Kevin has established himself as a leader with the ability to expertly guide teams from master planning and preconstruction processes all the way through project completion. Throughout his 23-year career at Shawmut, Kevin has gained experience and responsibility, working his way up from Assistant Project Manager to Vice President. He has built lasting relationships with local colleges and universities due to his work with all facets of campus construction, building everything from administrative offices, to fast-track dining renovations, to historic renovation/preservation projects. Thanks to this wide range of expertise, our clients consider Kevin a full-service academic leader.
As a long-term veteran on academic sites, he has developed a strong sense of how to plan and manage complex construction around the constraints of an occupied campus, and believes strongly in the value of immersing ourselves in the campus so that we may learn the needs of students and faculty before we develop logistics plans and schedules. Kevin delivers on Shawmut’s goal of exceptional client service at every level — he understands what clients are looking for from their construction managers, and ensures those expectations are met, and exceeded.
Kevin is currently a Board Member of the Room to Dream Foundation, a foundation that creates healing environments in hospitals, communities, and homes for children and adolescents who are facing chronic illnesses.

With past experience managing historic campus staples such as Charles Pratt Residence Hall at Amherst College and Fay House at Harvard University, Randy is well versed to take on the intricacies of all types of academic projects. Hired as an Assistant Project Manager in 1996, Randy has thrived in Shawmut’s entrepreneurial culture, and his exacting approach has been well-suited to many of Shawmut’s most complex and successful projects. He has demonstrated his strengths working collaboratively with diverse user groups and supporting informed decisions throughout the pre-construction and construction process. He will apply his disciplined approach to managing your project team and all aspects of the project to ensure that it is completed on time, within budget, and with the highest level of quality.
Randy received his Executive MBA from Northeastern University and holds a B.A. from Colby College in Waterville, Maine. He is a LEED® Accredited Professional, ASHE Healthcare Construction certified, OSHA 10-hour Certified, and is an Emergency Medical Technician.

Tom Perry, LEED® AP BD+CDirector of Engineering Services Division
As Director of Engineering Services, Tom has over 35 years of mechanical construction experience, including 28 years of mechanical systems design experience. His expertise in evaluating M/E/P systems in existing buildings means your project team will have all the information needed to make informed decisions concerning both short-term and long-term goals for quality. Tom is in charge of Shawmut’s Virtual Design and Construction Department, as well as its Sustainability Program.
Tom has an A.D. in Mechanical Engineering from Franklin Institute of Boston, a B.S. in Mechanical Engineering from Northeastern University, and is a USGBC LEED® Accredited Professional Building Design + Construction (LEED® AP BD+C).

Nathan Gauthier, LEED® FellowDirector of FM Integration and Sustainability
As Director of FM Integration and Sustainability, Nathan works to improve the transition of Shawmut’s renovations and new construction into the facilities management infrastructure of our owner clients. He is responsible for identifying and incorporating best practices to ensure successful project delivery and efficient building operations, keeping client satisfaction as top priority. Nathan will work with your team to develop an operations readiness program appropriate for your organization and throughout construction he will oversee the proper assembly and implementation of turnover documents and processes. As the project nears completion, Nathan will support the verification of functional building systems, gathering of all equipment data, training of facilities management personnel, and recommending a maintenance and repair program to ensure optimal operation. Post-construction, he will participate in the deployment of value-added services that ensure integration of new construction into existing management systems and demonstrate Shawmut’s commitment to ongoing client satisfaction with their facilities.
Nathan holds an MS in Facilities Management from Massachusetts Maritime Academy, a Masters of Environmental Resource Management from the University of South Carolina, and a BS in Marine Biology from Texas A&M University. He is a LEED Fellow and past member of the USGBC Board of Directors both nationally and at the state level (MA). He holds certifications as a facility manager (CFM), energy manager (CEM), commissioning authority (QCxP and EBCP), residential contractor (MI), and many others.

Bentley CollegeNew DormitorySix-story, 200-bed dormitory with student suites, common study areas, and an alumni lounge with kitchen on the top floor. Facility included low energy MEP systems and above code building envelope.
Hartford University New DormitorySix-story, 150-bed dormitory with common areas and amenities for group study, toilet and showers, and dining facility. Accelerated design and construction schedule included full air conditioning for summer programs.
Suffolk UniversitySawyer Data Center Cooling TowerConstruction of a redundant cooling tower on the roof of the Sawyer Building. Located at 8 Ashburton Place, the 150,000 +/- sf building is home to Suffolk’s main Data Center and includes classrooms and office space as well. As nonstop operation of the Data Center is critical to the University, the goal of this project was for this cooling tower to serve as a backup for the existing system. Tufts UniversityBiology Collaborative Laboratory$10 million, 23,000 sf of office/lab renovation at Tufts’ 200 Boston Avenue facility to create integrated space for 70+ researchers from Tufts’ biology department, and includes a fairly sophisticated laboratory area comprising of four environmental rooms, tissue culture, radio isotope, and fly rooms fitted with custom lab casework benches. The office area includes a seminar room with multiple offices, conference and meeting rooms. This project features a new mechanical system using chilled beam technology, as well as new roof-mounted air handling units with a new mechanical penthouse and 400KW gas generator. The project is LEED® Gold Certified and used BIM technologies for the design and construction.
Tufts UniversityCarmichael Hall/Cheryl Chase Center Dining WingMEP design for this dining addition to Carmichael Hall including new HVAC equipment and distribution, electrical, fire alarm, sprinkler, and plumbing.
Tufts UniversityHodgdon Dining Hall & KitchenMEP design and total demolition and replacement of kitchen, dining, servery and deli counter areas of the Hodgdon Hall Dining facility inclusive of HVAC, kitchen exhaust and equipment fit-up, electrical, fire alarm, sprinkler, and plumbing services.
Tufts UniversityTisch Library$3.7 million mechanical equipment upgrade involving the relocation and modification of existing mechanical systems to allow for the removal of two AHU’s serving the Library. A 70,000 cfm temporary AHU was installed and existing ductwork modified to allow for Library to remain in full operation during removal and installation of new stick built 90,000 cfm AHU. Steam, Chilled Water and Heating Hot Water distribution systems were replaced as part of this project and connected to Central HVAC Plant.
UMass DartmouthNew Dormitory1,200-bed new dormitory facility. MEP design for accelerated design and construction. Inclusive of a dinning facility, courtyard, and way finding. MEP with stand-alone central plant and services. LEED® Silver Certified.

Construction of a new building on an occupied campus is always a challenge; even more so when the new building is to be attached to an occupied classroom facility and must be completed on an aggressive schedule during a spring of record-breaking rains. Key to this project’s success was an intensive, seven-month pre-construction effort.
The project team coordinated phases around the academic calendar, procured long-lead materials, set foundations in mid-December, devised alternate methods of construction to accommodate varying weather conditions, and developed logistics plans to minimize the impact of construction on the campus community.
In addition to faculty offices and classrooms, the three-story building includes a major entrepreneurial exhibit, archive area, advanced tel/data equipment and a high-tech teleconferencing studio. Despite a number of challenges, Babson’s new center was completed on schedule.

Babson’s Executive Conference Center hosts an internationally recognized, intensive program that operates 24/7, meaning all conference space, accommodations, and the campus itself could not be heavily impacted or disrupted by construction. The solution involved building temporary facilities to accommodate the CEE visitors and staff, including a temporary kitchen in the basement.
The new executive education complex doubled the size of the existing facility and houses interactive classrooms, two amphitheater-style lecture halls, 26 break-out rooms, a videoconferencing/distance learning center, as well as a new 82-room executive hotel with a restaurant-style dining room featuring a commercial-grade kitchen and
servery. The complex also includes a two-deck, 400-car parking garage spanning 120,000 sf supported by a post-tension system to serve as a foundation for future office space. Construction challenges included integrating the building systems and finishes of the addition with those of the existing structure, especially since the new structure contains two different types of framing systems. The 16-month project was delivered six weeks ahead of schedule.

To update the utilities systems without major disruptions to campus life, Babson worked closely with Shawmut to plan, sequence, and seamlessly execute the campus-wide infrastructure upgrades necessary to modernize its facilities.
The work involved upgrades to the electrical, water, and storm drainage systems, including replacement of the high-voltage distribution system with new transformers at each building and main switchgear. It also entailed a new water main system, meter vault, fire pump system, replacement of storm drains, new roads and street lighting, and extensive landscaping.
The sequence of work and building shutdowns were carefully planned in advance. Constant and open communications were critical to the project’s success. Shawmut kept the Babson Facilities Department, students, all academic and campus life groups, Town of Wellesley officials, and local utility companies up-to-date with tools such as a zone map indicating the schedule of work and active participation at town meetings.

Babson hired Shawmut to replace and upgrade the fire protection and life safety systems in three dormitories on an extremely fast-track summer schedule.
The scope of work involved installing new sprinkler systems in over 250 dormitory rooms, as well as replacing all the electrical distribution systems within the buildings. Upgrades were also performed on the bathrooms and common rooms in the dorms, including new paint, lighting, mill work, and other finishes. Installing these new utility systems required frequent communication with Babson officials to minimize disruption to the campus utility network.
Other project challenges included performing underground excavation work to run the new sprinkler lines and coordinating the construction activities around Babson’s summer camp schedule, the latter of which required off-hours work and extensive safety precautions.

Babson College retained Shawmut to manage a comprehensive, multi-year renewal program for their entire physical campus. This program was developed to assess the condition of the school’s facilities, strategically prioritize and package the projects in the most cost-effective manner, and phase the construction projects to minimize the impact on the campus calendar.
Shawmut developed a proprietary CAMS software system that successfully sorted the facility condition data in a variety of formats and help expedite decisions.
Building on this success, Babson hired Shawmut to represent the school as an outsourced manager to oversee all construction projects on campus. For the next two years, Shawmut staffed Babson’s Office of Project Management and advocated on behalf of the school on all renewal, capital improvement, and infrastructure projects. Services provided include architectural selection, drawing review, cost estimating, scheduling and logistics review, feasibility analyses, capital budgeting, and contract administration.

The scope of work for this fast-track project involved upgrading the life safety and fire protection systems in four dormitories to meet Wellesley fire codes. This included replacing all fire alarm panels, running new sprinkler lines, external masonry repointing, and installing transformers and electrical distribution systems. Finishes in the common rooms and bathrooms were also upgraded, including new paint, carpet, and lighting.
The main challenge of the project was completing the full installation of a new electrical distribution system in four buildings on an accelerated 10-week schedule, made tougher by the fact that the buildings required substantial abatement work.
Other challenges included integrating construction around the Babson’s summer athletic camps, which saw upwards of 900 young children on the campus on any given day. Shawmut also had to carefully manage delivery schedules and coordinating utility tie-ins and shutdowns with Babson College officials.

Shawmut served as the owner’s representative, overseeing the design and construction processes for this house originally built by Roger Babson in 1926. The renovation to the kitchen of the President’s House required extra attention and care to ensure the school’s every need was met or exceeded.
While the main focus of the project was a complete renovation of the kitchen and butler’s pantry, the scope of work also included a landscaping package and significant upgrades to the HVAC system, where a new air handling system and compressors with five-ton capacity were incorporated into the space.
The project was completed on schedule and delivered a stunning new kitchen used frequently to host high-profile events.

This campus rink renovation required the installation of digitized mechanical systems, a new concrete floor to replace the existing sand bed and state-of-the-art drainage and sub-floor heat piping systems.
The design included two to six inches of crushed stone throughout the rink’s surface with filter fabric sloping to six inches of perforated PVC pipe located in the center of the rink, as well as a four foot sump pump for water collection.
Challenges included completing the entire project in an occupied environment while contending with contaminated soils. The project team also needed to resolve frost and settlement issues surrounding the perched water table.
The renovated rink was completed on schedule and according to the original budget in time for the summer hockey camp.

This ambitious renovation to this historic structure (c. 1923) involved the conversion of the existing Administration Building into a functional new admissions offices, an eye-catching lobby for prospective students, and a new conference room. Now students can take an interactive tour of the campus by using the two high-tech video screens in the waiting area.
Despite the added challenge of a harsh New England winter, Shawmut completed a substantial amount of the exterior work, including new windows, exterior trim, and masonry repairs.
Since school was in session during construction, temporary offices were built in order for the Admissions Department to remain fully operational. The project was completed on schedule.

Shawmut worked closely with Babson to completely update and improve their upper campus playing fields. The first phase of this project delivered a new multi-purpose synthetic turf field and sports lighting. Two years later, the natural turf field was aligned with the synthetic turf field to allow for the installation of 1,500 custom-designed bleacher seats in three areas.
To maximize space, the seats were built back-to-back with 500 seats facing the 85,000 sf multi-purpose Astroturf field and 500 facing the natural grass field. The remaining 500 seats are located on the opposite side of the grass field. The project scope also included a two-story press box, a formal entry comprised of pavers, brick columns, a wrought iron arch, pedestrian
walkways, lighting, landscaping, and flag poles.
Challenges included coordinating traffic to minimize campus disruption, rebuilding the field drainage systems, and additional planning for future campus-wide infrastructure upgrades. Construction was completed during both phases without any disruption to athletic or academic schedules.

Restoration of historic 1920s classroom building to create state-of-the-art science laboratory and classroom space. The renovation increased the building’s size by 14,000 square feet, using 75% of the existing exterior walls, floors and roof. Historic architectural elements of the building were salvaged and restored, maintaining the character of the building.
The scope of work included a complete interior renovation, installation of energy-efficient M/E/P systems to support the new laboratories, all new site utilities, and the construction of a 20,000 sf addition to provide more teaching classrooms, wet and dry labs, and a clean room. The project required extensive communications with UNH officials to ensure the safety of students, faculty, and visitors, as
construction took place in the heart of the operational college campus with a main pedestrian thoroughfare adjacent to the site.

As part of its multi-phase plan to renovate the historic (1901) building, MIT engaged design/build partner Miller Dyer Spears (MDS) and Shawmut to restore the seven-story structure’s exterior envelope. To renovate the brick and limestone façade and make the building weather tight, the team installed new windows, cleaned masonry and repointed joints, restored limestone features, rebuilt and braced the roof parapets, and replaced the copper onion dome roofs. Shawmut developed mock-ups for everything from the cleaning process and brick matching, to the window installations and parapets. Once approved by MDS and MIT, and reviewed by the Cambridge Historic Commission, Shawmut carefully oversaw the work, ensuring all quality standards were met. For sensitive work such as the old
mortar removal, grinders and hand tools were used to make certain the limestone and bricks were not damaged. The building is H-shaped with 465 beds, the double-loaded corridors include single, double and triple dorm rooms. The project also included a state-of-the-art dining facility to accommodate 500 students. Other amenities included a common kitchen for student use, a yoga studio, a workout room and extensive bike storage; and a 3,000 square foot Master’s Apartment, an Assistant Masters Apartment and several TA Apartments, all of which are suite-style. The project has achieved LEED® Gold Certification.

Designed by Shepley, Rutan, and Coolidge and constructed in 1910, the John Hay Library houses a variety of special collections that include mono-graphs, manuscripts, sheet music, broadsides, photo-graphs, prints, postage stamps, and over 1.5 million archival files and records. Among the most notable holdings are the world’s largest collection of American poetry and plays, one of the nation’s finest histories of science collections, an excep-tional collection of Lincolniana, and an internationally-known collection on military history.
The renovation reestablished the original proportions of the
Reading Room, which had been broken up into three smaller spaces. A new Special Collec-tions Reading Room, public exhibition gallery, conference room, and lounge were creat-ed, and other key ground floor spaces were redesigned includ-ing the entry lobby and Reader Services. The scope of work also included accessible toilet rooms, an accessible entrance at the north elevation, lighting upgrades at the first floor, life safety upgrades throughout, and a security system. Brown’s goal was to transform a one hundred-year-old building into a new inviting space for students outside the classroom. This 48,000 sf renovation included complete upgraded HVAC, electrical and plumbing equipment. Some of the features of the Campus Center include a new kitchen/servery and dining facility, new entrances throughout the perimeter of the building including one historic archway into the campus green, new offices and meeting spaces together with A/V communication equipment.
The exterior historic elements were carefully restored while the inside was transformed into contemporary, high-tech area for students. One of the major challenges that faced our team was that construction took place in the heart of campus. The sequencing of construction had to not only accommodate a fast-paced schedule, but also had to be done with minimal or no impact to campus life.

Located in the heart of the campus on historic Linden Lane, the multi-functional building’s 115,000 square foot renovation spanned two years. The project incorporated new construction, a complete interior and exterior renovation, and careful historic preservations methods combined with the use of the latest technology and building information modeling (BIM) expertise.
One of Boston College’s original buildings, St. Mary’s Hall required both the interior and exterior renovations, as well as structural improvements. Shawmut’s interior work included improvements to the historic Jesuit living quarters and St. Mary’s Chapel, as well as the creation of new offices, conference spaces, and an underground parking garage. The team also removed and replaced over 15,000 cast-stone
elements, including sculptures and custom components. To refresh the building’s exterior, Shawmut installed 300 new windows and new Ludiwici tile roofing.
To ensure a seamless and efficient renovation, Shawmut utilized BIM 360 Glue to coordinate in real time among team members at the office and in the field. The technology enabled the team to piece together multiple digital models to ensure they mapped out the most effective track possible. Shawmut also used various programs that allowed a visualization of future conditions and resolve issues in real time, while simultaneously sending the updates and information to team members off-site.

Boston College selected Shawmut Design and Construction for their complex historic façade restoration of the signature building, Gasson Hall. Built between the years of 1909 and 1913, Gasson Hall was the first building on the Chestnut Hill Campus. The cast stone masonry details were at the end of their useful life and required removal and replication. The second of two phases primarily involved restoration of the cast stone on the main body of the building.
Shawmut procured and fabricated over 6,500 cast stone units, including decorative and ornamental reproductions of original key features. During the selective removal and replacement of the original units, Shawmut maintained a weather-tight building while working through the winter season to complete the project for the 2011 Fall Semester. This process also involved the protection of historic sculptures and murals within the building. In addition to the façade restoration, the project also included the replacement of exterior elements such as roofing, windows, and historic doors.
A key challenge was the integration of a new mechanical system and life safety systems into the historical building.

The Harvard Innovation Lab was one of Shawmut’s fastest projects to-date, completing $22 million, 75,000 sf renovation in just eight short months. The building formerly housed public broadcasting’s WGBH-TV studios and Shawmut converted the space into a three-story, dual-purpose lab.
The first floor provides a public area, meeting rooms and a café designed to foster project collaboration, as well as business development resources for companies, non-profits, entrepreneurs, and other individuals in the Allston-Brighton neighborhood and Boston area. The second and third floors consist of large innovative classrooms dedicated to graduate and undergraduate students at Harvard Business School.
During the project, Shawmut was faced with several challenges during this fast-track project including a large amount of unforeseen abatement of hazardous materials.
The project achieved LEED® Gold Certification and included sustainable elements such as a water discharge system, bike share system, electric car charge station, and low-energy fixtures.

In addition to serving as Construction Manager for this historic renovation on the RISD campus, Shawmut worked with the School throughout the preconstruction phase, providing comprehensive estimates as well as value engineering services to help the client manage the project budget.
This fit-out, which included Design/Build M/E/P systems, converted three floors of the historic Hospital Trust Building into a new library, including high-density book storage space, a two-story seating pavilion, reference desk, and circulation island. The second floor houses offices, conference rooms, and a slide library, and also features a special collections area with sensitive temperature and humidity controls. Both the interior and
the exterior of the building are on the Providence Historic Register, meaning integration of sprinkler and mechanical systems had to be done with extreme sensitivity to the ornate ceilings and plasterwork.
The floors above the jobsite contained 198 dorm rooms that were occupied throughout construction so all work was carefully managed to minimize disruption to the students’ daily lives.

This new admissions building includes a welcome area, offices, conference rooms, and administrative space. The building façade consists mainly of large spans of glass to offer visitors’ views of the campus, maximize natural light and views of Narragansett Bay, with an outdoor terrace and amphitheater for special functions and receptions.
The project required the demolition of an existing 1942 wood-framed structure and extensive sitework at a brownfield site, and a Geo-piers footing support system. Building materials, fixtures and furniture selections were chosen for their environmentally friendly characteristics and reduced impact on the environment. This phased occupancy project involved the demolition of existing St. Joseph’s Hospital buildings in preparation for new construction, as well as the renovation of three additional hospital buildings.
The renovated buildings form the Salem Street portion, and a new 143,000 sf Campus Center was constructed in place of the demolished buildings. Together, they form University Crossing, which includes a bookstore, dining venue, event spaces, student organizations, a 3-4 bay loading dock, and office spaces to house university departments. Additional scope includes full renovation to three adjacent parking lots and the demolition of an existing pedestrian connector bridge
that crossed Merrimack Street.
University Crossing provides an important connection between the University’s three campuses, as well as the downtown business and cultural district which are located within walking distance. Wheelock’s new Campus Center and Student Residence (CCSR) is the new hub of student life on their distinguished campus. Featuring a bold, curved design that serves as the College’s new entrance to the Riverway, the CCSR was designed to promote togetherness and campus community, and features a café and dining area, a multi-function student center, and four floors of student housing—including 108 beds.
An intensive preconstruction phase allowed the team to address the extremely challenging urban logistics of the site, as the CCSR is located in close proximity to the other campus residence halls and the college library. The team also developed ways to carefully protect the nearby historic trees that frame the edge of the campus.
The project achieved LEED® Gold Certification and was designed to respect Wheelock’s campus culture as well as City of Boston requirements, and includes such sustainable building elements as heat-recovery HVAC systems and locally-grown building materials.

Shawmut worked closely with the University of Hartford and Wilson Architects, Inc. to perform phased, occupied renovations to 105,000 sf of science classrooms, seminar rooms, and offices as well as build a new 37,000 sf biology and chemistry teaching facility that includes wet and dry lab space.
The project was managed within a constricted campus setting, so Shawmut facilitated a thorough preconstruction phase that helped the team to study campus logistics, explore schedule options, and examine constructability issues in addition to performing detailed budgeting and scope development activities.
Since the classrooms adjacent to the job site were occupied for most of the construction period, one of the major project challenges was mitigating noise and carefully monitoring utility tie-ins to ensure the students and faculty were not disturbed.

When the Isabella Stewart Gardner Museum opened its doors in 1903, the museum averaged 1,000 visitors a year; today, the figure is closer to 200,000. This multi-phased landmark project provided the Museum with additional programmatic space, alleviated the pressures of increased public access, and ultimately preserved and protected the building and collection from escalating wear and tear.
Designed by award-winning architect Renzo Piano, the new addition connects to the main Palace via a glass corridor, and includes four floating pavilions housing a visitor and orientation area, special exhibition gallery, acoustic performance hall for concerts and lectures, and studio classroom for education and family programs.
In addition, the expansion included a café, Museum shop, classrooms, offices and conservation laboratories as well as a free-standing structure containing additional offices, a greenhouse, and apartments for artists-in-residence. Since the Museum remained open throughout most of the renovation, the team focused on carefully evaluating logistics and phasing options to ensure that disruption was minimized, security was made a top priority, and the existing building and collection were protected throughout the construction duration. The Museum achieved LEED® Gold Certification by incorporating a number of green initiatives including geothermal wells, extensive construction material recycling, radiant heat flooring, and active solar shading.

MASSACHUSETTS INSTITUTE OF TECHNOLOGY GREAT DOME AND BARKER LIBRARY ROTUNDA RESTORATION – CAMBRIDGE, MA
There is perhaps no more iconic building on the MIT campus than the dome of Building 10. Since 1916 (then called Building 17) this has been the symbol of the campus itself. Shawmut has worked on campus icons over the past 20 years and was honored to work with MIT and Simpson Gumpertz & Heger on the restoration of this iconic structure. The project involved restoring both the exterior and interior of the dome. Repairs to the exterior structure consisted of a new stainless steel oculus, replicated glass blocks with the original glass design and color and a limestone collar stone, and new flashing for weatherproofing.
The work within the Barker Library involved a new laylite within the interior of the dome, which was re-glazed to match the original design. Additionally, the original paint colors were restored throughout the dome and library space. The interior dome was upgraded with new acoustical panels and an all-new lighting system throughout the space providing illumination within the dome and enhanced lighting for the students and faculty.

For our first project on the Yale campus, Shawmut constructed a new home for the University’s Sculpture Department, which includes an out-of-ground studio and classroom building, a standalone gallery building, and a four-story parking garage to support both facilities. The complex now provides Yale with new classrooms, studio space, offices, craft shops, and exhibit space to support their renowned arts program. With a non-negotiable start date, Shawmut and KTA worked through an intensive, four-month preconstruction effort, bringing the design from the schematic phase to Construction Documents and laying the foundation for LEED® Platinum Certification in the process. To achieve the distinction, the team utilized sustainable building
solutions such as a green roof, a custom triple-glazed exterior curtain wall, a displacement air ventilation system, grey water and storm harvesting, and a solar hot water heating system. Through an accelerated schedule and careful use of limited swing space, the team was able to turn over the project on time, and up to Yale’s high standards of quality.

The 46,000 sf Hampshire Commons renovation required the demolition of the existing kitchen, dining, and servery in order to transform the space from a traditional cafeteria to a demonstration kitchen servery dining experience centered around varied food stations.
The new kitchen equipment package included 13 variable air kitchen exhaust hoods, pizza oven, walk-in coolers, refrigeration system, juicers, a new dishroom. Reclaimed wood was used on servery fronts and at millwork accent walls. Renovations also include a retail grab-and-go space in the lower level. Additional scope included a new function room with dedicated mechanical system, lighting controls, and folding partitions; a new glass and aluminum entrance with elevator access; structural and floor elevation modifications to
accommodate the installation of a new elevator. New mechanical and electrical equipment was installed including rooftop AHUs, new steam absorptive chiller, new transformer, new site utilities including exterior underground grease tank, as well as a new roof.
A major challenge of this project was to minimize the impact on a busy campus as the Common is surrounded by several occupied dormitories. Early release packages were developed to support the fast-track project schedule. Early exploratory work was performed to inform the design and minimize added costs and schedule delays in the future due to unforeseen field conditions. The Common was delivered in time for the start of the Fall semester. LEED® Gold Certified.

Brown University’s new athletic facility offers students and faculty a large variety of exercise opportunities with modern equipment and space. This signature building included a natatorium, athletic strength and conditioning area, state-of-the-art student fitness area, several dance studios, brand new locker facilities and shower rooms.
Administrative office space featured an expansive multi-level foyer with a monumental staircase. The building’s exterior included an ornate brick façade and copper roof, along with significant landscaping and hardscaping packages. One portion of the athletic facility is The Katherine Moran Coleman Aquatics Center, a 51,000 square foot building housing an Olympic-size swimming pool. Built adjacent
to the Nelson Fitness Center, the Aquatics Center is linked by an underground walkway. In order to accommodate the new offerings, our team conducted infrastructure improvements including electrical, water, sewage, drainage, and other utility relocations.
Additional planning and communication were required to coordinate utility shut-downs and work smoothly around the occupied campus environment. The project achieved LEED® Gold Certification.

Designed by renowned architects Diller Scofidio + Renfro, Brown University’s new Perry and Marty Granoff Center for the Creative Arts features a performance center, recital hall, art gallery, wood shop, electrical shop, recording studio, and multi-media laboratory. The main building has a transparent “cleave wall,” which splits the building in half and is offset by half a level, providing visitors with dual views of adjacent spaces from both above and below. The feature stair supported by vertical rods gives the illusion that the staircase is floating in air. Folded zinc skin panels were used to mimic the elegant look a scarf draped around a glass box.
Key challenges included working in the heart of an occupied, urban campus, as well as coordination of multiple smaller projects occurring at the same time as the construction of this facility.
The Creative Arts Center is LEED® Gold Certified, with such sustainable elements as a living green roof.

This landmark project involved the vertical addition of five levels onto a 10-story high-rise building in downtown Boston. The new space features clinical patient floors, administrative offices, an expanded simulation lab, teaching facilities, and a Continuing Education Center.
The first phase of work consisted of relocating six rooftop cooling towers to an adjacent building while maintaining constant service to the multiple buildings—including the operational medical center.
Located adjacent to Tufts Medical Center and bound by heavily trafficked city streets, this project posed a number of significant logistical obstacles including laydown area and crane placement.
The scope of work involved a large mechanical and electrical component, including the expansion of passenger elevators, installation of a new generator, and significant M/E/P system tie-ins. Construction required coordination with all city agencies, in addition to the FAA.
The project achieved LEED® Silver Certification.

Project Delivery PlanShawmut has organized a team of experts imbued with the planning skills, systems protocol, and processes essential to achieving success and with an extensive knowledge of occupied environments.
Shawmut’s management philosophy is simple: full accountability. At Shawmut, accountability is far from an ambiguous promise; it is a hands-on, whatever-it-takes attitude that achieves an on-time turnover with a product that meets all of your goals.
Our core team, backed by the resources of our Project Services Division (PSD), will facilitate a smooth punch-list and turnover process by performing in-house pre-commissioning activities to verify all systems are working properly. Aligned with our company-wide proactive approach to identify all problems before they impact the project, one week before close-out, a PSD representative will walk the job site to identify any items that could impede a successful turnover. These services solidify our commitment to providing you with a hassle-free construction process from pre-construction, to occupancy, through close-out.
Permitting/ExpeditingShawmut can file the appropriate architectural/engineering drawings to obtain permits for the construction portion of the project, if required. As this can be a lengthy process, it often needs to be initiated prior to final design in order to expedite the project schedule. Our extensive experience, alongside established relationships with local offices and officials provides both an efficient process as well as peace of mind. Shawmut can lead an in-depth utilities and code review with all code consultants and municipal officials to verify that the completed Hall of Fame is in total compliance with all appropriate regulations and codes.
BIMAt the forefront of technology, Shawmut offers clients the option of Building Information Modeling (BIM). This state-of-the-art, five dimensional integrated design and logistical planning combines building geometry, spatial relationships, geographic information, and quantities and properties of building components to provide our clients, design teammates, and end-users with a technologically enhanced visualization of the finished project. With 20 years of virtual construction experience, our in-house BIM expert offers clients the option to create to-scale, accurate images and analyses based on three-dimensional models throughout milestone points of the planning and construction phases.
Emergency Services DepartmentBoth during and after the one-year warranty period, the Project Services Division serves as the Emergency Services Department. The 24/7 service enables our clients to get an immediate response to any service call through our network of on-call emergency contractors. It is activated by simply dialing the main Shawmut telephone number and speaking to an on-call-person, who will promptly assist in addressing your concerns. We will leave behind several copies of the Emergency Subcontractors List specifically for your project so that familiar subcontractors who completed the work are readily available to remedy the situation. This service is one way in which we are committed to your needs long after we have completed work on this project.

• As the design progresses, Shawmut will continue to monitor the development as it affects constructability, logistical, site, budget, and schedule parameters
Scheduling Predictability• Our Master Project Schedule highlights
pre-construction milestones for key deliverables including, investigative work (if necessary), documentation preparation, bid packages, coordination with client’s vendors, and other critical path activities
• Immediately identify any specialized materials or long-lead items and then create a procurement schedule that tracks each item from ordering to delivery to ensure materials arrive on site when they are needed
• During construction, your project superintendent will supplement Three-Week Look-Ahead Schedules on a weekly basis, which will be sent to your project team, as well as the design team, key subcontractors, and other consultants to provide a more detailed picture of the work to be performed and ensure all trades understand weekly deadlines and the interrelationship between their scope of work and other trades.
Quality Control • Outstanding finished quality is not something that can be
engineered into a building late in the game
• Your Superintendent will inspect all materials before accepting deliveries and monitor the installation of all building systems to ensure they are done correctly and on time
• We carefully check and re-check all systems for peak performance before turning the project over to you at completion
Mitigating Noise & Dust
• Conduct baseline noise level monitoring prior to construction and throughout the construction process
• Solicit input from end-users to determine specific noise limitations
• Inform all parties of daily activities so that a plan of action may be employed for specific tasks
• Install sound attenuating blankets to stop the reverberation of noise on the existing building
• Minimize the creation of airborne dusts and odors through keeping the site organized and clean
• Monitor all fumes from equipment or trucks to reduce emission odors

Change Order Management• Shawmut proactively manages the change order process—
we believe change orders are for modifications in program scope, not for details that were inadvertently missed
• We analyze drawings, seek clarifications, and minimize gaps in scope prior to going out to bid while working diligently to ensure all costs have been accounted for in the initial estimate
• All change orders under consideration will be entered into the system log for Project Manager review. Upon approval, the Change Order will be submitted to the client and Architect and recorded to maintain an accurate history of the project, which the entire team can review on a weekly basis.
Cost Control• Project manager will guide the process to make sure that
the team stays on budget by examining monthly reports and keeping the rest of the project team updated
• Establish a Budget Control Report to track variances to the initial budget in addition to keeping a record as to what items are accepted, as well as potential or rejected revisions
• Faithfully record every change order, contingency adjustment, and value design update to provide the project team with a clear history of the development of the project
• Clear control system both in the marketplace and in-house will give the team a reliable way to track information and communicate across departments, allowing educated decisions regarding the future course of construction
Dispute Resolution• Any disputes not resolved by negotiation, shall be subject
to mediation pursuant to the American Arbitration Association’s Construction Industry Mediation Rules as a condition precedent to the filing of any litigation
• Any disputes not resolved by mediation shall be resolved by litigation in a court of competent jurisdiction where the Project is located unless Contractor elects, in its sole discretion that the dispute be resolved by arbitration pursuant to the American Arbitration Association’s Construction Industry Arbitration Rules
• The prevailing party in any litigation or arbitration shall be entitled to an award of reasonable attorney’s and costs. In no event shall Contractor ever be liable to Subcontractor for consequential damages, however caused
