“Green development has been around forever,” Theis said. “For example, the old Iowa farmer built his house based on solar orientation, he composted and he recycled. He grew beautiful, rich gardens with no fertilizer or insecticide because it was too expensive.”

Emerald Homes of Iowa uses those same common sense techniques to build your custom home. They build homes that use long-life materials and less of those materials. There is less waste and, in turn, it costs less for the you the consumer.

They ensure the homes are properly ventilated and that fans cycle fresh air inside and release stale air outside. And, like the farmer, Emerald Homes rely on house orientation and design to take advantage of natural daylight to reduce lighting needs and to reduce heat gain in the summer and heat loss in the winter.

He has a self-proclaimed “soft spot” for the rural county just on the edge of urban development and his ultimate goal is to bring people and jobs to Warren County.

“35,000 cars pass through Highway 92/65/69 intersection and only 15,000 live in Indianola,” Brezina said. “So there is a large workforce coming through and going to Des Moines and even more living in the city. My goal is to attract people to live in northern Warren County.”

Before that can happen there must be development.

Brezina specializes in farm land development and, in the case of northern Warren County, this means developing the farm land into well-thought-out, planned communities.

He deals primarily with land owners to maximize land development. Brezina looks for the future in the specifi c piece of land and fi nds new avenues for the land to be used successfully.

“Value is added when I can fi nd a new use for a building or for land,” Brezina said.

For example, Brezina recently found Poindexter Flooring a new home in an old car dealership north of Indianola. This transaction will bring jobs and people to the area as opposed to the building sitting vacant.

He closely follows growth patterns and works with city offi cials to increase boundaries through annexation and, fi nally, puts the land in the hands of strong developers who will follow a long-term master plan that ensures maximum land usage and economic benefi ts.

“In today’s market too many people try to follow past development patterns, therefore, mistakes repeat themselves,” Brezina said. “I try to forecast and foresee future developments and possible changes in the future.”

So what exactly does Brezina see in Warren County’s future?

“In the next ten years, I see more of a village-type development that gives people modern benefi ts like roadways, schools and water,” Brezina said. “But in two to three acre parcels where there is a strong sense of community along with a strong sense of space.”

On the opposite side of the spectrum, Brezina also develops farm land to increase net yield for farmers.

“I come from a rural background and part of my job is very much farm-oriented,” Brezina said. “I help farmers take full advantage of their land by doing things like clearing timber or installing sustainable practices.”

He also oversees farm auctions, represents builders and developers in land and lot sales and advises banks in disposing REO (Real Estate Owned) properties.

But for Brezina, whether he is helping to develop a cornfi eld into a residential property or vice versa, farmland development means maximizing the Warren County economy.
