The AreaThe Tiergarten district is a combination of extremes. In the north are the social problem neighborhoods of Moabit. In the area known as Tiergarten South are some upscale groups of buildings such as Tiergarten Dreieck and Potsdamer Platz. And in Moabit are the Moabit prison, a huge wholesale food market, the Grossmarkt , in the Westhafen district, an area that is dominated by a huge body of water, the Westhafen (the west harbor). The German Parliament, the Chancellor’s Office (the seat of Germany’s Chief Executive), the Official Residence of the President of the Federal Republic (Schloss Bellevue), the diplomatic quarter, and the Kulturforum, a complex of public galleries that includes the National Gallery are all located in Tiergarten. The presence of these public buildings further underscores the diverse character of the district. Tiergarten, the park after which the district is named, is the largest park in Berlin. It divides the northern and southern parts of the district, and enhances the adjacent neighborhoods. Inside the park is Berlin’s world-famous zoo. The northern section of the district especially Moabit is dominated by dense development, and is a mixture of residential and business buildings. Half of the buildings were constructed before 1919, and are clad with modest facades. However, along the Spree there are a variety of appealing and upscale residential and commercial locations. The areas in the southern part of the district offer world-class cultural facilities and activities, and are the sites of many embassies and expensive residences. Moabit, however, has not been neglected. It is the location of Berlin’s central station around which a number of developments have been built and are planned. Several will be located between Lehrter and Heidestrasse. Among these are Europacity (40 ha), Lehrter Stadtquartier (17 ha), Humboldt (10 ha), and Lehrter Straße (6,5 ha).These construction projects will likely boost the attractiveness of Moabit.

Traffic / Parks/ ShoppingTraffic: The district’s traffic and road network are conveniently laid out. Traffic conditions in this area are adequately covered by ÖPNV, the traffic reporting service. The East-West S-Bahn Lines (suburban train lines), S3, S5, and S7/S75 provide very good connections between the eastern and the western parts of the city, and the surrounding suburbs. Connections to the north are made via the S Bahn stations Beusselstraße and Westhafen which are directly linked to the S-Bahn-Ring (S41/42), a line that encircles the city. The U-Bahn (U9) subway in runs north-south-direction, and is a good link to such major stations as Zoologischer Garten and Kurführstendamm. A very convenient express bus line (TXL) connects the Hauptbahnhof (central station) with the airport Tegel. Future mass transit improvements in the area include a Tram connection to the eastern part of the city via Invalidenstrasse (2014), and a new S Bahn line (S21) that will link the Hauptbahnhof with the northern S Bahn Ring (2017). It is anticipated, that from 2019 the S21 will be extended further south to Potsdamer Platz. The completion of this southern link is not expected until 2023 or 2024.

Parks: Sitting in the center of the district is the huge and varied Tiergarten Park. It is chock-full of leisure amenities. Nearby are smaller parks. These include the Kleiner Tiergarten, the Carl von Ossietzky Park, the Fritz Schloss and the Spreebogenpark as well as landscaped strolling areas along the Spree.

Shopping: Potsdamer Platz is Berlin’s major modern residential and commercial development of the last decade. Simple to Very Good LocationsAbove all, Tiergarten is significant and appealing because of its extraordinarily central location and its close proximity to the major offices of the central government’s administration. The district offers a wide array of locations: Good and very good locations are in the south –embassies, hotels in the Lützowplatz section, the Hansaviertel as well as at Potsdamer Platz. Terms and conditions

Section 1 Prohibition of disclosure All information, including the brokerage of the property by the Agent is determined exclusively for the customer. The Customer is expressly prohibited from passing on the indications of or information about properties to third parties without the expressed approval of the Agent which shall be given in advance in writing. If the Customer violates this obligation and if the third party or other persons to whom the third party for his part has passed on information conclude the main agreement, the Customer is obliged to pay the Agent the commission agreed with him plus VAT. Section 2 Double activities The Agent may be active both for the seller and also for the purchaser. Section 3 Owner information The Agent draws attention to the fact that the information about the property passed on by him originates from the Seller or a third party engaged by the Seller and has not been checked by the Agent for correctness. It is a matter for the Customer to check this information for correctness. The Agent, who only passes on this information, shall not assume any liability for its correctness. Section 4 Limitation of liability The Agent’s liability is limited to gross negligent or intentional behaviour inasmuch as the customer does not suffer any physical injury or loses his life through the behaviour of the Agent. Section 5 Limitation The limitation period for all claims for damages of the Customer against the Agent shall amount to 3 years. It shall commence at the point of time at which the action triggering the obligation for damages has taken place. If the statutory limitation regulations mean shorter limitation for the Agent in individual cases, these shall apply. Section 6 Place of jurisdiction If the Agent and the Customer are full business persons in the terms of the German Commercial Code, the company head office of the Agent is agreed as the place of performance for all obligations and claims originating from the contractual relationship as well as the place of jurisdiction. Section 7 Escape Clause If one or more of the above provisions should be inapplicable, the effectiveness of the remaining provisions shall not be affected. This shall also apply if, within a regulations a part is ineffective, another part, however, effective. The ineffective provision shall be replaced between the parties by a regulation which most closely approaches the economic interests of the contractual parties and otherwise does not contradict the contractual agreements.

Section 8 Commission/ Agent fee:

A commission of 7.14% (including 19% VAT) of the purchase price is payable to HIMB Hausverkauf und Immobilienmakler Berlin GmbH; Berlin Yield Estate; Brunnenstr. 129; 13355 Berlin by the buyer of the property. If 7.14% (including 19% VAT) of the purchase price is less than 4,999.99 €, the amount of commission will be automatically determined as 4,999.99 €. It is understood, that the higher value will be the commission to be paid.This amount is payable immediately after the purchase contract has been signed at the meeting with the notary.
