One of the company’s latest projects to fit that bill is The Braggs – a $100 million science and research college campus building at the University of Adelaide.

The Braggs houses the University’s world-leading Institute for Photonics and Advanc-es Sensing (IPAS) and other learning and research facilities. It has more than 10,000 square metres of research and teaching facili-ties with unique specialised laboratories, as well as a 420-seat lecture theatre, two floors of state-of-the-art teaching laboratories and additional student and staff space. Gary Meaney was the Project Manager on that job. He has been in the construction industry since 1997, and has been with the company ever since his building cadetship.

He came aboard The Braggs project in 2010, when the project was past the concept stage but still in the early development stage.

Lend Lease has a long history and a proven track record of successfully delivering highly technical and complex projects. According to Gary, that experience made Lend Lease the right choice for The Braggs – which was “particularly complex and demanding, both from a design and time frame perspective” and required a builder that was up to the

challenge. As a research facility for IPAS, The Braggs houses equipment that enables optical fibre fabrication, laser and device development, luminesce dating, environmental genomics, photon sensor develop, and synthetic, sur-face, and bio-chemistry. For Lend Lease, this meant there were “a lot of servicesand de-tailed coordination” toaccount for. Additionally, The Braggs was constructed in a working educational environment with classes being held in neighbouring build-ings and students congregating just metres

from the green hoardings that surrounded the massive site. The project team also had to manage those complexities. According to Gary, it was the company’s experience that got them through it.“We’re good at bringing a team together and man-aging the design process to work through complex problems in order to get the out-comes that are needed.” In addition to housing the IPAS facilities and equipment, The Braggs featurestwofull height atriums and an elaborate faceted glass façade system, which reflects different wave-

lengths of light on each level. A diaphragm wall retention system was also constructed for the single level basement, which was par-tially below the water table which made con-struction of the foundations and slab very difficult. Lend Lease’s work on the project in-volved both base building and fit out com-ponents for all tenants. According to Gary, that scope of work kept growing throughout the project’s life, and this presented another challenge. “The design meetings workshops contin-

ued through to almost the very end of the project,” he explains. “Introductions of ad-ditional works and a few late design changes kept us on our toes. For example, the original scope included base building works, IPAS fit-outlocated on the basement, ground floor and level 1. However as the develop-ment progressed, Lend Lease were asked to complete a detailed fit out for levels three and four, and then later again were asked to incorporate level 2 fitout as well. These fitouts were introduced late and design and construction of the basebuilding works had

already commenced so we had to work hard with the design team to integrate the works and mitigate any delays on site.” “Due to the fitout sequencing changing, a whole other series of complications for logis-tics and construction were introduced.Con-struction commenced from the basement up to the roof, then jumped up to three and four, then back down to two. This affected our ability to close up the façade and com-plete compartments on each floor which sig-nificantly impacted the final commissioning and balancing for the complex pressurisation

regime of the building.” “For me personally, this has been the most challenging project I’ve worked on, but also the most rewarding,” he adds.

“Adelaide is a small town in the grand scheme of things, and businesses rely heav-ily on relationships,” Gary says. “Fortunate-ly, we’ve formed longstanding relationships with our consultants and subcontractors, and we’ve worked together on many difficult and challenging projects.”

“We have built a rapport and help each other through the good times and tough times,” he says.“This was invaluable to have those longstanding relationships that are built on excellence and trust. It allowed us to go that extra mile so we could deliver the best outcomes.” According to Gary, many of the design consultants on The Braggs were locally-based Adelaide companies that Lend Lease has worked with before and will likely work with again. The same goes for the majority of their subcontractors.

“They’re one of the most important re-lationships on any project,” he says. “The construction industry is very fluid – it’s con-stantly changing and dynamic, so you have to constantly reschedule and re-program. Even if something goes wrong, you still have the same end date, and you still have to deliver the project.” “If you’ve got a good relationship with a subcontractor, they become more flexible and more enthusiastic about working with you,” he explains. “That’s essential when it comes to achieving the right outcomes, like

we did at The Braggs.”

Shortly before officially opening, The Braggs was awarded the highest honour at the South Australian Architecture Awards, which went to architects BVN Donovan Hill and HamesSharley. Later, Lend Lease also received their own recognition for it, winning a High Commendation at the 2014 Australian Institute of Building (AIB) Professional Excellence Awards, in the cat-egory for Commercial Construction $50 to $100million category.Lend Lease also won the MBA excellence in a Commercial / In-dustrial Building over $50 million – Land-mark Project Award. “We appreciate that recognition very much,” says Gary. “These are prestigious awards, and the company takes them seri-ously.” The project was also highly acclaimed by the client – who have since awarded Lend Lease more work inin Adelaide – as well as other industry officials. For example, Min-ister for Innovation Senator Kim Carrsaid that The Braggs was a “fitting home” for in-dustry-leading IPAS researchers. “Here we have outstanding researchers, led by an outstanding scientific leader in

Professor Tanya Monro, working across dis-ciplines on projects whose applications are endless,” he said in a statement.“It follows that their headquarters is a state-of-the-art building, the likes of which this country has not seen before.” The building was also praised by Univer-sity of Adelaide Vice-Chancellor and Presi-dent Professor Warren Bebbington. With The Braggs, he said the University can “con-tinue the legacy” of two of their greatest alumni – the 1915 Nobel Peace Prize win-ners Sir William Henry Bragg and his son Sir Lawrence Bragg, for whom the project

was named. Sir William Henry Bragg was a pioneer in X-rays and radium, first starting his work at the University of Adelaide in 1886. He dedi-cated the next 22 years of his life to working there as an Elder Professor of Mathematics and Physics. His son Lawrence graduated the year he left, in 1908, and the two went on to jointly win the Nobel Peace Prize seven years later. To this day, Sir Lawrence Bragg remains the youngest scientist to ever win the Nobel Prize, at only 25 years of age. According to Gary, the Braggs’ epony-mous building has received all this praise due

to the way it marries function with aesthetic excellence. “It’s quite an architectural building, but it also has a mixture of very complex services and facilities within,” he says. “It’s not just a technical building – it also very appealing, especially at night when all the lights are on. It has two beautiful atrium spaces and an al-most-one-of-a-kind façade.” “I don’t think a building like this has been made anywhere else in Australia,” he con-cludes. “We were proud to be the first to cre-ate it.”
