a qualified Sister on duty 24 hours a day and the Care Centre caters for emergency advice, assistance, or admission of apartment residents, depending on the seriousness of their situation.”

Comprising 38 units one, two and three bedroom units with two duplex three bedroom apartments, Willowgreen is to be built on a site bordering the Curro Century City private school.

The apartments in Willowgreen range in size from 82m2 to 174m2 (including balconies) and are priced from R1 2000 000 to R2 950 000 including VAT.

Brian Usher of Property World, the official on-site agents at Century City, said the launch of Willowgreen had been sparked by strong sales in the first three phases of Ashton Park with a total of 90 units having been sold to date. These include all 43 units in Waterberry for a total consideration of R72million, 31 units in Silvertree totalling R41m and 15 of the 28 units in Yellowwood for R28m.

“We have seen strong demand for Ashton Park due to the

exceptional value for money it offers, its tremendous facilities, which include two parks, a swimming pool with change facilities and braai facilities, and, most importantly, its close proximity to Curro Century City campus.”

New development sales include 491 units in the Island Club for R470m; 449 units in Bougain Villas for R455m; 114 units in Crystal Towers for R238m; 234 units in KnightsBridge for R337,2m; 262 units in the three Waterstone developments totalling R462m; 103 units in Manhattan for R158m; and 42 units in Little Moorings for R55m.

Usher said although they were not seeing the same number of sales as they did in the heady days of 2006/2007, the demand for homes at Century City had not let up and they had had the best February/March in five years.

“Sales are being spurred by the quality of life offered in the precinct, from its safety and security to the high level of infrastructure and services to all the world-class amenities literally in walking distance.

“This, coupled with the fact that there are a finite number of residential opportunities available are continuing to drive sales with people realising that if they do not want to miss the boat, they had better get in now.

“In fact, after Ashton Park, there is currently only one more residential development planned for Century City which will provide a further 140 or so apartments.

The Intaka Island Environmental Education Centre, the hidden gem of Century City, has received a major accolade by being selected as a 2014 World Design Capital project!

Intaka Island and its Eco Centre have been hailed as a current and real example of urban development and nature conservation successfully working together to provide innovative and sustainable solutions to development challenges and maximising this into long term educational opportunities.

Intaka Island came about through a novel collaboration of property development and nature conservation.

When development of Century City started in 1996, it faced the combined challenge of

conserving the existing wetland ecosystems as well as maintaining the clean and safe waterways that were incorporated into the precinct design. The solution was inspired by nature, with an 8Ha ephemeral pan being declared a conservation area and an adjacent 8 Ha wetlands area re-designed and constructed

to perform a natural water purification system for the 7,5km of canal water on site. This water is aesthetically pumped into the re-constructed wetland and through gravity flow makes its way through the different ponds before re-entering the canal system with each pond via the use of indigenous plants

triBakery opens in the Quays Trendy eatery, TriBakery, has opened in the Quays, a vibrant new commercial node that has come on stream in the heart of Century City. This neighbourhood restaurant is based on the concept of a combined bakery and restaurant that produces delicious freshly baked goods as well as serving breakfast, lunch and dinner, and everything from simple food to three course meals.

York, TriBakery was launched in 2009 by Ryan New, with the first store in Kalk Bay providing Capetonians with a slice of the Big Apple.

Cape Town lapped it up and the popular chain has grown to 12 outlets around the Peninsula, from Noordhoek to Kuilsriver.

The Century City TriBakery officially opens at the end of March and will trade from 7am until 9pm seven days a week.

The Quays comprises 39 low rise studio offices in two and three storey buildings set around courtyards and a water

fronting piazza that is home to TriBakery. The buildings are designed as individual facades rather than a monolithic office block, with the varying architecture and colour scheme giving the appearance of a village street that has evolved over time.

Century City residential property is tightly held with less than 1% of existing stock currently on the market.

Brian Usher of Property World, the official on site estate agents at Century City, said there were now over 3,000 residential front doors at Century City with only 31 of these currently available on all agents’ books.

“Whereas it is common for between 5% and 10% of homes in an area to be available for resale at any one time, Century City owners tend to hang onto their properties - either as investors because they are getting really good rentals on investment properties or as owner occupiers due to the great attractions offered by living within the precinct.”

Usher said it was definitely a seller’s market at Century City with resale prices on the increase with every new listing.

“Properties which are newly listed are being sold within a few weeks and most are achieving the seller’s asking price, reflecting strong capital growth on their initial investment.”

Over the last couple of years Century City, he said, has become firmly established as a sought after residential node and demand for property in the precinct had been consistent.

“So much so that we have not had to undertake any major launch of new residential projects in two years and have simply rolled one release onto another. “

Usher said the recent 0,5% increase in interest rates had not had any negative impact on the market.

“And, bar any unforeseen circumstances, we don’t anticipate any real increase in interest rates for the next two to three years and expect demand to remain stable.”

He said demand for rental properties still continued to outstrip supply. “We presently have 157 residential properties on our books ranging from one bedroom units, which fetch a monthly rental of R7000 to R7500; two bedroom apartments, which fetch from R9000 to R11500; and three bedroom apartments from R10 500 up to R25 000 for penthouses, depending on which development they are situated in.”

Usher said the shortage of rental accommo-dation has seen rentals increasing over the past year and further strong growth is expected going forward.

Intaka (meaning bird in isiXhosa) hosts a range of exciting educational events, with visitor numbers almost 25 000 in 2013. Intaka plans to showcase its story through daily guided tours on foot and by ferry, and to create partnerships with similar projects during WDC2014.

This year’s Century City Sports Festival, held from Friday 28 February through to Sunday March 2, attracted a record number of participants with the signature event - the 10km Express - drawing a field of close to 2000 runners.

Runners came from around the country to participate in the 10km Century City Express road race, which is held over a flat, fast course with many runners attempting to achieve personal best times over the distance.

First home was Lungile

Gongqa on a temporary licence with a time of 29:36, followed by Unathi Nteta of AAC in a time of 29:42 and Vuyisile Tshoba of Transnet in 30:12.

The first woman home for the second consecutive year was Zintle Xiniwe (New Balance) in a time of 34:36, with Tanith Maxwell (Boxer) in second place with a time of 35:06 followed by Thozama April (Transnet AGN) in 37:24.

Gert Thys (Max Elite) was the first Masters over 40 years with a time of 30:29 – a new Western

Province record - while three-times Comrades Winner Vladimir Kotov was the first Masters over 50 runner home in a time of 35:06.

The Century City Sports Festival is aimed at both corporate teams and individual participants and provides both participatory and spectator sports including a 2,5km FunRun/Walk, which attracted over 350 participants, Junior and Senior Touch Rugby, Five-a-side Corporate Soccer, Kermesse Road Circuit Cycling, Junior and Senior Canoeing, Canoe Polo, Stand Up Paddling, Dragon Boat Racing and Junior Cricket.

curro century city enrolment soarsThe Century City campus of listed private school company, Curro Holdings, has more than doubled its enrolment since opening in January 2013 with 234 learners.

This year the school, which originally catered for grade RR through to Grade 5, extended to Grade 6 and SP4s (age 3-4) with enrolment at 572.

Executive head Sean Friedenthal said the growth in numbers had exceeded their most ambitious expectations and advanced the whole school programmes by four years in its 10 year strategic planning. He said they would extend to Grade 7 next year and were hopeful of opening a high school in the precinct in 2016/17.

The Mayans described chocolate as the “food of the gods”. Here are two recipes, one quick and easy, the other more time-consuming, but both divine!

CHoCoLATE MouSSE CAkEThis cake will earn undying adoration from chocolate lovers – and no baking involved!

200g packet of crisp cookies (coconut or ginger work well)100g butter, melted700g dark chocolate (best quality)800ml fresh cream

1. Spray an 18 – 20cm springform cake pan with non stick spray. Line bottom and sides with baking paper.

2. Crush cookies, add melted butter, mix and spread on bottom of cake pan. Chill.

3. In the meantime, heat 200ml of fresh cream. Add 500g chopped chocolate and stir until melted and fully blended.

4. Lightly whip 400ml of fresh cream and fold into chocolate mixture.

5. Pour into cake pan and refrigerate for a minimum of 4 hours.

6. Heat 200ml fresh cream then stir in 200g chopped chocolate. Stir until blended and cool in refrigerator until cold and thickened.

7. Spread over mousse layer. 8. Decorate as desired.

CHoCoLATE CAkE IN A MINuTEA super quick and easy dessert for one or two. Don’t replace the buttermilk; it makes all the difference.

4-5 tablespoons cake flour2 tablespoons good quality cocoa4 tablespoons sugar, brown or whitePinch saltHalf teaspoon baking powder1 large egg3 tablespoons oil3 tablespoons buttermilk Half teaspoon vanilla extract

1. Mix all ingredients together well. 2. Divide between two small bowls or

pretty cups. 3. Microwave each cake for one minute

on high. Decorate as desired and serve with whipped cream or ice cream. Variations are endless; experiment and enjoy.
