Open Studios , Food Trucks A Go Go,

Glow Fest iva l , Monarch Butterf l ies ,

and of course my b ir thday. I t was a

were out in fu l l force . I d id learn

th is year that i f adu l ts dress up and

tr ick or treat at your door, they are

expect ing Je l l -O Shots . Now I know

for next year! Fa l l i s in the a ir and

the temperature has dropped in the

This year we debuted our first trial of a book club.

I selected books that would help professionals

mentally, physically, emotionally, and spiritually.

Our last book was the Magic. Let me just say, this

was the most moving for most of the members.

Here is what I saw on this 28 day journey of

gratitude:

Complete transformation of relationships to a

calmer, kinder, more positive state without

"working" on it. They just transform.

Dramatic drop off anxiety, fear, and worry about

the ‘right now' and instill confidence and faith in

the unforseen/unknown future.

Expand one's confidence and clarity about where

they are and what they can achieve for their life.

Increase personal prosperity and the ability to at-

tract more of what they want, just by being

GENUINELY GRATEFUL.

An overwhelming sense of peace, ease and

creativity - all without ‘efforting’ anything but just

being grateful.

Expand awareness and seriously sharpen one’s

ability to receive the constant flow of BLESSINGS

constantly coming….constantly!!

I h igh ly recommend th is journey and

book. I t was one of the most l i fe chang-

ing in many of our l ives . I t just makes

l i fe sweeter!

I t i s that t ime of year aga in where i t gets dark ear ly , end of the year deadl ines are due,

and of course there i s the hust le and bust le of the hol iday ’s . . .part ies , presents ,

drinking , eat ing , footbal l , dr ink ing , fami ly gather ings , eat ing , and travel ing . . . I am

stressed a lready th ink ing about i t . This season I recommend g iv ing to yourse l f f i rst

then g ive to everyone e lse . That way you make i t through the hol idays happy and

heal thy and there wi l l be no casual t ies at the fami ly d inner! How are you going to

make sure that your l i fe i s ca lm, COOL, and col lected dur ing th is stress fu l t ime of

year? I recommend try ing Cryotherapy . Yes , I sa id Cryo – therapy? When I f i rst heard

of i t I thought i t was when a bunch of us ga ls sat around and drank wine together

cry ing over romant ic movies . Boy, was I wrong. I f you haven’t tr ied i t yet , let me

te l l you what I have learned and why I l ike i t . F irst , Hol lywood and Pro Sports are a l l

over i t . Therefore i t must be good, r ight? You bas ica l ly freeze yourse l f for 3 minutes

in below zero temperatures . The cold temperatures he lp musc le recovery , sk in ton-

ing , endurance, and v i ta l i ty . I have been going for 3 months now and I can say that my

beach vol leyba l l game has gone back to when I was younger . My shoulder in jury has

ca lmed down. My recovery a f ter a weekend of p lay ing has been shortened to minutes

instead of days .

Open House I n today ’s market ing of a home there has to be something spec ia l . This i s no longer

your mother’s rea l estate market . The day where you can just put a home on the

MLS and have i t se l l with 10 of fers i s current ly not the norm. There has to be

something spec ia l with what the consumer is searching for . Open houses are very

boring and often set the agent and consumer apart because they are awkward

encounters of each party try ing to do their job . The agent i s try ing to se l l the home

and the buyer i s try ing to just v iew the home without the chatter of a sa les p i tch . I t

has been documented that today ’s buyer rea l ly l ikes to have a party or something fun

for an open house. This i s part ly due the fact that there are more mi l lennia ls in the

market and part ly because we so used to hav ing our Starbucks!

LENDER’S VOICE

Housing market reports show slower pace,

but potential pent-up demand. Here is what

w e a r e w a t c h i n g :

H o u s i n g C o n s t r u c t i o n

New housing starts data last week indicate busy

construction sites continue to dot the landscape.

Rental demand continues to be strong, pushing up

rents, which is causing developers to build more

apartment buildings – multi-family starts were up

over 18%. This segment of the market is extremely

volatile and can distort the new construction pic-

ture. Single Family Residence (SFR) activity in-

creased at a lower, but steady pace in most of the

country. The West was the exception, were starts

were particularly robust, surging 25.4% in Septem-

ber. The warning sign flashing here is the decline in

permits. Permits for SFRs are lagging starts. This

implies a coming slowdown in new construction,

which is consistent with the trend in new homes.

H o u s i n g S a l e s

Data released this morning show that new home

sales fell sharply in September to an annual rate of

468,000, the slowest pace since November 2014

and in addition, August sales were revised down.

Sales fell less sharply in the West. Supply now

stands at 5.8 months, which is considered nearly

even with demand. The solid job market, increased

consumer confidence, equity build up from rising

home prices, and healthier personal balance sheets

have combined to stoke American’s

appetite for new homes, sales of which have in-

creased nearly 18% so far in 2015. That may be

starting to cool, but we caution reading too much

into one report. Prices may be keeping first-time

buyers out of the market. The national median

new-home sales price has jumped 13.5 percent

from a year ago to $296,900. Continued strength

in the job market may start to move more first-

time buyers into the market.

During the recovery from the 2008 financial crisis

the housing market has been volatile and slow to

bounce back. The adjusted 52-year historic aver-

age annual rate of new home sales is 655,000 and

purchase activity has been well below this level

since January of 2008, although much improved

since the depths of the recession. The good news

is that this implies pent-up demand; when that

will translate to sales activity is the question.

Existing-home sales rebounded strongly in Sep-

tember following August's decline and have now

increased year-on-year for 12 consecutive

months.
