Let me give you some background on my company. CENTURY 21 Access America has been in business for over # 20 years. We have approximately # 100 agents in the Southington and Meriden Offices. We have the Number One, TOP PRODUCING CENTURY 21 Office in the State of Connecticut for the last 2 years, and the top CENTURY 21 firm in Connecticut since 2002. One of the reasons we have maintained this position is we focus on getting our buyers and sellers to the closing table, by providing the best information to help them make informed choices to help all parties make good qualified decisions. As far as Century 21, I think you already recognize the strength of that name because you called our office. But let me just show you some of the Millward Brown statistics, and this was an independent survey that was done, that showed how we measure up against our competition. And as you can see looking at these charts that we came out head and shoulders above our competition, especially as the most recognized name in real estate.

.TMO- WE HAVE IT ~ No other company in the State of Connecticut offers this service!’ ‘Managing a Transaction that WILL close!®’ In this industry, today, one out of four Deposited Listings or Sales falls through due to a variety of things, mostly due to time elements of the contract or miscommunication or technical errors and most problems we find could be avoided With Transaction Management Online. In our company, since we instituted this program the Deposit to Close Ratio has gone up 60%, meaning very very few of our transactions run the risk of not closing. What does that mean to the customer? The cost of, the Mortgage Application, locking in the rate, the appraisal, the home inspection, the other inspections that might be necessary such as a survey, the well, or the septic, all costs that are property specific, is money saved. To the Seller, they have confidence and assurance that their home will now close and they can go ahead and make plans for their next move. So- how does this all happen? When the property goes under deposit the entire transaction folder is handed into the secretary who makes a copy and sends it to the TMO Company, located in our corporate office. The Transaction Managers are licensed real estate agents with real estate with financing knowledge and experience. They look the entire transaction over, and make sure all the paperwork is in, and follow up to be sure every I is dotted and T crossed. They scan the file online, where it goes into a website. TMO then contacts our customer and introduces themselves as another point of contact, should their agent be at a closing or at showings and need a question answered or a task completed right away, like the appraiser calling and needing access to the home, or the mortgage underwriter calling requesting the work verification be sent in right away (she would call the client and arrange for the work to be done). They will also give our client a password and instructions to go online and view the entire file, along with a task list of what needs to get done in order to get to the closing table. As each task gets completed it gets checked off. The client can also email the agent or the Transaction Manager from the website with any questions. The transaction is then stored online! The customer for any reason will have access to that paperwork for that period, whether for taxes or possibly putting it on the market again!

But some of the things I would like to share with you now are: Proven Strategies we have done as a company have given us an edge, kept us in a number one position, brining us more buyers more leads generated by proven market strategies I will get into, but the above represents our market share in our local office showing ‘we know how and where to find buyers, we know how to make things happen, we know how to negotiate a contract that can close, manage a transaction so it will close, and we back our work with a written guarantee!’ TM So, basically, what this means is, we have a plan for helping you get more money within the timeframe that you need. Standard services like the Century 21 yard sign are an important part of the home sale process. Century 21 has one of the most recognized yard signs in real estate. In fact the gold post is so well known that if you saw the sign itself, without the board with our name or logo on it, buyers would still know it’s a Century 21 office. I can say that because my office has had calls just like that. The bottom line is that yard sign not only helps let all the people around you know that your home is for sale, but all potential buyers driving by are going to know it. You know, we love calls off of yard signs because these callers already know where the house is located and they’re already sold on the curb appeal. Yesterday, when I drove by to drop off the pre-listing package, I was thinking a good place for the sign would be right there on the corner where you could see it from both streets; maybe between your mailbox and your flower bed. What do you think? In addition to the standard marketing services we provide, I want to mention to you some of the other services that Century 21 offers. Read statistics regarding recent home buyers. Everyone’s day and dollar are continually shrinking which is why its very important to address the needs of today’s Internet home buyers. These statistics were obtained from the most recent National Association of Realtors report. In Online Marketing the Internet is the link between you and your customer. Online or Interactive Marketing presents opportunities for tremendous profit A poorly targeted online advertising campaign or an ineffective web page can equate to throwing dollars out the window. But the upside is huge. Today’s Buyers and Sellers are online and they want you to be there too. Century21.com Homepage Having an extensive and quality web presence helps generate leads and influences buying behavior. Century 21 has one of the most hit websites, averaging over 2 million hits per month. We have over 278,000 listings on our website. I know that the proof of a good website is how long you stay once you find it. Users that come to our website stay an average of 13 minutes. Not only do we give searchers listings to look at, but we also give them lots of information on owning a home. In just a second, I’ll show you a couple of resources available to home buyers and sellers. These are the following features that a Consumer would use… Buy, Sell, Finance, Learn and Contact links to most sought after information Quick Search (Shortcuts) for a property or office Ability for consumer to register and customize site with saved properties, search criteria, etc. This is where we will discuss the types of photos you would like us to take of your home, and the features you would like to highlight.

Regarding the market analysis, here is the research we’re going to review to determine a good price for your property. I looked at several categories when I did the research. We will look at several categories, including properties that recently sold, because that tells us what other buyers are willing to pay for property like yours. This is similar to what an appraiser is going to use when a buyer applies for financing and it is the category we should to give the most consideration. We also look at currently listed properties and those that are under contract because they are your competition. Homes similar to yours that are currently on the market or under contract are a great benchmark against which to evaluate your ideal price point. Finally we will review similar listings that have expired. We know in the majority of cases when a property doesn’t sell, it is because it’s overpriced. Essentially, we’re drawing the line that states, “If we go there, we’re going to wind up on the expired list.” And every time a house gets listed, it’s going to wind up on one of two lists. It’s either going to be on the sold list or the expired list.   Example: As mentioned before, we’re going to put the most emphasis on the sold’ s So, if you look here at 123 Elm Street, it has ½ bath more than yours. It’s a little bit larger in square footage, but it only has a one-car garage. Note that it took about 90 days for it to sell. We look at this one right here, 160 Oakwood Avenue, it’s a little bit larger. It has an extra car garage over and above yours. But it’s on a smaller lot and it doesn’t have the Florida room like you have. These are the two most like yours. Now, Oakwood took about 120 days to sell. If we look at these two and we see that these two are the most like yours, then we go up here and we look at your competition, your closest competitor, what their priced at. This leads me to believe that your property should probably be priced somewhere around $240,000 - $244,000.
