A native Santa Fean, John has been selling Santa Fe real estate for 35 years and has been a broker with Barker Realty since 1994. He is a past president and director of the Santa Fe Association of Realtors, positions that help him understand the ins and outs of real estate which often include a high degree of problem solving.

When our real estate market hit bottom in 2009, even well priced property was difficult to sell. Today we are still in a price sensitive market and we’re delighted to say that a well priced home

in many neighborhoods will sell in 60 days or less.

• Residential sales peaked in 2005 with 2,290 transactions.*

• There were 1,972 Residential Sales in 2015, a 7% increase from 2014.

• As of December 31, 2015 there were over 900 Residential Properties for sale, and they were on the

market an average of 138 days.

• As of December 31, 2015 there was 9 months of inventory (a healthy market is 6-8 months.)

Supply and demand is the simplest way to look at the health of the Santa Fe real estate market. Currently there is more supply than demand. As a result,

selling a home is still challenging.

A significant number of our buyers, regardless of price range, come from markets outside of Santa Fe (our feeder markets). Those areas are experiencing a stronger rebound than we have

seen locally, but Santa Fe consistently follows behind them by a year or two. That bodes well for us over the coming years.

The Santa Fe real estate market has never moved quickly like some other markets. Our sluggish local economy means that our real estate sales depend more heavily on the out of towner, regardless of price range. It helps that our inventory of homes for sale is at a 3 year low.

Appropriate Pricing in the Beginning is Paramount

• Analyze your monthly carrying costs, i.e., mortgage payment, taxes, utilities, HOA dues, maintenance costs.
