Most of the time there is a kind of‘mass consciousness’ about popularremodels, designs, surfaces, colors, etc.Those times when everyone wantsbrowns and natural colors, or southwest-ern pastels.

But if you’d like to improve thechance of recouping remodeling dollarswhen it’s time to sell, it’s a good idea tolook into trends and do a little researchon the common ‘wants’ voiced by home-buyers in your area.

Local real estate agents are a goodresource as they’re out looking withprospective buyers and have a good han-dle on what people want.

Additionally, a recent National Asso-ciation of the Remodeling Industry(nari.org) poll of contractors and devel-opers identified projects at the top ofhomeowners’ 2011 to-do list.

Among those, bathroom remodelscame out at the top – probably becausethey are less expensive than kitchens orfull-on home additions – a considerationin a slower economy.

Colors, they say, are moving awayfrom minimalist to warmer, “cozier earthtones,” and design seems to be a blend ofearthiness and contemporary styles.

With people staying home more, out-side living spaces are being expanded,and with the aging of the baby boomergeneration remodels with attention toneeds in the retirement years are big.

Once you’ve determined the trendshomebuyers are looking, those mostlikely to make your house sellable, thenext step is to figure out the cost ofremodeling and get some input onwhether you can recoup those costs atthe time of sale.

Once again real estate agents oftenknow, which remodels are value boostingand which aren’t, and what the marketwill bear in your area.

If you have the cash to complete theremodel, it’s full steam ahead. If you haveto finance the upgrade, particularlythrough refinancing your home using theequity, it’s best not to use all your equityon remodeling unless you’re absolutelycertain of the return at time of sale. Onthe plus side of financing a remodel:interest rates are at record lows.

One of the most overlooked consid-erations when approaching a remodel is:will it place your home’s value above

those in the same neighborhood? Theold adage is: don’t own the most expen-sive house on the block. If a remodel putsyou at that level, it can be extremely dif-ficult to recoup costs.

One way to cut remodeling costs is tobe a do-it-yourselfer – if you can do ‘it’properly. Many home improvements likepainting or laying tile are well within theaverage homeowner’s talents – with per-haps a little instruction from your localhardware or home improvement store.Most don’t mind questions and someoffer free classes. And you might consid-er keeping costs low by doing your ownsetup and clean up as well. Remodelsinvolving plumbing, heating/cooling andelectrical systems are usually best left tothe pros – plus they often require city orcounty permits.

Repairs (maintenance as opposed toupgrades) made the NARI list, but don’texpect a cost return on resale. When itcomes to repairs, homebuyers expect allmajor systems in the house to work. Ifthey aren’t, you have a fixer-upper andcan expect lower offers on your house.

Remodels addressing energy savingsare attractive to buyers. They may bewilling to pay more up front if they’ll seesavings down the line. However, themore high-end energy efficiencyupgrades can over value your home incomparison with others in your neigh-borhood. Look for mid- to low-rangeimprovements, and checkout availableenergy improvement tax credits throughthe IRS or your local utility.

The U.S. Department of Ener-gy lauds the leading edge, ener-gy efficient home dubbed theNew American Home® 2011, builtin Orlando, Florida, and recentlyshowcased at the InternationalBuilders’ Show, held Feb. 8-11 inOrlando. Instead of demolishingthe aging home on the siteselected for the new home, thebuilder de-constructed it, recov-ering key materials for reuse.Five energy performance fea-tures distinguish the structureand set the bar for home energyperformance in 2011: ThermalShell, Airtightness, HVAC, HotWater, and Electrical.

The homebuilder says thosefeatures combined enable thehome to use 77-percent less ener-gy for heating, 83-percent lessenergy for cooling, and it isexpected to deliver the homeown-er $2,058 in annual energy sav-ings. The home meets or exceedsrequirements for the U.S. Depart-ment of Energy’s Builders Chal-lenge and secured Emerald certifi-cations, the highest NationalGreen Building standard.

New American Home® 2011:Features That Make It

Energy Efficient• The home’s Thermal Shell

is comprised of a concrete blockexterior wall insulated to R-16using a wood-framed assemblyand open-cell spray foam insula-tion on the interior.

The home’s attic is un-ventedand air-sealed with average R-30open-cell spray foam insulationon the underside of the roof deck.

Aluminum-clad, wood-framedwindows and glass patio doorsare Low-E coated and argon gas-filled to limit solar heat gain.

• Airtightness and con-trolled airflow go hand in handfor energy efficiency and blockunwanted outdoor humidity. Allthe home’s openings and pene-trations are sealed to achieve“80-percent natural air changes,”according to the builder.

• The home’s heating, venti-lation, and air conditioning sys-tem (HVAC) is an array of airsource heat pumps with an aver-age 18 Seasonal Energy EfficiencyRatio (SEER) and a 9.2 HeatingSeason Performance Factor(HSPF). The higher the ratingthe more efficient the unit.

• Hot Water is delivered by asolar thermal hot water systemfed by an 80-gallon storage tankwith an electric element forbackup, and a natural gas-fueled,tank-less water heater.

Solar water heaters burst onthe scene in 1960 and today theyare widely used in seven or moreforeign countries, including China.

One model, for instance,mounts water storage tanksabove solar collectors on theroof. No pumping is required.

There are other models,active and passive, that workwell in Pacific Northwest winters.

Are solar thermal hot watersystems energy efficient? Afterpassing a law in 1980, the stateof Israel required solar waterheaters in all new homes, anaction that evolved into anationwide savings of two mil-lion barrels of oil annually,according to one source.

Are tank-less natural gaswater heaters (often called: on-demand water heaters) energyefficient? The California EnergyCommission says 25-percent ofeach energy dollar goes towardheating water and that on-demand water heaters can cutyour water-heating bill by ten to20-percent.

• Electrical: Sixty-percent ofall interior and exterior lamps inthe New American Home areenergy-efficient, compact fluo-rescent lamps, linear fluorescentlamps, and LED's.

Compact fluorescent lampsuse less power and have alonger life. According to theNational Energy Foundation onelamp can save $40 in electricitycosts over the life of the lamp.

General Electric experts saylinear fluorescent lamps convertmore input power to visible lightthan incandescent lamps. Forinstance, a typical 100-watttungsten filament incandescentlamp may convert two-percentof its power to visible whitelight, whereas fluorescent lampsconvert 22-percent.

The home’s inventory ofEnergy Star-rated appliancesincludes a dishwasher, refrigera-tor, freezer, and clothes washer.

The builder also installed asolar-assisted heat pump thatcan be used for household elec-trical purposes as a backup.

GlossarySolar Heat Gain is the increase intemperature in an object (in thisinstance, glass patio doors) thatresults from solar radiation.

Low-E Coating is microscopicallythin, virtually invisible, metal ormetallic oxide layers deposited on awindow or skylight-glazing surface tosuppress radiating heat flow.

Open-cell Spray Foam has tiny cellsof foam not completely closed. Whenthey are broken air fills all of the‘open’ space inside the material. Thismakes the foam weaker and softer tothe touch than closed-cell foam.

SEER is an energy efficiency ratingdefined by the 300-member Air Con-ditioning, Heating and RefrigerationInstitute in Arlington, Virginia. Todaythere are residential air-conditioningunits with SEER ratings up to 26, andthere are technologies developingthat will allow SEER ratings toincrease further in the future.

HSPF is primarily used to measurethe efficiency of air source heatpumps. A system rated 7.7 will trans-fer 2.25 times as much heat as elec-tricity consumed in one season.

Energy Star is a buzz phrase of thegreen generation. You see the EnergyStar logo on a variety of kitchen appli-ances, computers and peripherals,buildings, and other products. EnergyStar is an international standard devel-oped in the United States and Aus-tralia, first used as a U.S. governmentprogram in the early 1990s. Productscarrying the Energy Star logo general-ly use 20 to 30-percent less energythan required by federal standards.

The challenge today is digesting – and understanding – theevolving, changing, exception-ridden tax codes for renewableenergies incentives in the state of Washington. Rest assuredthere are those who will help you figure out what your optionsare and how you can profit. Here’s a place to get started.

The Washington State Department of Revenue publishes anoverview of a variety of tax incentives at: http://dor.wa.gov/docs/Pubs/Incentives/TaxIncentivesOverview_web.pdf.

Among those incentives listed are these renewable energy taxincentives for individuals:

• Machinery and equipment used to generate electricity using renewable energy.

• Energy production using solar, methane, and wind power.

• Hog fuel and forest-derived biomass (in oversimplified terms, the stuff left behind after a patch of forest is clear cut).

Washington USED to offer a tax break for solar water heaters,but the provision for that exemption expired.

Department of Revenue officials advise tax laws change fre-quently. The Department offers a hotline you can call to targetopportunities and keep abreast of changing codes. Call 800-647-7706, the Department of Revenue telephone Information Center.

Use an inspection to guide home remodel or repair projectsHome inspections prevent a lot of headaches for both buy-ers and sellers at the time of sale, but consider their valueas a guide for developing a remodel or repair plan for yourhome – even if you aren’t planning on selling.

An inspection could reveal problems you haven’t noticed,problems that could become more costly or difficult toresolve over time. Plus when it does come time to sell,knowing you’ve addressed these needs prevents the needto hassle with a buyer at the time of sale.

A typical home inspection covers all major mechanicalsystems, structural integrity, cosmetic features and otheraspects of the house. This includes:

• Heating and cooling systems • Electrical• Interior and exteriors • Plumbing• Presence of insects • Garages• Exterior walls • Baths• Kitchen – including cabinets, counters, sinks, faucets,

The new language evolving from green energy movementssounds to some like Chinese. Green-ese is a growing lan-guage earmarked by a number of intimidating-lookingterms and an evolving labyrinth of green organizations andstandards in both the public and private sectors. Even themere mention of the word ‘energy’ in conjunction with thephrase ‘tax incentives’ calls to mind a Pandora’s box ofimagined entanglements with complex tax codes, whichseem to change or transform faster than they can be com-prehended. Here’s a vocabulary starter kit fashioned bythe Build-It Guide staff that explains nationally recognizedgreen energy organizations, standards, and a few termsfamiliar in green circles.

As the old adages go, "a man's home is his castle" and "there's noplace like home." What type of house a person chooses to call homecan say a lot about his or her personality and priorities.

There are many different types of housing styles, each withunique features, benefits and detriments. When building, shopping fora new home or thinking about updating a current place, it can be wiseto keep housing style in mind before signing on any dotted lines ormaking any renovations.

Timber Frame home techniques date back to Neolithic times.In North America, timber-frame construction has been revived since the1970s and is now experiencing a thriving renaissance of the ancientskills, due to practitioners who studied old plans and techniques andrevived a long-neglected technique. Once a handcrafted skill passeddown, timber-frame construction has now been modernized with thehelp of modern industrial tools such as the CNC machines. It can be tai-lored to suit customer tastes and creativity such as carvings or incor-poration of heirloom structures such as barns, recycled materials, etc.

Colonial homes were developed during the colonial period ofthe United States and remain one of the most popular housing styles todate. Colonials generally have a distinct square or rectangular shapeand are often large and stately. Main rooms are on the first floor of thehouse, while bedrooms are on the second level. A center-hall colonialcan have a staircase or hallway splitting the home into two distinctsides.

Ranch-style homes became popular in the 1960s, when manyfamilies were flocking to suburban areas. Long, spacious homes werefirst seen on the country's ranches. As they cropped up in differentareas, they were still referred to as ranch-style homes or ranches. Ranchhomes are very popular with seniors because most are one-level homes.

Tudor-style homes are reminiscent of the Tudor architectur-al style popular in England between 1485 and 1558. These homes arecharacterized by an asymmetrical floor plan, tall, thin windows, a largechimney, decorative half-timbering, and steeply pitched roofs.

Craftsman homes came out of the Arts & Crafts movement thatspurred architectural styles as well as furniture design. Craftsmanhomes are built from stone or stucco and are meant to blend in with thesurrounding landscape. Oftentimes one-story, the Craftsman may have

one dormer over the roof and feature thick pillars on a front porchway.

Contemporary or "modern" houses have little ornamenta-tion and may be asymmetrical in design. They use glass extensivelyand other modern building materials. Contemporary homes are oftendesignated by sleek, unadorned lines.

Cape Cod homes were built from the 1930s through the1950s. The style originated in colonial New England, but then spread toother areas of the country. The homes are usually compact and featurea center hall layout with rooms branching on either side of the hallway.Capes may be one- or two-story dwellings with small rooms and dorm-ers that protrude out of a sharply pitched roof.

Split-level homes are multi-leveled dwellings with a smallstaircase that leads up from the main level and another that leadsdown from the main level. A sidesplit may be visible when looking atthe front of the home, where a backsplit may only show when lookingat the side elevation of the home. A bi-level home only has two levels.

Mission style became popular in southern areas of the coun-try between the years 1485 and 1558. It was inspired by Mexican man-sions. Mission style homes are distinguished by exterior stucco wallsand parapets, or a low wall that runs at the perimeter of the roof. Mis-sion homes also may have an arcade, or a series of arches supportedby large square columns to form a large, shaded entry porch.

Hope for drilling wells in Upper Kittitas County on the distant horizon?

Recent proposal may eventually enable drilling, with restrictionsYAKIMA – The Washington State Department of Ecology(Ecology) and Kittitas County recently pledged to worktogether to develop a mitigation program that wouldallow Upper Kittitas County landowners to drill wells fordomestic water use.

In a manner of speaking, the pledge to cooperate wasa symbolic gesture, one quickly followed by a proposaldated Feb. 17 that frames an approach toward develop-ing what has been dubbed the Domestic Water ReserveProgram (DWRP).

Goals, priorities, and minute details of the DWRP’sstructure and how it shall work are to be developed andhammered out by a group of stakeholders comprised ofcounty commissioners, Ecology experts, and membersof the Yakima River Basin Water Enhancement Project(YRBWEP).

YRBWEP committee members include major playerswith a stake in water, such as the Yakama Nation and theBureau of Reclamation.

Reluctant to ballpark how much time it will take toestablish the DWRP, officials at the county seat suggest-ed that to provide qualified applicants with access towater the DWRP would likely use a modified version ofthe model used by water banks, which with restrictionsallows for the drilling of a well. What water is withdrawn

from the well is mitigated with water purchased from abank.

New Water Bank May Create Additional Options

In another development, on March 10, 2011, Ecologyannounced it might approve a new water-banking pro-gram that could provide enough domestic water for atleast 100 homes in the lower Swauk Creek basin.

The Swauk Basin Water Bank would make mitigationwater available for new groundwater uses in Upper Kitti-tas County.

Ecology officials say the new bank would createopportunities for development in the tributary reach, anarea straddling Swauk Creek roughly northeast of StateRoute 10 and south of State Route 970, which did notqualify for coverage under the umbrella of the originalSuncadia water bank.

Last year, Ecology approved Suncadia’s water bankfor use by qualified applicants.

How will the new bank work?Ecology officials explained a package of senior rights

representing water now diverted from First Creek forsummer crops and winter stock-watering would be trans-ferred into the state's Trust Water Program to booststream flows in both First Creek and Swauk Creek. Inexchange, cropland now watered would be fallowed and– diversion from First Creek for winter stock-wateringwould be discontinued.
