Regency House is a safe and quiet community and provides both gated off road parking and a garage. “It’s a quiet residential street with professional non noisy neighbours,” explains Louise, “We are within easy walking distance of the library, museums, high street shops and the train station.” The train takes one hour and ten minutes to London, and just over half an hour to Birmingham from Leamington Spa Station. “ Adrian works at the airport, but also commuted to the London School of Economics for three years without trouble.”

The town also hosts a variety of popular events for the community including the Peace Festival in June and a Food Festival in September.

Leamington Spa has a great variety of private and state schools, and Shottery Grammar School for Girls and King Edward’s Grammar School for Boys are in nearby Stratford Upon Avon. Warwick University is also just a short distance from the property. “Education was an important factor for us when we moved here,” says Adrian, “Our children are aged eight and six and attend Bablake Prep School. Warwick School and Kings High are close too, all of which have a superb reputation.”

During the day the upstairs sitting room is the heart of the property, a peaceful, bright space, it is ideal for working or relaxing, “It’s the perfect space for working from home,” describes Adrian, “I have spent many hours in this space as I have been studying regularly since moving in as I am reading for a PhD. Its very quiet and south facing so always bright and sunny.” At the end of the day, we venture down the spiral stairs, a cosy space with access to the fantastic kitchen.

With spectacular panoramic views from the roof terrace, the property provides the perfect sanctuary. “Its just stunning.” Says Louise, “The roof terrace is our favourite feature, you can see all the way round from Stratford Upon Avon and Snitterfield to Southam and Napton on the Hill. We have views of most of South Warwickshire, including Jephson Gardens, Warwick Castle and the Chesterton Windmill.” The ideal space for entertaining, patio doors from the upstairs sitting room and the master bedroom open directly on to the roof terrace, so providing the perfect set-ting to watch the sun set over the parks and the countryside beyond.

LocationNewbold Terrace is a much sought after, tree lined address in Leamington Spa and is opposite to and has easy access into the town’s magnificent Jephson gardens. This Victorian park has a tropical, botanical greenhouse, “The Glass House”; there is a restaurant in the park, a lake, fountains, statues and it runs alongside the river Leam. There is also a small coffee shop in the park. The apartment is close to the town centre with its many high street shops, boutiques, restaurants, cafes and bars and the famous Spa.
