IN THE PAST FIVE YEARS more and more people

undertaking renovations want a home that is more

energy efficient and are choosing environmentally-

friendly products, says renovator Colin Adams.

The owner/operator of Tay-Ky Developments has

worked in the industry for years, learning every

trade from concrete to finishing. Adams started the

renovation company in 2009 to offer quality products

and craftsmanship – and quickly found it also meant

being Green.

“One of the biggest things we discovered when we

started was that having options for a Green renovation

is important. This means having environmentally

sustainable products, using materials that have low

or no VOCs and conserving our natural resources

is definitely the way to go; it’s the future,” Colin

comments. “Everybody wants a home that is energy

efficient, so we go Green with as many products as

possible that make sense, but are still quality products

that we can stand behind.”

“Building Green for us is responsible. We can’t sustain

building with what I call throw away products,” he

adds, “so by offering standards that are above builder

grade, clients get quality products that will last longer,

increase the home’s value and save on energy costs.”

Going with Green products costs more up front, he

notes, but many homeowners understand the up

front cost will provide long term gain as they will save

money on energy bills, and they get a healthier indoor

environment.

Among the standard products Colin incorporates

are LED lights. “Our standard pot light is now LED,

because they last 25 to 30 times longer and save on

energy costs. For example, we spent $550 to change

our bulbs to LED and we saved almost $100 a month

on electricity.”

Another energy-efficient product is spray foam

insulation. “We only need to use five-pound spray foam

insulation in a basement addition and we would have

had to use R30 batting insulation to get its equal, so it

makes better sense.”

High efficiency furnaces and hot water tanks are

preferred, and Tay-Ky couples them with a Nest system

that monitors heat exchange, learns temperature

comfort levels and ensures optimal efficiency.

Since Tay-Ky’s inception, they have offered Mohawk’s

smart strand and silk line carpets to clients. These

are made from corn husk which is a natural material

providing incredible spill protection and no off-gassing.

Other Green standards are: low-flush Toto toilets; Lux triple-pane,

low-E, UV filament windows; low or no VOC paints from Benjamin

Moore and Cloverdale; Moen fixtures; floor tiles and quartz

countertops made with recycled materials; and cabinets made from

sustainable wood products.

“We explain the pros and cons of the products to our clients and

advise them honestly on the best choices,” Colin says. “Many clients

choose to go Green because of the energy savings and because

of the health benefits for their families.”

ARE YOU THINKING ABOUT RENOVATING YOUR BASEMENT?

Before you start, you should be aware of all of Alberta’s

safety code requirements. You will require a Building Permit if

your alterations are more extensive than cosmetic upgrades.

A Development Permit may be required if your proposed

renovations do not meet Land Use Bylaw requirements.

For this month’s article, I’m going to focus on window

requirements. There have recently been building code changes

to basement window wells. A window well is a space maintained

partially or fully below the adjacent soil for a window - also

known as below grade.

Basement windows can come in many shapes and sizes. If

you are developing a recreation room, games room or office,

the size of the window is not a matter of building code concern.

However, if you decide to develop a bedroom, the size of the

window is very important.

The Alberta Building Code requires that bedroom windows

have at least 0.35 m2 (3.8 sq ft) of clear opening that a person

could crawl through, with no dimension less than 380 mm (15

in). This requirement ensures that there is an alternative way to

escape in case of fire or emergency.

Where basement windows are located partially or fully below

grade, a window well is also required. These requirements have

been in place for many years. In the 2014 Alberta Building Code,

which became mandatory last November, the clearance in front

of bedroom windows increased from 550 mm to 760 mm. This

requires a larger window well. The clearance also applies to any

obstructions around the window, like overhead hazards that

prevent a safe exit from the bedroom.

Window wells serve a number of purposes. They prevent

soil from sitting directly against the window; they help prevent

moisture like rain or snow from entering the basement and they

provide drainage of standing water. These things help to protect

your foundation and prevent damage. For windows located in

bedrooms, they also provide a transition between the interior

and exterior of the home that can aid in escape.

If you have ever tried to navigate through a basement

window, you will likely understand the benefit of a larger

window well. Although windows are not typically used for

escape, the ability to exit in an emergency is very important.

With basement windows typically positioned at least 1.2 m (four

ft.) above the ground, the task is that much more difficult. Once

you wiggle through the small opening, you are still confined by

the window well itself. Increasing the size of the window well

increases manoeuvrability to allow for a quicker escape. In a fire,

these extra seconds can be invaluable.

On occasion, people will want to install basement windows

closer to the basement floor level than is typical. Although this

is possible and helpful for escape, you may not be aware of why

these windows are usually located where they are. Based on the

QI received an email from an individual who was

considering installing a solar powered hot water

system and wanted to know what plumbing code

requirements there are for this.

AThe 2010 National Plumbing Code has a dedicated

section with a quite a bit of information around the

requirements for installation of solar domestic hot water

systems. Each of the provinces subscribe to National Plumbing

Code article 2.6.1.8. and therefore items pertaining to materials,

piping, allowable pressures, water temperature and protection

from contamination relating to the application of solar domestic

heating systems are consistent across the country.

Systems for solar heating of potable water shall be installed

in conformance with CAN/CSA-F383-87, “Installation Code for

Solar Domestic Hot Water Systems.” and shall be certified to

CAN/CSA-F379.1-88, “Solar Domestic Hot Water Systems -

Liquid to Liquid Heat Transfers)”. In addition:

• All piping, fittings, heat exchangers used for domestic hot

water, must be made of approved materials and suitable for

use with potable water.

• Operation of a water system at pressures above 550 kPa

(80 psi) will accelerate deterioration of the system and

could create a health risk due to splashing and potential

scalding.

• If the solar domestic heating water system contains water

with a temperature in excess of 60°C (140°F), a mixing

valve or other means shall be installed in the potable hot

water supply to temper the water to reduce scald hazard

potential.

• Do not introduce toxic chemicals such as those used for

freezing protection or boiler treatment. Potable water sys-

tems must be protected from all sources of contamination

to reduce the probability of creating an unsafe potable wa-

ter supply.

• Required protection to prevent cross connection and back-

flow must be provided.

It is also important to note that the authority having

jurisdiction may consider a properly submitted alternate solution

with the permit application for systems that are not certified.

The alternate solution shall be complete with supporting docu-

mentation from a professional engineer licensed to practice in

the province of Alberta and the alternate solution shall contain

evidence of compliance with the requirements of CAN/CSA

379.1-88 or CAN/CSA 379.1-09.

These installations would fall under the plumbing code

regulation and require a plumbing permit, installation by a

Timber Kings’ ANDRÉ CHEVIGNY at the Calgary Home + Garden Show

One of the stars of HGTV’s Timber Kings,

André Chevigny will be in Calgary this February

as a presenter at the Calgary Home + Garden

Show. It runs Feb. 25-28 at the BMO Centre &

Corral, Stampede Park. As a speaker on the Home

+ Garden stage, André will share insights into the

quality and craftsmanship that goes into their log

homes, and how the longevity of these builds

allows generations to enjoy the family home.

André is the general manager in charge of

the day-to-day running of Pioneer Log Homes of

Williams Lake, B.C., a multimillion-dollar company

with a global client list. Pioneer Log Homes

custom builds unique log homes. Each one is

handcrafted on site, then taken apart, shipped

around the world and reconstructed wherever

the client wants. André manages more than

120 employees and millions of dollars worth

of log inventory on the yard. A hard upbringing

has formed André into a hard-working master

craftsman.

Prior to his appearance we had a chance to

ask André questions about the upcoming show,

and more.

Q: Tell us about how you got started and

being a master craftsman?

A: I started peeling logs for my brother, Bryan,

when I was 14 after school and on weekends,

and I learned through hard work. I’ve been

doing this for 30-plus years and I love what I do,

working with people and building log homes.

Fitting wood, especially logs together, is a real

art. It takes years of respect and experience to

call yourself a Master Craftsman. Now you can

go to school to become a Master Craftsman or

certified log home builder. In fact, Pioneer had

a big part in writing the curriculum many years

ago for the apprenticeship program, and I taught

some of the early classes for apprentices and I’m

very proud of it.

Q: What advice do you have for people

looking to do a renovation project or have a

home built?

A: The best advice I give is follow your gut.

Always check references before you enter into

a contract or agreement with a company. I still

shake a person’s hand and look them in the

eye – that goes a long way for me and that’s

my philosophy. I’m about building relationships,

that’s my passion, and I enjoy being involved with

our clients as much as I can.

Q: What are you going to talk about at the

Calgary Home + Garden Show?

A: I’m excited to be coming to Calgary and

talking about Pioneer and our philosophy about

building right for longevity. I’m going to speak

about the values of building with wood and

the importance of building environmentally,

socially and economically – that’s a mindset and

our philosophy. I think people today are better

informed, more educated and more in tune

with the environment. It doesn’t matter whether

you live in an urban setting or in the country,

we as a group have to think about how to build

for future generations as well as respecting the

environment.

Q: What are you going to talk about at the

Calgary Home + Garden Show?

A: I’m excited to be coming to Calgary and

talking about Pioneer and our philosophy about

building right for longevity. I’m going to speak

about the values of building with wood and

the importance of building environmentally,

socially and economically – that’s a mindset and

our philosophy. I think people today are better

informed, more educated and more in tune

with the environment. It doesn’t matter whether

you live in an urban setting or in the country,

we as a group have to think about how to build

for future generations as well as respecting the

environment.

Q: Have you built any log homes in Alberta or the Calgary

region?

A: We’ve been working in the Prairie provinces for many years

and we’ve built a ton of homes in Alberta. We finished a big

home in Ponoka just last year, and we’ve built in Bragg Creek

(west of Calgary), and many other areas in Alberta.

Q: Tell us about one of your bigger projects.

A: We did a project in Kelowna, B.C., at Big White ski resort for

a client from Calgary that was a $10 million home. It took us

about a year to build the log shell package and components,

and about three weeks to assemble on site. But it doesn’t matter

if we’re building a 10,000-sq.-ft. home or a small cabin, the

projects are equally as important and we build them the best we

can. That’s how approach everything.

Another new and growing trend for exterior renovations is

the use of wood accents. S.I.S. uses both real wood as well as

“We used an environmentally friendly bio-composite siding

product on a recent renovation we did to a home northwest of

Calgary,” Steinmann says. “The house was a 1970s-era side split

and the owners were doing a complete renovation and wanted

a more contemporary look. Using this on the front entrance

really made it pop.”

Also new for 2016, S.I.S. has joined the Alberta Renovation

Warranty Program, so its customers receive deposit protection

and a two-year warranty up to $100,000. “This really gives

When a property is placed on the market it has features

and benefits that are both good and bad. The job of a staging

professional is to enhance the positive aspects of the property,

show off the architectural details and make your home stand

out from the competition. This is extremely important for the

photographs needed for online postings. Most buyers are looking

at photos before venturing out from property to property.

Do you have an empty property that is getting no viewings?

Most staging professionals have access to furniture on a monthly

rental basis. The fees are minimal when compared to the length of

time an empty/unfurnished property is on the market. Most buyers

cannot envision their possessions in the home because often an

unfurnished property looks smaller than it actually is. It has been

proven that most buyers place their sofa in the exact spot the

I AM FASCINATED by the current

movement towards tiny homes,

minimalism and “off the grid” living. The

concept of not taking more than you

truly need is hugely appealing, and the

drift away from materialistic priorities

However, I do have my limits. The

mere thought of living in a home not

much larger than a postage stamp, in

which you have to clamber up a narrow

ladder and approach your bed in a semi

head on the impossibly low ceiling

of the loft above the tiny living room,

makes absolutely no sense to me at all,

even though you may be saving on your

heating bill!

Your home should be a wonderfully

comfortable place in which you feel

nurtured and peaceful, not some

continuous Spartan challenge for physical

and mental survival.

The value of space should never

be underestimated. Here we are not

referring to space to fill to the rafters

with all your “stuff” in the form of endless

storage (do the cull and you will find

most homes have ample storage for

open space – rooms which have a sense

of tranquillity and room to move.

Your first step is to clearly identify why you are renovating.

Are you renovating to improve functionality and increase your

If you are looking to sell, consider investing in areas that offer

the most payback. These include the kitchen, bathroom, floors,

roof, doors and windows.

Find a renovator early so they can guide you through the

renovation process. Some projects will require you to obtain

permits, a complex process that can take several months. A

professional renovator will know what permits you need and

how to get them.

Many renovations require architectural or design services

while others require an engineer. Such services may be

necessary to obtain your building permits and should be

IN THE DEPTHS OF FREEZING COLD temperatures one has

the time to ponder and plot a dream garden that becomes

a sanctuary to local wildlife. In the past few years we have

experienced numerous shifts due to climate change.

Consequently our wildlife may need our intervention to

safeguard species that choose not to migrate. We can

concurrently offer protection while we plan and dream of how

our gardens will offer up even more beauty in the unfolding

of spring. Following are some inspirations and suggestions to

make this year’s garden memorable, beautiful, interactive, and

eco-friendly.

Let’s begin simply by watching out the windows from the

warmth and comfort within our living space. Yes, that is the

word: space – take a good look at your outdoor space. Is it bird

friendly? Are there adequate food sources available to the birds

outdoor spaces

remaining all year round? Are the birds protected from

predators? All this should be considered when planning your

active spring garden. I have two lovely dogs and the joy unfolds

when I watch them at play with the magpies in the back garden.

I designed a fenced-in area for the garden so the plants are safe

during the dog romps.

Being safe addresses the next element requiring our

attention. The aspect of safety. Are the birds safe in your yard?

Food and shelter are the basic needs of all sentient beings. Our

gardens play host to everything from insects to small mammals.

Do your trees offer shelter and do they provide seeds or berries

throughout the year? I have a cherry tree that feeds wildlife all

winter long. These are the notable factors to record when

watching out the window. All this information facilitates a

productive start in planning your spring garden.

Adding diversity FOR AN ECO-FRIENDLY GARDEN PLAN

numerous local birds. Making these additions to your spring

garden will ensure that your yard will be teeming with life -

adding colour, enchantment, and happiness to both you and the

wildlife you attract. Your yard does not need to be large in order

to accommodate these factors.

Limiting the size of your lawn reaps benefits to both the

owner and the wildlife visitors. A manicured lawn doesn’t

provide a lot of food or habitat for birds. Also, lawns contribute a

multitude of other environmental problems. A good example is

the abundant use of fertilizers and pesticides in order to control

insects and diseases. Instead, try planting indigenous and non-

indigenous plants that mimic the natural plant communities. By

incorporating some of these indigenous plants your garden, it

becomes user friendly to wildlife, and instantly adds excitement

and interest. There are a variety of plants and shrubs of various

heights and widths to pique one’s interest.

The following shrubs, trees and vines are suggested: Hedge

Cotoneaster, Thiessen Saskatoon shrub, Honeyrose

Honeysuckle shrub, Amethyst Coralberry shrub, Carmine Jewel

Cherry tree, Pin Cherry tree, Shubert Chokecherry tree,

American Mountain Ash tree, Starlite Flowering Crab apple tree,

Valiant Grape vine, Blue Boy Clematis vine, Virginia Creeper vine,

Dropmore Scarlet Trumpet Honeysuckle vine and Golden

clematis vine easily provide shade quality and food. Conifer

trees like White Spruce, Bakeri Spruce, Columnar Colorado

Spruce and Fat Albert Spruce provide protection during storms.

Collecting water from these storms in a decorative barrel also

contributes to the health of wildlife as well as the garden.

Remember to supply a source of water for visiting birds.

Birds receive some of their water from food, but they still need

open water for drinking, bathing and cooling themselves. Bird

baths are safe and come in a variety of styles and heights. Baths

with pedestals will keep birds safe from predatory cats. Water

depth should not be more than three inches. It’s important to

clean the bath every few days and fill it with fresh water for

drinking. You can pick a couple of leaves off a tree and let them

float around in the birdbath. This will attract humming birds.

They use the drops of water on the leaves for bathing. And the

leaves also provide a safe home for our ladybugs.

Instead of raking and removing all of your fall leaves, keep

several small piles about six inches thick around your yard. The

leaves will decompose attracting earthworms and insects for

feeding. Sparrows and robins will love you for this and inspire

them to make their homes nearby.

Providing nest boxes in your yard will increase the amount

of birds in your yard. There is at least forty eight species of birds

that will use the nest boxes. The boxes can be made out of

wood, but stay away from using paint in the inside or treated

wood. This could harm the eggs and the young. Placing them

under sloping roofs will keep the rain out. Keeping the holes

around one inch-to-one and a half inch will keep out larger

predator birds. You will find many fine feathered friends moving

in to your new eco-friendly garden. And you will see many

species of birds that you may not have seen before.

In order to learn just how many species are found in your

area I highly recommend a visit to the local Inglewood Bird

Sanctuary. Here you will learn what species stay all year round,

and what food sources are necessary for their survival. You can

easily transfer and apply this new-found knowledge to your own

garden at home, and you will be protecting the birds from

predators like cats and coyotes. You will have the

neighbourhood children wanting to play and visit your bird

friendly spring garden that doubles up as a mini sanctuary. The

children will learn about local species in a wondrous way.

We all know that for years kitchen and bathroom renovations have been at

the top when it comes to return on investment (ROI) but did you realize that

your garage is also at the top of the list? With an expected ROI of almost 65

per cent, according to Remodeling Magazine’s 2015 Cost vs. Value report,

having a garage is worth a lot of money. So why do almost 70 per cent of

homeowners admit that their garage is too full of clutter to even hold their

car? It’s time to take back all that great usable space.

Here are my five steps to helping you create a space that is more than just a spot to put the garden tools.

1. GET EVERYTHING OFF THE GROUND The size of your garage is very

important when realizing its true value. If your garage looks big, it’s worth

more! Being able to see the entire floor makes a room more spacious.

Utilize racks and wall storage systems like the Gladiator GearTrack to get

awkward items like bicycles, rakes and shovels up and out of the way.

2. PAINT THE FLOOR OR ADD TILES Seeing as much of the floor as possible

is key to visually maximizing your garage, but no one wants to see a floor

covered in stains from the car or the lawnmower. Choose paint or a tile

designed specifically for floors so that it will last. When picking a colour, go

with something that will hide any future stains and marks. I personally like a

charcoal grey because it not only hides the scuffs from everyday use, it also

hides dust and dirt that blows in when the garage door is left open.

3. HIDE THE SPORTS GEAR Too often the garage becomes the home of

bulky sports gear like hockey bags or golf clubs. These awkward bags

are always getting in the way or falling over. Look for storage unit on
