ONYRIA GOLF RESORTS

Onyria Golf Resorts is part of Onyria, SGPS, SA, a fam-ily owned group of companies.  It was founded over 30 years ago by José Carlos Pinto Coelho. The whole family is involved in managing the Group’s integrated resorts, villas, hotels, golf courses and restaurants. Their dream is shared by several generations: to provide the best that life has to offer and help create special moments. In the period between the 1980s and the beginning of this century, Onyria Golf Resorts focused its attention on Quinta da Marinha in Cascais, in the Lisbon area, and in 1999, Hotel Quinta da Marinha Resort was es-tablished. This proved to be an important milestone in the Group’s history.    The Onyria Golf Resorts experience at Quinta da Marinha became the model for all Onyria projects – unique locations, exceptional golf courses and high quality residential real estate, supported by 5 star hotel services and luxury tourism. In 2003, Onyria Golf Resorts bought the old Palmares Golf Course and the exceptionally beautiful surrounding land near Lagos in the western Algarve, and set about developing Onyria Palmares Beach & Golf Resort.

SMP - Serviços Médicos Permanentes – is also part of Onyria Golf Resorts and is a company specializing in providing medical services to people in their own homes. Formed in 1986, it was brought into the Group in 2002 and reflects the Onyria philosophy of better living. The Montemar – a landmark restaurant on the Guincho Coast (Cascais) – joined the Group in 1989, and in 2016 its operation expanded with three additional outlets in the Lisbon area.

It has tradition and modernity as well as diversity in its culture, gastronomy and natural landscapes. It offers a wealth of experiences with everything easily accessible. Good motorway links mean nothing is very far away.  Security Portugal is ranked as the fifth most peaceful country in the world according to the “Global Peace Index”. The Portuguese people are known for their hospitality. Language A surprising number of Portuguese people speak foreign languages, particularly English and French. Cost of LivingFor a modern country with quality services, products and infrastructure, Portugal is not an expensive country in which to live or work. ALGARVE

A location loved by touristsThe Algarve is a long established touristic region known for its sun, beaches and leisure facilities. It is also a prime golf destination, making it ideal for 5-star tourism and a top target for expatriate retirement living or buying a second home.  Weather It’s the sunniest region of Europe, with an average of 300 days of sun per year. The balanced temperatures (cooler than much of the rest of Europe in summer, warmer in the winter) makes this region a place where it is pleasant to stay all year round. This unique weather is also the reason for the long tourist season, from February to November. Beaches There is a great variety of beaches. You can find wide open beaches with big waves; small beaches protected by cliffs; beaches with dunes; beaches with water-sports; beaches with beach bars, restaurants and sun umbrellas. Community The solid community of expats and second home residents in the region have created an international offering of home-from-home services that guarantee an excellent quality of life.

LIFE DREAMED BY ONYRIA

MEIA-PRAIA, where Onyria Palmares is located, is a 4 km (2 miles) long and safe sandy beach, starting in Lagos and ending at Alvor estuary

HistoryThis nearby historic town was an important point of arrival and departure for ocean voyages when the Portuguese navigators started to discover the new world in the XV century, establishing several colonies in America, Africa and Asia. That legacy is still present, and Lagos is now more popular than ever as a destination for visitors, particularly since the construction of the A22 motorway in 2009, connecting the city with Faro’s airport in less than one hour. Statistics Lagos has an area of 213 km2 (82 mi2). The population is more than 30,000, with a high percentage [20-30%] of foreign residents. Authenticity Its location at the western end of the Algarve has kept Lagos safe from the over-development seen in some other parts of the region as a result of the touristic boom of the seventies. When interest in Lagos began to grow, the town had the chance to learn from these examples and create a better development model. Today Lagos is one of the most visited cities in Portugal and enjoys a reputation of being a prime destination with a very good balance between authenticity and modern development. BeachesLagos is known for having some of the most beautiful beaches of the Algarve - seven with “Blue Flag” recognition. They are natural places not spoilt by over-development. One of these beaches – “Ponta da Piedade” – has been called “the most beautiful beach on earth” by “The Huffington Post”. Another spectacular beach is “Meia Praia” with 4Km of white sand and calm waters, starting in Lagos and ending in the estuary of “Ria de Alvor”. This last place is a protected area, internationally recognised for its ecological uniqueness. Our Golf & Beach Resort runs alongside the end of “Meia Praia” and “Ria de Alvor” and enjoys the magnificent views of this area. Prizes and distinctions“TripAdvisor” Nº1 holiday destination in the world (2012)“Quality Coast Gold Award” for environmental quality, cultural heritage and local identityLagos Marina has been awarded the first “5 star Marina” in the Iberian Peninsula One of the first Portuguese cities to join the “Slow Movement”

LAGOS

Often known as the Algarve Pearl, Lagos is recognized for maintaining its authenticity, adapting smoothly to the recent touristic growth.Lagos is also a historic centre of the Portuguese Age of Discovery and home to Henry the Navigator.

The community comprises more than 30,000 people. A strong presence of British, French, German, Dutch, and Scandinavian residents choose this part of the Algarve as the location for their second home. The town and the Algarve region as a whole share a strong touristic vocation and the advanced infrastructure and services guarantee an excellent quality of life. Public and Private schoolsThere are six International Schools within 30 minutes’ drive, which provide foreign education programmes, such as the English or American systems.  HealthOur resort is well served with a public hospital and two private hospitals within 15 minutes’ drive. There are also several private health centres and clinics nearby. The Portuguese hospital network is modern and well-equipped. SportsLagos has great infrastructure for sport and exercise. AUTHENTICITY

Onyria Palmares Beach & Golf Resort is a development inspired by the philosophy of good living from Onyria, a group specializing in developing integrated resorts of golf, luxury tourism and residential properties supported by 5-star hotel services in exclusive locations. Bordering the estuary of “Ria de Alvor” and the end of “Meia Praia” beach, Onyria Palmares offers one of the last opportunities in Portugal to build property at a resort within walking distance to the beach.

Dream viewsThe natural shape of the land is that of an amphitheatre, descending from 70m (230ft) to sea level, from which you enjoy 180-degree panoramic views. These views take in the estuary, the ocean and the bay of Lagos, in front of which is set the magnificent golf course designed by Robert Trent Jones II, the renowned American golf architect. The water and sky create stunning shades of blue and green which change according to the tides of the estuary. Boats, kite-surfers and an im-mense variety of birds complement this celebration of nature. The scene is breath-taking and one of the most beautiful locations in the Algarve. In harmony with natureThe planning, construction and operating principles of Onyria Palmares are in harmony with the overriding principle of environmental sustainability. Of the total 191 hectares (471 acres) that comprise Onyria Palmares Beach & Golf Resort, the density of construction is no more than 5.7 percent. Likewise, the landscape architecture guidelines are focused on preserving the natural environment and safeguarding the unique views.

OPPORTUNITY

ONYRIA PALMARES BEACH & GOLF RESORT

OPPORTUNITY

Location“Alameda Palmares” and “Via Panorâmica” are the prime locations where the first villas on the resort are being built. The plots benefit from multiple views in different directions; eastwards to “Ria de Alvor” and west to Lagos bay, and some are golf frontline plots. Property featuresAverage size of plot 3,430m2 (36.920ft2)    Detached villasConstruction areas from 340m2 to 500m2 (3.660ft2 to 5.380ft2) - not including terraces, balconies, garage or storage rooms1, 2 or 3 floors plus basementDesign styles: [V3 (3-bed), V4 (4-bed) and V5 (5-bed)]Large outdoor areas for garden and pool Protecting the viewsThe land’s topography – the shape is that of a large natural amphitheatre descending towards the ocean - is the main element which creates the spectacular views. The masterplan for the resort was made carefully, taking into account the area’s natural beauty:Total construction density is just 5.7%.Neighbouring plots are positioned to protect ocean views.Strict height limits on all plots: 81% of buildings have just 2 floors, while the remaining 19% have 3 floors.  Strict construction parameters to protect the sea views.

VILLAS

Smooth growthThe building work is organized in different phases, based on a smooth growth strategy. The land’s natural topography with several different valleys also greatly helps to reduce the visual impact of constructions. Additionally, Onyria has planned to develop the construction and the release of plots by concentrating in a specific area (Alameda Palmares and Via Panorâmica in the first phase) instead of taking a scattered approach. This approach is adaptable to the pace of the market and is focused on maintaining a pleasant atmosphere for the property owners avoiding too much obtrusive building noise.  Attractive investment opportunityThe development at Onyria Palmares follows the same principles established by the legacy of “Quinta da Marinha Resort”, where Onyria created what is widely regarded as one of the best golf resorts in Portugal. In that project, real estate prices have risen from 6 €/m2 to 1,000 €/m2 (of land) over the last 30 years. At Onyria Palmares, we have introduced an attractive start-up pricing policy on real estate. This strategy has been adopted in order to reward early buyers. So far, our prices have been slowly increasing as the development grows, so purchasing at this stage could turn out to be a great investment over time.  Other propertiesOnyria Palmares comprises 120 plots and a maximum of 645 accommodation units. Besides the 103 plots for villas, the resort includes 12 larger plots for clusters of apartments or townhouses. The plan also includes two hotels, one already open with 20 rooms, and a second one planned with a limit of 152 rooms. The resort will also have a retail area and a sports and leisure facility.

Architecture Onyria Golf Resorts have developed a blue print where clients can choose from different pre-agreed architecture styles. This means Onyria coordinates the architectural elements and ensures the right balance between individualism and uniformity. This approach helps to preserve and increase the value of the resort. Our architects have different ideas, but they all share our vision for the resort. The teams involved will develop your project reflecting your own preferences, within the resort specifications. ConstructionFor your convenience, Onyria can oversee the construction and the project management tasks. This ensures peace of mind for all phases of the build.
