Avimor has a rich history of land stewardship.For 100 years, the McLeod family has livedon and cared for the 1000s of acres that

compriseAvimor. Avimor was part of a largerranch known as the SpringValley Ranch. It tracesits roots to 1890 when a small ranching communityknown as “Howell” began to thrive in the area. Itwas an 80 acre ranching settlement that boasteda general store, blacksmith shop, and post office.In 1916,Colin McLeod Sr., a Scottish immigrant,arrived in Howell and purchased what becameknown as the SpringValley Ranch.

Colin McLeod Sr., raised his family on the ranch andbegan to purchase surrounding parcels, ultimatelygrowing the foothills ranch to about 37,000 acres.The ranch stayed in the hands of the McLeod family,

passing from Colin McLeod Sr., toColin “Smokey” McLeod Jr., andthen on to Colin “Sandy” McLeodIII.

Conservation and landstewardship have always been apriority of the McLeod Family. In1952 Colin “Smokey” McLeod wasnamedAda County’s “Grassmanof theYear” in recognition of hisoutstanding accomplishments indeveloping Idaho grassland.He washonored for protecting grasslandsthrough a balanced operationof under-grazing and developingsprings, eliminating erosion,and encouraging native plants with re-seeding.The newspaper at the time quoted the awardcommittee as saying,“Mr.McLeod makes use of thelatest scientific information, is very cooperative withagencies in the way of trying out new recommendationsand new ideas.”

The McLeod family was implementing sustainablepractices many decades before it becamepopular to do so. And it is their heritage of land

stewardship that is the basis for theAvimor MasterPlan. In early 2000, Sandy McLeod and his familysought to develop a “place” where the land waspreserved for future generations and folks couldlive side-by-side with nature.The McLeods desireda small-town feel, a community where kids couldfreely enjoy the outdoors and residents could getto know their neighbors.

The land in Avimor was oncepart of a 37,000 acre sheepand cattle ranch known as theSpring Valley Ranch. It hasbeen owned by the McLeodFamily for 100 years.

Avimor is part of a 100 year oldranch known as the Spring ValleyRanch. Its signature brand is thecrows foot, and it can still be seenon the barn near the ranch housejust north of Avimor Village One.

individual parcels, resulting in a patchwork quiltof development throughout the foothills.Theydecided, however, that a master plan concept withan emphasis on conservation and small town valueswould be the best way to meet their vision for theland.

TheMcLeods selected the name forAvimor based on the their Scottishheritage.

Avimor is a name derived from a smallScottish town known as “Aviemore” in thehighland areas of Scotland. Its rolling hillsand direct access to recreation and openspace are very similar to the area in Idahosurrounding theAvimor Planned Community.

As the McLeods and planners began planning,one of their primary goals was to find a wayto alleviate the natural conflict betweenprivate development and conservation ofthe scenic foothills.They decided that clusterdevelopment was the way to go. Clusterbuilding (also known as “ConservationDesign”) requires Planners to considerenvironmental features and natural areaswhile designing any development. It is a way

to avoid the simple “checkerboard” developmentand instead integrate trails, natural open space,creek beds, and parks into the design. Scenicresources and native habitat are preserved whilestill allowing public access and recreational uses.

Avimor is a plan that is being built to withstandthe test of time.Unlike some subdivisions wherein a year or two the builder moves on to otherprojects, theAvimor team will remain for many

years. We recognize that what we build today willbe the standard by which we are judged for manyyears to come. “There’s no running away.We’ll behere, standing behind our product for a very long time,”according to General Manager,Dan Richter.

We recognize, too, that current residents becomefuture move-up buyers.They also convince familyand friends to become residents of our community.“Our best interest is their best interest.We’re in thistogether”, according to Richter.

Avimor has set the standard for “inclusive”conservation based communities. Like the foothillsit’s built on, Avimor is living and growing. The planis well designed with conservation at the forefront.The lifestyle is affordable, and it is a foothillslifestyle open to all.

In the past year,Chris andRose have coordinated awide variety of communityevents.There are geocachingexcursions into the foothills,numerousThursday Night“Meet & Greet” parties,Family Movie Nights,“Ride toWine” biking excursion, and acouple of moonlight hikes.TheHoliday parties are especiallywell attended, including theEgg-Stravagaza Easter EggHunt,Christmas Party, andHalloween Bon Fire.

Avimor residents particularly enjoy the weekly ride/jog/walking excursions intothe Foothills coordinated by Chris and Rose. EachWednesday evening duringgood weather, residents meet atTown Lake Park and split into hiking, biking,and jogging groups, depending on what they want to do.Chris and Rose stressthat each exercise group moves at a pace that is comfortable for the group.

The different biking, jogging, hiking groups move at apace that is comfortable for each group. “Theseeventsaretobuildfriendships,not tocompete,” according toAvimor’s Art of Living Director, Chris Kreslins.

Chris and Rose Kreslinsare perfectly suited forthis important task of“Community Building”because Chris is nostranger to organizing funcommunity events.Hiscareer choice has givenhim the opportunity tocoordinate countlessevents for young folks andcollege students. It was anatural extension for theKreslins to coordinate funevents forAvimor whenthey moved here in 2012with their 7 children.Theentire Kreslins familyenjoys running, hiking, andmountain biking in the foothills. According to Rose, they can’t imagine a betterplace to live…a place where they canwalk straight from their doorstepdirectly into the trails.

But it was their love for thecommunity and their neighbors thatmade them jump at the opportunityto be theArt of Living Directors.They love bringing people togetherand strengthening the bonds thattie.The Community “blossoms”as a whole, according to Rose,when people get out and do thingstogether.Chris wants to helpeveryone reach for the stars andbetter themselves. And that’s simpleto do,Chris said, in light of the factthat theAvimor group is easy goingand very welcoming.

Avimor Trails, Expanding and Open to AllLIFESTYLE

There was a timewhen only a smallhandful of people

enjoyed the foothill trailsinAvimor.Only friends andfamily of the landownerhad permission toexplore the foothills andhopefully see migratingelk and other wildlife.That

changed whenAvimor began development.Now thetrails in and aroundAvimor are open to the public.

It’s amazing how popular theAvimor trails havebecome.Avimor started with 10 miles of improvedtrails within the borders of Phase 1 together witha few rugged cattle trails. It has grown to over100 miles of foothill trails.Currently,Avimor isworking withAda County and other agenciesand recreational groups to develop more trails inAvimor with the goal of ultimately connecting theAvimor trails to other regional trails throughouttheTreasureValley. By the timeAvimor is fully builtout many years from now, there will be many moremiles of foothills trails available to recreationists.

The hard work is paying off now, andAvimor trailsare used by the public andAvimor residents on adaily basis.

“It’s soeasytoopenthefrontdoorandgoforahike. I’ve lost20pounds. Icall itTheAvimorDiet!”according to Avimor resident, JoeGregory.

Avimor residents don’t just play on our trails, theyalso work on them.Two or three times a year, theAvimor Conservation Director,Charlie Baun, alongwith lots ofAvimor residents and recreationalgroups spend an entire day maintaining and cleaningup old trails.They also build new trails. It’s a laborof love, and the result is amazing.The trails arewell-designed so that they shed water appropriately,limiting the amount of ruts and rocky out-croppings.Your experience onAvimor trails is much moreenjoyable because of their hard work.

Maybe that’s why biking organizations want to holdtheir races inAvimor. Each yearAvimor hosts theKnobbyTire Coyote Classic mountain bike race andone or two Broken Spoke Cycling events.Mountainbikers come from as far away asWashington,Nevada, and California to enjoyAvimor trails andcompetition,many indicating thatAvimor is oneof their favorite venues. Avimor also hosts the“Avimor Demo Day” event that brings togetherdozens of mountain bike manufacturers andretailers so that folks can try out the latest

and greatestbiking productsin theAvimorbackcountry.Aspecial mountainbiking event thisyear is the StateChampionship forthe High SchoolIdaho CyclingLeague. Studentsfrom all over Idaho will converge onAvimor for agrueling bike race dubbed “TheAvimorAvenger”.

We cherish our trails and the surrounding wildlife.For that reason,we have to take precautions topreserve them.During the winter months,we limitaccess to a portion of our trails to avoid stressingwintering elk and to avoid making tracks and rutson wet muddy trails.During good weather, however,the sky’s the limit.All trails are open.There are evenlarge areas for dogs to run free off leash.

AVIMOR BIRDING

Avimor is a hotspot for birds. They’reeverywhere! More than 160 species of birdshave been spotted in Avimor, and it hasbecome quite a destination for birdwatchers.Once development in Avimor began, the trailswere opened to the public, and birders fromall over America began to show up to look for ordinary and elusive birds alike.

From early Spring through Autumn, Avimor hosts monthly bird walksguided by local avid birders. These bird walks are open to people of all agesand skill levels. Most of the bird walks are along Spring Valley Creek on the

paved trail that surrounds the 5 acre FoothillsHeritage Park. Trees and shrubs along thecreek make the viewing and photographingof birds exceptional. Future bird walks willbe announced on the Avimor website www.avimor.com and Facebook page as well as onnewspaper and online community calendars.

WATERWater is precious in the desert climate we live in, and it’s expensive too. During the summer months, landscaping uses up the lion’s share of a home’s water budget. We landscape the front and back yard of every home we build…standard. To save on water costs, we use only drought tolerant fescue grass in addition to xeric/native plants whenever possible. We also install drip irrigation, timers, and weather based sensors that are critical to saving water and saving you money. Your landscape design will not only be beautiful, but cost effective.

The energy savings are big, and we can prove it. Every Avimor home is subject to a full battery of tests and inspections by a Certified HERS

Avimor is proud to have a Conservation Directoron staff.Charlie Baun is his name, and he has aMaster’s Degree in Natural Resources Managementand over 18 years of experience in upland andriparian ecology. Working through theASO,Charlieoversees the “No Net-Loss” strategy and carriesout our efforts in weed eradication,wetlandrestoration, re-establishment of native habitat,wildlife monitoring, and trail maintenance.Charliealso plays a key role in maintainingAvimor’s statusas a “Nationally Certified Firewise Community.”Being Firewise means we design each home andlandscape plan using materials that will withstandand/or prevent the spread of wildfire.

HERS is a nationally recognized rating system that,in many cases, exceeds Energy Star standards.Alltesting is done by an independent company thathas stringent quality assurance checks. In our case,we have hired local company, Building Energy, Inc., acertified Energy Rater, to perform the testing.

Throughout the construction process, BuildingEnergy, Inc., tests and visually inspects our homesto determine levels of air seal, insulation and totalair leakage in the home.Our superior scoresconfirm that we have gone above and beyond “theminimums” by implementing higher constructionstandards and installing energy efficiency featuresthat work together to create a superior systemof energy efficiency.Although each featurestanding alone saves on energy effieciency, it is thecombination of various systems that creates oneextremely efficient whole house system.
