The race is on With less than six months to go before the Federal Government’s proposed legislation for “Mandatory Disclosure of Commercial Office Building Energy Efficiency” is introduced, there’s growing pressure on owners and operators of commercial properties to assess and improve the environmental performance of their facilities. Disclosure obligations mean that corporate building owners will now need to report on the energy efficiency of their building - a move that’s set to ensure energy efficiency becomes a deciding factor around commercial sales and leasing. “Up until now, there’s been little incentive for landlords to improve energy efficiency of their buildings,” says Andrew Permezel, CEO of AE Smith. “We’re applauding this proposed legislation as a real step towards calling to task the built environment's impact on carbon emissions,” adds Permezel, who has ensured AE Smith is investing heavily in services to design, construct, manage and maintain energy efficient buildings. This new legislation, set to take effect from mid 2010, is based around a cost effective abatement of emissions opportunity that will help reduce the impact of carbon emissions from commercial office buildings. Currently, commercial buildings account for approximately 10% of Australia’s carbon emissions.*

The Federal Government proposes to use the National Australian Built Environment Rating System (NABERS) as the standard to guide new disclosure obligations. The disclosure obligations means NABERS ratings must be included in any advertisement for sale or lease of applicable buildings; the lodging of a valid Building Energy Efficiency Certificate (BEEC), and as soon as possible during enquiries the supply to prospective buyers or tenants a copy of the certificate, free of charge, whether requested or not. The certificate will generally detail the base building NABERS Energy rating, tenancy lighting details and guidance on improving energy efficiency. However, this growing pressure on building owners and landlords is not necessarily translating into action says AE Smith’s Andrew Permezel, who believes many building owners are unprepared for the introduction of this new legislation: “We’re urging building owners to start preparing their building now, rather than waiting for when they place their asset on the market,” comments Permezel, who cautions building owners that it takes time to get the various legislative requirements in place. With the vast majority of existing commercial buildings around Australia not NABERS rated, AE Smith predicts a “rush” on NABERS assessment, certification and implementing the appropriate retrofit actions to help make commercial buildings more energy efficient as well as more commercially attractive.

“For very practical reasons, it’s important to allow enough time to collate base building data to assess the performance of your existing building,” adds Permezel, who cites that NABERS Energy ratings require 12 months of continuous data as part of the strict validation and verification protocols. Importantly, beginning the assessment process helps identify opportunities to improve a building’s energy efficiencies and what building owners can do to close the gap - to improve efficiencies, save costs and also make their building more commercially competitive. “The introduction of Mandatory Disclosure will also see energy efficiency become the norm in Australia,” says Doug Binns, General Manager of AE Smith Emerald Sustainable Performance. AE Smith Emerald Sustainable Performance is a dedicated energy services business that’s aimed at helping building owners and property managers improve the environmental and energy performance of existing buildings. With increasing pressure on owners and operators, Binns believes the time is right to set in place long term strategies for reducing energy use and developing better efficiencies for their building assets: “Very soon, if not already, key decision influencers typically associated with a building sale or lease will also include energy efficiency,” comments Binns. “To simply remain competitive with your building asset in the future, energy efficiency measures will need to be put into place now,” adds Binns. There is already some good quantitative evidence emerging that energy efficient buildings will attract a premium in the property market place. A recent study conducted for the Property Council of Australia shows there will be a split in the market between buildings with a higher NABERS rating. Buildings with a NABERS rating 3 stars or better were valued at a premium compared to buildings that are rated below NABERS average (2.5 Stars or below).** “Building owners will have to factor their desired NABERS Energy rating into the long term asset plan of their building,” comments Binns. The Corporate Races will pit 30 teams from different companies against one another to see which four person team can pedal the fastest and generate the most power in 10 minutes. "It's an innovative way to highlight how AE Smith work collaboratively with our clients, suppliers and the industry to deliver energy efficient projects," says AE Smith Marketing Manager, Raymond Lee who will also be pedalling to ensure AE Smith's meets it minimum energy target of 5000 Watt Hours each day. In addition, AE Smith has organised a High School Pedal Power Regatta where three secondary school rowing teams will go head-to-head in a race to see which school can generate the most power over two days. Other activities planned at AE Smith’s Business Centre & Internet Café include free massages provided by 3 Minute AE Smith Angels to weary delegates as well as free internet access and barista served coffee. Delegates will also be welcome to help add some ‘legs’ to the pedal power needed on the AE Smith Pedal Power Generator. “It makes for a fun way to talk business,” remarks Lee. Industry Legend Retires

AE Smith Construction Group General Manager - David Seedsman - has announced his retirement As a valued member of AE Smith’s national team, his involvement in the mechanical contracting industry spans over 54 years with 14 years at AE Smith alone. He’s been an active member of peak bodies such as the Air conditioning & Mechanical Contractors Association (AMCA) including a time as President as well as serving on the Plumbing Industry Commission Advisory Council. Last year, David was presented with a Lifetime Membership of AMCA awarded in special recognition of David’s contribution and service to the industry (pic right). “We congratulate David on his esteemed career and legacy he leaves for AE Smith and the wider HVAC industry,” comments AE Smith’s CEO, Andrew Permezel. Replacing David as National General Manager is Brett Sargeant. Joining AE Smith in January this year, Brett hails from a construction industry background having spent many years at Boral where he ran various divisions in several states. Brett and his family will be relocating from Mittagong to Melbourne. “We’re all wishing Brett well in his new role and welcome him to the AE Smith team,” adds Permezel.

Back to Basics to Save Energy

What do managing building assets and going to the dentist have in common? AE Smith’s Antoni Pisa shares his insights into how proactive maintenance prevents pain and suffering as well as reducing energy use With such a focus on reducing the environmental impact of our buildings and remarkable new technology that’s available, it’s very easy to overlook a simpler approach to saving costs and reducing energy use. This is often the case when it comes to managing and maintaining existing buildings - and particularly heating, ventilation and air conditioning (HVAC) systems that can account for up to 70% of all energy consumed in a commercial building.* Many of the customers I work with initially believe improving the environmental performance of their existing building and decreasing costs related to their air conditioning and mechanical services comes solely from expensive upgrades to plant and equipment. They often underplay or overlook the major role quality maintenance plays. Quality maintenance is definitely not glamorous, but getting back to basics and understanding the critical importance of maintenance can help achieve and maintain a building’s environmental performance objectives. It can also markedly reduce the total cost of owning and operating your HVAC system. Paying your mechanical services the attention it deserves will return dividends.

Graeme believes the free services offered to Ronald McDonald House is a way of fostering the organisations strong family values. “We hope in some small way our support increases their capacity to care for sick kids and their families and makes their stay a little more comfortable,” adds Graeme. “We pride ourselves on providing a home-away-from-home for families who are facing what is often the greatest challenge of their lives,” says Alison Salmond, RMH Perth Executive Officer. “Making the House as comfortable as possible with the help of supporters like AE Smith is a very big part of this goal,” she adds. Pitching in to Build New Office for Youngcare AE Smith Construction in Brisbane has rallied together sub-contractors and suppliers to help deliver a special pro bono project for Youngcare in Queensland Youngcare is a Brisbane based charitable organisation that provides housing support for young people requiring 24 hour full time care and support. Their fundraising helps create specially designed residences and support services tailored to the needs of young people and their carers living with a disability. They are also helping drive change and provide choice for young people with high care needs living in aged care. When industry colleague, Hutchinson Builders approached Brisbane AE Smith Construction with the project to build Youngcare an administration office – they were only too pleased to assist. “We felt the work Youngcare do is so valuable in the community and wanted to lend our support by helping keep the costs of the project to a minimum,” says AE Smith Project Manager, Michael O’Farrell who led the AE Smith team. Around $80,000 of HVAC services were designed, engineered and installed into Youngcare’s new two level office space on a pro bono basis. “Our network of various electrical, refrigeration and other sub contractors were also very supportive and were quick to help us with this worthy project as well,” adds Michael. Youngcare run a variety of fundraising events and activities to support more dignified lifestyles for young people with 24/7 care needs. On the Road for a Good Cause

Have you spotted Perth’s new service vehicles? AE Smith in Perth is making a splash around the city with their colourful service trucks that leave no question about the charity they support. As long time pro bono sponsors of Ronald McDonald House near Princess Margaret Hospital for Children, AE Smith Perth have recently created a Happy Truck to herald their commitment. “Our bright service truck has certainly captured the attention and imagination of our customers,” comments AE Smith Perth General Manager, Graeme Stewart. “We have grown to have such a fantastic appreciation for the services of Ronald McDonald House and thought this was a creative way to help spread the word of their good work,” adds Graeme. AE Smith is amongst many corporate supporters of the Ronald McDonald House (RMH) in Subiaco, providing free air conditioning service and maintenance for the past three years. The special relationship means the House no longer receives bills for air conditioning service and maintenance, saving up to $10,000 every year. The Perth office also supports the RMH annual Charity Ball, helping the event become one of the country’s most successful fundraising events. Perth’s Ronald McDonald House provides respite care for families with seriously ill children – assisting hundreds of families whose children are receiving life saving treatment at nearby Princess Margaret Hospital.

Making a maintenance program really work for you should follow a Proactive Preventative Maintenance process. If customers are unclear about the real value and benefits of adopting a Proactive Preventative Maintenance program I often ask them about their relationship with their dentist. To look after the health and long term life of our teeth, we’re urged to brush and floss regularly (preventative maintenance) to help keep plaque and decay at bay. Similarly, regular visits to your dentist for thorough check ups on the health of your teeth (proactive maintenance) helps detect any problems at early stages and maintain the long term life of your teeth – and avoid major problems that have a large price tag attached. How often have you heard horror stories (or indeed experienced them yourself) where a visit to the dentist is only at crisis point, when you’re experiencing dental pain that’s matched by a very high bill to fix the major problem. This major problem and high costs could have most likely been avoided if a Proactive Preventative Maintenance approach had been taken. So applying that methodology to your major building assets, the best maintenance solution is about doing the right actions at the right times to prevent increases in avoidable running, repair and replacement costs. Using specialist maintenance only when there’s a major problem to fix is not the best approach and typically expensive. And while every facility is unique, here are four things to bear in mind when developing a Proactive Preventative Maintenance program that will

help manage costs, reduce energy and extend the longevity of your mechanical services equipment: 1. Good communication with your maintenance provider Good two way communication is essential to establishing a program that understands the implications and priorities surrounding your HVAC systems. Your maintenance provider should be seeking to not only understand the plant and equipment you have, but also how you use it. To help with troubleshooting issues for instance, it would be important to know higher priority must be given to cooling a warehouse holding perishable stock than the management offices. Too often, maintenance programs don’t necessarily take into account how equipment is used in a building and just focuses on technical specifications. 2. Horses for courses Every building, every system and the components within those systems have different operating needs and profiles - yet we tend to treat everything the same. A piece of equipment that’s required to operate 24 hours a day, seven days a week, will require a different maintenance approach to that same equipment running just five days a week for four hours. A major part of establishing an effective maintenance program is anchored around defining purposes for each piece of equipment - from how many occupants are in a building to operating hours; equipment selection, acceptable performance levels and more. One size does not fit all. 3. Check on legal requirements There are a variety of statutory regulations that need to be adhered to and these differ from state to state in Australia including regulatory compliance with Essential Safety Measures and other Australian Standards and Building Codes. Failure to comply can result in fines and potentially expose you and your business to litigation. 4. Set KPI’s A Proactive Preventative Maintenance program is about delivering outcomes. Often customers can’t recognise what benefits they would receive from specialist maintenance. Ultimately, you should be seeing a reduction in costs. Establish Key Performance Indicators (KPIs) with your chosen supplier around energy savings, repair bills and overall equipment performance with your maintenance provider. It’s not unreasonable to expect at least a 10% reduction in the amount of energy consumed and in many instances, up to a 50% saving in the total cost of repairs and maintenance to equipment depending on its age. The 254 km race through the Sahara desert requires the 900 or so competitors to carry everything they need during the event - from food, clothing, medical kit, and sleeping bag - while a water limit of 9 litre per day is rationed at check points. Temperatures can be extreme, with possible daytime highs reaching in excess of 500C and night-time lows of 30C. Additionally the occasional sandstorm can add to the mix. As a result, competitors need to ready for anything. Preparing both physically and mentally for the Marathon des Sables (MDS) requires a herculean effort as well: “It takes a lot of determination and focus but as it is summer, it will really help me prepare for the hot conditions,” says Stuart who is currently running at around 150km each week. “I’m currently focussed on running around 90 minutes every day during the week with longer four to five hour runs on the weekend.” The total length of the course covers 254 km - broken into six sections that become the equivalent of running six marathons in six days with the longest single stage being 91 km in length. Preparation for the MDS has also included racing in the recent “Mount Bogon to Mount Hotham” ultramarathon, taking in 68 km over Victoria’s High Country. Not settling with winning fun runs, breaking records climbing the Eureka Tower and other running events nationally, Stuart’s latest challenge is one of the most gruelling foot races in the world. The Marathon des Sables (Marathon of the Sands) is a six day, 254 km ultramarathon across the Southern Moroccan Sahara Desert starting near Casablanca, North Africa. The annual event (this year held from 3 - 10 April) is regarded as the toughest event on earth and brings competitors from all over the globe. “Throughout my running career I have participated in road and cross country, marathons, half marathons and 10km races across the length and breadth of the UK, Europe and Australia, so to me entering into ultra-running was a natural progression,” says Stuart when asked the obvious question of what possesses someone to compete at such a punishing event.

As the tallest residential building in the world, the Eureka Tower poses an interesting endurance test - and AE Smith’s team and individuals went the distance. Stuart Gibson, a Senior Engineer at AE Smith Construction in Melbourne led the way - winning the gruelling event for a second consecutive year - beating his own climb record by finishing all 89 floors of the Eureka Tower in an amazing 8 minutes and 56 seconds. That’s 6.02 seconds per floor! “Bringing together a group to represent the company and participate in events such as this really builds great morale and improves communication,” says Team AE Smith internal champion and Melbourne AE Smith Service General Manager, Peter McCarthy. The seven Emerald ESP steps include: 1. Energy Profile – where an audit of the building is conducted to help inform an effective energy management strategy. It also provides benchmarks to measure future improvements, highlights consumption anomalies and is an important part of creating a NABERS Energy rating. 2. Energy Opportunity Review – identifying where energy efficiencies could be implemented to reduce costs as well as greenhouse gas emissions – a significant step to improving a NABERS rating. 3. NABERS Assessment – with AE Smith’s stable of qualified in-house NABERS Accredited Assessors, the program can also conduct a NABERS assessment of buildings and work on issuing energy efficiency certificates to help comply with upcoming Mandatory Disclosure of Commercial Office Building Energy Efficiency legislation. 4. Fine Tuning & Commissioning – “It never ceases to amaze us how many commercial buildings have not had their HVAC equipment commissioned properly,” says Binns. “Either original commissioning no longer meets the needs of the building or as tenants move in and out different refits occur, affecting equipment and creating a lot of wasted energy.” This step recommends annual re-commissioning to fine tune a building’s systems, helping improve efficiency by maximising current plant and equipment. 5. Building Management System (BMS) Controls Audit – by reviewing control strategies for all components, plant and equipment can be better aligned to the operational needs of the building. This step has recently seen an AE Smith customer - managers of a large Perth shopping complex - reduce energy consumption by 15% after detecting control system errors. 6. Chiller Monitoring – With chillers sometimes accounting for up to 35% of electrical power use in a building this step looks at how new chiller monitoring technology could be deployed to improve chiller performance to cool the facility with minimum running hours. 7. New Horizons for AE Smith as Green Star Indepen

AE Smith is lending its expertise to a new green building that’s set to be the centrepiece of one of the world’s best practice technology innovation hubs The New Horizons Centre at Monash University in Melbourne will be a 19,500 sqm collaboration research centre for the development of leading edge manufacturing technology. Developed as a joint venture between Monash University and CSIRO, the New Horizons project is a central and vital component of a vision to develop a Clayton Innovation Precinct as the most significant technology innovation hub in the southern hemisphere. Along with its high tech purpose, the New Horizons project will also be a cutting edge 6 Star Green Star building. Working with architects, Lyons; Building Services company Umow Lai and ESD consultants Irwin Consult, AE Smith have recently been appointed as the Green Star Independent Commissioning Agent (ICA) to assist with achieving the 6 Star Green Star Building rating goal for the project. The Green Star building rating system developed by the Green Building Council of Australia assess the sustainability of a buildings design and construction. It has versions to cover a wide range of building types. The Green Star rating system requires an Independent Commissioning Agent to be engaged as early as possible in the project design phase. “Our role as the ICA is to provide commissioning advice to the building

at Design stage, but the highest ratings at Office As Built and Office Interiors stages once complete. “To work on such a landmark Green building has enabled us to deliver some innovative mechanical services systems,” says Brisbane AE Smith Construction Project Manager, Paul McTigue. “There are numerous eco-friendly features with the HVAC systems including a heat recovery system to pre-cool outside air, passive chilled beams as well as a 750,000 litre thermal energy storage tank,” adds Paul. The Building Management System (BMS) that AE Smith has put in place also provides energy usage reporting and is integrated with all services including the grey water treatment and water harvesting to reduce water use. “We’ve also incorporated individually controlled air conditioning for each occupant’s workstation. AE Smith worked closely with Project Services to ensure that the workstation design was successful,” says Paul. The Zillmere building will also have water efficient appliances and fittings and an integrated water management system that will collect, treat and re-use water. High ceilings, installation of native plants and thermally efficient roof materials complete the “green design”. Construction on the project is due for completion in April 2010. AE Smith’s Mechanical Services design helps ensure highest Green Star rating The Brisbane Construction team are currently lending their expertise to the country’s highest green star rated office building. The $44.5 million Zillmere Joint Contact Centre in Brisbane has recently received a 6 Green Star Office Design v2 rating from the Green Building Council of Australia (GBCA) in recognition of its ecologically sustainable specifications. With construction currently underway by Glenzeil at the Cambewarra Street site, the completed project will provide round the clock contact centre facilities for Smart Service Queensland and Queensland Police. The Green Building Council recently awarded the project an extremely high 92 points out of 105, including four innovation points out of a maximum of five. “The score well exceeds any other project in Australia and makes it comparable to any in the world,” says Queensland Public Works Minister Robert Schwarten. AE Smith have been appointed to install and commission Mechanical Services for the facility to help achieve the various Green Star accreditations – which could also lead to Australia’s first triple Green Star rated building. Fielding one of the largest deployments of its type in Australia, AE Smith and Motorola worked together to tailor a cutting edge handheld device that has capabilities to search, sort, access information and data remotely - reducing administration time so technicians are freed up to deal with service issues. In the past, the 135+ AE Smith Service technicians relied on a series of paper based processes to manage work processes that came from their multiple site visits each day. AE Smith’s Mechanical Services design helps ensure highest Green Star rating The Brisbane Construction team are currently lending their expertise to the country’s highest green star rated office building. The $44.5 million Zillmere Joint Contact Centre in Brisbane has recently received a 6 Green Star Office Design v2 rating from the Green Building Council of Australia (GBCA) in recognition of its ecologically sustainable specifications. With construction currently underway by Glenzeil at the Cambewarra Street site, the completed project will provide round the clock contact centre facilities for Smart Service Queensland and Queensland Police. The Green Building Council recently awarded the project an extremely high 92 points out of 105, including four innovation points out of a maximum of five. “The score well exceeds any other project in Australia and makes it comparable to any in the world,” says Queensland Public Works Minister Robert Schwarten. AE Smith have been appointed to install and commission Mechanical Services for the facility to help achieve the various Green Star accreditations – which could also lead to Australia’s first triple Green Star rated building. New Horizons for AE Smith as Green Star Indepen

AE Smith is lending its expertise to a new green building that’s set to be the centrepiece of one of the world’s best practice technology innovation hubs The New Horizons Centre at Monash University in Melbourne will be a 19,500 sqm collaboration research centre for the development of leading edge manufacturing technology. Developed as a joint venture between Monash University and CSIRO, the New Horizons project is a central and vital component of a vision to develop a Clayton Innovation Precinct as the most significant technology innovation hub in the southern hemisphere. Along with its high tech purpose, the New Horizons project will also be a cutting edge 6 Star Green Star building. Working with architects, Lyons; Building Services company Umow Lai and ESD consultants Irwin Consult, AE Smith have recently been appointed as the Green Star Independent Commissioning Agent (ICA) to assist with achieving the 6 Star Green Star Building rating goal for the project. The Green Star building rating system developed by the Green Building Council of Australia assess the sustainability of a buildings design and construction. It has versions to cover a wide range of building types. The Green Star rating system requires an Independent Commissioning Agent to be engaged as early as possible in the project design phase. “Our role as the ICA is to provide commissioning advice to the building

at Design stage, but the highest ratings at Office As Built and Office Interiors stages once complete. “To work on such a landmark Green building has enabled us to deliver some innovative mechanical services systems,” says Brisbane AE Smith Construction Project Manager, Paul McTigue. “There are numerous eco-friendly features with the HVAC systems including a heat recovery system to pre-cool outside air, passive chilled beams as well as a 750,000 litre thermal energy storage tank,” adds Paul. The Building Management System (BMS) that AE Smith has put in place also provides energy usage reporting and is integrated with all services including the grey water treatment and water harvesting to reduce water use. “We’ve also incorporated individually controlled air conditioning for each occupant’s workstation. AE Smith worked closely with Project Services to ensure that the workstation design was successful,” says Paul. The Zillmere building will also have water efficient appliances and fittings and an integrated water management system that will collect, treat and re-use water. High ceilings, installation of native plants and thermally efficient roof materials complete the “green design”. Construction on the project is due for completion in April 2010. “In these tough economic times when capital and operating funds are tightly controlled, we’re keen to help manage and improve a building’s environmental and energy performance with simple and cost effective measures,” adds Binns. The seven Emerald ESP steps include: 1. Energy Profile – where an audit of the building is conducted to help inform an effective energy management strategy. It also provides benchmarks to measure future improvements, highlights consumption anomalies and is an important part of creating a NABERS Energy rating. 2. Energy Opportunity Review – identifying where energy efficiencies could be implemented to reduce costs as well as greenhouse gas emissions – a significant step to improving a NABERS rating. 3. NABERS Assessment – with AE Smith’s stable of qualified in-house NABERS Accredited Assessors, the program can also conduct a NABERS assessment of buildings and work on issuing energy efficiency certificates to help comply with upcoming Mandatory Disclosure of Commercial Office Building Energy Efficiency legislation. 4. Fine Tuning & Commissioning – “It never ceases to amaze us how many commercial buildings have not had their HVAC equipment commissioned properly,” says Binns. “Either original commissioning no longer meets the needs of the building or as tenants move in and out different refits occur, affecting equipment and creating a lot of wasted energy.” This step recommends annual re-commissioning to fine tune a building’s systems, helping improve efficiency by maximising current plant and equipment. 5. Building Management System (BMS) Controls Audit – by reviewing control strategies for all components, plant and equipment can be better aligned to the operational needs of the building. This step has recently seen an AE Smith customer - managers of a large Perth shopping complex - reduce energy consumption by 15% after detecting control system errors. 6. Chiller Monitoring – With chillers sometimes accounting for up to 35% of electrical power use in a building this step looks at how new chiller monitoring technology could be deployed to improve chiller performance to cool the facility with minimum running hours. 7. Energy Monitoring & Reporting – “Reducing energy consumption is a lot like losing weight and keeping that weight off!” comments Binns, who likens lifestyle changes to achieve long term weight loss to ongoing energy efficiency. AE Smith’s Stuart Gibson set to compete in the world’s most gruelling foot race Senior Engineer with AE Smith Construction in Melbourne, Stuart Gibson (pic left) is earning himself a reputation as a dedicated, committed employee willing to go the distance - thanks to his passion for outdoor sports and running in particular. Not settling with winning fun runs, breaking records climbing the Eureka Tower and other running events nationally, Stuart’s latest challenge is one of the most gruelling foot races in the world. The Marathon des Sables (Marathon of the Sands) is a six day, 254 km ultramarathon across the Southern Moroccan Sahara Desert starting near Casablanca, North Africa. The annual event (this year held from 3 - 10 April) is regarded as the toughest event on earth and brings competitors from all over the globe. “Throughout my running career I have participated in road and cross country, marathons, half marathons and 10km races across the length and breadth of the UK, Europe and Australia, so to me entering into ultra-running was a natural progression,” says Stuart when asked the obvious question of what possesses someone to compete at such a punishing event.

Eureka Tower Climb has AE Smith Melbourne rising to the challenge A team of eight representing AE Smith rose to the challenge again competing in the 2009 Eureka Climb - an annual event that calls on teams to scale the iconic building’s 89 floors and 1,958 steps to raise money for charity. As the tallest residential building in the world, the Eureka Tower poses an interesting endurance test - and AE Smith’s team and individuals went the distance. Stuart Gibson, a Senior Engineer at AE Smith Construction in Melbourne led the way - winning the gruelling event for a second consecutive year - beating his own climb record by finishing all 89 floors of the Eureka Tower in an amazing 8 minutes and 56 seconds. That’s 6.02 seconds per floor! “Bringing together a group to represent the company and participate in events such as this really builds great morale and improves communication,” says Team AE Smith internal champion and Melbourne AE Smith Service General Manager, Peter McCarthy. help manage costs, reduce energy and extend the longevity of your mechanical services equipment: 1. Good communication with your maintenance provider Good two way communication is essential to establishing a program that understands the implications and priorities surrounding your HVAC systems. Your maintenance provider should be seeking to not only understand the plant and equipment you have, but also how you use it. To help with troubleshooting issues for instance, it would be important to know higher priority must be given to cooling a warehouse holding perishable stock than the management offices. Too often, maintenance programs don’t necessarily take into account how equipment is used in a building and just focuses on technical specifications. 2. Horses for courses Every building, every system and the components within those systems have different operating needs and profiles - yet we tend to treat everything the same. A piece of equipment that’s required to operate 24 hours a day, seven days a week, will require a different maintenance approach to that same equipment running just five days a week for four hours. A major part of establishing an effective maintenance program is anchored around defining purposes for each piece of equipment - from how many occupants are in a building to operating hours; equipment selection, acceptable performance levels and more. One size does not fit all. 3. Check on legal requirements There are a variety of statutory regulations that need to be adhered to and these differ from state to state in Australia including regulatory compliance with Essential Safety Measures and other Australian Standards and Building Codes. Failure to comply can result in fines and potentially expose you and your business to litigation. 4. Set KPI’s A Proactive Preventative Maintenance program is about delivering outcomes. Often customers can’t recognise what benefits they would receive from specialist maintenance. Ultimately, you should be seeing a reduction in costs. Establish Key Performance Indicators (KPIs) with your chosen supplier around energy savings, repair bills and overall equipment performance with your maintenance provider. It’s not unreasonable to expect at least a 10% reduction in the amount of energy consumed and in many instances, up to a 50% saving in the total cost of repairs and maintenance to equipment depending on its age. The 254 km race through the Sahara desert requires the 900 or so competitors to carry everything they need during the event - from food, clothing, medical kit, and sleeping bag - while a water limit of 9 litre per day is rationed at check points. Temperatures can be extreme, with possible daytime highs reaching in excess of 500C and night-time lows of 30C. Additionally the occasional sandstorm can add to the mix. As a result, competitors need to ready for anything. Preparing both physically and mentally for the Marathon des Sables (MDS) requires a herculean effort as well: “It takes a lot of determination and focus but as it is summer, it will really help me prepare for the hot conditions,” says Stuart who is currently running at around 150km each week. “I’m currently focussed on running around 90 minutes every day during the week with longer four to five hour runs on the weekend.” The total length of the course covers 254 km - broken into six sections that become the equivalent of running six marathons in six days with the longest single stage being 91 km in length. Preparation for the MDS has also included racing in the recent “Mount Bogon to Mount Hotham” ultramarathon, taking in 68 km over Victoria’s High Country. As long time pro bono sponsors of Ronald McDonald House near Princess Margaret Hospital for Children, AE Smith Perth have recently created a Happy Truck to herald their commitment. “Our bright service truck has certainly captured the attention and imagination of our customers,” comments AE Smith Perth General Manager, Graeme Stewart. “We have grown to have such a fantastic appreciation for the services of Ronald McDonald House and thought this was a creative way to help spread the word of their good work,” adds Graeme. AE Smith is amongst many corporate supporters of the Ronald McDonald House (RMH) in Subiaco, providing free air conditioning service and maintenance for the past three years. The special relationship means the House no longer receives bills for air conditioning service and maintenance, saving up to $10,000 every year. The Perth office also supports the RMH annual Charity Ball, helping the event become one of the country’s most successful fundraising events. Making a maintenance program really work for you should follow a Proactive Preventative Maintenance process. If customers are unclear about the real value and benefits of adopting a Proactive Preventative Maintenance program I often ask them about their relationship with their dentist. To look after the health and long term life of our teeth, we’re urged to brush and floss regularly (preventative maintenance) to help keep plaque and decay at bay. Similarly, regular visits to your dentist for thorough check ups on the health of your teeth (proactive maintenance) helps detect any problems at early stages and maintain the long term life of your teeth – and avoid major problems that have a large price tag attached. How often have you heard horror stories (or indeed experienced them yourself) where a visit to the dentist is only at crisis point, when you’re experiencing dental pain that’s matched by a very high bill to fix the major problem. This major problem and high costs could have most likely been avoided if a Proactive Preventative Maintenance approach had been taken. So applying that methodology to your major building assets, the best maintenance solution is about doing the right actions at the right times to prevent increases in avoidable running, repair and replacement costs. What do managing building assets and going to the dentist have in common? AE Smith’s Antoni Pisa shares his insights into how proactive maintenance prevents pain and suffering as well as reducing energy use With such a focus on reducing the environmental impact of our buildings and remarkable new technology that’s available, it’s very easy to overlook a simpler approach to saving costs and reducing energy use. This is often the case when it comes to managing and maintaining existing buildings - and particularly heating, ventilation and air conditioning (HVAC) systems that can account for up to 70% of all energy consumed in a commercial building.* Many of the customers I work with initially believe improving the environmental performance of their existing building and decreasing costs related to their air conditioning and mechanical services comes solely from expensive upgrades to plant and equipment. They often underplay or overlook the major role quality maintenance plays. Quality maintenance is definitely not glamorous, but getting back to basics and understanding the critical importance of maintenance can help achieve and maintain a building’s environmental performance objectives. It can also markedly reduce the total cost of owning and operating your HVAC system. Paying your mechanical services the attention it deserves will return dividends.

Pitching in to Build New Office for Youngcare AE Smith Construction in Brisbane has rallied together sub-contractors and suppliers to help deliver a special pro bono project for Youngcare in Queensland Youngcare is a Brisbane based charitable organisation that provides housing support for young people requiring 24 hour full time care and support. Their fundraising helps create specially designed residences and support services tailored to the needs of young people and their carers living with a disability. They are also helping drive change and provide choice for young people with high care needs living in aged care. When industry colleague, Hutchinson Builders approached Brisbane AE Smith Construction with the project to build Youngcare an administration office – they were only too pleased to assist. “We felt the work Youngcare do is so valuable in the community and wanted to lend our support by helping keep the costs of the project to a minimum,” says AE Smith Project Manager, Michael O’Farrell who led the AE Smith team. Around $80,000 of HVAC services were designed, engineered and installed into Youngcare’s new two level office space on a pro bono basis. “Our network of various electrical, refrigeration and other sub contractors were also very supportive and were quick to help us with this worthy project as well,” adds Michael. Industry Legend Retires

AE Smith Construction Group General Manager - David Seedsman - has announced his retirement As a valued member of AE Smith’s national team, his involvement in the mechanical contracting industry spans over 54 years with 14 years at AE Smith alone. He’s been an active member of peak bodies such as the Air conditioning & Mechanical Contractors Association (AMCA) including a time as President as well as serving on the Plumbing Industry Commission Advisory Council. Last year, David was presented with a Lifetime Membership of AMCA awarded in special recognition of David’s contribution and service to the industry (pic right). “We congratulate David on his esteemed career and legacy he leaves for AE Smith and the wider HVAC industry,” comments AE Smith’s CEO, Andrew Permezel. Replacing David as National General Manager is Brett Sargeant. Joining AE Smith in January this year, Brett hails from a construction industry background having spent many years at Boral where he ran various divisions in several states. “For very practical reasons, it’s important to allow enough time to collate base building data to assess the performance of your existing building,” adds Permezel, who cites that NABERS Energy ratings require 12 months of continuous data as part of the strict validation and verification protocols. Importantly, beginning the assessment process helps identify opportunities to improve a building’s energy efficiencies and what building owners can do to close the gap - to improve efficiencies, save costs and also make their building more commercially competitive. “The introduction of Mandatory Disclosure will also see energy efficiency become the norm in Australia,” says Doug Binns, General Manager of AE Smith Emerald Sustainable Performance. AE Smith Emerald Sustainable Performance is a dedicated energy services business that’s aimed at helping building owners and property managers improve the environmental and energy performance of existing buildings. With increasing pressure on owners and operators, Binns believes the time is right to set in place long term strategies for reducing energy use and developing better efficiencies for their building assets: “Very soon, if not already, key decision influencers typically associated with a building sale or lease will also include energy efficiency,” comments Binns. “To simply remain competitive with your building asset in the future, energy efficiency measures will need to be put into place now,” adds Binns. There is already some good quantitative evidence emerging that energy efficient buildings will attract a premium in the property market place. A recent study conducted for the Property Council of Australia shows there will be a split in the market between buildings with a higher NABERS rating. The Corporate Races will pit 30 teams from different companies against one another to see which four person team can pedal the fastest and generate the most power in 10 minutes. "It's an innovative way to highlight how AE Smith work collaboratively with our clients, suppliers and the industry to deliver energy efficient projects," says AE Smith Marketing Manager, Raymond Lee who will also be pedalling to ensure AE Smith's meets it minimum energy target of 5000 Watt Hours each day. In addition, AE Smith has organised a High School Pedal Power Regatta where three secondary school rowing teams will go head-to-head in a race to see which school can generate the most power over two days. Other activities planned at AE Smith’s Business Centre & Internet Café include free massages provided by 3 Minute AE Smith Angels to weary delegates as well as free internet access and barista served coffee. Delegates will also be welcome to help add some ‘legs’ to the pedal power needed on the AE Smith Pedal Power Generator. “It makes for a fun way to talk business,” remarks Lee. The Federal Government proposes to use the National Australian Built Environment Rating System (NABERS) as the standard to guide new disclosure obligations. The disclosure obligations means NABERS ratings must be included in any advertisement for sale or lease of applicable buildings; the lodging of a valid Building Energy Efficiency Certificate (BEEC), and as soon as possible during enquiries the supply to prospective buyers or tenants a copy of the certificate, free of charge, whether requested or not. The certificate will generally detail the base building NABERS Energy rating, tenancy lighting details and guidance on improving energy efficiency. However, this growing pressure on building owners and landlords is not necessarily translating into action says AE Smith’s Andrew Permezel, who believes many building owners are unprepared for the introduction of this new legislation: “We’re urging building owners to start preparing their building now, rather than waiting for when they place their asset on the market,” comments Permezel, who cautions building owners that it takes time to get the various legislative requirements in place. With the vast majority of existing commercial buildings around Australia not NABERS rated, AE Smith predicts a “rush” on NABERS assessment, certification and implementing the appropriate retrofit actions to help make commercial buildings more energy efficient as well as more commercially attractive.

The race is on With less than six months to go before the Federal Government’s proposed legislation for “Mandatory Disclosure of Commercial Office Building Energy Efficiency” is introduced, there’s growing pressure on owners and operators of commercial properties to assess and improve the environmental performance of their facilities. Disclosure obligations mean that corporate building owners will now need to report on the energy efficiency of their building - a move that’s set to ensure energy efficiency becomes a deciding factor around commercial sales and leasing. “Up until now, there’s been little incentive for landlords to improve energy efficiency of their buildings,” says Andrew Permezel, CEO of AE Smith. “We’re applauding this proposed legislation as a real step towards calling to task the built environment's impact on carbon emissions,” adds Permezel, who has ensured AE Smith is investing heavily in services to design, construct, manage and maintain energy efficient buildings. This new legislation, set to take effect from mid 2010, is based around a cost effective abatement of emissions opportunity that will help reduce the impact of carbon emissions from commercial office buildings.
