7 Tips to help your sell your home

Step 1

• Walk through the house as if you were a potential buyer.

• Ask your family or friends to walk through as a potential buyer.

• What issues do you/they see pop up?

• Fix those issues first.

Step 2 - Paint

• In this day and age of the Internet poor quality shows in the pictures.

• A freshly painted house looks better and presents better to potential buyers.

• Use neutral colors to paint your house.

• Fix any holes and dents in the walls, trim or paneling.

Step 3 - Flooring

• Look over your flooring.

• If your carpet is too old/worn or steam cleaning will not clean it then get new carpet.

• If the carpet is in good condition have it steam cleaned prior to taking the pictures.

• Repair any loose or cracked tiles.

• Refinish or refurbish hardwood floors to make it nice and shiny.

Step 4 – Mechanical Systems

• Have your Heating and Cooling system cleaned and tuned up.

• Any problems with the system will be discovered during the tune up and fixed before a buyer’s inspector raises a flag.

• Tune ups are also good for garage doors and the garage door opener as well.

Step 5 - landscaping

• Make sure your lawn is weed free and fertilized so it looks lush and green.

• Fresh mulch makes the landscaping look better.

• Nice plants around the house make everything more inviting to potential buyers.

• Think about curb appeal of your home and how it will attract buyers.

Step 6 - Cleaning

• The house should be cleaned from top to bottom.

• Eliminate pet, cooking, smoke smells from the house as best you can.

• Keep your home clean during the time on the market and buyers will appreciate it.

Step 7 - Price it properly

• You may have done all the prior 6 steps perfectly but your home may not sell if it is priced wrong.

• Don’t price higher than what it is worth.

• Look at recent home sales and compare your house to those.

– Compare homes which are similar in square footage, bedroom/bathroom count etc.

• Consult experts for pricing help: Appraisers, Realtors
